1.What each resulting space has to do
A division is usually described as putting a wall somewhere. It is easier to brief, and much easier to test, as two separate descriptions of what each side is for.
Write a short description of what each half is for, who uses it, at what times of day, and what has to fit in it.
Two written descriptions can be tested against the room; a line on a plan cannot. This is the whole brief in two paragraphs.
List the furniture and equipment each half has to hold, including anything that has to open, pull out or be walked around.
Furniture is what makes a divided room work or fail, and it is the part of the brief most often left until after the wall exists.
Decide which half you are prepared to compromise and write that down, since a division rarely produces two equally good spaces.
Stating this early means the compromise falls where you chose rather than where the existing window and door happen to put it.
Write down what would happen if you did not divide the room at all, and what else in the property could do the same job.
Testing the alternative is quick, and a surprising number of divisions turn out to be answering a storage or furniture problem.
Note how long the division is expected to be needed, and whether the household would want it removed again at some point.
A division needed for a few years and one needed permanently point towards different conversations with a designer.
Write down what the property loses by no longer having one larger room, and whether anything that happened in it now has nowhere to go.
The lost use is rarely considered until it is missed, and naming it now lets you decide whether the trade is worth making.
2.Where the existing window, heating and power end up
Everything already in the room lands on one side of a new wall. This section records what each side would inherit before anyone proposes a position.
For each position you are considering, write down which half gets the window, which gets part of one, and which gets none.
This single fact usually decides whether a division is viable at all, and it is settled by the existing wall rather than by preference.
What daylight or ventilation any habitable room requires must be confirmed locally; nothing here indicates whether a windowless half is acceptable.
Note where the existing heating in the room is, which half it would serve, and what the other half would have for heating.
A divided room commonly leaves one half with no heat source at all, which is a service question rather than a layout one.
Whether an existing heating arrangement can serve a changed layout is for the relevant qualified trades to establish for the specific system.
Photograph and list every socket, switch, aerial point and outlet in the room, and note which half each would fall in.
Power distribution is the detail most often discovered after the wall is up, when adding to it means opening a new surface.
Write down where the ceiling light and its switch are, and which half would end up with a light that is switched from the other side.
This is an extremely common result of a division and an obvious one to avoid if it is noticed before the wall goes up.
Note where the existing door is, which half it opens into, and how the other half would be entered at all.
Access to the far half is the question that most often forces a division to be reconsidered, and it is answerable from a photograph.
Write down anything else fixed in the room — a fireplace, a boiler, boxing, an alcove, a hatch — and which half each would fall in.
These fixed items constrain where a wall can sensibly land and are easy to overlook when looking at a room rather than a plan.
3.What each half loses in daylight, air and outlook
A room shares its light and its air movement across its whole volume. Dividing it stops that, and the effect is easiest to observe before the wall exists.
Stand in the room at several times across a day and note how far the daylight reaches, so you can see which part of it each half would keep.
Daylight is very unevenly distributed in a room, and the far half is often much darker than people expect from memory.
Write down what somebody in the half without the window would look at, and whether anything borrowed from the other half is being assumed.
Borrowed light and borrowed outlook are frequently assumed and rarely stated, which is how a division disappoints once it is built.
Note how air moves through the room now — which window opens, whether the door is usually open, whether it ever feels stuffy.
Whatever air movement the room has today is shared, and dividing it usually leaves one half with none of it.
What ventilation any particular room requires is for a qualified professional to establish and must be confirmed locally.
Record where condensation, cold surfaces or damp already appear in the room, at what times of year, and after what kind of weather.
A division changes air movement and surface temperatures, so existing patterns are exactly what a professional will want to know about.
Do not attempt to diagnose damp or condensation yourself; ask a qualified professional to look at anything you find.
Write down how long the room takes to warm up, which part stays cold, and whether it holds heat once the heating is off.
Two smaller spaces behave differently from one larger one, and the current behaviour is the only baseline anyone has.
Prepare the question of what the half without a window or a heat source would need, and take it to a qualified professional rather than answering it.
This is the point where an owner's record ends and professional advice begins, and it is worth reaching it deliberately.
4.What the household expects to hear through it
Expectations about sound are the most common disappointment after a room is divided, largely because nobody wrote down what they were expecting.
Write down what is happening in each half at the same time — sleeping and working, a call and a television, a child and an adult.
The pairing of activities is what determines whether sound matters at all, and it is a sentence rather than a specification.
Note what you can already hear through other walls in the property, since that is the household's actual reference point for what is acceptable.
People describe what they want in absolute terms and judge it by comparison with what they already live with.
Write down plainly what you would consider a failure — hearing speech, hearing a television, being woken — rather than asking for the wall to be quiet.
Quiet is not a brief. Naming the specific thing you do not want to hear is something a professional can actually respond to.
Any expectation about sound between rooms is for a qualified professional to advise on for the specific construction and building.
Note that both halves will have doors onto the same landing or hall, and write down what that means for what carries between them.
Sound travels the route people walk as readily as through the wall, and owners rarely include the doorways in the expectation.
Write down what the floor and ceiling of the room are, and that both halves will continue to share them whatever wall is built.
A wall divides one of several paths, and knowing that in advance prevents a reasonable result being experienced as a failure.
Take the written expectation to a qualified professional and ask what is realistic in a building like yours, before any construction is chosen.
This is the conversation that decides the whole approach, and having it after the wall exists is the expensive version of it.
5.Doors, circulation and getting around both halves
A division creates two rooms that both have to be entered, furnished and lived in. The route into each is as important as the wall itself.
For each wall position, write down how each half is entered, whether one is reached through the other, and whether that is acceptable.
A room reached only through another is a different kind of space, and whether that works depends entirely on what it is for.
What arrangements are acceptable for access, escape and room use must be confirmed locally and established with a qualified professional.
If a new doorway would be needed, note where it could go, what is on the other side of that wall, and what it would open into.
A new doorway changes the hall or landing as much as the room, and that side is usually not considered until late.
Write down which way each door would swing and what it would hit, block or make unreachable in each half.
Door swing is the easiest thing to get wrong in a small divided space and among the hardest to change afterwards.
Walk the route into each half carrying something large, and note where you would have to turn, tilt or put it down.
Getting furniture into the far half is a recurring problem with divisions and is testable before anything is built.
Note any wardrobe, cupboard or alcove storage that a wall position would block, cut in half or make unusable.
Existing storage is easy to overlook on a plan and very noticeable once a wall stands in front of it.
Mark each wall position you are considering on the floor with tape and live with it for a few days before deciding anything.
This costs nothing, takes minutes and tells you more about a division than any drawing, because you walk it rather than look at it.
6.What belongs to a qualified professional
Several parts of this decision are determinations rather than preferences. This section is about identifying them and passing them on rather than answering them.
Write down anything that makes you unsure whether existing walls or floors are carrying load, and pass it on rather than forming a view.
This is not an owner judgement in any circumstances, and the honest record is what you noticed rather than what you concluded.
Only a qualified professional can determine whether any element in a building carries load. Never rely on appearance, age or what you have been told.
Prepare the question of what a new wall would weigh and what the floor beneath it would have to accept, and ask a structural engineer.
Constructions that produce an identical-looking room differ enormously in weight, which is a question about your floor rather than the wall.
What a floor can carry is a determination for a suitably qualified engineer for the specific building, never an assumption from a similar property.
Ask what notifications, approvals or permissions might apply to dividing a room in your property, and confirm locally rather than assuming none do.
Requirements vary by property, tenure and location, and a division that seems minor may still involve something that has to be checked.
This checklist cannot tell you what applies where you live; confirm locally with the relevant authority and any building manager or freeholder.
Ask a qualified professional what each resulting space would need by way of ventilation and daylight, and record the answer as given.
This is frequently the constraint that decides where the wall can go, and it is much cheaper to learn before than after.
Write down everything you would want to fix to the new wall — a television, shelves, a headboard, a radiator — and pass that list on before it is built.
What a wall has to carry is decided while it is being built and is very difficult to add afterwards, so the list has a deadline.
Ask whether power, lighting or heating would run in the new wall, and at what point those decisions have to be made.
Anything in the wall is settled before it is closed, which is usually earlier than an owner expects to be asked.
7.Writing it down before anybody draws it
What you have gathered is a brief. Keeping it in one place is what lets several professionals answer the same question rather than different ones.
Keep the two descriptions of what each half is for, the furniture lists and the photographs of the existing room in one place.
Everyone you speak to will give a better answer against this than against a sketch of a wall in a room they have not seen.
Record every wall position you considered and why you set each one aside, rather than presenting only the one you favour.
The rejected options carry the reasoning, and a designer can often see a fourth possibility from the three you discounted.
Write the sound expectation down in the specific terms you settled on, and keep it with the brief rather than raising it in conversation.
This is the expectation most likely to be misremembered by everyone involved, and the written version is what protects it.
Note whether the division needs to be capable of being removed later, and say so in the brief rather than assuming it is understood.
Reversibility changes the whole approach and is not visible in a finished room, so it has to be stated at the beginning.
List the questions you could not answer yourself, marked with who you intend to ask, and keep the list as the brief develops.
An honest list of open questions is more useful to a professional than a brief that quietly assumes answers to all of them.
Share the brief with everyone who would live with the result and record any disagreement rather than smoothing it over.
Disagreement recorded now is a brief; disagreement discovered after the wall exists is a much larger conversation.

- Photographs of every wall of the room, including all sockets, switches, outlets, the window and the door
- A rough floor plan of the room with the window, door, heating and fixed items marked on it
- Your two written descriptions of what each half is for, with the furniture each has to hold
- Notes of how the room behaves through a day — where daylight reaches, where it stays cold, where condensation appears
- Anything you hold about the construction of the property, however incomplete, including earlier drawings or survey notes
- Any lease, building manager or shared-ownership information about internal alterations in the property
