Overview
What writable coating is
A writable surface coating is applied like paint but chosen for what the cured film does afterwards. Dry-wipe products cure to a hard, closed, low-porosity surface that releases marker ink when it is wiped. Chalkboard products cure to a fine matt surface with enough tooth to take chalk and release it again. Some dry-wipe systems are single component and some are two-part, and the two behave quite differently on site.
Against an ordinary emulsion the difference is functional rather than visual. A matt emulsion has an open, slightly porous surface that holds pigment and ink, which is exactly what a writable surface must not do. That functional requirement is why the coating is so much less forgiving: every ripple, joint, fixing and lining defect in the wall behind shows in use, because writing and wiping happen at close range across the whole surface.
Cure is the other governing factor. These films typically need a period after application before they are written on, and using the surface early is the classic cause of ghosting, where old marks never fully wipe away. The length of that period belongs to the specific product's documentation, and so does the cleaning regime, because the wrong cleaner or the wrong marker will damage the film or leave permanent marks.

- Substrate dependency
- Flatness is the property that decides success. A writable wall is inspected at arm's length under raking light every time it is used, so lining, jointing and preparation matter more here than for almost any other coating.
- Installation dependency
- Most of these products are less tolerant than emulsion. Two-part versions have a working window once mixed, and the finished film records how evenly it was laid, which is a workmanship question rather than a product one.
- Appearance
- Dry-wipe films are usually glossy and reflective, which shows both the substrate and the room's lighting. Chalkboard films are deeply matt. Neither reads as an ordinary painted wall.
- Surface wear
- The surface is written on and wiped repeatedly in the same places, so wear concentrates at working height and around the edges where hands come to rest.
- Maintenance
- Cleaning is part of the specification rather than an afterthought. The manufacturer names the products that may be used, and household cleaners are a frequent cause of a surface that stops releasing ink.
- Repairability
- A damaged or ghosted area cannot be patched invisibly on a glossy film, so repair generally means recoating a whole defined panel rather than treating a spot.
- Documentation
- Ask for the cure requirement before first use, the approved markers and cleaners, and the manufacturer's statement on which substrates and primers the system has been documented over.
