Limits
When it is not sufficient
This is general planning preparation. These situations need a qualified professional, and often the relevant authority.
- Judging whether damp in an existing wall or floor is active, which a suitably qualified person has to establish at the property
- Deciding how a wet area is built up, drained or ventilated, which belongs with the installer and the relevant qualified trades
- Choosing which material will survive your wet areas, since that depends on the product, the fixing and how the room is used
- Interpreting stains, smells or recurring marks, which should be put to a suitably qualified person before any finish is settled

1.Telling splashing apart from soaking and steam
Wet area is a single phrase covering several quite different things. Sorting them out first stops one blanket assumption being applied to every surface in the room.
For each area under discussion, write down how water actually arrives: a splash, a spray, water running down a face, a spill that sits, or damp air alone.
These are different exposures with different consequences, and a supplier can only answer usefully once they know which one you mean.
Note which surfaces get wet on their visible face and which get wet at an edge, a back or an underside, since the second is far harder to see going wrong.
Most trouble in damp places starts where nobody looks, and it is usually well advanced by the time it appears on the front of a surface.
Separate places wetted with clean water from those that also meet soap, cooking splashes, grit or whatever the pets bring in with them.
What the water carries changes both the marking and the cleaning conversation, and it is often left out when durability is discussed.
Note where water or air arrives warm rather than cold, and raise heat and moisture together with the supplier rather than asking about either on its own.
Some finishes are asked about only for wetting, when the combination of warmth and moisture is the harder condition in that spot.
How a particular finish behaves under warm damp conditions is for the supplier of that product to state, not something to assume from a sample.
Note which wet areas get wiped soon afterwards and which are simply left, and be honest about which of those two this household really does.
A finish chosen on the assumption of prompt wiping fails quietly in a home where nobody wipes, and that habit is knowable in advance.
Mark the places that are never obviously wet but are often damp, such as the wall behind a drying rack or the back of a cupboard on an outside wall.
Long slow dampness is a different problem from splashing and rarely appears on a plan, because nothing there ever looks wet.
Persistent damp on a wall or in a cupboard should be raised with a suitably qualified person before a finish is chosen for that surface.
2.Reading the marks that show where water lands
You do not have to predict the splash zone. The home you live in has already recorded it, and the evidence is usually visible on a dry morning.
Stand at each sink, basin, bath and shower and look for the marks on the wall and floor around them, then mark that spread on the plan of the new arrangement.
The existing marks show the real reach of the water rather than the polite version assumed when a layout is being drawn.
Note how far spray travels when the shower door or curtain is left the way the household actually leaves it rather than the way it was intended to be used.
The gap somebody habitually leaves open decides which surfaces get wet, and it is a household habit rather than a product fault.
Note the route a wet person or a wet item takes after use, such as bath to towel, shower to mirror, or sink to wherever the wet thing gets put down.
Water leaves the wet area on people and objects, so the exposure follows that line and lands on finishes chosen as though they were dry.
Note what sits beneath anything hung, rested or drained, including coats, boots, mops, a dish rack and the umbrella nobody has anywhere to put.
Dripping concentrates water in a small spot repeatedly, and that spot is normally decided by convenience rather than by the finish beneath it.
Note the surface behind and beside every tap, which is wetted by the backs of hands and by fine spray and is almost never wiped down.
The area behind a tap is awkward to reach, easy to forget when specifying and one of the first places marking becomes visible.
Watch where water sits on the existing floor rather than running away, whether that is a corner, a threshold or the strip in front of an appliance.
Standing water is a much heavier exposure than a passing splash, and the places it collects tend to be consistent from one spill to the next.
Why water sits where it does, and anything about falls or drainage, should be put to the installer and the relevant qualified trades.
3.How long each area stays damp after use
Two rooms can receive the same amount of water and behave completely differently, because one dries between uses and the other never quite does.
Note which areas still feel damp when they are next used, and which are properly dry again by then, using the rooms you have now as the evidence.
Repeated wetting on a surface that never dries is a different demand from occasional wetting, and only the household can report which applies.
Note whether doors are left open or shut after a wet room is used, and whether a window is ever opened in cold weather, describing what happens rather than what should.
Drying depends heavily on ordinary habits, and a plan that assumes a window will be opened in winter tends to be disappointed.
Note whether anyone actually wipes surfaces down after use and who that is, and treat no as a legitimate answer that should inform the choice.
Naming the person makes the assumption testable, and a routine nobody has agreed to is not a routine the decision can rest on.
Prepare the question of how moist air is meant to leave each room, and take it to the relevant qualified trades rather than settling it from what looks reasonable.
How a room clears warm damp air affects every finish in it, and it interacts with the layout while the layout can still be changed.
Extraction and airflow arrangements are for suitably qualified people to establish for your property, and requirements to confirm locally.
Note where towels, bath mats and cloths sit while they are wet, and what surface they lie on for long stretches in between uses.
A wet textile holds water against a finish far longer than any splash does, and it is usually left in exactly the same place each time.
Note whether the room is warm when it is wet, and consider whether that will still be the case once any change to the heating arrangement is made.
Drying behaviour can change with the heating, so a room that copes now may behave differently after the work without anybody expecting it.
4.Moisture that has nothing to do with the tap
A good deal of the water that damages finishes never came out of a fitting. This is the part owners are least likely to raise before choosing materials.
Note where condensation forms in the home you have now, on which surface, in which room and in what weather, and photograph it while it is there.
Condensation is seasonal and easy to forget in warm months, so a record made at the time is far more useful than a recollection later.
Write down anything you know about past leaks, ceiling staining or a mark that keeps coming back, including roughly when it happened and what was done.
This history shapes what a professional will want to look at, and it is much harder to reconstruct once surfaces have been covered over.
Whether an old mark represents something still active is for a suitably qualified person to establish rather than something to judge from appearance.
Note what is directly above each room, such as a bathroom, a pipe run in a void or a flat roof, and ask what would happen to the finish below if water arrived from there.
The consequence of water from above differs enormously between finishes, and it is a fair question to ask before anything is fixed in place.
Note where laundry is dried indoors, what is on the wall behind it and what is on the ceiling above it, since that spot receives moisture regularly.
Indoor drying puts a large amount of water into one room repeatedly, and it is almost never mentioned when finishes are being chosen.
Note which walls in each wet area have an outside face, and flag those separately when discussing what could be applied or fixed to them.
A wall with an outside face may behave differently from an internal one, which is a question worth raising rather than an assumption to make.
Anything concerning external walls, insulation or how a wall handles moisture is for a suitably qualified person to establish for your building.
Ask what would need to be established about the existing floor and walls before a moisture-sensitive finish is settled, and write down what is still outstanding.
Knowing what has not yet been checked is as useful as knowing what has, particularly when a choice is being made under pressure to decide.
5.The cut edges and undersides water finds first
Surfaces rarely fail in the middle of a sheet. They fail where something was cut, joined, fixed through or left unfinished on the side nobody sees.
List the places where a surface will be cut on site, such as around a sink, a waste, a pipe or a socket position, and ask how each cut face is dealt with.
A cut edge is often the least protected part of an otherwise capable material, and cutting happens on site rather than at the factory.
Ask what protects the rear face and underside of anything fixed in a wet area, since those are the surfaces that will never be looked at again.
Owners see the front and assume the whole thing is the same, when the treatment of the hidden faces is often what decides how it ages.
Mark every point where two different materials meet within a wet area, and ask what holds that line, what it is doing and who renews it in time.
Junctions concentrate movement and water in the same narrow line, which is why they need naming individually rather than as a group.
Note anywhere a fixing, bracket or fitting passes through a surface that gets wet, and ask how those points are handled in the arrangement being proposed.
Every penetration is a deliberate opening in a surface, and how it is treated is a fair question to raise before anything is fixed.
Note where a floor that gets wet meets a skirting, a door frame or the foot of a unit, and ask what happens at that meeting when water sits against it.
The foot of a wall in a wet room takes standing water and cleaning water alike, and it is frequently detailed exactly as in a dry room.
Ask whether water that got behind a fixed panel would be able to dry or find a way out, and how anybody in the household would know it was there.
Concealed wetting is unnoticed rather than harmless, and this is a much easier question to ask now than to answer afterwards.
What lies behind panels, and anything involving concealed pipework, should be raised with the installer and a suitably qualified person.
6.Appliances and the small permanent damp spots
Several of the wettest places in a home are not the ones anybody would call a wet area, and they are created by ordinary objects standing in one spot.
Mark every appliance or fitting that holds or carries water on the plan, and note what surface sits beneath it and what surface sits behind it.
These positions are usually decided by plumbing and by fit, so the finish that surrounds them is inherited rather than chosen for that duty.
Note where a pet bowl, a plant pot, a drying rack or similar lives permanently, since these keep one small patch damp without ever appearing on a drawing.
Nobody thinks of a water bowl as an exposure, yet it wets exactly the same handful of floor every day for as long as the pet is there.
Ask what would happen to the surrounding finish if an appliance leaked slowly and quietly rather than dramatically, and how long that might go unseen.
A slow leak is the common case and the one that does the most damage, because nothing prompts anybody to look until the damage shows.
Ask whether the floor finish continues under and behind each appliance or stops at its edge, and record the answer for each position.
This decides what is exposed when something is moved, and it is settled during fitting even when nobody has consciously decided it.
Ask who would move an appliance if a leak had to be traced, and what the finish and the junctions around it would look like after that move.
Tracing a leak means dragging something heavy across a floor that is already wet, and the damage from that is frequently worse than the leak.
Note where a hose or connection sits out of view behind a unit, and ask what the surface behind it would tolerate if it were damp for a long time unnoticed.
Out of sight means unreported, so the relevant question is how the finish behaves over a long quiet period rather than during a single event.
Plumbing connections and anything hidden behind fitted units are for the relevant qualified trades to deal with, not for owner examination.
7.Deciding what happens when water gets in anyway
Some water will get where it was not wanted. Deciding in advance which areas that must not matter in, and which you would accept opening up, is the useful part.
Decide and write down which areas you will treat as certain to get wet, rather than as areas that ought to stay dry if everyone is careful.
The second framing puts the responsibility on behaviour, and behaviour in a busy household is the least reliable part of any arrangement.
Decide for each wet area whether the finish should be something that can be lifted or opened again, or whether you accept it being taken out entirely if it fails.
This is a deliberate choice that shapes the whole specification, and it is much better made openly now than discovered later to have been made for you.
Name the person who holds each routine a choice depends on, whether that is wiping, airing, moving a mat or emptying something, and check they agree.
Responsibility that is assumed collectively belongs to nobody, and a finish selected on that basis is being chosen on a guess.
Decide whether spare material is kept specifically for the wet areas, and note where it is stored so it is not itself sitting somewhere damp.
Wet areas are the most likely to need a piece replaced, and spares are commonly stored in the dampest space in the home without a thought.
Agree in advance how a change in appearance in a wet area will be judged, so that darkening, a watermark or a dulled patch is not automatically read as a fault.
Some change with wetting is expected in many materials, and agreeing the line beforehand keeps a reasonable outcome from feeling like a failure.
Write down which of these areas you would accept dealing with again and which must not fail, so the priority is clear if the choices have to change during the work.
When something has to give, the decision is usually made quickly, and a written priority is the only thing that keeps it from being made arbitrarily.

Having these to hand usually makes the first conversation shorter and more useful.
- Photographs of the existing splash marks around each sink, basin, bath and shower
- A note of where condensation forms now, on which surface and in what weather
- Anything you already hold about past leaks, staining or damp work at the property
- A plan marked with every appliance that holds water and what sits under and behind it
- What each supplier put in writing about their finish in repeatedly wetted places
- A note of where laundry is dried indoors and what is on the wall and ceiling there

Write these down in your own words, with the date, so everyone is working from the same version.
- Which areas you have decided to treat as certain to get wet rather than hoping otherwise
- Which wet areas must be openable again later and which are accepted as sealed in
- Who holds the wiping, airing or mat routine that each choice depends on
- How a change of appearance in a wet area will be judged between ordinary use and damage
- Which spare material is held for the wet areas and where it is being stored
- What you were told about the existing floor and walls, and what is still outstanding

- Where does this finish tend to give trouble first when it is wetted repeatedly at an edge?
- What protects the cut faces and the rear of this once it has been fixed in place?
- How is the meeting between the floor and the wall dealt with where water tends to sit?
- What would need establishing about this floor and these walls before we settle a finish?
- If water got behind this panel, how would it dry and how would anybody know it was there?
- What happens to the surface under and behind an appliance if it leaks slowly?
- Does warm damp air affect this material differently from direct splashing?
- How would a discoloured or lifted patch here be dealt with without taking out the whole surface?

Commonly overlooked items
- The wall behind a tap, wetted by the backs of hands and almost never wiped
- The cut face and underside of a worktop where it has been opened up for a sink
- The strip of floor in front of an appliance, where water sits instead of running away
- The corner where wet coats, boots or an umbrella get put down out of the way
- The inside face of an outside wall behind a wardrobe or a heavy piece of furniture
- The bath mat or towel left lying wet on the floor between one use and the next
- The threshold where a floor that gets wet meets the frame and finish of the next room
