1.What the loft hatch already tells you
Most of the useful information is visible from the opening without going any further. Record it before anybody climbs in and disturbs the space.
Note what can be seen from the hatch alone: whether any material lies between the joists, whether it looks even, and where it simply stops.
A description taken before anyone walks about is the only version that shows the loft as it has actually been sitting.
Write down roughly how the existing material sits against the tops of the joists, using the timber as your reference rather than measuring anything.
Whether the joists are buried or standing proud is the single quickest indicator of what has been done here before.
Photograph the space in each direction from the hatch, taking in the eaves, the ridge line and any point where the covering ends abruptly.
Photographs let a professional see the space before they visit and often change the questions they arrive with.
Record whether more than one layer or more than one type of material appears to be present, since lofts are usually topped up rather than stripped out.
Mixed layers hint at a history of partial work, and that history matters when the next layer is considered.
Note where the material has been trodden down, pushed aside or lifted for access, and mark those places on a rough sketch of the loft.
Compressed and displaced areas are where performance quietly disappears, and they cluster around whatever people reach for.
Ask a qualified professional to look before you pull anything up, particularly in an older property where the loft has never been cleared.
Older loft materials, boards and accumulated dust can need specialist identification and handling; do not disturb anything you cannot identify.
2.Insulating at ceiling level or following the slope
These two approaches produce completely different lofts. Deciding which one you expect, and saying so early, prevents a great deal of rework.
Decide and record whether the loft is meant to stay a cold, unused void or whether it may become part of the heated building at some later point.
Almost every other question in this checklist resolves differently depending on that single answer.
Note that treating the ceiling leaves the loft cold, while following the slope brings the void inside the warm part of the building, and write down which you are picturing.
Owners often describe one and expect the other, and the difference only surfaces when the tank freezes or the head height vanishes.
Consider what a colder or warmer loft would mean for whatever is stored there, including anything that suffers in damp or cold conditions.
A loft that becomes markedly colder can change how stored items behave, which owners rarely think about until afterwards.
Write down whether the slope could take material without losing head height you would later regret, and ask what depth would actually be involved.
Depth taken off the slope is permanent, and it is the constraint that most often kills a later conversion idea.
Record whether part of the roof is already lined, boarded or plastered from an earlier attempt, since that hides both the timber and whatever is behind it.
Anything already covered has to be opened up or worked around, and both routes change the scope.
Ask what would have to be taken out again if the loft were treated at ceiling level now and converted at a later point.
Whether a loft could ever become habitable, and what that would involve, is a question for a suitably qualified professional and for confirming locally.
3.Air paths at the eaves, ridge and gables
A roof void usually relies on air moving through it. Record what you can see of that arrangement without deciding whether it is sufficient.
Note whether daylight is visible at the eaves from inside the loft, and where material appears to have been pushed hard into that corner.
The eaves are where insulation and air paths compete for the same narrow space, and the loser is rarely recorded.
Record any vents visible at the eaves, along the ridge, in the soffits or in a gable wall, and photograph each one from inside and outside.
Knowing what already exists stops a conversation drifting into general advice about roofs in the abstract.
Write down whether a membrane or felt appears to sit beneath the covering, and whether it looks torn, sagging or brittle where you can see it.
What lies under the tiles changes how the void behaves, and its condition is visible from inside without touching anything.
Ask a qualified professional how air is intended to move through this particular roof once the insulation is increased or moved.
Whether a roof void is adequately ventilated is a technical judgement for a suitably qualified professional, not something to conclude from looking.
Note any sign that birds, wasps or vermin have been in the roof space, and where they appear to have got in and out.
Their entry points often coincide with damaged vents or gaps, which is useful information for whoever surveys the roof.
Photograph where any bathroom or kitchen extract duct goes, and note whether it appears to end inside the roof space rather than at an outside face.
A fan discharging into a roof void is a moisture question for a qualified installer; do not re-route ductwork on the strength of a checklist.
4.Everything already living in the roof space
A loft is rarely empty. List what is up there now, because insulation changes the conditions around all of it.
List what currently sits in the loft: any water tank, pipework, cabling, aerial or dish feeds, flue, ductwork, alarm equipment and stored belongings.
A written inventory is what turns a vague brief into something an installer can plan around.
Note where pipes and any tank sit relative to the existing material, since covering beneath them leaves them in a colder space than before.
Freezing risk to tanks and pipework above new insulation is a matter for a qualified plumber to advise on before any work is planned.
Record whether cables run over, under or through the existing material, and photograph any that are clearly buried in it.
Cables buried in loft material are something a qualified electrician has to look at before any further covering is planned.
Photograph any light fittings, loudspeakers or vents that break through the ceiling from the rooms below, and note which rooms they serve.
Every penetration interrupts the line you are trying to make continuous, and they are invisible once you are standing in the loft.
Write down whether a flue, chimney or hot pipe passes through the loft, and ask what separation it needs before anything is packed around it.
Clearances around flues and hot surfaces must come from the appliance installer and a suitably qualified professional, never from a general checklist.
Note any solar equipment, aerial or alarm cabling installed by somebody else, and ask who would need to attend if it has to be moved.
Third party equipment can hold up a straightforward job simply because nobody worked out in advance whose it was.
5.Storage, boarding and how the loft is reached
Storage and depth pull against each other. Settle what the household actually needs from the space before anyone proposes a build-up.
Decide and record whether loft storage matters to the household, and write down what is genuinely kept up there rather than what could be.
Many lofts hold things nobody has looked at in a long while, and admitting that changes the whole discussion.
Note that boarding laid straight onto the joists tends to squash whatever is beneath it, and ask how storage and depth are meant to coexist here.
This is the most common way a loft ends up worse after work than it was before, and it is entirely avoidable at the planning stage.
Write down what would happen to the stored items during the work, where they would go and who is moving them.
Clearing a loft is a real task that gets left out of the scope and then lands on the household at the worst moment.
Consider whether the hatch is awkward or tight to get through, whether it is insulated at all, and whether it closes against anything.
The hatch is often the largest single gap in an otherwise treated ceiling, and it is regularly left exactly as found.
Record whether there is a fixed ladder, a loose ladder or nothing at all, and note who in the household actually goes up there.
Access arrangements shape what is realistic afterwards, and they are far easier to change while other work is already going on.
Ask a qualified professional whether the ceiling structure can carry boarding and stored belongings before anyone assumes it can.
What a ceiling can carry is a structural question for a suitably qualified professional, and it should be answered before storage is planned.
6.Flat areas, dormers and roofs with no void
Loft work often stops where the accessible void stops, leaving the coldest parts of a roof untouched. Name those parts now.
Note which parts of the roof have no reachable void at all, such as a flat area, a dormer cheek, a bay roof or a shallow porch roof.
These are the areas that quietly fall outside a loft scheme and then stand out afterwards as the cold rooms.
Write down whether the ceiling below any flat area feels colder than the rest or carries marks, and photograph what you can see.
Observations from below are often the only evidence available where there is no void to look into.
Record where a sloping ceiling meets a flat one in a room in the roof, since material frequently stops at that change and nobody notices.
Those internal junctions are hidden by plaster and only reveal themselves through cold patches or marks in a line.
Ask how a flat area would be dealt with and whether that means working from above or from inside, because it changes the disruption entirely.
How a flat roof build-up should be arranged, and what it means for moisture, is a matter for a suitably qualified professional.
Consider whether a dormer, its cheeks and its flat top were built at a different time from the rest of the roof, and gather anything you hold about that work.
Later additions often have a different make-up behind the finish, which is why they behave differently in use.
Note any part of the roof that sits over an unheated area such as a garage or a passage, and record whether the space below it is heated at all.
Treating a roof over an unheated space achieves something quite different, and it is worth being deliberate about it.
7.What to settle before anyone goes into the loft
A loft is easy to work in and hard to revisit. These are the points worth agreeing before the space is covered again.
Agree in writing who empties the loft, who returns the belongings afterwards and what happens if something is damaged in the process.
Responsibility for clearing and reinstating stored items is one of the most common gaps in a loft scope.
Record how the loft will be reached during the work, which rooms it passes through and whether the household can still use the hatch meanwhile.
The route in matters more than people expect, particularly where the hatch sits above a landing or a bedroom.
Write down what you want in place at the end: a sealed hatch, a boarded walkway, lighting, or a clear route to a tank, valve or junction.
These are trivial to include while someone is up there and awkward to arrange once the job has finished.
Ask whoever does the work to photograph the timber, the eaves and any services before they disappear beneath the finished layer.
That set of photographs becomes the only record of what is up there for whoever next opens the space.
Ask what information the installer or designer needs from you, and gather it in one place rather than answering questions piecemeal.
Assembling it once saves the repeated back and forth that stretches out an otherwise simple job.
Decide who you contact if something unexpected turns up in the loft, and agree that work pauses until you have heard back.
If unfamiliar materials, staining or damaged timber are found, stop and take advice from a suitably qualified professional before anything continues.
Preparation
Documents and information to gather
Having these to hand usually makes the first conversation shorter and more useful.
- Photographs taken from the loft hatch in each direction, including the eaves
- Anything you hold about earlier loft work, roof repairs or a previous conversion
- A rough sketch of the loft marking the hatch, any tank, pipe runs and boarded areas
- Information about ceiling light fittings and any cabling installed in the roof space
- Paperwork or manuals for extract fans, ducting or equipment discharging near the roof
- Notes on which rooms under the loft are hardest to keep warm, and when that is noticed
Records
Decisions to record before work begins
Write these down in your own words, with the date, so everyone is working from the same version.
- Whether the loft stays a cold store or becomes part of the heated building
- Whether storage is kept, reduced or given up in favour of a deeper build-up
- What happens to the belongings currently in the loft while work is going on
- Whether the hatch is enlarged, sealed, upgraded or left exactly as it is
- Which parts of the roof are in scope and which are being left out on purpose
- Who is asked about pipework, cabling and flues before anything is covered over

- What should be done about the cables running through the existing material?
- Can this ceiling carry boarding and stored belongings, and who establishes that?
- How would the flat area and the dormer be dealt with alongside the main loft?
- What separation does the flue passing through the loft need from any material?
- What would have to be undone here if the loft were converted at a later point?
- What should be photographed before the space is covered, and who keeps those images?

Commonly overlooked items
- Material pushed hard into the eaves and closing the path air was meant to take
- An extract fan that discharges into the roof space rather than to an outside face
- Light fittings breaking through the ceiling from the rooms below
- A water tank and its pipework left sitting above a newly colder loft
- Dormer cheeks and flat areas that a loft scheme quietly skips over
- Boarding laid straight across the joists and flattening whatever is underneath
- The hatch itself, usually the largest single opening left in a treated ceiling
