1.What the building would honestly be used for
Garages and outbuildings are briefed for one purpose and used for another. Write down what would really happen inside, including the uses nobody mentions at the start.
Decide and record whether a vehicle would genuinely be parked inside, or whether the space would fill with storage as soon as it exists.
Many garages never hold a vehicle, and a building briefed honestly as a store is planned very differently from one briefed as parking.
List every activity you imagine happening in the building, such as a workbench, bicycle maintenance, laundry, exercise or a place for a freezer, and note which conflict.
Dust from woodwork and clean storage rarely share a space well, and naming the conflict early lets the plan resolve it.
Note who else in the household would use the building, including children or anyone who would need to reach it after dark or in poor weather.
Shared use drives lighting, the path to the door and whether a personnel door separate from the main opening is wanted.
Write down whether any intended activity is noisy, dusty or produces fumes, and how close the nearest neighbour and your own windows would be.
This shapes both the position on the plot and the ventilation questions worth putting to a professional.
Ventilation and extraction for any activity producing fumes or dust must be discussed with a suitably qualified professional for the design proposed.
Record whether anyone imagines the building being used as a habitable room at any point, and treat that as a separate question rather than a small variation.
A building intended for habitable use raises entirely different local requirements; confirm what applies with the local authority and a suitably qualified professional.
2.Getting a vehicle in, out and past everything else
The distance between a drive and a door is where most garage plans fail. Test the approach with the vehicles you actually own before the position is fixed.
Park your vehicle where the door would be and note how much space you needed to swing in, including whether you had to use a neighbour frontage or the road.
Manoeuvring space is far easier to judge on the ground with a real vehicle than from a plan view.
Note where a second vehicle, a visitor car or a trailer would stand, and whether its presence would block the approach to the door entirely.
A garage reachable only when the drive is empty tends to stop being used within the first season.
Write down what you would be reversing into or emerging onto, including pavements, a bend, parked cars or a shared access used by others.
Visibility on exit is a common reason a position has to change, and it is better noticed now than at drawing stage.
Access onto a public road or shared way may be controlled; confirm what applies at your address with the local highway authority before fixing a position.
Observe whether the approach rises or falls towards the door and where water would run when it rains heavily, and photograph it during wet weather if you can.
A falling approach directs surface water towards the threshold, which changes what the drainage discussion has to solve.
Consider whether shopping, tools, bins or bikes would regularly be carried between the building and the house, and note whether that route is covered or exposed.
An uncovered carry in bad weather is the reason many detached buildings are used far less than intended.
3.Attached to the house or standing on its own
Whether the building touches the house changes almost everything about it. Record the reasoning rather than defaulting to whichever fits the plot most easily.
Write down what attaching the building to the house would give you, whether internal access, a shorter service run or a more compact arrangement.
Naming the benefit makes it possible to test whether it survives once the constraints of attaching are understood.
Note whether you want a door directly between house and garage, and treat what that door has to do as a question for a professional rather than a fitting choice.
Separation between a garage and a dwelling is governed by the relevant local requirements; ask a suitably qualified professional what applies to this arrangement.
Consider which rooms would sit beside or above an attached garage, and whether engine noise, door operation or fumes reaching them would trouble you.
Bedrooms over garages are common and are also a common source of regret when the door is operated early or late.
If detached, note where the building would cast shade, what it would block from view, and which windows of your house or a neighbour house it would face.
An outbuilding placed for convenience often turns out to be the thing you look at from the kitchen.
Write down how wide the gap between the outbuilding and the house or boundary would be, and whether anyone could reach round the back to maintain it.
A gap too tight to work in means gutters and walls that can never be attended to properly.
4.The main door and how it would operate
The door is the most used moving part of the building and the item most often chosen last. Record what you want it to do while it can still influence the structure.
Consider the different ways such doors operate, including hinged, sliding, rolling and lifting types, and note which suits your approach and standing space.
A door that swings outwards needs clear ground in front of it, which not every drive can offer.
Decide and record whether the door should be operated by hand or powered, and note who would be operating it and in what weather.
Hand operation means getting out of the vehicle twice in the rain, which shapes how often the building is used.
If a powered door is wanted, ask how it would be opened when there is no electricity supply and whether that method can be used from outside.
Owners discover this limitation at the least helpful moment, and the answer differs between door types.
Electrical supply and control provision for a powered door must be specified by a suitably qualified professional for the position and door proposed.
Ask what space the chosen door and its mechanism occupy inside the building, both above the opening and along the ceiling, before shelving is imagined there.
Door gear regularly takes the storage volume owners had already allocated in their heads.
Write down whether a separate personnel door is wanted so the main door does not have to be opened to fetch a bicycle or a tool.
Without one, the large door is operated many times more often than it needs to be, and the building is left open while you are inside.
5.Taking power, water and data across the plot
Services reaching a detached building involve a route, a trench and a decision made before the ground is closed up. Set down what the building would need.
List everything you might plug in, run or connect in the building, including lighting, tools, a freezer, a vehicle charging point, a tap or a network connection.
The list determines the conversation with the electrical professional, and adding to it later usually means digging again.
Walk the likely route a supply would take from the house to the building and note what it crosses, such as a drive, a patio, mature planting or an existing drain.
The route is often the deciding factor in whether a service is provided at all, and it is invisible on a plan.
Ask whether it is sensible to lay spare capacity or a spare route while the ground is open, even for services you do not want yet.
Ducting placed while a trench is open is a very different proposition from returning to an established garden.
What can share a trench or duct is governed by the relevant local requirements; ask a suitably qualified professional before assuming services can run together.
Note whether a tap, a sink or any waste connection is wanted, and treat both supply and drainage as questions rather than assuming they can be extended.
Water supply and any waste connection to an outbuilding must be discussed with a suitably qualified professional and the relevant local authority.
Ask where the isolation and controls for the outbuilding supply would sit, and whether you would be able to reach them from the house.
Knowing how the building is turned off matters when it is unoccupied or when work is being carried out in it.
6.Ground levels, thresholds and where water goes
An outbuilding changes how water moves across a plot. Record what you can observe about levels and run-off before a position is committed.
Note whether the proposed spot sits higher or lower than the house floor level, whether anything already drains towards it, and where water stands on it during a downpour.
Standing water in the chosen position is the single most useful observation an owner can bring to a groundworks conversation.
Write down how you expect the ground to meet the door, since a vehicle has to drive over the threshold while water needs to be kept out.
These two requirements pull in opposite directions and are worth raising early rather than resolving on site.
How a threshold handles water and vehicle access is a detailing matter for a suitably qualified professional to resolve for your ground conditions.
Ask where rainwater from the new roof would go, and note whether it would discharge towards the house, a boundary or an area that already stays wet.
Surface water disposal is governed by local requirements and site conditions; confirm the arrangement with a suitably qualified professional and the local authority.
Consider how much additional hard surface the building and its approach would create, and note what currently absorbs the water that falls there.
Replacing soft ground with hard surface changes run-off, and the question is easier to address in the plan than afterwards.
Record any tree, hedge or large shrub near the proposed position, including ones on neighbouring land, and photograph them with the spot in view.
Proximity to trees affects foundation discussions and may raise separate local questions.
The influence of nearby trees on foundations, and any protection that may apply to them, must be established by suitably qualified professionals.
7.Keeping what is stored inside dry and usable
Outbuildings are colder and damper than houses, and belongings suffer quietly. Record what would be kept inside and what condition it needs to stay in.
List anything you would store that would be damaged by damp or cold, such as tools, paper records, fabrics, electronics or musical equipment.
This list is what turns a shed conversation into a discussion about construction, and it is easily forgotten.
Note whether existing outbuildings on the property show condensation on the underside of the roof or rust on stored metal, and photograph what you see.
Existing evidence on your own plot is more useful than any general statement about how such buildings behave.
Ask whether the building is intended to be insulated or heated at all, and note that this decision changes the construction rather than being added later.
Insulation, heating and the moisture behaviour of the build-up must be considered together by a suitably qualified professional.
Write down where you would need light to work rather than simply to see, and where sockets would be wanted at bench height rather than at floor level.
A single central light leaves a workbench in shadow, which is the most common complaint about finished outbuildings.
Consider whether wet items such as bicycles, garden equipment or sports kit would be brought in regularly, and note that this adds moisture to the space.
Wet things coming in is why ventilation belongs in the brief even for an unheated store.
8.What to confirm locally before the position is settled
The position of a new structure on a plot raises questions that only local sources can answer. Gather them now so a designer is not working on a spot that cannot be used.
Read your deeds and any documents from purchase for restrictions affecting outbuildings, boundaries or shared access, and note anything you do not understand.
Restrictions written into title documents are often forgotten and are usually discovered by someone else at an awkward stage.
Interpretation of deeds, covenants and rights of way is a legal matter; take questions arising from them to a suitably qualified adviser.
Ask the local authority what would apply to a new structure of this kind in this position, and record what you are told rather than relying on what a neighbour did.
What applies to a new outbuilding varies by locality and by site; only the local authority can confirm what is needed at your address.
Note the position of any drain covers, access chambers or service markers on the plot, and photograph them before a position is drawn.
Building over or near existing underground services is a frequent cause of late redesign.
Write down which boundaries the building would sit near and whether any wall, fence or structure there is shared with a neighbour.
Work close to a shared boundary often involves conversations that take longer than owners expect to arrange.
Record what currently stands on the spot, including any older structure that would need taking down, and note anything about its construction you cannot identify.
Older structures can contain materials needing particular handling; ask a suitably qualified professional to establish what is present before removal is planned.

- A sketch of the plot showing boundaries, trees, drain covers and existing structures
- The dimensions of the vehicles the household actually owns, from their handbooks
- Deeds, title documents and anything mentioning outbuildings or shared access
- Photographs of standing water on the plot after heavy rain
- A written list of everything the building would need to be supplied with

Write these down in your own words, with the date, so everyone is working from the same version.
