Overview

What door perimeter seals is

A door perimeter seal is a manufactured section fitted to a frame, to a leaf or at a threshold so that closing the door brings two parts of the construction into contact through it. The family covers several quite different bodies: a fin, bubble or blade gasket in a flexible polymer or rubber, usually carried on a rigid backing pushed into a machined kerf; a brush pile held in a carrier; a wiper or blade fixed along the bottom of a leaf; and a drop seal, a mortised or surface-fixed unit whose plunger lowers a sealing element onto the threshold as the door closes and lifts it clear again as it opens.

Everything else in this part of the library that closes a gap is either applied wet from a gun and cures in place, or is an inert rod whose job is to back something that does. A door seal is neither. It is fitted dry, it is chosen by profile and by the kerf or rebate it goes into, and it is meant to be pulled out and replaced. It is also the only one of them that works against something that moves: it is compressed and released thousands of times, and the force needed to compress it is borrowed from the effort of closing and latching the door.

That is the point owners actually meet. A seal that is too stiff or stands too proud stops a door latching, makes it slam, or puts a closer out of adjustment; one that is too slack does nothing at all. The seal, the kerf, the leaf, the hinges, the closer and the clearance around the door form one adjustment problem rather than a product choice, and they are usually adjusted together by someone who can see the door.

Seals are consumables. Brush pile flattens with use, rubber sections take a compression set and stop recovering, blades abrade against the floor, and drop seal mechanisms stick. Renewal is normal rather than a sign of failure, which is why the profile that was fitted, and whether it stays obtainable, is worth recording.

A seal is chosen for the kerf or rebate it will sit in and for the gap it has to close. Fitting is joinery: the run has to be continuous at the head-to-jamb corners, and the door has to be hanging correctly first.

Acoustic behaviour

Maintenance
Drop seal mechanisms, closers and latches all need periodic checking and adjustment, particularly where a leaf moves seasonally and the compression changes with it.
Appearance
The carrier shows as a line in the rebate when the door is open, and seal colours are limited, so an exact match to a stained or painted frame is rarely available.

  • The frame has to be machined for, or able to receive, the family of seal being used; a kerf cannot be added to a fitted frame without taking it apart.

  • What happens to the seal when the door is forced, propped open or slammed?
  • Has the frame been machined for a profile that remains obtainable, so like-for-like renewal stays possible?
  • Does a drop seal have moving parts, and can they be reached without taking the leaf off?
  • Is the seal being compressed further than it was chosen for because the door has dropped or the frame has moved?

  • Which seal profile and carrier is actually fitted, and is that recorded anywhere?
  • Can the seal be withdrawn and replaced without removing the leaf or the architrave?

  • The door is hung and adjusted first; a seal fitted to a badly hanging door transfers the problem rather than solving it.

  • A seal adds closing force. A door that latched comfortably before may not afterwards, and that is an adjustment problem rather than a fault in the seal.
  • The mastics in this part of the library are not door seals; a gun-applied sealant put into a door rebate is destroyed the first time the door closes on it.
  • Seals are consumables, and one that has been painted over has usually stopped doing anything.
  • Most of the gap is usually at the threshold, and that is also the hardest part to close because something has to move out of the way.
