Doors and Openings in a Separating Construction

Every argument about separating construction eventually arrives at the door. A wall can be built as carefully as the drawings allow, and the opening in it will still be the weakest link, because an opening is a hole in a continuous element that has to be closed by something that moves, seals on four sides and is used thousands of times.

The mistake that follows is treating the door as a purchase. A door leaf is one component; what governs the opening is the frame, how it is fixed, what the packers do, how the perimeter seals behave, what happens at the threshold, and how all of that relates to the construction around it. Sound passes readily around a door, so those details determine the separation more than the leaf alone.

The frame does the work the leaf gets credited with

A door frame is fixed into an opening and carries the door: its weight through the hinges, the forces of it being used, and whatever the door is required to resist when closed. Unlike a window frame it takes repeated dynamic loading, and any looseness on the hinge side shows quickly.

Where separation is expected, the frame, the seals and the hardware are part of the assembly rather than accessories to it. That is the distinction between a door and a door set, and it is the reason a leaf specified on its own tells you very little about the opening it sits in.

Packers are load paths, not fillers

A frame is smaller than its opening by design, and packers fill the difference at chosen points. They are also permanent. A packer removed after fixing leaves the load path incomplete, and a compressible or degradable offcut means the frame settles later. In a decoupled construction they matter for a second reason too: a frame packed solid against the surrounding structure is a rigid link across the gap.

The perimeter and the threshold are the opening

Sound passes readily around a door, so the perimeter seals and the threshold arrangement determine more than the leaf does. The threshold is the one edge that is walked over, which means whatever is asked of it has to survive traffic and sit at or near floor level, and wear and the loosening of seals over time are inherent rather than exceptional.

Where the opening sits above an isolated floor, the threshold also crosses the isolation line. A profile fixed to both sides of that line puts a stiff route alongside the soft one, which is a second requirement the same detail has to satisfy.

In a decoupled shell the opening spans two constructions

Doors, observation windows and hatches through an inner shell are frames spanning from inner construction to outer. That makes each of them the most common route back to the surrounding building and, awkwardly, the element most often specified last.

Where the shell stops at the door, and how the opening is detailed through it, is a design question that changes the shell's setting-out. It is not something a door supplier can answer, because the answer is about the construction rather than about the door.

That is the strongest argument for raising the door early. Once the layout is fixed, the only variable left is the door set itself, which is the most expensive place for the decision to end up.

A moveable wall is an opening the size of a room

An operable folding partition is moving equipment rather than construction, hung from a track that has to be designed at shell stage. Where one divides spaces that also need separation, everything said above about perimeters and thresholds applies along a much longer line and to a component that has to be moved by people.

It is worth naming here because it is often proposed as a flexible alternative to a wall with a door in it, and the two are not comparable on the property people usually have in mind.
