1.Reading the pattern on the glass
Windows show moisture before walls do, and the pattern differs room by room. Record what you see over several cold mornings rather than one.
Note which windows carry moisture in the morning and which stay clear, and whether the water sits on the room side or between the panes.
Moisture between panes is a different matter from moisture on the room side, and the distinction changes the whole conversation.
Record whether the water sits along the bottom of the pane, around the edges or across the whole surface, since the pattern varies between rooms.
Edge patterns and full-pane patterns point in different directions and are worth describing precisely.
Note whether water collects on the frame or sill and whether it has stained, softened or discoloured anything beneath it.
Softened or discoloured timber around a window should be looked at by a qualified professional rather than simply repainted.
Write down whether curtains or blinds were closed overnight in the rooms where moisture appears, since coverings change how the glass behaves.
A closed covering separates the glass from the warm room behind it, so the same window can behave differently from one night to the next.
Record whether the moisture clears by itself during the day, roughly when, and whether it leaves anything behind on the glass or the frame.
Whether a surface dries out again is part of the pattern, and a professional reads a surface that stays wet quite differently from one that clears.
Note whether these same windows behaved this way before any recent change to heating, glazing or ventilation at the property.
A change in behaviour is often the most useful single fact an owner can supply.
2.Cold corners, reveals and where mould keeps returning
Where a problem returns after cleaning matters more than how bad it looks. Map the places, then leave the interpretation to someone qualified.
Mark on a rough plan every place mould has returned after cleaning, naming the corner, the reveal or the ceiling junction precisely.
A marked plan lets a professional see a pattern across rooms that is invisible when each spot is described separately.
Note whether the affected spots sit on outside walls, in corners between two outside walls, or beside a window or door opening.
Where a mark sits within the construction is more informative than how large it is, and an owner can record the position accurately without any equipment.
Record whether the affected surface feels colder to the touch than the wall around it, describing what you feel without naming a cause.
A cold patch can arise for several different reasons; leave the explanation to a qualified professional who can examine the construction.
Note whether the marks follow lines, dots or the edges of something behind the surface, and photograph each of them in good light.
Patterns that follow the construction behind a surface are highly informative and easily lost if only described in words.
Write down what has been done to these areas before, including washing, repainting, sealing and any coating that was applied.
Earlier treatments change what a surface does now, and their absence from the story misleads everyone.
Record whether the same spots appear in more than one room in the same position, such as the same corner on different floors.
Repetition in the same position usually points at the construction rather than at how a single room is used.
3.Heating patterns and the rooms left cold
How a home is heated shapes where moisture settles. Record the honest pattern, including the rooms nobody bothers to heat.
Write down which rooms are heated, which are heated only sometimes, and which are closed off from the rest of the property altogether.
Unheated rooms within a heated home behave very differently and are where problems tend to concentrate.
Note whether the heating runs continuously at a low level or in short bursts, and whether that pattern has changed recently.
Surfaces respond slowly, so a home heated in bursts can behave quite differently from one held at a steady temperature all day.
Record which internal doors are usually kept closed, and whether the affected rooms are among those kept shut.
Closed doors decide where moist air travels and where it settles, and the habit is rarely mentioned unless asked about.
Note whether any room is slept in with the heating off and the door closed, and record how many people use it.
This particular combination comes up repeatedly in moisture discussions, and stating it plainly saves everyone circling around the subject.
Write down where radiators or other heat emitters sit in the affected rooms, and whether furniture or coverings block any of them.
Record whether the property is left empty and unheated for stretches of the colder part of the year, and what happens when you return.
4.What changed shortly before the problem appeared
Moisture problems very often follow a change. Reconstruct the sequence honestly, including changes that seemed unrelated at the time.
Write down when you first noticed the problem and what work had been done to the property in the period before that.
The order of events is frequently the strongest evidence available and is easily lost once time passes.
Note any change in glazing, doors, draughtproofing or sealing, since reducing air movement changes how moisture behaves indoors.
New windows and sealing work often coincide with the first appearance of condensation, which is worth stating plainly.
Record any change in how many people live in the property, how the rooms are used, or how much of the day it is occupied.
Note any change in heating — a new appliance, different controls, a room no longer heated — and roughly when it happened.
A change of heating pattern can move moisture from one room to another without anyone connecting the two.
Write down whether insulation was added anywhere in the property, and note where the edges of that insulated area are.
The edge of an insulated area can behave differently from the rest; ask a qualified professional to consider it rather than assuming.
Record whether an extract fan stopped working, was replaced, was disconnected or was simply switched off at some point.
A fan quietly going out of use is one of the changes owners least often connect with a moisture problem that started around the same time.
5.Lofts, flat roof voids and spaces you rarely open
Some of the clearest evidence sits in places nobody looks at. Only go where it is safe, and photograph rather than rearrange.
Look into the loft on a cold morning if it can be reached safely, and note whether the underside of the roof or anything stored there is damp.
Do not attempt a loft or roof space where the access looks awkward or the boarding uncertain; ask a qualified professional to look on your behalf.
Note whether insulation in the loft looks damp, compressed or pushed into the eaves, and photograph what you find rather than moving it.
Older insulation and dust in a loft may need specialist handling; photograph it and leave it undisturbed.
Record whether any duct, pipe or fan outlet appears to end inside the loft rather than continuing through to the outside.
A fan discharging into a roof space is a common and often decisive finding that owners can spot themselves.
Note whether the property has a flat roof, a box dormer or a ceiling void that cannot be looked into at all, and where it is.
Naming the spaces nobody can see is useful in itself, because it tells a professional where the unknowns are.
Write down whether the loft hatch is sealed or loose in its frame, and whether warm moist air could reach the space through it.
Record whether staining appears on ceilings below any of these spaces, and whether the staining changes with the weather.
Ceiling staining may indicate a leak rather than condensation; treat it as a question for a qualified professional, not a conclusion.
6.Furniture, cupboards and belongings against outside walls
Problems hide behind things. Move what you safely can and record what you find before anyone visits.
Note where furniture stands hard against an outside wall and whether the wall or the furniture behind it is marked, musty or discoloured.
Air that cannot circulate behind a large piece of furniture is one of the most common places for mould to establish.
Record which cupboards are rarely opened and whether anything stored inside them smells of damp or feels cool to the touch.
A musty smell in a cupboard often appears before any visible mark and is worth recording as an early observation.
Note whether a fitted wardrobe or boxed area sits against an outside wall in a bedroom that is kept cool, and what is stored in it.
Fitted furniture on a cool outside wall is a repeated pattern and is easy to miss because it cannot be moved.
Write down whether clothing, bedding, books or papers have been affected, where they were stored and how long they had been there.
Record whether any cupboard contains a pipe, a stop valve or a cylinder, and whether anything around it is wet or stained.
Anything wet near plumbing should be looked at by a qualified plumber before it is assumed to be condensation.
Note whether moving a piece of furniture away from a wall changed anything, and describe what you observed afterwards.
7.Moisture inside the construction rather than on it
Not all moisture appears on the surface. This is firmly professional territory, so gather the facts and prepare the questions.
Ask a qualified professional whether moisture could be forming within the construction rather than on its surface, and record the answer given.
Moisture within a construction cannot be judged from the surface and needs a qualified professional to investigate properly.
Ask what the wall build-up is understood to be, and whether anyone has actually confirmed it rather than assuming from the age of the property.
Assumptions drawn from the age of a building are frequently wrong where earlier owners altered things, so it is worth asking how the answer was reached.
Record whether any part of the property has been rendered, clad, sealed or painted with a coating on the outside, and where that stops.
An external coating changes how a wall handles moisture and is often applied long before the current owner arrived.
Ask what effect adding insulation would have on where the cold surface sits within the construction here.
Where the cold surface sits after insulation is added is a technical judgement for a qualified professional, not a matter of preference.
Note whether earlier work covered a wall with a lining, board or membrane, and whether you know anything about what sits behind it.
Hidden linings are common in older properties and change what any surface observation actually means.
Ask whether monitoring the property over a period would be more useful than a single visit, and what exactly would be measured.
Moisture behaviour varies with the weather, so a single visit in settled conditions can easily mislead everybody.
8.Preparing before any treatment is proposed
The moment a product is suggested is the moment to have your questions ready. Write them down before the visit, not during it.
Write down the questions you want answered before agreeing to any treatment, and take the written list with you into the conversation.
Questions prepared in advance survive a persuasive visit far better than questions thought of on the spot.
Ask whoever proposes a treatment what they believe the cause is and what evidence that conclusion actually rests on.
A proposed treatment without a stated cause and evidence should be treated as a question to take to another qualified professional.
Record whether the person proposing the work also supplies the product or system, and note that when you weigh what you are told.
Knowing where advice comes from is not an accusation; it is simply part of reading the advice sensibly.
Ask what would happen if the treatment does not resolve the problem, how that would be handled, and what would be recorded.
Ask what you would be expected to change in how the property is heated, aired or used, and whether that is realistic for this household.
A solution that depends on the household living differently should be stated openly at the outset rather than after it fails.
Write down what you want any written report to contain, so it remains useful if you later ask a second professional to look.
A report written only for the person proposing the work is rarely useful to anyone else afterwards.

- Insulation edges, where a treated area stops and the untreated wall begins
- Rooms slept in with the door closed and the heating turned off
- Moisture appearing between panes rather than on the room side of the glass
- Ceiling voids and box dormers that cannot be looked into at all
- Whoever proposes the treatment also being the person who supplies it
