1.What lies underneath before anything is built
A raised bed hides whatever it stands on for a very long time. This is the one stage where what is underneath can still be looked at.
Write down what each proposed bed would stand on, whether that is open soil, paving, concrete, decking, a membrane or a roof surface.
What the bed sits on decides almost everything that follows, from drainage to weight, and it is rarely stated in an early conversation.
Note anything you know or suspect runs beneath the position, including drain runs, inspection covers, water pipes, cables and soakaways.
Covering an access point with a filled bed is one of those mistakes that only becomes expensive years later.
Locating buried services and drainage before anything is built is for a suitably qualified professional rather than for the owner to estimate.
Mark any cover, gully, tap, meter or stopcock that must stay reachable, and check whether the proposed bed would sit over or against it.

3.Weight once filled and what is carrying it
A filled bed weighs far more than an empty one, especially after rain. Every weight question here belongs with a qualified professional.

Owners visualise the empty structure, whereas the condition that matters is a full one after heavy rain.

4.Sides, linings and what touches the growing medium
The material forming the bed is in contact with everything grown in it. These are supplier questions, and the answers should be written down.
Write down what the sides of each bed would be made of, and ask the supplier what is known about that material being in contact with growing medium.
This is a routine question for a supplier and a difficult one to resolve once the bed has been built and filled.
Suitability of any material in contact with growing medium, particularly where food is grown, is a question for the supplier and a qualified professional.
Ask whether a lining is proposed, what it is meant to do and what would happen to drainage if it were used.
Linings are added for several different reasons that pull against each other, so the purpose is worth stating.
Note which sides face full sun and which sit in shade, since the material of a raised bed can warm or cool through the day quite unevenly.
Aspect affects a raised bed more sharply than open ground because heat reaches the sides as well as the surface.
Consider whether anyone would sit or lean on the edge of the bed, and raise that with whoever is building it rather than assuming it would take the weight.
Edges get used as seats whatever the intention, and that changes what the top of the bed has to be.
Whether an edge can be sat on safely is for the qualified professional building it to confirm, not something to test once it is finished.
Ask how the corners and joints are formed, since fine material tends to wash out of gaps and stain whatever the bed stands on.

5.Water in, water out and where it ends up

Raised planting is generally more demanding, and knowing that before committing prevents a garden nobody can keep up with.
Write down where the nearest outside tap is and whether a hose reaches every bed without being dragged across a route people use.
A hose that has to cross a doorway or path gets used less often, and the beds furthest from water are the ones that suffer.
Consider who waters while the household is away, and record that limitation rather than hoping the situation will not arise.
Containers can decline quickly without attention, and stating the gap early changes what should be planted in them.
Note what sits directly beneath and beside each bed, and ask where water leaving it would run once the planting is watered.
Drainage water carries fine material with it, and its destination is usually the paving, doorway or neighbour below.
Record whether anything below or beside your position belongs to someone else, and raise drainage with them before containers are placed.
Water arriving on someone else's balcony or paving is one of the most common causes of neighbour disputes about planting.
Where water may discharge, particularly above ground level or towards another property, is for a qualified professional and the local authority to confirm.
Ask what an automatic watering arrangement would involve here, who maintains it and what happens when it fails while nobody is looking.
Automatic watering shifts the problem rather than removing it, and the failure mode is what an owner should ask about.

6.Reaching the bed and tending it comfortably
Raised beds are often built for easier tending and then made hard to reach. Working from the person to the bed avoids that.
Write down who will actually tend each bed, and design the height and position around that person rather than around the look of the layout.
The point of raising a bed is usually comfort for a particular person, and that person is often not consulted.
Consider whether the far side of each bed can be reached from where someone would stand, or whether they would have to lean across planting to get there.
Beds that cannot be reached across get tended from one side only, and the far side gradually becomes neglected.
If the bed is meant to suit someone who gardens seated or with limited reach, ask a qualified professional what that requires here before heights are set.
This is a specific requirement rather than a matter of preference, and it should be established by someone qualified to advise.

The refill job repeats indefinitely, and it is far more work than the original filling when the bed is planted.
Consider what would happen to spent growing medium if a bed were emptied, including where it would go and how it would leave the property.
Removal is harder than delivery, particularly through a house or a narrow side passage, and it is rarely thought about.
Note how the beds would look during any gap between plantings, particularly those seen from indoors or beside a door.
Bare containers in a prominent position look worse than bare open ground, and their position makes that unavoidable.
Decide honestly how many separate beds and containers the household can keep watered and tended, and write that limit down before any more are added.
Ambition at the planning stage outruns attention later, and setting a limit deliberately is easier than abandoning pots quietly.
Write down where empty containers would be stored out of season and whether that space actually exists.
Empty containers accumulate in exactly the spot the household least wants them, because nowhere was set aside.
Ask for the watering and topping-up arrangements in writing at handover, and keep them with whatever else you hold about the garden.
Instructions given verbally on the day disappear immediately, and raised planting depends on them more than open ground does.

Write these down in your own words, with the date, so everyone is working from the same version.

- An inspection cover or stopcock disappearing permanently beneath a filled bed
- How much filling material a bed swallows compared with what was ordered
- Settling after the first heavy watering, and who tops the level back up
- The far side of a wide bed that nobody can reach without treading in it
- Fine material washing out of the joints and staining the paving underneath
- Where empty containers live out of season once the planting is over
- Getting spent growing medium back out through the house or the side passage
