1.Mapping which surfaces face outside air
Owners regularly insulate the wrong surface because nobody worked out which ones are genuinely exposed. Draw it before you discuss it.
Sketch each room in turn and shade only the walls with outside air on the far side, keeping walls shared with a neighbouring property clearly separate.
A shared wall behaves nothing like an exposed one, and treating them alike is one of the commonest errors in an owner led plan.
Identify any room sitting above a passageway, garage, open porch or unheated store, because its floor faces the cold as much as any wall does.
Floors over unheated spaces are consistently missed, and they often explain why one room never becomes comfortable.
Note every ceiling that sits directly under a roof space, a flat roof or a dormer cheek rather than under another heated room.
Not all upper ceilings are the same, and dormer cheeks in particular are frequently left out of any description.
Mark rooms that project beyond the main building, such as a bay or a rear addition, where more surfaces are exposed than they appear from inside.
Projections expose walls, floors and sometimes roofs at once, which is why they so often feel colder than the room they belong to.
Record which walls face which direction, and note from which side the driving rain and wind usually arrive where you live.
The exposed side of a building behaves differently from the sheltered side, and only someone who lives there knows which is which.
2.What the existing construction appears to be
You cannot establish construction from inside a finished room, but you can gather clues that save a professional a great deal of time.
Note roughly how deep the window reveals are and treat that as an observation to hand over, not as a conclusion about how the wall is built.
Wall thickness alone establishes nothing; ask a qualified professional to determine what the wall actually is before anything is specified.
Photograph the external brick or stone pattern, including anywhere the wall is visible at an opening, under a sill or where render has failed.
The pattern of the outer face carries useful clues, and a photograph is far more reliable than an owner trying to describe it.
Look into the roof space with a torch from the hatch, without stepping off any boarded area, and photograph what lies between and over the joists.
Do not walk on ceilings between joists or disturb unfamiliar material in a roof space; ask a qualified professional what is present first.
Note whether any part of the property has already been insulated, and gather whatever paperwork exists about when and how it was done.
Adding to existing insulation is a different question from starting with none, and the paperwork is often the only surviving evidence.
Record which internal wall faces sound hollow and which sound solid when tapped, and treat the result as a clue rather than an answer.
Owners can gather this in a few minutes, and it usefully flags where a dry lining may already exist.
3.How each room actually behaves in use
Comfort observations gathered over a year of living somewhere cannot be reproduced by any visit, and they often point at the real weak spot.
Record which rooms never warm up, which cool quickly once the heating stops and which stay comfortable regardless, and at which point in the year.
The pattern across a whole home is more informative than any single cold room, and only an occupant can describe it.
Note where moving air can actually be felt, such as at skirtings, around a loft hatch, at a floor edge or near a disused fireplace.
Air movement and insulation are separate subjects that get confused constantly, and recording where you feel draughts keeps them apart.
Write down which corners or junctions feel noticeably colder than the middle of the same wall, and in which rooms.
Cold spots at junctions often matter more than the wall itself, and describing them early shapes what a professional looks at.
Record whether condensation forms on windows, on wall surfaces or on neither, and note which rooms are affected and which are not.
Do not treat condensation as an insulation problem on your own; the relationship between insulation, heating and ventilation needs qualified assessment.
Note any room you have quietly stopped using because of how it feels, since that is a decision worth surfacing rather than leaving unsaid.
Abandoned rooms are strong evidence of where a building is failing its occupants, and they rarely appear in any written brief.
4.What insulation would meet in each room
Insulation itself is rarely the hard part. What it collides with, from joinery to services, is where these projects actually stall.
Walk each exposed wall and list what is fixed to it, including radiators, sockets, switches, wall lights, shelving, a wall hung appliance or a bracket.
This list is the real scope of an internal insulation job, and it is almost always longer than anyone expects.
Note how deep the window and door reveals are and consider what would happen to a lining, sill or architrave if the wall face moved inwards.
Reveals are where internal insulation becomes visible and awkward, and they are usually discussed only once the work has started.
Record where fitted furniture, a staircase or a run of kitchen units meets an exposed wall, and whether you would be willing to have it removed.
Fitted kitchens and wardrobes against exposed walls are among the commonest reasons an insulation plan is quietly abandoned partway through.
Identify doors that already open tight against a wall or a fitting, where any added thickness would change how the room works.
Door swings take a moment to check now and become genuinely disruptive to resolve once the wall face has moved inwards.
Note ceiling roses, recessed fittings and loft hatches that fall within any area being considered, and record where each one sits.
Recessed lighting, cabling or any appliance within an insulated build up must be raised with an appropriately qualified professional.
5.Moisture and ventilation questions to raise
Insulation changes how a building handles moisture. Every item here is a question to put to a professional and never one to answer yourself.
Ask how the proposal changes the way moisture moves through the wall or roof, and what that answer is actually based on.
Moisture behaviour within an insulated construction is technical analysis; accept an answer only from a suitably qualified professional.
Ask what ventilation provision the insulation proposal assumes, who is providing it and who confirms that it has been provided.
Ventilation is regularly assumed by one party and delivered by nobody, which is a gap worth closing in writing before work starts.
Raise any existing damp, staining or musty smell before insulation is discussed, rather than quietly hoping it will be covered over.
Insulating over an unresolved moisture problem usually hides it rather than ending it, and it becomes far harder to investigate afterwards.
Ask what happens at the junctions, including window reveals, floor edges and roof eaves, rather than only asking about the main surface.
Junctions are where most of the difficulty lives, and a proposal that only describes the main surface is not yet a proposal.
Ask what would need checking in the roof space if the insulation there were made deeper than it is now.
Roof space ventilation, eaves detailing and anything near a flue or appliance in that space belong with a qualified professional.
6.Room space, services and practical losses
Internal insulation always takes something away. Decide in advance what you are willing to give up, and where you are not.
Note the rooms where losing thickness from the wall face would be genuinely unacceptable, such as a narrow hall, a small bathroom or a tight landing.
Saying this plainly at the start prevents a proposal that is technically sound and practically unusable.
Record where radiators, pipe runs and valve tails would have to move if the wall face changed, room by room.
Moving radiators, pipework or any part of a heating system is work for a qualified professional and not something to plan around informally.
Note where an existing socket or switch would end up buried behind a new build up, and list them room by room rather than in general.
Anything involving electrical accessories, cabling or their position within a wall build up must be settled by a qualified electrical professional.
Consider whether loft storage would still be usable if roof space insulation were deepened, and where the stored belongings would otherwise go.
Loft storage disappears quietly in these projects, and the belongings have to live somewhere once it does.
Record whether access to a stopcock, valve, meter or hatch would be obstructed by any build up being considered.
Anything that has to be reached in a hurry should not end up behind a new lining, and this is easy to check on a walk round.
7.Sequencing insulation with other work
Insulation is least disruptive when other things are already open, and most disruptive when it is left until everything has been finished.
List the rooms already due to be stripped, replastered or refitted, since those are the moments when insulation causes the least additional disruption.
Deciding about insulation after plastering has finished usually means undoing work that has only just been completed.
Ask what would have to be redone if insulation were added after the electrical work rather than before it.
Cable positions and wall build ups interact directly, and the order they happen in decides how much is wasted.
Note whether floors are coming up anywhere for another reason, and ask what that opens up in terms of options underneath.
Floor voids are only accessible occasionally, and the chance passes quickly once boards go back down.
Record whether external access or scaffolding is planned for any other part of the work, and for which elevations.
External access is a large part of any work to the outside of a building, and sharing it across tasks is worth raising early.
Decide which rooms you are prepared to have out of use at the same time, and which must remain usable throughout.
Living through the work is a real constraint that shapes the order of everything, and it belongs in the conversation from the start.
8.Recording decisions and remaining unknowns
Write down what has been settled and, more importantly, what has not, before anyone produces a specification.
Record which surfaces you have decided to include and which you are deliberately leaving alone for now, with your reason for each.
A deliberate exclusion is a decision worth defending later, whereas an accidental omission simply looks like an oversight.
Write down the questions that came back with a vague answer, and keep them open rather than letting them close through silence.
Unanswered detailing questions tend to be resolved on site by whoever happens to be standing there, which is rarely the right person.
Note who told you what, and mark clearly which statements you have not yet had confirmed by a qualified professional.
A great deal of insulation advice arrives from people who will not be accountable for it afterwards, which is exactly why attribution matters.
Record what you were told about decorating, maintaining and fixing shelves or fittings into the finished surface afterwards.
How you hang a picture or a shelf on the finished wall is a genuine question, and it is almost never covered in a proposal.
Keep the room by room sketches together with the decisions, so a later adviser can see what was considered and what was rejected.
The reasoning behind a rejected option is worth as much as the chosen one when the subject is revisited later.

- Any paperwork about insulation already installed at the property and when it was carried out
- Photographs taken from the loft hatch showing what lies between and over the joists
- Your room by room sketches shading only the surfaces that face outside air
- Notes on how each room behaves through the colder part of the year
- Records of any earlier damp, staining or condensation problems in the same rooms
Records
Decisions to record before work begins
Write these down in your own words, with the date, so everyone is working from the same version.
- Which surfaces are in scope for insulation and which are deliberately excluded for now
- How much internal room space you are willing to lose, and where none is available
- Whether fitted furniture, kitchen units or joinery would be removed to allow the work
- Which rooms are insulated at the same time as other planned work in those rooms
- What you have been told about ventilation provision and who is responsible for it

Bring these to the relevant qualified professional, supplier or authority. Requirements vary by project and location.
- What is this wall or roof actually built of, and how would you establish that rather than assume?
- How does this proposal change the way moisture moves through the construction?
- What ventilation provision does this assume, and who is providing and confirming it?
- What happens at the reveals, eaves and floor edges, and who details those junctions?
- What local requirements should I confirm with the relevant authority before this is specified?
- What existing problems here should be resolved before anything is covered over?
- What can be fixed into the finished surface afterwards, and what should never be fixed into?
- If this were broken into separate pieces of work, what order would cause the least rework?

Commonly overlooked items
- Floors over garages, passageways and open porches, which face outside air and are rarely mapped
- Sockets, switches and radiator tails that end up buried once a wall face moves inwards
- Fitted kitchens and wardrobes standing against exposed walls, which stop the work halfway
- Loft storage that quietly disappears once roof space insulation is made deeper
- Existing staining or damp covered over rather than investigated before insulation
- Door swings that no longer work once the wall face they open against has moved
- Dormer cheeks and other awkward surfaces left out of every description of the job
