The checklist
Work through the sections
Tick the boxes on paper or on screen — nothing is stored, so print the page if you want to keep your marks.
1.Building a register of the details you hold
A detail meeting goes wrong most often because nobody is sure what was issued. Start by writing down exactly what is in front of you.
List every detail sheet you hold by its reference and revision, together with the date it reached you and who sent it.
A register makes it obvious when a later revision arrives and when one of the sheets you were promised never did.
Note which detail references appear on the general drawings, and tick off the ones you have actually received a sheet for.
Details are usually called up on plans and sections long before they are drawn, and the gap between the two is where problems live.
Write down where older copies of the same detail are still sitting, including printed sets, email attachments and anything on site.
A superseded sheet in a folder on site is a genuine risk, and knowing where they are is the first step to clearing them.
Record who else has been issued with these details, since a question you raise may need answering for several parties at once.
Keeping the distribution written down avoids a decision reaching one trade and not the one working next to them.
Note what status the sheet carries in its title block, and ask what that status means for whether anything can be built from it.
The status wording is the clearest signal of how settled a drawing is, and owners routinely read too much into it.
Write down which details you expected and have not received, so the list of gaps comes from you rather than emerging later on site.
A gap raised at review is a question; the same gap raised during the work is usually a change.
2.The junctions an envelope set is expected to reach
Work through the outside of the building in your head and name the places where two things meet. Then look for each one in the set.
Check whether the set covers the eaves, the verge, the ridge and anywhere the roof runs into a wall or a chimney.
Roof edges are where most water gets in and where several trades hand over to one another.
Look for a detail at the head, the jamb and the sill of the openings, and note whether different opening types are covered separately.
One opening detail is often drawn and then assumed to apply to every window and door on the job.
Check for a detail at each external door threshold, including any door onto a terrace, balcony or level area.
Threshold arrangements involve water and access questions that must be settled by a suitably qualified professional and confirmed locally.
Look for what is drawn where the wall meets the ground, and note whether the outside ground level is shown at all.
The base of the wall is the detail most often left out, and it is the one hardest to change once built.
Check whether parapets, upstands, rooflight kerbs and any flat area edges are drawn rather than described in a note.
Upstands and kerbs get covered by other work early, so a missing detail there is very hard to resolve afterwards.
Note whether the set shows how new construction meets the existing building, since that junction is specific to your property and cannot be standard.
Junctions between new and existing construction depend on what is actually found on site and must be resolved by a suitably qualified professional.
3.Following each layer across the junction
A detail is really several lines that each have to get from one side of the drawing to the other. Follow them one at a time.
Put a finger on one line at a time and follow it across the whole detail, noting each point where it stops, thins or hands over to another line.
Tracing one layer at a time is the single most useful thing a non-designer can do with a detail sheet.
Note where a layer simply runs off the edge of the drawing, and ask which other detail is meant to pick it up.
The edge of a sheet is not a junction, but it becomes one if nobody says which drawing continues the line.
Write down where a note describes something the drawing does not actually show, and ask whether a further detail exists for it.
A written note carries less on site than a drawn line, and the difference matters when the work is being set out.
Ask how one layer is meant to be joined to the next where they meet, rather than accepting that the lines simply touch on paper.
How layers are joined is a technical matter for a suitably qualified professional; an owner should ask the question, not resolve it.
Compare two details that share the same junction from different directions, and note anything that appears differently in each.
Corners are drawn twice from different angles, and the two versions do not always agree with one another.
Note anything marked as indicative, diagrammatic or subject to confirmation, and ask when it becomes something that can be built from.
Indicative material is perfectly normal at one stage and a problem at another, so the timing of its resolution matters.
4.Where the water is sent at every detail
Every part of the outside sheds water somewhere. Ask each detail where the water goes and what stops it going inwards.
Ask which way each horizontal or sloping surface in the detail is intended to fall, and where the water it collects finally leaves.
Falls are often assumed and rarely stated, and a surface that falls the wrong way is very hard to correct afterwards.
Note whether the drawing shows how water is thrown clear at a sill, a coping or a projecting edge, and ask if you cannot see it.
Water running back along the underside of a projection produces the streaked staining seen on so many buildings.
Ask what the detail expects to happen to any water that does get past the outside face, and where it is intended to go.
How a construction manages water that passes the outer face is a design matter for a suitably qualified professional to explain and to justify.
Note where outlets and overflows appear in the details, and ask what the arrangement does if one of them becomes blocked.
Blockage is normal over the life of a building, and the answer to that question tells you a lot about the design.
Check how gutters, downpipes and hoppers meet the details, including how they are fixed back and what they discharge onto.
Rainwater goods are frequently drawn on one sheet and detailed on none, which leaves their fixings to be improvised.
Ask what the details expect at the base of the wall, including splashing from paving and the level of any adjoining ground.
The bottom of a wall takes more water than any other part of it, and this is a question worth asking early.
5.Interfaces that belong to a supplier
Some parts of the envelope are designed by whoever supplies them. Establish where those boundaries fall before anyone builds up to them.
List the parts of the envelope expected to be designed by a supplier or specialist rather than shown in full on these sheets.
Supplier designed elements are entirely normal, but the boundary of their responsibility has to be written down somewhere.
Ask who is responsible for the junction between a supplied element and the construction around it, and get the answer in writing.
Responsibility at an interface should be confirmed in writing by the professionals and suppliers involved, not inferred from a drawing.
Ask what information a supplier needs before their part can be finalised, and what has to be settled on site before they can proceed.
Delays at an interface are usually caused by missing information rather than by the element itself.
Note where one party has to finish before another can start at the same junction, and ask how that handover is arranged.
A handover with no named owner is where the weather gets in during the work as well as afterwards.
Write down which decisions at an interface are actually yours, such as an appearance choice, and separate them from technical ones that are not.
Owners are sometimes asked to choose between options that carry consequences they were not told about.
6.Whether the detail can be built in that order
A detail that works on paper still has to be reachable by a person holding a tool. Ask about the order of events.
Ask what has to be built first at each junction, and whether anything shown could only be installed before something else that is already there.
Sequence problems reveal themselves late, and by then the fix is usually a compromise rather than a solution.
Note where the work at a junction would be done from, whether inside, outside, from a platform or from a roof, and whether that is possible here.
Access shapes what can actually be achieved, particularly at a boundary or above a neighbouring property.
Ask whether a sample area or a trial of an awkward junction is intended, and who would look at it before the rest proceeds.
A trial of a difficult junction is a low risk way to find out what has quietly been assumed on paper.
Ask how the opening or junction is protected from weather between one trade finishing and the next arriving.
Temporary protection and site weathertightness are matters for the contractor and a suitably qualified professional to arrange and to monitor.
Note which parts of each junction disappear behind later work, and ask to be told before those points are closed up.
The chance to see a junction lasts a short while, and it goes without any announcement unless one is arranged.
7.Details that only appear once work starts
Some junctions cannot be drawn until the building is opened up. Agree in advance how those will be handled.
List the places where nobody yet knows what is behind the finish, and note that details there may change once the construction is exposed.
Saying this out loud at review prevents a later drawing being treated as a change of mind rather than new information.
Agree who decides what happens at a junction once something unexpected is uncovered, and how that decision reaches everybody.
Decisions taken when construction is opened up should come from a suitably qualified professional attending, not from the owner on the spot.
Ask for a photographic record of what is found at each opened junction, taken before anything is altered or covered again.
That record is the only evidence of why a detail was changed, and it becomes valuable long after the project has finished.
Note that a change at one junction can affect the details either side of it, and ask which other sheets a change would touch.
Details are related to one another, so a change in isolation tends to create a new gap somewhere adjacent.
Write down anything agreed verbally on site about a junction, and ask for it to be confirmed in writing before it is built.
Verbal agreements about details are the ones that nobody can reconstruct later when a question arises.
8.Logging queries and tracking what changes
The value of a review lies in what happens afterwards. Keep the queries and the answers in one place.
Give each query its own number, name the detail reference it relates to, and describe what you do not understand in plain terms.
Numbered queries can be answered, tracked and closed, whereas a long email tends to be answered in part.
Phrase each query as a question about how something is intended to work, rather than as a suggestion about how it should be done.
An owner suggesting a technical solution can shift responsibility in ways that are difficult to unpick, so keep to questions.
Record the answer to each query, who gave it, when, and whether it results in a revised sheet or simply an explanation.
An answer that changes nothing on paper still needs recording, because the next person will not know it was given.
When a revised detail arrives, check it against your query and note whether the revision cloud or note matches what you asked about.
Revisions can address something adjacent to the query rather than the query itself, which is easy to miss.
Keep the final issued details, the query log and the answers together with your property papers rather than scattered across messages.
This is the set that explains the building to whoever works on it next, including you.

Having these to hand usually makes the first conversation shorter and more useful.
- Every detail sheet you have been issued, with its reference, revision and date
- The general drawings that call up those details, so references can be matched
- Any written notes, schedules or descriptions that accompany the detail sheets
- Correspondence in which a junction or an interface has already been discussed
- Information about supplied elements and what their supplier is responsible for
- Photographs of the existing construction where new work will meet it

- Who is responsible for the junction between the supplied element and the construction?
- Can this junction be built in the order the drawings imply, and who checks that?
- What status do these sheets carry, and can anything be built from them yet?
- How will junctions be resolved where the existing construction is still unknown?
- What would you like recorded or photographed before each junction is closed up?

- Do not mark up a drawing in a way that could be read as an instruction, and never propose a technical solution in a query.
- Nothing in this checklist establishes what applies at your address, which has to be confirmed locally with the relevant authority.
- A drawing you were sent for information is not the same as one that can be built from, so always ask what its status means.
