1.Working out which roof feeds which downpipe
Most owners have never traced their roof water past the gutter. Doing it from ground level, patiently, produces information that is genuinely useful and involves no risk at all.
Sketch the roof from ground level and mark each separate slope, valley and flat area, then note which downpipe each one appears to feed.
A rough sketch that names the roof areas gives everybody a shared vocabulary for the rest of the conversation.
Count the downpipes and compare them with the number of roof areas, then note any slope whose outlet you cannot account for.
An unaccounted roof area is a genuine finding, and it is one that a walk round the building will usually turn up.
Note where a large roof area appears to discharge through a single pipe, and set it down as a question rather than a conclusion.
Recording the observation lets somebody qualified decide what it means, which is not something to settle from the lawn.
Whether a rainwater arrangement is adequate is a judgement for a qualified professional, never one to reach from ground level.
Include the small roofs people routinely forget, such as a porch, a bay, a canopy, a dormer or a flat roof over an extension.
Small roofs are the ones most often connected to whatever happened to be nearest, and they cause disproportionate trouble.
Note any gutter running behind a parapet or between two slopes where you simply cannot see what it does with the water.
Concealed gutters cannot be assessed from the ground, so the honest entry is that their behaviour is unknown.
Do all of this from ground level with a camera or binoculars, and resist the temptation to put a ladder against anything.
A zoomed photograph from the lawn shows a gutter line better than most people can see it while balancing on a ladder.
Working at height is dangerous and belongs with a professional who is properly equipped and insured for it.
2.What the base of each downpipe shows
The bottom of a downpipe is the most informative place on the whole building, and it is usually the least looked at because something is standing in front of it.
Record what each downpipe discharges into, whether that is a gully, a channel, a gravel area, open ground or something nobody can identify.
This single list answers the first question a drainage professional will ask and often reveals that nobody had ever checked.
Photograph the base of every downpipe in place, including the ones behind planting, a bin store, a water butt or a shed.
The hidden ones are the interesting ones, precisely because nothing about them has been looked at for a long time.
Note whether the pipe sits into the gully or ends above it, and whether water is visibly missing the opening while it rains.
Water missing its gully is easy to see during rain and impossible to see at any other time.
Look for splash staining, eroded soil or a scoured hollow beneath a downpipe, since that marks water landing rather than draining.
Scour is a durable record of repeated discharge and it can be photographed in any weather.
Record whether water stands at the base of a downpipe after rain, and note what you find when you look again later.
Water that lingers at a downpipe base suggests the problem is below the point where anybody normally looks.
Water backing up at a downpipe base is a symptom to report to a qualified drainage professional rather than to investigate.
Where a downpipe disappears into the ground, write down plainly that its destination is unknown rather than assuming where it goes.
An unknown destination is among the most important things to hand over, and guessing at it misleads everybody who reads the note.
Where a rainwater pipe goes, and what it may be connected to, is for a qualified professional and the relevant drainage undertaker to establish.
3.Signs a gutter has been overflowing rather than draining
Overflow leaves marks that stay visible long after the rain, and most of them are read as weathering by people who have walked past them for a long time.
Look along the wall beneath every gutter run for staining, streaking or a band of green growth marking water that has run down it.
A vertical stain below a gutter joint is one of the clearest pieces of evidence available and needs no equipment to find.
Note where plants, moss or a visible line of debris are growing along a gutter, which is easy to see from the ground once you look up deliberately.
Anything growing in a gutter has been there long enough to establish, which says something about how the water has been behaving.
Watch where water drips from joints, corners and the ends of a run during rain, and mark each of those places on your sketch.
Drip positions during rain locate the problem far more precisely than dry-weather guesswork about which joint has failed.
Note where a gutter looks to sag or run unevenly, and record it as something you observed rather than something you have diagnosed.
How a run sits is a legitimate observation; what it should be is a matter for somebody who can safely get up to it.
Whether a gutter run is correctly set is for a qualified professional to assess, and it is not something to adjust from a ladder.
Record where water comes over the front edge of a gutter in heavy rain rather than travelling along it to the outlet.
Overtopping only reveals itself while it is raining hard, which is why it goes unrecorded for so long.
Look at the ground directly beneath any overflow point for eroded soil, splashed gravel or a permanently damp band along the wall.
The ground records the overflow even when nobody was outside to see it happen.
4.Roof water arriving where it was never meant to
Roof water travels much further than most people expect once it reaches the ground, and where it ends up is rarely where anyone intended it to.
Note where roof water lands on paving, a path or a drive and then runs off somewhere else entirely.
Water that lands on a hard surface becomes somebody else's problem a surprising distance away.
Record any place where roof water appears to run back towards the building rather than away from it.
This is the observation most worth making accurately, and photographs during rain are what make it credible.
Water directed towards a building affects the structure and its surroundings and must be looked at by a qualified professional.
Note whether any discharge crosses a boundary onto a neighbouring plot, or arrives on yours from theirs.
Recording the fact, with a date and a photograph, is far more useful than raising it later from recollection.
Where a boundary is involved, who bears responsibility is for the parties and the relevant authority to work out.
Record where a downpipe discharges into a border or a lawn, and note what the ground in that area now looks like.
Ground receiving concentrated roof water usually shows it clearly, which supports the observation without argument.
Note where discharged water runs towards a doorway, a threshold, a light well or any below ground area.
These are the situations where a modest amount of misdirected water causes disproportionate trouble.
Water reaching a threshold or a below ground area is a matter for a qualified professional to assess before anything is planned.
Record any pipe or channel carrying water away to a destination that nobody on the property can name.
The list of unidentified destinations tends to be longer than owners expect, and it shapes what gets investigated.
5.Extensions, outbuildings and later additions
Roof water arrangements accumulate over the life of a building. The parts added later are the ones most often connected to whatever seemed convenient at the time.
Note which parts of the building were added later and write down whatever you know about when, without inventing detail you do not have.
Even a vague sense of sequence helps a professional interpret what they find below ground.
Trace where each extension sends its water and whether it joins the original arrangement or does something entirely of its own.
Extensions frequently have a separate arrangement that nobody thinks to mention because it works most of the time.
Include conservatory, veranda and carport roofs, which are often connected to whatever pipe happened to be nearest.
Lightweight structures generate real volumes of water and are routinely left out of any description of the building.
Record what happens to water off a shed, garage or greenhouse roof, including where it simply runs onto open ground.
Outbuilding roofs are usually the reason for a wet corner that has nothing to do with the main house at all.
Look for paperwork from earlier building work that mentions rainwater or drainage, and set anything you find aside for the conversation.
A single line in old paperwork about where rainwater was taken can save a great deal of investigation.
Write down anything about the roof water that has changed since you have been at the property, and roughly when you first noticed it.
A change with an approximate date is far more useful than a precise description of the current situation alone.
7.Questions to raise before anything about roof water changes
Rainwater arrangements are altered casually during garden and building work, often by whoever happens to be on site at the time. These are the questions worth asking first.
Before paving, decking or planting is planned near a downpipe, ask what needs to be known about what lies beneath it.
Covering a gully or a connection is easy to do and awkward to undo once a surface has been finished over it.
Ask what else would be affected if the discharge point of any downpipe were moved, and record the answer you are given.
Roof water arrangements are connected in ways that are not visible, so a local change can have effects elsewhere.
Ask who decides whether an existing drain may be connected to or altered here, and confirm locally what applies at this property.
This is the question owners most often skip, and it is the one that determines what is actually possible.
Connections to existing drainage are for the relevant authority or drainage undertaker to determine, never for a contractor or owner to assume.
Ask how the gutters and gullies here are meant to be reached and cleared, and who would be carrying that out.
An arrangement nobody can safely reach will not be maintained, whatever anybody intends at the outset.
Ask what an investigation of the existing below ground pipework would reveal, and whether it is worth arranging before other decisions.
Knowing what an investigation can and cannot answer prevents both false confidence and unnecessary work.
Ask what on this property should be left undisturbed until somebody qualified has looked, and mark those places on your sketch.
A marked plan of what to leave alone is the most practical thing to hand to anybody working in the garden.
8.Recording the route so somebody else can follow it
The value of this record lies in a stranger being able to walk the property with it and find everything you found, including the things you could not explain.
Keep one sheet per downpipe with its photographs, the roof area it appears to serve and the place its water is last seen.
Organising by pipe rather than by date is what makes the record navigable for somebody else.
Label each downpipe on the sketch and use exactly the same label in every photograph, note and question afterwards.
Consistent labelling removes most of the confusion in a conversation about a building with several similar pipes.
Mark every unknown clearly as unknown rather than filling the gap with the most likely sounding answer.
A confident wrong answer in a record is worse than an admitted gap, because nobody goes back to check it.
Film each downpipe in turn during heavy rain from a safe position, keeping to the same order of pipes on every occasion.
A few seconds at each pipe during real rain is worth more than an afternoon of dry weather photography.
Do not stand beneath a gutter, on wet steps or near open covers to film; safety comes before any record.
Keep the photographs in a dated sequence so the same downpipe can be compared through different spells of weather.
Comparison over time is what turns a set of pictures into evidence of a pattern.
Hand over the list of unanswered questions alongside the observations, because the gaps direct a professional as much as the findings do.
Professionals work efficiently when they know what has already been checked and what has not.
