1.Naming what you want the glass to change
Glass is asked to do several things at once and they pull against each other. Start by saying what is wrong now, room by room.
List what is wrong in each room, whether that is cold near the window, glare on a screen, traffic noise, fading of furnishings or condensation inside.
Each of those leads to a different conversation, and a supplier given only a request for better glass has nothing specific to work with.
Note when each problem is at its worst, including the part of the day, the weather and whether curtains or blinds were open at the time.
The conditions in which a problem appears are often the most useful thing an owner can report about a window.
Decide which of these matters most to you in each room, because improving one of them often makes another slightly worse.
Glass choices are a set of compromises, and somebody has to say which way to lean before the compromise can be made sensibly.
Record anything about the existing glass you would not want to lose, such as the quality of the light, the clarity of the view or an old pane you value.
Older or unusual glass may be worth keeping; ask a qualified professional what your options are before anything is removed.
Separate what seems to be about the glass from what may be about the frame, the seal or the wall around it, and describe both without deciding which.
A great deal of what owners attribute to glass turns out to be happening at the edge of the opening instead.
2.Warmth and the cold feeling near a window
The sensation of cold near a window has more than one cause. Describing the sensation accurately is the owner contribution to sorting it out.
Note where in each room people avoid sitting when the weather is cold, and how close that spot is to the window.
Rooms get used differently in cold weather without anybody remarking on it, and where people move to is genuine evidence.
Try to notice whether the cold feels like moving air or like a cold surface nearby, since the two feel similar but come from different places.
Cold radiating off a pane and a draught through a gap are different problems, and the household is well placed to describe the difference.
Ask what any performance figures given to you actually describe, what they leave out and how two options should properly be compared.
Performance figures need interpreting by a qualified professional; a number in a brochure is not a description of how a room will feel.
Ask what happens at the edge of a sealed unit where it meets the frame, and whether that is where cold and condensation tend to show first.
The edge of a glazed unit behaves differently from the middle, which is why a corner mists while the rest of the pane stays clear.
Note what covers each window in the evening, such as curtains, blinds or shutters, and whether anything sits between them and the room.
What is drawn across a window at night affects both comfort and the surface of the glass more than owners tend to expect.
Ask what adding a further pane would mean for the weight of the unit, the depth of frame needed and the way the window looks in the wall.
Whether an existing frame could take a different unit must be established by a qualified professional and never simply assumed.
3.Daylight, tint and what coatings do to a room
Coated glass changes light in ways a sample under showroom lighting rarely reveals. Ask to see it in conditions like your own.
Ask to see a sample held against the sky and against a plain white surface in daylight, rather than judging it under showroom lighting.
Coatings show their colour against a plain background in natural light, and almost nowhere else.
Note which rooms are already dim, which face away from the sun and where daylight arrives through only one opening.
A room already short of light has little to give away, and that limits what a coating can reasonably be asked to do there.
Ask how the glass would look from outside, including whether it reflects noticeably or reads differently from the panes beside it.
Reflective or tinted glass changes the appearance of a building, and mixing it with untreated panes is very visible from the street.
Note any room where a slight colour shift would matter, such as a place where you paint, sew, photograph or match colours.
If colour rendering matters to you, say so to the supplier before ordering rather than assuming any option is neutral.
Ask what each option does to the view, particularly at dusk and after dark when a coated pane can behave more like a mirror.
The view is the reason most windows exist, and it is rarely discussed while performance options are being compared.
Record where clear and obscured panes would sit within the same window or the same elevation, and how the two would read together.
Mixing clear and obscured glass on one elevation is common and can look accidental unless it is thought about deliberately.
4.Glare, heat and the room that gets too much sun
Too much sun shows itself in two quite different ways. Work out which one you actually have before anybody proposes glass for it.
Separate glare from heat: note whether the complaint is that a screen cannot be seen and eyes hurt, or that the room becomes uncomfortably warm.
Glare and heat gain are addressed differently, and treating one as though it were the other is a common and frustrating misunderstanding.
Record which rooms warm up, at what part of the day and whether the warmth persists into the evening after the sun has moved off them.
When a room warms and when it cools says a great deal about where the heat is arriving and what it is being stored in.
Note what already shades each window, such as a tree, a neighbouring building, an overhang or a blind, and whether that changes with the season.
Existing shade shapes what the glass is being asked to do, and a tree that drops its leaves changes the picture completely.
Ask what reducing solar heat through the glass would do to the daylight in that room, since the two are usually connected.
The balance between heat, light and glare is a design matter for a qualified professional and depends on the whole room, not the glass alone.
Note anything visibly affected by sunlight, such as a faded floor, a bleached fabric or a piece of furniture you move to protect.
Fading is a familiar owner observation and it identifies precisely where the strongest sun is landing in the room.
Raise glass and shading in the same conversation rather than separately, and ask which part of the problem each of them can actually reach here.
Glass and shading solve overlapping problems, and choosing one without discussing the other tends to leave a gap between them.
5.Noise expectations and what glass can reach
Glass is often expected to solve a noise problem it can only partly reach. Describe the noise carefully before asking anything of the glass.
Describe the noise you want reduced, where it comes from, whether it is constant or occasional and which room suffers from it most.
A constant hum and an intermittent bang are different problems, and the distinction shapes what anybody can usefully suggest.
Note whether the noise is much the same with the windows shut, and whether it seems to come through the glass, around the frame or through the wall.
If closing the window changes little, the glass may not be where the problem is, which is worth establishing early.
List other routes noise could take into the room, such as a letter plate, an extract fan, a vent, a loft hatch or an open flue.
Sound finds every gap, and replacing glass while leaving an obvious opening untouched disappoints a great many owners.
Ask what changing the glass alone would realistically achieve here, and what else would have to change to reach what you are hoping for.
Expectations about noise should be discussed with a qualified professional; no glazing option can be assumed to solve a noise problem.
Raise whether varying the panes within a unit is relevant to what you are trying to achieve, and what that would mean for the frame.
There are several ways a unit can be arranged where sound matters, and it is a specialist question rather than an owner decision.
Note when the noise actually troubles you, such as while sleeping, working or on the telephone, since that shapes what any answer has to do.
Noise that only matters at night points somewhere quite different from noise that ruins a working day.
6.Privacy and where obscured glass matters
Privacy is easy to describe and often left until last. Work out who can see in, and from exactly where.
Identify which windows are overlooked and from where, by standing outside at the point that worries you and looking back at the house.
Overlooking usually looks quite different from outside than it feels from inside, and checking takes only a few minutes.
Note how each room reads from outside after dark with the lights on, since that is when a house is most visible and least often checked.
A room that feels private during the day can be entirely open in the evening, and owners almost always discover this afterwards.
Ask how the available obscured options differ in how much they conceal and how much light they let through, and ask to see samples.
Obscuration varies considerably and the difference is far more obvious in a sample than in any written description.
Ask which way round a patterned or textured surface is normally fitted, and what that means for cleaning and for appearance from each side.
Which face the texture sits on affects how the pane cleans and how it looks, and it is decided at the point of manufacture.
Note where obscured glass would take away a view you value, and consider whether only part of the opening actually needs treating.
Where privacy and daylight conflict, discuss the options with a qualified professional before committing a whole opening to one of them.
7.Positions where glass is treated differently
Some positions in a building are treated differently from others. This is a list to hand over to a professional, not one to settle yourself.
Note any pane that reaches close to floor level or sits where somebody could walk or fall into it, and mark it on your list of openings.
Which positions call for particular glass is set by local requirements; ask a qualified professional to identify which of your openings are affected.
List any glass in a door or in the panel immediately beside a door, including a side light next to an entrance or a glazed panel in a lobby.
Openings around doors are treated as their own category in most guidance, and owners rarely think to mention them at all.
Record any glazing at the bottom or the side of a stair, on a landing, or anywhere there is a drop on the far side of the opening.
Glazing near a stair or a change of level involves local requirements and should be raised with a qualified professional early.
Note any glazing in a bathroom, a shower area or low on a wall where somebody might lean against it while wet or unsteady.
Wet areas and low openings are frequently overlooked when an owner is going through the house room by room.
Ask who is responsible for identifying which of your openings are affected, and for confirming it in writing before anything is manufactured.
Do not settle this from what a neighbour has done; confirm locally what applies at your own property before ordering.
Record what glass appears to be in each of these positions now, without assuming that what is there is what would be used again.
Existing glass is a starting point for the conversation, not evidence of what would be right in a replacement.
8.Living with sealed units after installation
Glass has a life after the fitting team leaves. These are the questions owners usually wish they had asked at the beginning.
Ask what misting between the panes indicates, what the warranty paperwork says about it and who would deal with it if it appeared later.
A warranty on a sealed unit is written by whoever supplies it; ask them what it excludes rather than assuming a unit is covered for good.
Ask what would happen if one unit had to be replaced later, whether a match could be obtained and how noticeable any difference might be.
A replacement unit that does not quite match its neighbours is a lasting annoyance and an entirely foreseeable one.
Ask how visible marks or imperfections in glass are assessed, from what distance and in what light, and where that is written down.
There are established ways of judging what is acceptable in a pane, and knowing them beforehand prevents a difficult conversation later.
Note that condensation sometimes appears on the outside face of well performing glass in certain conditions, and ask what that indicates.
Condensation on the outer face surprises owners and is often reported as a fault, so understanding it in advance saves a good deal of worry.
Ask what the glass and any coating need in the way of cleaning, and what should be avoided so that a treated surface is not damaged.
Follow what the supplier states about cleaning any coated surface rather than assuming an ordinary method suits it.
Record who to contact about the glass specifically, what paperwork you should be holding and where it is going to be kept.
Glass is often supplied through more than one party, and knowing who is responsible before there is a problem saves a great deal of time.

Documents and information to gather
Having these to hand usually makes the first conversation shorter and more useful.
- A room by room note of what is wrong at each window and when it is at its worst
- Photographs taken from outside showing what can be seen into each room
- A list of every opening with anything unusual about its position marked on it
- Notes on where condensation appears, on which surface and in what weather
- Any written specification or offer you already hold that mentions the glass
- Photographs of the existing glass, including any older or patterned panes
Records
Decisions to record before work begins
Write these down in your own words, with the date, so everyone is working from the same version.
- Which problem matters most in each room where they pull against each other
- Whether a slight tint or colour shift would be acceptable to you
- Where privacy is needed and whether it applies to a whole opening
- What you expect a change of glass to do about noise, written in plain words
- Which openings you are asking a professional to identify as special positions
- What you want to be told before manufacture begins, and by whom
