1.Deciding what job the shed actually does
A shed you stand and work in is a different building from a box you open twice a season. Settle which one you want before any size is discussed.
Write down whether this is a store you open and close or a shed you stand and work inside, because the two lead to very different sizes, openings and window arrangements.
Most disappointment with sheds traces back to this question never being asked, and a store being bought where a workspace was wanted.
Note whether anything you want to do in the shed needs a bench you can lean your weight on, and whether that bench would sit under a window or against a blank wall.
A bench takes depth along a whole wall, so deciding on one changes the plan far more than adding shelves does.
Decide whether the shed is quietly expected to absorb overflow from the house, such as boxes or spare furniture, and be honest about whether that suits an unheated outbuilding.
Household overflow arrives without being planned for and is what turns a working shed back into a store within a season.
Consider whether two people would ever be inside at once, and whether the arrangement you have in mind lets one pass behind the other without everything being moved.
Shared use is easy to allow for at the planning stage and almost impossible to add afterwards.
Record which garden jobs you currently do standing on the lawn or on a path, and ask yourself honestly whether you would really move them indoors once a shed exists.
Some jobs are done outside because they are messy or need space, and a shed does not change that.

The roof is the part nobody looks at, and constant leaf fall on it is a common reason a shed roof fails sooner than expected.
Whether an overhanging branch should be left as it is or looked at further is a question for a qualified arborist and never something to judge from the ground.
Note which face of the shed would sit away from the sun for most of the day, since that side tends to stay damp longest and is usually where growth appears first.
The permanently shaded face is where deterioration starts, so knowing which one it is helps you decide how the shed is positioned and reached.

Delivery day is when most shed projects go wrong. Work through the route and the assembly arrangement before ordering.
Trace the route the shed or its panels would take from the road to the position, writing down the narrowest gate, the tightest turn and any step along the way.
Access commonly rules out the preferred form of shed, and it is far better to discover that before an order is placed.
Ask the supplier whether the shed arrives flat, in made-up panels or fully assembled, and how many people they expect to be needed to carry each part.
Panels can be heavy and awkward in a way photographs never convey, and the answer often changes which shed is realistic.
Decide who is assembling the shed and record it plainly, because the difference between a delivery and an installation is one of the most common misunderstandings.
Many sheds arrive as a delivery only, and the assumption that assembly was included is discovered on the doorstep.

Assuming a shed is maintenance free is the assumption owners most often come to regret about an outdoor structure.
What finish or treatment a structure needs, and how and when it should be applied, must come from the product supplier and a qualified professional rather than general advice.
Check whether you could reach every face of the shed with a brush in your hand, including the back and the side nearest a fence or hedge.
A face you cannot reach is a face that never gets looked after, and it is usually the one that fails first.
Ask what the roof covering is and what the supplier expects to happen to it over time, since roof coverings generally age faster than the structure beneath them.
Owners plan for the shed and forget the roof covering, which is often the first thing needing attention.

An empty shed becomes a pile within a season unless the inside is planned. Work out what hangs, what stands and what has to be reachable.
Ask the supplier what the walls will accept in the way of fixings before planning any shelving or hooks, because not every wall construction takes a load.
Shelving is usually assumed to be simple, and finding out afterwards that the walls will not take it is a common setback.
What a shed wall can carry, and how anything should be fixed to it, must be established by the supplier and a qualified professional rather than tested by trial.
Sort your equipment into what has to hang and what can stand, and note the length of the longest hanging item against the wall you have in mind for it.
Hanging items need uninterrupted wall, which competes directly with a bench and with any window.

6.Using it in the cold, the damp and the dark
A shed follows the weather outside. Decide which of your intended uses survive the months when the garden is least appealing.
Accept that an unheated shed sits at close to the outside temperature, and note which of the jobs you want to do in it would be unpleasant in the cold.
Being realistic about this often reduces the shed people need, or changes where they want it.
Note how much daylight the shed would receive through its door and any window, and at what point in the afternoon the inside becomes too dark to work.
Sheds are darker inside than owners expect, and this is the main reason a working shed goes unused in winter.

Property specific restrictions are easy to miss and sit entirely apart from any local authority position.
Covenants, leases and title wording should be interpreted by a qualified conveyancer or solicitor rather than read at face value by the owner.
Ask what the base at this particular position would need to be, and record the answer rather than assuming an existing paved area or slab will serve.
The ground under the shed is where most long-term problems start, and it is the first thing a professional will want to discuss.
Base design, levelling and drainage for a shed must be established by a qualified professional for your specific ground conditions.
Consider what a neighbour would see from their windows or garden once the shed is up, and decide whether you would rather mention it beforehand.
Raising it before the shed appears is generally straightforward, whereas explaining it afterwards rarely is.
Agree in writing who is responsible if parts are damaged in transit or during assembly, and keep that record together with the order confirmation.
