1.How the Ground Behaves When It Is Wet
Almost every phasing decision in a garden comes back to whether the ground can be worked and crossed. What you have watched happen on your own site is the most reliable input available.
Write down which parts of the plot become soft, waterlogged or impassable after sustained rain, and whether they recover on their own once the rain stops.
Ground that will not carry a barrow or a machine dictates the order of work regardless of what the design would otherwise prefer.
Note where water crosses the site during heavy rain, including run-off arriving from a neighbouring plot, a roof or a road edge.
Run-off arriving from elsewhere is a constraint you cannot design away on your own land, so it needs raising before any stage is planned around it.
How surface water is managed, redirected or discharged is a drainage design matter for a qualified professional, with local requirements confirmed through your local authority.
Record whether the site has a low area that holds frost or a corner that stays cold and shaded well into the growing season.
Cold and shaded pockets affect when planting establishes and sometimes when certain materials can be worked at all.
Take photographs during the wettest conditions you have experienced, because nobody visiting in dry weather will take a spoken description seriously.
A dated photograph of standing water is the single most useful thing an owner can hand to a designer or contractor at this stage.
Note whether any part of the garden dries out severely, and where the ground cracks or the grass browns first in a dry spell.
The dry extremes matter as much as the wet ones for planting stages, and they show where establishment will need the most attention.
Ask which operations in the proposal are most sensitive to ground conditions, and treat those as the ones that set the order of work.
Sequencing usually hangs on a small number of weather-sensitive operations rather than on the project as a whole.
2.Work That Depends on Planting and Establishment
Hard landscaping can usually be reordered. Planting often cannot, yet it is the element most likely to be pushed to whatever point the rest of the work happens to finish.
Ask which of the proposed plants have a preferred planting season and which can go in whenever the ground and weather allow.
Bare-root, containerised and turf material behave differently, and the answer changes what can safely be left to the end of a stage.
Note whether turf or seeding is proposed for any lawn area, since the two suit different conditions and demand different aftercare from the household.
The choice is often made on the day rather than in the brief, yet it affects both the order of work and what the owner must do afterwards.
Record what watering the new planting will need while it establishes, and whether anyone will actually be present to do it.
Planting that goes in immediately before a quiet spell on site frequently fails for reasons that have nothing to do with what was specified.
Ask whether any planting should be held back to a later stage rather than installed early and then worked around by machinery.
Planting installed before plant and materials have finished crossing the site is usually damaged, and it is a common source of avoidable replacement.
Note whether any existing planting must be lifted, held or protected while other stages proceed, and who would look after it meanwhile.
Lifting and holding plants is possible but has limits, and those limits are a question for whoever will actually be keeping them alive.
Whether a tree or hedge can be pruned, lifted or removed at a given point may depend on nesting activity and local protections — confirm with a qualified arboriculturist, a qualified ecologist and your local authority.
Write down which parts of the garden you want to look established first, so planting priority becomes a decision rather than a leftover.
Stating the priority means visible areas are planted deliberately instead of receiving whatever material is left at the end of the works.
3.Splitting the Work into Stages That Stand Alone
A stage that leaves the garden mid-operation is not a stage, it is an interruption. The test is whether each break point is somewhere the site could sit indefinitely without harm.
Draw a line on the plan at each proposed break point and describe what the garden looks like if nothing further ever happens after it.
Applying that test quickly separates genuine stages from convenient pauses that would leave the site exposed, unusable or half dug.
Note which proposed stages would leave open excavation, exposed subgrade or unretained soil, and treat those as unsuitable stopping points.
Ground left open behaves very differently after a wet spell than it did on the day it was dug, and that change is the real risk in a paused site.
Open excavations, temporary slopes and any unretained ground must be assessed by a suitably qualified professional before work pauses, not simply left over a break.
Ask which elements have to be installed before a surface goes down, including anything that would run beneath it once it is finished.
Ducts, sleeves and drainage routes under a completed surface are the classic thing remembered immediately after the paving is laid.
Record whether each stage would still leave a working access route through to the areas the next stage has to reach.
A finished terrace across the only route to the back of the plot turns the following stage into a far harder proposition.
Consider whether each stage boundary follows the design logically or simply follows the part of the garden you are most impatient about.
Stage boundaries drawn around enthusiasm rather than dependency tend to create rework where the two stages eventually meet.
Write down what would have to be undone if a later stage never happened, and whether you could genuinely live with that outcome.
Some stages only make sense as part of the whole, and identifying them prevents committing to a first stage that silently assumes a second.
4.Living With a Partly Finished Garden
The gap between stages is experienced by the household rather than by the contractor. It is worth deciding in advance what the garden must still allow you to do.
Write down what the household must still be able to do between stages, such as reaching a bin store, drying washing or letting a dog out.
These constraints get discovered on the first evening after the machinery leaves, and they are trivial to design for beforehand.
Note whether children or pets use the garden, and what a partly completed area would mean for them during a pause.
Temporary edges, level changes and stored materials read very differently when the garden is in daily use by a small child.
Temporary edge protection, barriers and how a partly completed area is made secure between stages should be agreed with the contractor and a suitably qualified professional.
Record where materials and spoil would sit between stages, and whether that happens to be part of the garden you actually need.
Storage tends to occupy the flattest and most accessible part of the plot, which is usually the part the household most wants back.
Consider what the paused area will look like from inside the house through the colder part of the year, when nobody goes outside.
A bare or half-finished view sits in front of the main rooms for the whole pause, and it is worth deciding knowingly whether that is acceptable.
Ask whether a temporary surface or a temporary seeded area would make the pause more tolerable, and what removing it would later involve.
Temporary treatments can help, but they carry their own removal work, and the trade should be made with both halves visible.
Note whether outdoor taps, sockets or lighting would be out of use during a pause, and which areas that would affect after dark.
Losing outdoor light or water for a whole pause is easy to overlook on a plan and immediately obvious once the site is quiet.
Any temporary arrangement involving outdoor electrical supply or water must be discussed with a suitably qualified installer and confirmed against local requirements.
5.Access, Deliveries and Storage in Poor Weather
Access that works on a dry day can be unusable after rain. The route in is the constraint most often assessed at exactly the wrong point in the season.
Walk the route materials must take from the road to the working area and note every narrow point, step, gate and soft section along it.
The route in shapes what plant and materials can reach the site, and it decides the practicality of a stage more often than the design does.
Note whether the route crosses a lawn, a drive or a shared surface, and what condition that surface would be left in afterwards.
Reinstatement of the access route is regularly left out of the scope and then argued about once the ruts are visible from the house.
Record whether a delivery vehicle can reach the property at all, and where it would stand while it is being unloaded.
Unloading position sets the handling distance, and it is a question for the supplier and contractor rather than an assumption by the owner.
Ask what protection the access route would need in wet conditions, and who is responsible for putting it down and lifting it again.
Temporary protection is a scope item that falls between parties unless somebody names it before work starts.
Note where waste and spoil would be held, and whether removal from that position is realistic once the ground is soft.
Spoil is heavier and far more awkward when wet, and the removal route is frequently different from the delivery route.
Check whether any access arrangement depends on a neighbour or a shared route, and raise it well before a stage relies on it.
Access assumptions made at design stage are rarely tested until the day the vehicle arrives, which is the worst possible moment.
Access across land you do not own is a legal matter to settle with the neighbouring owner and a suitably qualified adviser before any stage depends on it.
6.What Each Stage Must Leave Ready for the Next
Most of the friction in a staged garden project appears at the joins. Deciding what a stage has to leave behind turns a vague handover into something written into the scope.
Agree in writing what each stage must leave in place for the next, including levels, edge positions, duct routes and set-out marks.
Set-out information lives in one person's head unless it is written down, and it is the thing most often lost between stages.
Ask for a record of anything that will be buried or covered by a completed stage, with photographs taken before it disappears from view.
A photographic record of what lies below a finished surface is quick to produce at the time and impossible to recreate afterwards.
Note whether the same contractor is expected for later stages, and what changes about the records if they are not.
Continuity carries a great deal of undocumented knowledge, so a change of contractor makes the written record considerably more important.
Record which materials would need to match across stages, and ask whether the same source or batch is likely to still be available later.
Matching paving, stone or timber across a pause is a well-known problem and sometimes justifies obtaining everything at the first stage.
Write down who holds the drawings, notes and correspondence between stages, and where the household copy is kept.
A pause is where project information goes missing, particularly when the household assumed the contractor was keeping it safe.
Ask what aftercare and defect arrangements apply to a completed stage while later work continues around it.
A finished area that is then used as a working route can suffer damage that nobody has agreed responsibility for in advance.
What any aftercare or defect arrangement actually covers is a contractual matter to confirm with the provider and a suitably qualified adviser.
7.Seasonal Use the Household Cannot Give Up
Phasing is usually framed around the work and lived around the household. The periods when the garden genuinely matters should be stated out loud rather than assumed away.
Write down the parts of the season when the garden is most used by your household, and be specific about which areas rather than the plot as a whole.
A contractor cannot work around a constraint that was never mentioned, and the useful version names the area as well as the period.
Note any recurring commitment that needs the garden, such as a regular gathering or somewhere for visiting family to sit outside.
These are the constraints owners feel awkward raising and then resent afterwards, which is the least helpful possible order.
Consider whether the noisiest and most disruptive operations could sit outside the periods you most want to be using the space.
Placing disruptive work when the garden is used least is often achievable if the preference is known before the sequence is set.
Record whether anyone in the household works from home or needs quiet during the day, and which rooms face the working area.
Site noise next to a working room is a genuine sequencing constraint rather than a personal preference to be absorbed.
Ask which parts of the work would make the garden entirely unusable, and for which areas, so expectations are shared before that stage starts.
Owners often expect partial use during works that genuinely cannot allow it, and that is far better established in advance.
Note whether pets need continued secure access to the garden, and what a boundary stage would mean for keeping it enclosed.
A boundary being replaced leaves the garden open in a way owners rarely picture until the old fence is already down.
How a boundary is kept secure while it is being replaced is a practical safety matter to agree with the contractor before that stage begins.
8.Decisions the First Stage Locks In Permanently
Phasing feels as though it keeps options open. In practice a first stage fixes several things for good, and those are worth naming before anyone starts.
List what the first stage would fix permanently, including levels, falls, boundary positions and the position of any base or foundation.
These are the elements later stages must work around, and none of them is realistically revisited once it has been built.
Levels, falls and how water moves across the site are drainage design matters for a qualified professional, and the position of any retaining element is a structural question.
Ask which later options would be closed off by the proposed first stage, and whether any of them actually matter to you.
The question is rarely put directly, yet a designer or contractor can usually answer it immediately when somebody does ask.
Note anything that has to run underground before surfaces are laid, including water, power routes and any irrigation provision.
Providing a route while the ground is open is straightforward, and recovering that opportunity after a surface is finished is not.
Any provision for outdoor power, water or irrigation must be designed and installed by suitably qualified people and confirmed against local requirements.
Record whether the overall design is settled enough for a first stage to be committed to, or whether parts of it are still moving.
Starting a stage while the design is still changing is the most common route to rework where the stages eventually meet.
Write down which elements you would want to be able to change your mind about, and ask whether the sequence can protect them.
Naming the uncertain elements lets the order be arranged so the undecided parts come later rather than being built first.
Ask whether the proposed order of stages is driven by genuine dependency or by convenience, and record the answer you are given.
Both are legitimate reasons, but only one is a technical constraint, and knowing which is which changes how firmly it should be held.

Having these to hand usually makes the first conversation shorter and more useful.
- Any garden design drawing, layout sketch or plan showing the proposed elements
- Dated photographs of the site in the wettest and driest conditions you have seen
- A sketch of the access route from the road to the working area with narrow points marked
- Notes on what the household needs the garden for across the different seasons
- Any correspondence with a contractor about proposed stages and their dependencies
- Records of what has already been buried or covered by earlier work on the site
