1.What this floor has to survive in a working kitchen
A kitchen floor is treated worse than any other surface in the home. Describing that treatment plainly narrows a shortlist faster than any showroom conversation.
Write down what has genuinely been dropped on the existing floor — a pan, a jar, a tin, a knife — and what mark, if any, each one left behind.
Impact damage is the difference between a finish owners keep and one they replace, and your current floor already holds the evidence for your household.
Note the places water regularly reaches the floor: in front of the sink, at the dishwasher door, under the kettle and wherever the fridge stands.
Repeated wetting in the same few spots is what really tests a floor, and those spots are entirely predictable from the way the room is used now.
Record whether cooking oil and splashes reach the floor near the hob, and how the surface you have now behaves once something greasy has landed on it.
Grease changes both the appearance and the feel of a floor, and it collects in a narrow band that owners rarely think to mention.
Whether a finish is suitable underfoot when wet or greasy is a question for the supplier and the installer, not something to judge from a sample in a showroom.
Note whether chairs or stools are dragged across the floor and where their legs land, since that is a different kind of wear from ordinary footfall.
Seating wear concentrates in a small area and often shows long before the walked-on parts of the same floor look tired.
Consider whether pets, muddy boots or garden traffic come straight into this room, and mark on your sketch the path they take across the floor.
Grit carried in from outside is the most common cause of scratching, and the route it travels is usually the same every single day.
Write down whether anything hot is ever put down on the floor, such as an oven shelf or a roasting tray, and ask what each option tolerates.
It sounds unlikely until it happens, and the answer differs enough between finishes to be worth asking about while you still have a choice.
2.Whether the floor runs under the units or stops at them
This single decision shapes appliance access, future changes and the quantity ordered, yet it is often settled by whichever trade happens to arrive first.
Decide and record whether you want the floor laid across the whole room before the units arrive, or brought up to the front of them afterwards, and ask what each approach means here.
Laying throughout uses more material but leaves the room ready if the kitchen is ever changed, while stopping at the plinth line leaves the units standing on the subfloor.
Ask what the floor beneath a freestanding appliance would be if the finish stops at the cabinetry line, and how that appliance is then supported.
An appliance standing on bare subfloor beside a finished floor can sit at a different level from the units around it.
How an appliance is supported and withdrawn on a particular build-up is for the installer to establish on site before the arrangement is agreed.
Note whether the plinth can be lifted out later to reach a connection underneath, and ask how the floor finish is detailed where it meets that plinth.
A junction sealed hard against a plinth that cannot be removed turns a simple leak into a much larger piece of work.
Consider whether an island or peninsula is fixed down through the floor finish, and ask what that means if the layout is ever altered.
Anything fixed through a finished floor leaves marks behind it, which matters more in a room people expect to change once in its life.
How and where a fixed island is secured is a matter for the installer and, where the floor construction is involved, a qualified professional.
Ask whether the finished floor level alters the opening left beneath the worktop for an under-counter appliance, and who confirms that before ordering.
A raised floor quietly reduces the space an appliance has to slide into, and this is discovered late far more often than it should be.
Write down whether you expect to replace this kitchen before you replace this floor, and let that answer settle the question rather than habit or convenience.
The honest answer usually points clearly to one approach, and writing it down stops the decision drifting back and forth between trades.
3.Getting appliances in, out and back under the worktop
Every appliance in a kitchen arrives across the floor and leaves the same way. These prompts are about the moments the floor takes the worst of it.
Note which appliances have to slide under the worktop, and ask who confirms the opening that remains once the new floor build-up is known.
The opening is the product of the worktop position and the floor together, so nobody can confirm it from the old floor alone.
Appliance clearances come from the manufacturer information and must be confirmed by the installer against the finished floor rather than estimated.
Ask how a washing machine or dishwasher is pulled forward across the new floor when it needs servicing, and whether anything is used to protect the surface.
These machines are heavy, vibrate and are dragged out on their corners, which is exactly the loading a display sample never demonstrates.
Consider whether the fridge stands on castors or on feet, and what each of those leaves behind on a soft, jointed or textured surface.
Point loads from a small foot behave very differently from a wheel, and the difference shows up within the first year of ordinary use.
Write down which appliances you expect to replace during the life of this floor, since each replacement means something heavy crossing it twice.
Naming them makes the exposure concrete and gives the supplier something specific to respond to rather than a general question about durability.
Ask what happens at the point where a freestanding appliance meets the floor and the cabinetry on either side, and whether a visible gap is left there.
That narrow slot collects everything that falls into it and is one of the least pleasant parts of an otherwise good kitchen to clean.
Note whether the room has a step or a threshold that an appliance must be lifted over, and mention it before any delivery is arranged.
Delivery teams plan around what they were told, and a step discovered on the day tends to end with the item left in the hallway.
4.Standing on it: comfort, warmth and noise underfoot
A kitchen is one of the few rooms where people stand still for long stretches. How the floor feels there matters as much as how it looks.
Note where you actually stand still for long stretches — at the sink, at the hob, at the preparation surface — and consider what the floor feels like in each spot.
Comfort is local rather than general, and the three or four places you occupy repeatedly are the only ones the decision really turns on.
Consider how cold the existing floor feels first thing in the morning, and ask whether that comes from the floor itself or from the room around it.
Owners often change a finish hoping to fix a cold room, when the cause lies elsewhere and the new floor makes very little difference.
Ask what each option sounds like in a room full of flat, hard surfaces, since a kitchen contains almost nothing that absorbs noise.
Hard finishes on the floor, the walls and the worktops together make a room that rings, which is hard to picture from a single sample.
Write down whether anyone in the household finds hard floors tiring or difficult underfoot, and raise it before a finish is chosen rather than afterwards.
This is a household requirement rather than a preference, and it is far easier to design around while options are still open.
Where comfort or ease of movement underfoot is a genuine need for someone in the household, ask a qualified professional about suitable arrangements.
Consider whether a mat will end up in front of the sink regardless of what is chosen, and note where it would sit without catching a door or a plinth.
Most kitchens acquire one anyway, so it is more honest to plan its position than to assume the new floor will make it unnecessary.
Note whether the kitchen sits above another room, and ask what the proposed build-up means for sound carrying down into the space below.
Dropped items and moved chairs in a kitchen are heard clearly downstairs, and the build-up is fixed at the moment the floor is laid.
How a floor build-up behaves between storeys depends on the existing construction and must be assessed by a qualified professional for this property.
5.Where the kitchen floor meets doors, thresholds and other rooms
Kitchens have more edges than most rooms: an external door, a hallway, sometimes an opening into a living space. Every one of them is a decision.
Mark every doorway leading out of the kitchen and note which finish sits on the other side of each one, including any that will not be changed.
A junction is only settled when both sides are known, and the room you are not working on is the one people forget to record.
Note how much clearance there is under each internal door now, and ask what a change in floor build-up would mean for doors that already catch.
Adjusting a door is straightforward if anticipated and irritating if discovered once the kitchen is otherwise finished.
Consider the external door, whether it opens inward, and what would happen at that threshold if the finished floor level rose.
The door into the garden is used constantly in a kitchen, and its threshold has weather to deal with as well as levels.
Anything affecting an external threshold, including weathering and drainage at that point, should be confirmed with a qualified professional before it is designed in.
Decide and record where you want the floor to change material if the kitchen opens into another space, and whether that line falls at the opening or beyond it.
The line reads as a deliberate decision or as an accident, and it is one of the few things still entirely free to move at this stage.
Note where the floor meets the plinth, the skirting and any tall unit, and ask how each of those junctions is finished and sealed.
These joints are washed, mopped and kicked constantly, and a junction that opens up is the first visible sign of a floor going wrong.
Write down whether a grille, hatch, stopcock cover or other service access sits anywhere within the floor area of this room.
Access points buried under a new finish are only noticed when something needs reaching, which is always the worst possible moment.
Anything giving access to services below the floor needs to stay reachable; ask the installer and the relevant qualified trades how that is maintained.
6.Cleaning a floor in the messiest room in the house
The cleaning routine described in a brochure and the routine that happens on a weekday evening are rarely the same thing. Plan for the second one.
Ask what routine cleaning each option actually involves in a room where something gets spilled most days, not in a room that stays tidy.
A finish that suits a quiet hallway may ask more of a kitchen than the household is realistically going to give it.
Note whether the surface you are considering is textured, and consider how that texture behaves once cooking grease has settled into it.
Texture that helps in one respect can hold grease in another, so it is worth asking the supplier how theirs is cleaned in a kitchen.
Consider whether any jointed or grouted finish is on your shortlist, and ask where water can reach at those joints in a room that floods small areas regularly.
Joints are where a kitchen floor is tested hardest, and the answer varies enough between products to be worth putting in writing.
Write down who will genuinely clean this floor and how often, rather than accepting the routine described in a product leaflet.
Naming the person and the frequency makes the maintenance conversation concrete and tends to change which options stay on the list.
Ask what should never be used on the finish, and get that answer in writing from the supplier before the floor is ordered rather than after it is laid.
Cleaning restrictions are easy to accept in advance and infuriating to discover once the product that ruined the surface is already under the sink.
Cleaning products and equipment must follow the manufacturer information for the specific finish supplied, not general advice about the material.
Note where dirt collects in the room today — under the fridge, along the plinth, in the corner behind the door — and consider whether the new arrangement changes any of it.
Those places are created by the layout rather than the finish, so a new floor will not fix them unless the layout changes too.
7.Supply, spare material and protecting a new floor
The floor usually goes down while the rest of the kitchen is still arriving. These prompts are about the period when it is finished and everything else is not.
Ask whether the material is supplied from a single batch, and what the appearance would be if part of the order had to come from another one.
Variation between batches is normal in many materials and is most visible across a large open floor lit from one side.
Decide and record how much spare material you want kept back, and where in the property it could be stored flat, dry and undisturbed.
A single spare piece makes a repair possible years later, but only if it was set aside deliberately and stored somewhere it will not warp.
Ask how the new floor is protected while cabinetry, worktops and appliances are carried in over it, and who puts that protection down.
Most damage to a new kitchen floor happens after it is laid and before the room is finished, during deliveries nobody has planned for.
Write down who is responsible if the floor is damaged after it is laid but before the kitchen is complete, and agree it in writing before work starts.
With several trades in one room, responsibility for a scratch is disputed unless it was settled while everyone was still being appointed.
Responsibility between trades should be agreed in writing with the contractor beforehand rather than negotiated after something has been damaged.
Ask what condition the subfloor is expected to be in before this finish can be laid, and who establishes whether it is ready.
Readiness is the most common reason a floor is delayed or a guarantee is refused, and the answer belongs to the installer rather than to you.
Whether a subfloor is sound, level and dry enough for a given finish must be established on site by the installer or a qualified professional.
Note whether the material needs to sit in the room before it is laid, and ask where it would be stored while that happens in a room being worked on.
Conditioning is often required and rarely planned for, and a kitchen mid-refit is not an obvious place to leave a stack of material undisturbed.

- Photographs of the existing floor showing wear, marks and the places water reaches most often
- A rough sketch of the room marking doorways, thresholds, the external door and any access hatch in the floor
- Manufacturer information for appliances that slide under the worktop or stand on the floor
- Any written description of the existing floor build-up, including anything from a previous owner or a survey
- Notes on what has been dropped, spilled or dragged across the current floor and what mark it left
- Samples or references for finishes already under consideration, kept together with the room photographs

- The under-counter opening that shrinks once the new floor is down, leaving an appliance that no longer fits
- The narrow gap beside a freestanding appliance where crumbs collect and nothing reaches
- Access to a stopcock or service point that disappears beneath a continuous new finish
- The plinth junction, which is mopped and kicked more than any other part of the floor
- Spare material, which is either set aside deliberately at the start or is not available at all
