1.Choosing where in the garden it could stand
Position decides almost everything else about a garden room. Test more than one spot before settling on the one that seems obvious.
Mark out two or three candidate positions on the ground with canes or a hose, and live with them for a while before choosing.
Seeing the footprint from the kitchen window tells you far more than a plan does, and opinions frequently change once it is marked out.
Note where each candidate position sits in sun and in shade through the morning and afternoon, and which way each would face.
Orientation decides how the room feels and how much shading or warmth becomes an issue, and only you can observe it in ordinary weather.
Write down what each position would take away, such as a lawn the children use, a vegetable bed, a washing line or a favourite view.
The garden loses something in every scheme, and naming it early prevents a decision being regretted after the room is standing.
Note how close each position sits to the windows of your own house and how much of the garden view it would block from inside.
A garden room placed for convenience often ends up as the main view from the rooms you use most.
Record how close each position sits to boundaries, and to any neighbouring window, shed, tree or seating area on the other side.
Boundary proximity brings in consent and neighbour questions early, and the answers vary by location.
How close to a boundary anything may be placed is a local matter to confirm with your local authority and a qualified adviser.
Consider how exposed each position is to wind and driving rain, and note which side of the garden takes the worst weather.
Exposure affects both how the building is detailed and whether the doors are pleasant to use in poor weather.
2.What lies under the chosen spot
The ground under a lawn is rarely as simple as it looks. Gather what you know and be clear about what only investigation can establish.
Note any drainage cover, soakaway, gully, cable route or supply pipe you know of in the garden, and mark each on a sketch.
Buried services routinely run exactly where a building is wanted, and what an owner already knows saves time and risk.
The position of buried services can only be confirmed by qualified investigation and by the relevant undertakers before any ground is opened.
Write down what you know about the garden's history, such as a former building, a filled pond, an old path or made up ground.
Previous features under a lawn frequently come as a surprise, and any hint of them is worth passing on before work is planned.
Record where water stands after heavy rain and where the ground stays soft, marking those areas on your garden sketch.
Soft or wet ground affects both what is needed underneath a building and how pleasant the approach will be.
Note trees in your garden and in neighbouring gardens that stand near the candidate positions, including their rough size.
Trees raise both ground questions and consent questions, and neighbouring trees count just as much as your own.
A tree may carry protection you know nothing about, and its roots are a separate question again. Put both to your local authority and a qualified professional.
Ask a qualified professional what would need to be established about the ground before anything is placed on it.
Understanding what investigation is expected prevents the ground being treated as an afterthought once the room is chosen.
Ground conditions cannot be judged from the surface of a lawn. What is needed beneath a building is for qualified professionals to determine.
3.Taking supply and connection down the garden
Everything the room needs has to arrive from the house. Work out what is required before deciding how far away the building can sit.
List what the room genuinely needs to work, such as lighting, sockets, heating, a reliable connection, or water and waste.
The list determines how much has to cross the garden, and it is usually longer than the first sketch of the idea assumed.
Ask a qualified electrical installer what supplying a detached building from the house involves and what they would need to see first.
Supplying a separate building is not the same as adding a socket, and the answer affects both the route and the trench.
Everything about electrical supply to a detached building is work for qualified installers. Nothing here indicates what would be suitable at your property.
Consider whether you want a sink or a lavatory in the building, and note that both bring drainage questions with them.
Water is easy to imagine and waste is the difficult half, so raising both together avoids a partial answer.
Drainage arrangements for a detached garden building are matters for qualified professionals and, where relevant, the local drainage undertaker.
Note whether reliable connectivity matters for the intended use, and test how well the signal from the house already reaches that spot.
Testing the existing signal at the marked out position is quick, and it prevents an unfounded assumption about working from the garden.
Record what a trench from the house to the building would cross, including paving, planting, a patio or a drive.
Reinstating whatever the trench crosses is regularly forgotten when the position is chosen for other reasons.
Consider how you expect the room to be heated and ask a qualified professional what that means for supply and for the fabric.
Heating approach and building fabric are linked, and deciding one without the other tends to produce a room that is uncomfortable or wasteful to run.
4.Using the room once the weather turns
Garden rooms are imagined on a warm afternoon and used on a dark wet evening. Test the idea against the harder conditions.
Write down exactly what the room is for, who uses it, and how often you honestly expect it to be occupied rather than how often you hope it will be.
A specific description gives a designer something to test, and it exposes whether the room is a necessity or an aspiration.
Walk the route from the house to the marked out position on a wet dark evening and note how it felt.
This one test predicts whether a garden room becomes a well used room or simply another store, better than almost anything else.
Note what would have to be carried between the house and the room each time it is used, from drinks to equipment to a laptop.
Frequent small journeys shape how a detached room is used, and they are rarely considered when the position is chosen.
Consider how warm a lightweight building in full sun would become, and ask what shading or ventilation options would be discussed.
Overheating is the most common complaint about garden rooms, and it is far easier to raise before the glazing is chosen.
How a garden building performs in warm weather depends on its construction and glazing, which is design work for qualified professionals.
Record what would be kept in the building and how secure it needs to be, particularly if it is visible from a shared access or a rear path.
Detached buildings hold valuable equipment and sit away from the house, and security is easier to design in than to add.
Note how the route and the building would be lit at night, and whether that lighting would shine into neighbouring windows.
External lighting is added at the end of most projects and is a frequent source of neighbour complaints.
5.Getting materials past the side of the house
A garden room has to be built where there is often no vehicle access at all. Check the route before the design is settled.
Find the narrowest point between the street and the candidate position, and note what the widest single thing is that could pass it without lifting.
Whether a building arrives in sections or is made up on site frequently turns on one pinch point, and it is the first thing a builder will want described.
Note whether the route would need to cross land belonging to anyone else, and who that would be.
Goodwill about a shared side passage tends to hold until the third delivery, so an informal arrangement is worth turning into an explicit one early.
Crossing land you do not own requires the owner's agreement and may involve legal matters. Confirm the position with a qualified adviser.
Look upwards along the whole route and note washing lines, a low porch, a pergola, a branch or a cable that anything tall would have to pass beneath.
People survey a route by looking ahead rather than up, so the overhead obstruction is the one that gets left off the description entirely.
Consider where materials would be set down and stored during the work, and what part of the garden would be sacrificed to it.
The area used for storage and mixing usually suffers more than the footprint of the building itself.
Note which lawn, planting or paving the access route crosses, and agree in writing who is responsible for putting it back.
Reinstatement of the garden is one of the most common sources of disagreement at the end of a garden room project.
6.The view from the house and over the fence
A garden room is seen constantly from your own windows and from those of your neighbours. Consider both viewpoints deliberately.
Stand at the windows you use most and look at the marked out position, noting what it hides and what it puts in the middle of the view.
The garden view from the kitchen or sitting room is a daily experience, and it changes permanently once a building stands in it.
Consider what the building would look like from neighbouring windows and gardens, and whether it would cast shade on their space.
Shading and outlook are the two things neighbours notice, and thinking about them early usually leads to a smoother conversation.
Note whether the glazing would face a boundary, a neighbouring window or a shared path, and record which way you would prefer it to face.
Glazing that faces a fence gives light without a view, and glazing that faces a neighbour raises privacy questions.
Write down whether you want the building to be visible and deliberate, or tucked away and screened by planting.
Stating this preference early prevents a design being redrawn once the elevations are seen for the first time.
Note whether the intended use makes noise and how close the building would sit to neighbouring seating areas and windows.
Music, exercise and hobby uses are common in garden rooms and they sit far closer to neighbours than the house does.
Consider what screening already exists, whether it is yours or the neighbour's, and whether it is reliable in winter.
Screening owned by someone else can be removed at any time, and deciduous planting stops screening anything once the leaves have dropped.
7.Rainwater, levels and the ground around it
A new roof in a garden sheds a great deal of water. Decide early where it goes and what happens to the ground around the building.
Ask a qualified professional where water from the new roof would discharge, and what that means for your garden and your neighbour's.
Rainwater from a new roof has to be dealt with deliberately, and this is regularly left unresolved until the building is up.
How surface water from a new building is disposed of is a technical matter to confirm with qualified professionals and the relevant authority.
Note which way the ground falls across the garden and whether water currently runs towards the house, the boundary or away from both.
Placing a building across the natural fall changes how water moves, sometimes towards a neighbour.
Consider what surface would surround the building, such as paving, decking or grass, and how muddy the approach would become in winter.
The approach surface has a large effect on whether the room stays clean and whether it is used in wet weather.
Record whether the ground at the proposed door position is level, and note whether anyone using the room would struggle with a step.
A single step at a garden room door is what turns it into a room that part of the household stops visiting, and it is decided very early.
Note whether there would be room to walk around the building to maintain it once it is built, particularly on the boundary side.
Buildings pushed tight to a fence become impossible to maintain, and the gap needed is easily forgotten when maximising floor area.
8.Putting the garden room brief on paper
A short written brief keeps a garden room project honest and gives everyone you speak to the same starting point.
Write a single page describing the use, the chosen position, what has to reach the building and what the garden must keep.
One page prevents the idea from drifting and gives every professional the same account of what you actually want.
Gather every question about where the building may stand, how large it may be and how near a boundary it may sit, and route all of them to the local authority.
Owners routinely take their answer from a building that appeared in a neighbouring garden, without knowing what was or was not agreed for it.
Record which parts of the brief are fixed and which you would trade, so a designer knows where there is room to move.
Marking the flexible points is what allows a designer to solve a problem rather than simply reporting that it cannot be done.
Note the questions you want answered about looking after the building, including the roof, the surfaces and anything timber.
Upkeep obligations arrive with the building and are better understood before the construction approach is chosen.
Keep a factual, dated record of any conversation with neighbours about the idea, without turning informal comments into agreements.
Clear contemporaneous notes are valuable if the relationship is tested later, and they keep goodwill from being overstated.

Having these to hand usually makes the first conversation shorter and more useful.
- A garden sketch marking candidate positions, boundaries, trees, drainage covers and known service routes
- Photographs of each candidate position taken from the house windows and from the far end of the garden
- Title documents for the plot, including any covenant, easement or recorded service route affecting the garden
- Notes on where water stands after heavy rain and which ground stays soft
- Any paperwork about previous garden works, drainage, soakaways or buried supplies
- A written description of the intended use, who uses the room and in which parts of the morning or evening

Write these down in your own words, with the date, so everyone is working from the same version.
- Which position in the garden you prefer and what each alternative would have taken away
- What the room is genuinely for and how often you expect it to be used
- Whether water and waste are needed in the building or only supply for light and power

- Whether the building should be visible and deliberate or screened and quiet in the garden
- Who is responsible for reinstating the lawn, planting and paving used for access

- The gap needed to walk around the building for maintenance, especially on the boundary side
- Existing screening that belongs to a neighbour and could be removed at any time
- The connectivity signal at the far end of the garden, which is easily tested before deciding
- Storage and mixing space during the work, which damages more garden than the building footprint
