Window Sash

Overview

What a sash is

A window that opens has two frames, not one. The outer frame is fixed into the opening; the sash is a smaller frame of its own, holding the glazing and hung, pivoted or slid within the outer one. A window may have several sashes within a single frame, or none at all where every light is fixed.

The distinction matters because of where the loads and the leaks go. Wind pressure on the glass passes into the sash, from the sash into its hinges or its runners, and only then into the outer frame and the wall. The window's air seal is likewise made where the sash closes against the frame, not at the glass — which is why adjusting hardware changes how draughty a window feels, and why the seal that matters most is the one nobody can see when the window is shut.

  • That draughts around a window mean the glazing or the installation has failed. Most air movement at an opening window is at the sash-to-frame closing line, which is a seal and hardware question.
  • That a sash that binds is warped. The outer frame, the opening or the wall around it may have moved, and the sash is the place where a small movement becomes visible.
