1.What Your Site May Say About Method
Before any method is discussed on its merits, it is worth writing down the site facts that quietly rule things in or out. Most of these are things only you can observe.
Describe the site access in plain terms, including how wide and firm it is and what a large vehicle would meet on the way in.
Access shapes which methods are practical before anything else is considered, and the owner is the person able to describe it most accurately.
Note how much space the plot offers for storing materials and working, and whether that space is reasonably level and firm underfoot.
Methods differ enormously in how much has to be laid out on site, and a constrained plot narrows the sensible options very quickly.
Record whatever you know or have been told about the ground here, and mark clearly that none of it is established.
Ground conditions influence method through the foundations, and hearsay treated as fact is one of the most common early mistakes.
Ground conditions and foundation requirements must be established by qualified professionals through investigation, never inferred from neighbouring properties.
Note anything on or near the site that limits working room, such as a boundary structure, a steep slope, a large tree or an overhead line.
Constraints at the edges of a plot affect what can be manoeuvred into position, which is rarely obvious from looking at a plan.
Ask whether the local context or any designation affects what may be considered here, and treat the answer as something still to be confirmed.
Where a property sits can affect what is acceptable in appearance and construction, which is a matter to establish locally rather than assume.
Whether any local designation or requirement applies to your property is for the local authority and qualified professionals to confirm.
Write down how exposed the site feels in bad weather, based on what you have observed across different seasons.
Exposure affects the practicality of working here and the sequencing of getting weathertight, and you are the one who has actually seen it.
2.What the Method Changes Downstream
A method is chosen once and lived with for a long time. These questions are about what it changes inside the finished building rather than during the work.
Ask what each method under discussion implies for wall thickness, and therefore for the space available inside a given footprint.
Different constructions occupy different amounts of the plan, so a comparison made on external dimensions alone can be quite misleading.
Ask how each method affects where services can run and how easily they can be altered once the building is finished.
Some constructions make later service alterations straightforward and others do not, which matters across the life of the building.
Note what each method is said to mean for how the building feels in warm and cold weather, recording it as their statement rather than as your own.
Thermal behaviour differs between constructions in ways that are hard to judge from a description, so the professional's account is what you record.
Ask what each method implies for sound between rooms and for noise arriving from outside.
Acoustic behaviour is a frequent source of later disappointment because it is rarely discussed while the method is still being chosen.
Thermal and acoustic performance depend on the whole design rather than the method alone, so ask qualified professionals to assess it for your project.
Ask what maintenance each method implies and what would need attention over the years you expect to be there.
Maintenance expectations differ between constructions and are seldom raised at the point the method is actually being decided.
Note which external appearances and finishes each method makes straightforward, and which it makes awkward.
Appearance and method are more closely connected than owners expect, and the connection is easier to explore before a method is settled.
3.Tolerances, Fixings and Changing Things Later
How precisely things line up, and what you can hang on a wall afterwards, both follow from the method. Neither is usually raised until it is too late to influence.
Ask what tolerances each method works to, and what that means for how things line up and meet in the finished building.
Different constructions are built to different tolerances, and expectations formed in another building are a frequent source of dissatisfaction.
Ask how you would fix something heavy to a wall under each method, and what has to be planned in advance for that to be possible.
Fixing a heavy item is straightforward in some constructions and needs prior provision in others, which is easy to plan and hard to retrofit.
What any wall can support, and how anything should be fixed to it, is for qualified professionals to determine for the construction actually used.
Note the items you already know you will hang or mount, and ask at what point their positions have to be known.
Prior provision has to be requested before a wall is closed, and the request depends on you naming the items early enough.
Ask what happens if a change is wanted after elements have been fabricated or delivered to site.
Methods relying on offsite fabrication respond to change differently from those built in place, and knowing this shapes how you make decisions.
Ask how each method copes with an unexpected discovery once work has started on site.
Adaptability varies between methods, and the answer tells you how much certainty you need to have before work begins.
Note which method the people you are speaking to are most familiar with, and ask them directly rather than trying to infer it.
Familiarity legitimately influences advice, and asking about it openly is far more useful than trying to detect it.
4.Access, Lifting and Delivery Implications
Many method decisions are settled by what can physically arrive at the plot. This is the part of the comparison an owner can investigate without any help.
Ask what would have to reach the site for each method, and how large the single largest delivery would be.
The largest delivery is often the constraint that decides the method, and it is a concrete question with a concrete answer.
Walk the route from the public road to the plot and note every pinch point, low branch, tight turn and soft verge along the way.
Owners can survey their own access more thoroughly than a first site visit allows, and the pinch points determine what is feasible.
Ask whether any lifting equipment would be needed, where it would have to stand, and what that requires of the ground beneath it.
Lifting needs firm standing and clear space above, and both are site facts worth establishing before a method is chosen.
Where lifting equipment may stand, and what ground it requires, is determined by the contractor and qualified specialists rather than from a plan.
Note whether anything crosses overhead along the access route or above the plot itself.
Overhead services impose restrictions on lifting and delivery that have to be raised with the operator before anything is planned around them.
Record whether deliveries would have to stop or wait on a road used by other people, and what that might involve.
Where a delivery can pause is often the practical limit on method, particularly on a narrow or shared approach.
Ask what happens if a delivery cannot be made as planned, and what the fallback arrangement would be.
A failed delivery affects the whole sequence, and knowing the fallback tells you how much resilience the approach really has.
5.Who Designs and Stands Behind Each Part
Methods differ in who carries out which part of the design. The gaps between those parties are where most method-related problems actually occur.
Ask, for each method, which parts of the design the supplier or fabricator carries out and which the design team retains.
Design responsibility splits differently by method, and the gaps between the two parts are where problems tend to live.
Ask who coordinates the interfaces between elements designed by different parties.
Interfaces are where methods actually fail, and coordinating them is a role that has to belong to someone by name.
How design responsibility is allocated is a contractual matter, so confirm it with a qualified adviser before relying on any description of who does what.
Note what information each party would need from the other, and at which point in the process it would be needed.
Offsite methods in particular need design information much earlier, which changes what you have to settle and when you have to settle it.
Ask what happens if a fabricated element does not match what has been built on site.
It is an uncomfortable question, and the answer tells you how the risk is shared, which is worth knowing before anything is committed.
Ask what warranty or cover arrangements usually accompany each method and who provides each one, then note it as something to check with your own adviser.
Understanding who stands behind which part is a question to explore with your advisers rather than a conclusion to draw from a conversation.
Note which parties would be involved on site under each method, and how many separate organisations that amounts to.
The number of separate parties affects how much coordination falls to somebody, and it is worth knowing which somebody that is.
6.Getting Weathertight and What Follows
The point at which a building keeps the weather out governs much of what can happen next, and methods reach that point in very different ways.
Ask at what point the building becomes weathertight under each method, and what has to happen before that point is reached.
Weathertightness governs when internal work can begin, and methods differ substantially in how and when they get there.
Ask what protection materials need before and during installation under each method.
Some materials tolerate exposure and others do not, so protection arrangements are a legitimate question to raise at the outset.
How materials must be stored, protected and installed is for the manufacturer and the contractor to specify, so confirm requirements with them directly.
Note whether you are prepared for work to pause when conditions are unsuitable, and ask which method is most affected by that.
Weather sensitivity differs between methods, and knowing your own tolerance for pauses is a real part of the comparison.
Ask how drying out is handled under each method and what that means for the finishes applied afterwards.
Moisture held in the construction affects when finishes can go on, which is among the least anticipated aspects of a method choice.
Ask what temporary works or protection each method needs, and who is expected to provide them.
Temporary arrangements are real work that has to sit with somebody, and assumptions about who covers them are common.
Note what the site would look like to a neighbour at each main stage under each method.
Methods differ in how visible and disruptive their stages are, which matters if you are staying put or have close neighbours.
7.Recording the Comparison Without Deciding It
The owner's job here is to hold the questions constant and write the answers down. The choice itself belongs to people working from information that does not exist yet.
Put each method's answers against the same set of questions, so that you are comparing like with like rather than description with description.
Methods are usually described in their own terms, which makes them hard to compare until the questions are held constant.
Record what each professional said and attribute it to them, rather than merging everything into a single impression.
Attributed statements can be checked and followed up, whereas a blended summary cannot be traced back to anybody.
Note where two people you trust disagreed, and treat the disagreement as the thing worth exploring further.
Disagreement between professionals usually marks a genuine trade-off rather than an error, and it repays understanding.
Write down which of your own requirements each method serves badly.
Recording the weakness of each option keeps the comparison honest and stops an early preference from quietly settling the matter.
Note what you would need to know before you could reasonably choose, and whether anyone has actually been asked to establish it.
Most method decisions stall on an unanswered question that nobody has been commissioned to answer for this particular site.
Keep the comparison open until the survey and design information it depends on actually exists.
Choosing a method before the site is understood puts the decision ahead of its own inputs, which is difficult to unwind later.

- That the same design can occupy noticeably different internal space depending on the method
- Drying out within the construction and its effect on when finishes can be applied
