1.Tracing the insulated line around the building
Insulation only works as a continuous line. Before discussing materials, establish where that line is meant to run and which spaces sit inside it.
Ask the designer to show you one drawing with the insulated line traced continuously around the whole building, and keep a copy with your project papers.
Asking for the line as a single unbroken mark is the quickest way to reveal whether anybody has actually thought it through end to end.
Walk that line around the building yourself and note every place it passes something awkward, such as a doorway, a change of level or an existing wall.
Walking the route turns an abstract drawing into a list of real locations you can ask specific questions about.
Write down which spaces are intended to sit inside the insulated line and which fall outside it, including any porch, garage, store or covered area.
Ambiguous spaces are where owners and designers most often turn out to have assumed different things without ever discussing it.
Note whether the line runs across the ceiling or follows the roof slope, since that single choice decides whether the loft is a warm space or a cold one.
It also determines whether pipes and tanks up there sit in the heated part of the building, which matters in a hard winter.
Ask what happens where the line meets a party wall or a wall shared with an unheated space, and record the explanation you are given.
Anything involving a wall shared with another property may carry obligations towards the adjoining owner; take advice from a qualified professional.
Record which rooms you genuinely heat and which you leave cold through winter, since the proposed line may not match the way the house is really used.
A strategy drawn for a uniformly heated house behaves differently in one where a back room is never warmed, and the designer needs to know.
2.Corners, thresholds and the places the line breaks
The line rarely fails in the middle of a wall. It fails where two elements meet, or where something has to pass through it.
Ask which junctions the designer considers most difficult on this particular building, and what is being proposed at each of them.
The answer tells you where the risk sits, and a designer who cannot name the difficult junctions has probably not looked closely yet.
Note how the floor meets the external wall at each external door, since thresholds are where continuity is hardest to maintain and easiest to overlook.
Threshold junctions have to satisfy insulation, waterproofing and level access at once, which is why they get resolved late and badly.
Write down every item that passes through the envelope, including flues, extract ducts, waste pipes, cables, meter tails, taps and the letter opening.
Penetrations are added by different trades at different times, so nobody holds the complete list unless the owner starts writing one.
Ask who is responsible for the detail at each junction, and whether those details will be drawn before work starts rather than resolved on site.
Junction details affect matters that qualified professionals are responsible for; ask who is producing them rather than accepting that it will be sorted out later.
Note any existing structure that crosses the line, such as a joist bearing into an external wall or a beam continuing out to support something outside.
Structure that passes through the envelope is a known difficulty, and it is usually visible to an owner long before it appears on a drawing.
Consider balconies, canopies, brackets and anything else fixed to or projecting from the building, and ask how the line is maintained where they attach.
Fixings that pass through the envelope involve both structural and fabric considerations; put the question to a qualified professional rather than the installer alone.
3.Airtightness as a separate question entirely
Insulation and airtightness are different things achieved by different layers. Owners are often surprised to learn that nobody has been made responsible for the second.
Ask which layer in the build-up is intended to be the airtight one, and ask to see it identified clearly on a drawing rather than described in conversation.
If nobody can point to it on paper, it is unlikely to survive contact with several trades working in the same wall.
Write down who is responsible for maintaining that layer once plumbers, electricians and joiners are all working in the same area.
This is a coordination question rather than a technical one, and it is exactly the sort of thing that falls between trades.
Ask whether any testing is expected, who arranges it and at what point in the works it would be carried out.
Whether testing is required, and what would satisfy the relevant authority, must be confirmed with a qualified professional and the local building control body.
Note that sockets, switches, downlights and loft hatches all puncture surfaces, and ask how those penetrations are intended to be dealt with.
These are added long after the insulation conversation has finished, which is why they are the most common source of unplanned holes.
Ask what would happen if a test result was not what had been expected, who would investigate and who would carry out any remedial work.
Remedial obligations after a disappointing result are contractual; take advice from a qualified professional rather than relying on a verbal assurance.
Record which existing parts of the building will remain as they are, so nobody quietly implies the whole house will behave like the new work.
Expectation management here is genuinely useful, because a well-sealed extension attached to a draughty house behaves like neither on its own.
4.Moisture, drying and condensation risk
This is the part of the subject where owners must ask rather than conclude. Your job is to describe what the building already does and hand it over.
Ask a qualified professional how moisture is expected to move through the proposed build-up and what analysis or evidence supports that expectation.
Condensation risk in a build-up is assessed by qualified people using proper analysis; it cannot be judged by an owner from a description of materials.
Note where condensation already appears in the existing house during winter, and photograph those places before any work begins.
Existing patterns tell a professional a great deal about how the building behaves, and the evidence disappears as soon as decorating starts.
Write down whether any existing external wall appears to be solid rather than cavity, and ask what changing its insulation would mean for how it dries.
How a solid or traditional wall handles moisture is a specialist question; seek advice from someone experienced with that form of construction.
Ask how the insulation strategy and the ventilation strategy relate to each other, and whether the same person is holding both in mind.
Tightening a building without settling how it will be ventilated is the single most common way a fabric improvement creates a damp problem.
Note any part of the building that stays cold or damp regardless of heating, and describe what you observe plainly rather than offering a theory about it.
Plain description is more useful than amateur diagnosis, because the professional can then look without having to unpick your assumption first.
Record whether existing floors are suspended timber or solid, and note where airbricks or vents serve any void beneath them.
Ground floor construction changes the moisture discussion completely, and blocked ventilation to a timber floor is a well known problem.
5.Thickness and everything it pushes against
Insulation occupies space, and that space is taken from somewhere. Working out where is an owner-side conversation worth having early.
Ask how the proposed wall build-up compares in thickness with the existing wall, and where that additional thickness is being taken from.
The answer is either from the room or from the outside face, and each has consequences the owner should choose rather than inherit.
Note which rooms would lose floor area if insulation is added internally, and decide room by room whether that trade is acceptable to you.
A narrow room, a small bathroom or a tight landing can be genuinely compromised, while a larger room may not notice at all.
Write down how window reveals would look with a thicker wall, since deeper reveals change daylight, sill depth and the character of the room.
Reveal depth is one of the most visible consequences of an insulation decision and is almost never discussed until it is built.
Ask what happens at the eaves and at the base of the wall where added thickness has to stop, and how weather is kept out at those points.
Terminating an insulated build-up involves weatherproofing detail that belongs with a qualified designer, not with an on-site decision.
Note whether adding thickness to the floor would change threshold heights at external doors, and what that means for steps and paths outside.
Floor build-ups routinely change the relationship between inside and outside, which then quietly becomes a landscaping problem.
Record which existing features would be affected by added thickness, such as a fireplace, a stair, a window seat, a radiator or a fitted cupboard.
Making the list yourself surfaces items the designer cannot see on a survey drawing, particularly things you value for reasons nobody guessed.
6.Where new work meets the house you already have
Most insulation disappointments happen at the boundary between improved and untouched construction. Establish exactly where that boundary is.
Write down which parts of the existing building are being kept exactly as they are, and confirm that everybody in the conversation is working from the same list.
Owners often assume more is included than the specification covers, and this is the easiest possible moment to discover the difference.
Ask what happens at the point where new insulated construction meets an existing uninsulated wall, and what is proposed at that transition.
Transitions between improved and untouched fabric can create conditions worth assessing; put the question to a qualified professional before work starts.
Note the condition of the existing fabric wherever it is visible, including damp staining, powdery salt marks, crumbling mortar or previously patched areas.
These observations direct attention to places that may need attention before anything is covered, while they can still be seen.
Ask whether anything needs repair before insulation work is planned, and who is responsible for establishing that on this building.
Whether existing fabric is sound enough to be covered is a judgement for a qualified professional who has examined it, not for a general assumption.
Record whether the property is older or of unusual construction, and ask what that means for the approach being proposed.
Traditional and non-standard construction can behave very differently; seek advice from a professional experienced with that specific building type.
Note where existing services run within walls due to be insulated, including anything you know about but cannot see, and raise it before work is planned.
Services buried in a wall have to be dealt with one way or another, and finding them during the work is the disruptive way to do it.
7.Sequencing, protection and the record you keep
Insulation is installed by several trades and then hidden. What you photograph and record now is what you will have to rely on later.
Ask which trades work on or through the insulated layer and in what order, so you understand how many separate hands touch it before it is covered.
The count itself is informative, because each additional trade is another opportunity for the layer to be cut and not made good.
Ask who looks at the work before it is covered over, how that is recorded and whether you would be told in advance that it is happening.
Ask the contractor and the local building control body what stage checks they expect; never assume a particular visit or approval will take place.
Photograph the walls, floors and roof at each stage before anything is boarded over, working room by room and keeping the images with your project records.
This is the single most valuable thing an owner can do during the works, and nobody else on site has any reason to do it for you.
Ask how the work is protected from weather and damage while the building is open, and who is responsible for that protection overnight and at weekends.
Materials left exposed can be affected before they are ever covered, and responsibility for that is far easier to settle before it happens.
Note that later work such as fixing a shelf, running a cable or fitting a blind can affect layers already installed, and ask what you should tell future trades.
You will be the only person still around who knows what sits behind the plasterboard, so that briefing has to come from you and from your photographs.
Record which product information and installation documents you should be given at the end, and decide now where those papers will be kept.
Ask the contractor and any relevant authority what documentation should accompany the completed work rather than assuming anything is issued automatically.

- Any drawing showing the proposed build-up of walls, floors and roof
- The written specification for the fabric, even if you cannot fully read it
- Photographs of existing condensation, staining or persistent cold areas
- Notes on which rooms you heat and which you leave cold in winter
- Anything written previously about damp or condensation in this property
- Records of previous insulation work carried out by earlier owners

Write these down in your own words, with the date, so everyone is working from the same version.
- Which spaces you want inside the insulated line and which are outside
- Whether the loft is intended to be a warm space or a cold one
- Whether internal floor area may be given up for internal insulation
- Which existing features must survive a thicker wall build-up
- Who your single point of contact is for fabric questions on site
- Where the photographic record and product documents will be kept

Blind spots
Commonly overlooked items
- The threshold at an external door, where continuity is hardest to achieve
- Downlights and sockets cut into a surface long after the fabric was designed
- Airbricks serving a timber floor void being blocked by new external work
- A garage or porch nobody decided was inside or outside the insulated line
- Beams and joists that cross the envelope and continue outside
- How much narrower a small bathroom becomes with internal insulation
- Photographs of the build-up nobody took before the plasterboard went on
What this checklist does not do
- Nothing here specifies insulation materials, thicknesses or performance; those follow from design work by qualified professionals and from requirements confirmed locally.
- Condensation and moisture risk within a build-up must be assessed properly by someone qualified. An owner can describe symptoms but must never diagnose the cause.
- Older and traditionally built properties can respond very differently to added insulation, so seek advice from someone experienced with that form of construction.
