1.Recording how the garage is actually used today
Garages absorb far more household function than anyone admits. These prompts record what is really in there before it is imagined as a room.
Write down everything the garage currently holds, from tools and bicycles to the freezer nobody wants in the house.
This list is the first honest test of the idea, because every item on it has to be given somewhere else to live.
Note whether a car actually goes in it, since many garages stopped holding one long before anyone considered converting them.
If no car has been inside for a long time, the parking question is much smaller than it first appears, which is worth stating plainly.
Record whether the garage is attached to the house, built into it or standing separately, because that changes nearly every question that follows.
An integral garage sits under or beside habitable rooms, while a detached one is a different proposition entirely.
Note whether the garage is shared with a neighbour or forms part of a block, and whether anything about it is jointly maintained.
A garage in a block usually comes with arrangements that affect what an individual owner can do to it.
Shared or jointly maintained structures carry their own arrangements; take them to a suitably qualified adviser before planning anything.
Photograph the inside from each corner, including the ceiling and the junction where the garage meets the house.
A professional will want to see the structure and the junction, and photographs taken now save a second visit.
Write down any staining, damp or water coming in that you have simply lived with, noting where it appears rather than what you think causes it.
Garages are usually built differently from the house, and existing water problems are the most important thing to declare early.

2.The door opening and the front of the house

This decision shapes both the room inside and the elevation outside, and owners often have a clear view once asked directly.
Consider how the front of the house would look with the opening filled, and whether it would sit comfortably with the rest of the street.
A filled opening reads very differently from a garage door, and this is usually the aspect a proposal is judged on visually.
Write down whether a new window there would face directly onto the pavement or the drive, and what that would mean for privacy inside.
A room at the front of the house with a window at street level is used differently from one at the back.
Ask what happens to the structure above the existing opening when it is filled, and treat that as a question with no obvious answer.

3.The garage floor, its falls and damp questions
A garage floor was built to take a vehicle and shed water, not to be lived on. These prompts record what is there and route the rest to a professional.
Note whether the garage floor sits lower than the floor of the house, and describe the difference in your own rough terms.
Almost every garage floor sits below the house floor, and resolving that difference is the largest single question in the project.
Record whether the floor slopes towards the door, since garage floors are usually laid to fall outwards so water runs away.
A sloping floor cannot simply be covered, and the slope is often invisible until someone puts something level on it.
Write down whether the floor has ever been wet, where the water appeared and whether it came in from outside or from below.
Where the water comes from changes the whole conversation, and only someone who has used the garage can answer it.
Ask what would be needed to make the floor suitable for a habitable room, and treat every part of that answer as professional advice.
This is usually the largest hidden element of a garage conversion and the reason estimates move once someone has looked properly.
Floor construction, damp arrangements and what a habitable room requires must be established by a suitably qualified professional.
Consider that raising the floor takes height from a space that may not have much to spare, and note how tight the room already feels.
Floor and ceiling both eat into head height, and the two together are what decide whether the room works.
Note where the external ground level sits relative to the garage floor, standing outside to check rather than judging from within.
Ground standing above internal floor level is a significant matter that a professional will want to see for themselves.
External ground levels against a wall raise damp questions that only a suitably qualified professional can assess on site.
4.Head height and whatever sits above the garage
Head height decides whether a garage conversion is comfortable or merely possible. What sits above the garage decides much of the rest.
Measure the height from floor to ceiling in rough terms, and note anything that hangs below the ceiling line such as a pipe or a beam.
The lowest point is what matters, not the average, and it is usually something hanging rather than the ceiling itself.
Record what is above the garage, whether that is a bedroom, a roof space, a flat roof or nothing at all.
A room above changes how the ceiling has to be dealt with and brings sound between the two into the conversation.
Note whether the ceiling is a flat finished surface, open to the roof structure, or partly boarded out for storage.
An open roof structure sometimes offers height that a flat ceiling hides, which is worth establishing before the idea is dismissed.
Ask what the ceiling would need to become for the room below to be habitable, and how much height that would take.
The answer combines with the floor to determine the finished height, so both have to be asked at the same time.
What a ceiling must achieve above a habitable room is set by the relevant local requirements and must be confirmed with a qualified professional.
Write down whether a beam, a pipe run or the vehicle door mechanism currently crosses the ceiling, and where each of them sits.
The door mechanism disappears with the door, but pipes and beams usually stay and shape what the ceiling can do.
Consider whether the finished head height would still feel comfortable once the floor has risen and the ceiling has come down.
A room that is technically usable but feels low is a poor outcome, and this is the point to be honest about it.
5.Supplies, appliances and the consumer unit
Garages commonly house the parts of a home that nobody wants indoors. Each of them has to be dealt with before the space becomes a room.
Note whether the consumer unit, a supply position or the boiler is housed in the garage, since each of those brings its own process.
These are not design decisions and they follow their own arrangements, which often set the earliest possible start.
Supply positions, consumer units and boilers are dealt with by the relevant supplier or a suitably qualified professional.
Record where the electricity supply enters and whether the garage is fed from the house or from a separate arrangement.
How the garage is currently supplied determines what would have to change once it becomes a habitable room.
Write down whether the freezer, tumble dryer or washing machine lives in the garage, and where each of them would go instead.
These appliances need drainage, ventilation or a supply wherever they end up, so relocating them is a real part of the project.
Note any external tap, drain or gully inside or immediately beside the garage, and where each of them appears to run.
Drainage beside a garage often serves the drive as well, which affects what can happen at the threshold.
Ask how the new room would be heated and whether the existing system reaches that far, treating the answer as a professional judgement.
A garage at the end of a heating run is a common weak point, and the answer may add a separate strand of work.

Consider where a radiator, sockets and lighting would need to go, based on how you genuinely expect to use the room.
In a converted garage there is no existing habit to copy, so an owner who has pictured using the room ends up with far better positions.
6.Where the car, bins and everything else would go
A garage conversion removes covered parking and a great deal of storage at the same time. These prompts make both losses visible before they are agreed.
Write down where the car would stand once the garage is a room, and whether the drive can genuinely take it.
A drive that works as a route to a garage does not always work as a parking space once the garage has gone.
Note whether parking on the street is straightforward where you live, and confirm locally what applies rather than assuming.
Parking arrangements vary considerably between areas and are handled entirely separately from anything about the building.
Whether you could rely on parking outside is a question for the local authority, and the answer has nothing to do with the building work itself.
Record where the bins, bicycles, ladders and garden equipment would live once the garage is no longer available for them.
Households routinely underestimate this and end up with the front garden holding what the garage used to.
Consider whether a new external store would be needed, and where it could stand without blocking access or a window.
A replacement store is often the difference between a conversion that works and one the household quietly resents.
Ask whether losing the garage affects anything recorded about the property, such as an arrangement to retain off-street parking.
Some properties carry conditions relating to parking, and they survive changes of ownership without anyone mentioning them.
Conditions recorded against a property are a legal matter for your conveyancer or a suitably qualified adviser to interpret.
Write down what you would do with the loft or roof space above if the storage below disappears entirely.
Storage tends to move upwards, which raises its own questions about access and about what the space above can hold.
7.How the new room connects to the house
A converted garage that can only be reached from outside is a very different proposition from one opening off the hall. These prompts settle that early.
Note where a door between the house and the converted room could go, and which existing room or hallway it would open from.
The connection determines what the room can be used for, and the options are usually far more limited than owners assume.
Record whether a connecting doorway already exists and whether there is a step between the two floor levels.
An existing doorway is a good starting point, but the step through it is usually the thing that has to be resolved.
Consider whether the new room would be a through room or a dead end, and how that affects what it could realistically be used for.
A room reached only through another room cannot be let, shared or used independently in the way owners often imagine.
Write down whether the room needs its own external door, and where that door would sit in relation to the drive and the front.
An external door changes how the room can be used and how the front of the house works, so it belongs in the brief.
Ask what forming a connecting opening would involve if the wall between the garage and the house carries anything above it.
The dividing wall is often doing more than separating two spaces, and that has to be established rather than assumed.
Whether an opening can be formed in the dividing wall is a judgement for a suitably qualified structural professional.
Note how sound would travel between the new room and the room beside it, particularly if it becomes a bedroom or a workroom.
The wall between a garage and a house was never intended to separate two habitable rooms, which owners discover after moving in.
