1.How the surface you already have deals with rain
Whatever is there now has been quietly testing this ground for a long time. Reading what it has been reporting is the most readily available information there is before anything is replaced.
Watch the existing area during heavy rain and note whether water soaks in, sits where it lands or runs off towards something else.
Which of those three things happens, and where the behaviour changes, is the single most useful observation about the area.
Follow the runoff to where it actually ends up and mark that destination, even if the destination turns out to be the lawn.
Owners almost never trace runoff past the edge of the paving, which is where the interesting part of the story begins.
Mark the puddles that appear in the same positions each time, since a repeating position says something about the surface and what lies beneath it.
Repetition separates a fault in the area from a one-off consequence of unusually heavy rain.
Note where moss, algae or weed growth has taken hold across the area, since it usually marks where water and silt come to rest.
Growth records water behaviour continuously, without anybody needing to be outside while it rains.
Record where joints have opened, jointing material has washed out or a crack has appeared, and photograph each one in place.
These are observations anybody can make, and they give a professional a reason to look at particular places first.
What movement or cracking in an existing surface indicates is for a qualified professional to assess before anything is laid over it.
Write down whatever you know about what lies beneath the existing surface, and mark it plainly as unknown where nobody can say.
What is under a surface governs most of what is possible, and it is the thing owners least often have any information about.

2.What the area actually has to put up with
Surfaces are usually chosen from a picture and then asked to do something the picture never showed. Writing down the real use is what prevents that.
List everything that regularly crosses the area, including vehicles, deliveries, bins, a mower, a wheelchair or a pushchair.
The list is usually longer than expected and it changes the conversation more than any preference about appearance.
Note where anything stands in one place for long spells, such as a vehicle, a trailer, bins or a heavy container.
Static loads in one repeated position affect a surface quite differently from the same thing passing over it.
Mark where turning, reversing or repeated manoeuvring happens, since those places take far more punishment than the rest of the area.
The turning point is where surfaces fail first, and it is easy to identify from the wear already visible.
Record how the area is cleared of leaves, snow or debris at present and what tools or equipment are used on it.
How a surface is cleared matters to what will suit it, and it is one of the first things a professional will ask about.
Note where oil, fuel or other spillage has stained the existing surface, and mention it rather than scrubbing the evidence away first.
Where spillage happens is a genuine consideration for any surface that lets water pass through it.
Spillage on a surface that may allow water to pass through raises questions for a qualified professional and the relevant authority.
Note who uses the area and how, including anyone unsteady on their feet, and record it as a requirement to raise rather than a specification.
Stating the requirement plainly lets somebody qualified respond to it instead of guessing what matters to you.
Whether a surface suits particular users is a professional judgement that depends on the whole situation, not on the material alone.
3.Where the water would be expected to end up
Water passing through a surface has to go somewhere afterwards. Everything in this section is a question, because none of it can be settled by an owner.
Ask where water passing through such a surface is intended to end up here, and record the answer rather than assuming it simply disappears.
The most common misunderstanding about porous surfacing is that water stops being a problem for anybody once it is out of sight.
Ask what the ground beneath would have to do, and what has to be established about that ground before anything is chosen.
The answer determines whether the whole idea is worth pursuing at this property, so it belongs at the start.
Ask who decides whether any existing drain, ditch or channel may receive water from this area.
Owners routinely assume an existing gully nearby is available, which is not theirs to assume.
Only the relevant authority or drainage undertaker can say what an existing drain or channel is allowed to receive here.
Ask what is expected to happen in rainfall heavier than usual, and where the water would go if the surface could not take all of it.
What happens when the surface is overwhelmed matters more than what happens on an ordinary wet afternoon.
Point out any water that arrives onto this area from elsewhere and ask how that changes the conversation.
A surface asked to deal with its own rainfall is one thing; one receiving a slope, a roof and a drive is another.
Ask how a surface of this kind behaves in freezing conditions here, and what that means for use and for upkeep.
Cold weather behaviour is rarely discussed at the point of choosing and is noticed sharply afterwards.
4.Edges, levels and where the surface meets the building
Most of the awkwardness in a surfacing project happens at the edges, where the new area has to meet something that is not moving.
Note how the existing surface sits in relation to doorways, air bricks, thresholds and the ground beside the wall, described rather than measured.
This is the relationship most often disturbed by resurfacing and the one with the most serious consequences.
Levels against a building affect the structure and any damp protection and must be set by a qualified professional.
Record what each edge of the area meets, including a lawn, a border, a wall, a boundary, a step or a public footway.
Every edge is a separate detail to be resolved, and listing them stops any of them being treated as an afterthought.
Note where loose material already migrates off the area, since a surface that lets water through can also let material travel.
Material moving off an area onto a lawn or a path is a recurring irritation that is easy to anticipate now.
Record where gates and doors open across the area and how much clearance they currently have, described in your own terms.
A gate that no longer swings is one of the most common and most avoidable outcomes of changing a surface.
Mark every step, kerb or change in level within the area or at its edge, and photograph each one from more than one direction.
Changes in level are easy to overlook on a plan and impossible to overlook once somebody has caught a foot on one.
Changes in level are a trip and access matter for a qualified professional to consider, not something to resolve by preference.
Note whether any edge is shared with a neighbour and whether a change would be visible, audible or felt from their side.
Raising a shared edge early is straightforward; raising it once the work has started rarely is.
5.Upkeep nobody mentions until afterwards
A porous surface keeps working only while it is looked after in the way it needs. These questions are worth asking before anything is chosen rather than afterwards.
Ask what has to be done to keep such a surface working, how regularly in general terms, and who would be doing it.
Upkeep that depends on somebody with equipment you do not have is worth knowing about before a decision is made.
Ask what typically clogs surfaces of this kind here, including leaf fall, silt washed in from a bed or material dropped by vehicles.
Naming the local source of the problem is more useful than a general statement that such surfaces need cleaning.
Ask which cleaning methods are appropriate and which would do damage, and record the answer rather than acting on general advice.
The wrong cleaning approach can undo the property that made the surface worth choosing in the first place.
Cleaning methods vary with the surface used; ask the professional involved rather than applying a general approach.
Ask what happens about plant growth in and around the surface, and what the accepted approach to it is here.
Growth in a porous surface is expected by professionals and comes as a surprise to almost every owner.
Ask what a repair involves if part of the area has to be lifted later, and whether the material could be matched afterwards.
Something will eventually be dug up, and how well the area recovers from that is a fair question to ask now.
Ask what the early signs are that such a surface has stopped working as intended, and write them down somewhere you will find them.
Early signs are easy to act on and easy to miss entirely if nobody has ever described them to you.
6.Appearance, comfort and the practical detail
These are the parts genuinely within an owner judgement, and they are the parts most often delegated by default to whoever is doing the work.
Ask to see a surface of the kind under discussion that has been down for a good while rather than one finished recently.
Surfaces change appearance considerably once weathered, and a fresh example tells you very little about what you will live with.
Note how such a surface feels underfoot and under a wheel, including whether it is noisy, loose or uneven to walk across.
Comfort underfoot is experienced every time the area is used and almost never discussed while choosing.
Note how the colour reads in bright light and in dull wet weather, since surfaces look like different materials in each.
A surface chosen from a sunlit photograph regularly disappoints in the dull wet weather it will mostly be seen in.
Consider whether chairs, tables and anything with narrow legs will stand comfortably, and record what will actually be used there.
Furniture that rocks or sinks is an everyday annoyance and is entirely predictable at this stage.
Note whether the area is used barefoot, by children or by animals, and raise that as a comfort question rather than assuming it is covered.
How a surface feels to those users is rarely part of a specification unless somebody says it out loud.
Note what the area adjoins visually and whether a difference in surface would read as deliberate or as accidental.
A deliberate change of material looks considered; an unintended one looks like something ran out.
7.What has to be confirmed locally before choosing
What is possible at one property is not necessarily possible at the next. None of this is settled by reading; all of it is settled by asking the right body.
Ask what local requirements apply to changing a hard surface at this property, and who is able to confirm them.
The answer depends on the property and its situation, so it has to come from somebody local rather than from general reading.
Requirements differ between areas and properties; confirm locally with the relevant authority rather than relying on anything general.
Where the area meets a public footway, verge or road, ask the relevant authority what applies before anything at all is planned.
Work at that junction usually involves a different body from the one dealing with the rest of the project.
Anything affecting a public footway, verge or road is a matter for the relevant authority alone to determine.
Check whether the property carries any restriction on surfacing or alterations, and ask who is able to confirm what it means.
Restrictions attached to a property are easy to overlook and awkward to discover after work has been arranged.
Find out whether the work you are considering has to be told to anybody in advance, and note exactly who gave you that answer.
Notification requirements vary locally and are worth confirming rather than inferring from what a neighbour did.
Where trees stand near the area, ask whether any are protected and involve an arboricultural professional early in the conversation.
Tree roots and surfacing interact in both directions, and the question is far easier to handle before a design exists.
Protection can attach to trees without any visible sign; ask the local authority what applies here and bring in an arboricultural professional.
Keep a note of every enquiry you make about this surface, naming the body you asked, the date and the substance of the reply.
A dated note of each answer is what allows the same question to be avoided rather than repeated.
8.Sorting what you can settle from what you cannot
The most common failure at this stage is an owner settling the technical questions by preference and leaving the preference questions to somebody else.
Keep two lists, one of preferences that are genuinely yours to settle and one of questions that plainly are not.
Owners routinely decide technical matters by taste and then leave appearance to the contractor, which is exactly the wrong way round.
State the problem the surface has to solve here rather than naming the material you already have in mind.
Naming a material first closes off options before anybody has looked at what the area is actually being asked to do.
Put your preferences in order of importance, so the conversation has something to work with when two of them conflict.
Preferences usually conflict eventually, and an order agreed in advance saves the decision being made under pressure.
Write down what you would not be willing to live with, since that is often much clearer than what you do want.
A short list of unacceptable outcomes is one of the most useful things to give anybody working on the area.
Keep the record of how the existing area behaves, so there is something to compare against once anything has changed.
Without that earlier record, nobody can tell later whether the new surface improved matters or simply moved them.
