How to Read a Partition Schedule and Wall Type Drawing

On a fit-out plan every internal wall carries a short code, and a separate sheet says what each code means. That pairing is one of the most consequential documents in a project, because it is where a line on a plan becomes a construction with weight, a cavity, a head detail and a set of things it can and cannot later be asked to do.

It is also a document that is easy to read too quickly. A wall type usually describes the field of the wall — framing, board layers, infill — and says much less about the parts that decide how the wall behaves, which are its head, its base, its abutments and its penetrations.

This guide is about reading one properly: what a reference commits the building to, what it habitually omits, and which questions belong with the person who drew it. It makes no judgement about any particular schedule, which is work for the project's own design team.

What the pairing actually is

A plan shows where walls go; a schedule says what each one is. Read together they commit the building to a construction, and read apart they commit it to nothing in particular. The first thing to confirm is that every wall on the plan carries a type, and that every type on the schedule appears somewhere on a plan.

Unused types and untyped walls are both signals. One usually means a change that was made in one document and not the other; the other means a wall nobody has described.

What a wall type usually tells you

Most schedules describe the field of the wall: the framing, its spacing, the number and orientation of board layers, and whatever sits in the cavity. Some give an overall thickness, which is the dimension the rest of the layout was set out from.

Those are real commitments. Changing board, stud, infill or fixing takes a wall outside the construction that any supporting evidence relates to, which is why substitution on site is a design question rather than a purchasing one.

What is usually missing

The parts that decide how a wall behaves are commonly not in the schedule at all: what happens at the head, how the base meets the floor build-up, how the wall abuts an external wall or a separating construction, and what is required where services cross it.

Two other omissions matter for the owner rather than the builder: whether the wall stops at a ceiling line or continues to the structural soffit, and where concealed backing has been provided. Neither is visible in the finished room and both change what the wall can be used for.

Reading a shaft wall in a schedule

Some types on a schedule cannot be built the way the others are. A riser enclosure is erected storey by storey, its far face is closed permanently the moment a panel is entered, and its penetrations are designed rather than cut. From the corridor it looks like every other boarded partition.

If a type is one of these, that is worth knowing before the fit-out plans its own penetrations, because an unplanned hole through such a wall is disproportionately awkward.

Where the drawing meets the authority for it

A schedule reproduces a construction; it does not determine performance. Fire and acoustic duties are determined by qualified professionals and the relevant authority against tested arrangements, and the schedule's job is to reproduce that arrangement accurately, including its junctions.

Reproducing a build-up layer for layer is not the same as reproducing the conditions the evidence relates to, which is one reason the junction details matter as much as the wall types do.

What to ask the person who drew it

The most useful questions are the ones the document does not answer. Which walls run to the soffit. What the head detail is and what movement it allows. Where backing was required. What happens where each type meets the envelope and where it meets a separating wall.

Asking them while the schedule is still being developed costs a conversation. Asking afterwards means comparing a finished wall against a document that never described the part in question.
