1.What this household actually stores
Storage briefs fail because they are written from memory. Walk the property you live in now and write down what is really there, including the things you would rather not admit to keeping.
Walk through every room, cupboard, loft and shed and list the bulky awkward items you own, such as luggage, folding furniture, tools, sports kit, ladders and travel cots.
These are the items that end up on landings and in hallways when a plan is drawn from tidy assumptions rather than from what the household owns.
Note which possessions are in use only in certain seasons, such as garden furniture cushions, decorations, winter clothing and sporting equipment, and where they currently live.
Seasonal items can sit in deeper, less accessible storage, which changes how much prime cupboard space is genuinely needed.
Write down anything currently kept at a relative property, in a rented store or in a vehicle, because that volume usually comes back once there is space for it.
Owners routinely forget offsite belongings when describing their needs, then find the finished building full on the day they move in.
Record where household paperwork, manuals, spare keys and small valuables are kept, and whether you want a specific place for them rather than a drawer that fills up.
Small administrative storage is never in a brief and is the first thing to spill onto worktops.
Mark the items you have decided not to take with you, and note who has agreed to that within the household so it is not reopened later.
Storage briefs quietly inflate when nobody has agreed what is leaving, and finished floor area is a demanding way to keep something you no longer want.
Consider whether the household is likely to accumulate more of a particular category, such as childrens equipment, hobby materials or tools, and note which.
Naming the growing category lets a designer place the flexible cupboard where growth will actually happen.
2.The whole laundry sequence, not just the machine
Utility rooms are usually planned around a washing machine and then fail at the drying and folding stages. Describe the full sequence your household follows.
Note where dirty laundry collects today and how it travels to the machine, including whether that route crosses a living space or goes up and down stairs.
If bedrooms are on a different level from the machines, the daily carrying is real and worth designing around rather than discovering later.
Write down how clothes would be dried in wet or cold weather, and whether that means a machine, a dedicated airing space, a rail over a bath or a rack in a corridor.
Indoor drying is the single most common unplanned use of a new home and it affects moisture in the building.
Moisture from indoor drying is a ventilation matter for the building as a whole; ask a suitably qualified professional what arrangement suits your design.
Decide whether you want a surface for folding and sorting, and note what would sit on it permanently if it exists, because such surfaces attract everything else.
A worktop planned for folding usually becomes general dumping space unless another home is found for the things that land there.
Record whether ironing, airing or hanging shirts is part of the routine and where it would happen, including where the board and any hanging rail would be stored.
These small activities need a surprising amount of clear floor and are almost never mentioned in a brief.
Note where vacuum cleaners, mops, buckets, brushes and cleaning products would live, and whether that place needs a socket for charging.
Cleaning equipment has no natural home in modern plans and ends up in the space intended for something else.
Write down whether pets are washed, boots are rinsed or muddy kit is dealt with indoors, and where you would want that to happen away from finished surfaces.
This determines whether a deep utility sink and a robust floor finish belong in the brief at all.
3.Machines, sinks and getting at them later
Appliance positions look simple on a plan and become awkward in reality. Record how the machines would be used, opened, serviced and eventually replaced.
Decide and record whether machines would sit side by side or stacked, and note who in the household would be loading and unloading them.
Stacking saves floor area but changes reach and handling, which matters more to some households than to others.
Note which way appliance doors and cupboard doors would open, and whether a person can stand in front of an open machine without blocking the room.
Two doors that conflict in a narrow utility room is a defect that only shows up once everything is fitted.
Write down what a utility sink would actually be used for, whether soaking, filling buckets, flowers, paint brushes or handwashing, since that shapes the type discussed.
A sink chosen without a stated purpose is often too shallow for the job it ends up doing.
Ask how a machine or appliance would be pulled out for servicing or replacement, and whether anything built in would have to be dismantled to do it.
Fitted joinery that traps an appliance is common and only becomes a problem at the least convenient moment.
Ask the installer what would have to be movable for an appliance to be withdrawn from this position, and record the answer before joinery is drawn around it.
Consider where a spinning machine would sit in relation to bedrooms, living rooms and any room below, and note whether that placement concerns you.
Vibration travels through structure in ways that are hard to correct once the layout is built.
How vibration and noise travel through a floor or wall build-up is a matter for a suitably qualified professional to advise on for your design.
List every machine you expect to place here and ask what supply and waste connections each one assumes, rather than deciding positions first.
A position that suits the layout may be awkward to serve, and it is far easier to hear that before drawings are finalised.
4.Equipment, meters and the boxes nobody wants on show
Every building carries equipment that has to live somewhere and be reachable. If it is not placed deliberately it lands in the utility room and takes the storage with it.
Ask your designer for a list of the equipment the building will need to house, such as heating equipment, hot water storage, controls, distribution boards and network points.
Owners often plan a utility room and then discover that most of it has been allocated to equipment they were never told about.
Ask what access space each item of equipment requires around it and whether cupboard doors or shelving could ever obstruct that access.
Clearances around equipment are set by the manufacturer and the relevant local requirements; confirm them with the installer rather than assuming.
Note where incoming supplies and meters are expected to arrive, and record whether those positions are fixed by the utility rather than chosen by you.
Utility-owned positions are usually the least negotiable thing in a plan and shape the rooms around them.
Ask which items of equipment need routine attention such as filter changes or draining, and whether the person doing it needs to reach them without moving stored goods.
Equipment buried behind shelving tends not to be attended to, which is exactly what the maintenance instructions assume will not happen.
Write down which pieces of equipment are expected to make a noise when running and which rooms would sit beside or above them.
Hum, cycling and airflow noise are tolerable in a garage and intrusive next to a quiet room.
Ask the designer and the equipment supplier what noise the installation is expected to produce in the position proposed.
Consider whether you want a single tidy place for incoming media, network equipment and any charging hub, and note where cabling would need to reach it from.
Deciding this before first fix avoids a permanent tangle in a cupboard that was meant to hold coats.
5.The door everyone actually comes in through
Most households use one entrance for everyday arrival, and it is rarely the formal front door. Whatever that entrance is, it collects wet, muddy and bulky things.
Write down which door the household would use on an ordinary day, and whether shopping, buggies and muddy boots would come through it.
The everyday entrance deserves the storage, and it is often planned as a secondary door with none at all.
Count roughly how many coats, pairs of boots and bags would need hanging or standing space at that door for the people who live there, plus visitors.
Hooks and shoe space are consistently underestimated, and the overflow lands on a stair newel post or a radiator.
Note where wet coats and dripping umbrellas would sit and what the floor beneath them would be, since a permeable finish there becomes a maintenance issue.
Deciding where the wet zone stops is easier before finishes are chosen than after a hall floor has been marked.
Consider whether somewhere to sit while removing boots is worth the space it takes, particularly for children and for anyone who finds standing awkward.
It is a small requirement with a large effect on how a doorway is used day to day.
Record whether bikes, scooters, buggies or mobility equipment need to be brought in and where they would stand, including whether they need charging.
These items are too valuable to leave outside and too large to absorb into a hall, so they need a named place in the brief.
Note how parcels arrive and where they would be left if nobody is home, and whether that suggests any provision near the entrance.
Delivery habits are now part of how a house is used, and provision made at planning stage is far tidier than a box added later.
6.Bins, recycling and the route out
Waste is separated indoors and stored outdoors, and the journey between the two is what makes it workable. Confirm how collection works locally before fixing anything.
Confirm with the local collection service how many waste and recycling streams are separated at your address and what containers are supplied for them.
Internal bin provision depends entirely on the local arrangement, which varies and is easy to check before the joinery is drawn.
Decide where waste would be separated indoors, whether under a sink, in a dedicated unit or in the utility room, and note who would empty it.
A separation point far from where waste is generated tends to be abandoned as soon as the household settles into a routine.
Walk the route rubbish would take from the kitchen to the outdoor store and note whether it passes through a living room, up a step or across a finished floor.
Carrying waste through the main living room is a design outcome nobody chooses deliberately, yet plans produce it regularly.
Note where an external bin store could stand so it is neither visible from the main rooms nor an unreasonable distance from the collection point.
Bins parked at the front because the store is too far away is one of the most common visible compromises in new work.
Write down where garden waste, recycling that does not fit the containers and occasional bulky items would be held until they can be taken away.
Without a place for these, they occupy the driveway or the side passage indefinitely.
Ask the local collection service where containers must be presented and whether any access arrangement applies to your street, and record what you are told.

7.Storage built into the shell against furniture
Some storage has to be decided before walls are lined and some can wait. Knowing which is which prevents both wasted work and permanent regret.
Ask which storage decisions have to be made before walls are lined and which can be left until later, and write the two lists separately.
Fixings, recesses, sockets and lighting inside cupboards all belong to the early list even though the cupboards themselves may not.
Note any leftover volume the design creates, such as eaves space, understairs voids or a set-back in a wall, and ask whether it could be reached and used.
These spaces are free in plan terms but only become usable if access is planned before the linings go on.
Consider whether any roof space is expected to hold stored goods, and ask what reaching it and loading it would involve before the loft is counted as storage in the brief.
What a roof structure can carry, and what reaching it would involve, are matters for a suitably qualified professional to establish before anything is put up there.
Write down where you expect to hang heavy shelving, rails or wall units, and raise those positions before linings are closed up.
Support provided behind a lining at the right moment is straightforward, while finding a fixing afterwards rarely is.
What a wall can carry depends on its construction; ask a suitably qualified professional before treating any position as suitable for a heavy fixing.
Record how deep each storage cupboard needs to be for what it will hold, and note whether its door would clash with a circulation route when open.
A deep cupboard that cannot open fully holds far less than it appears to on a drawing.
Decide which cupboards and stores would benefit from lighting or a socket, and note this while electrical positions are still being discussed.
A dark cupboard is used only for the things you never need to find, which is not usually the intention.

- Details of the local waste and recycling arrangement for your address
- Photographs of how storage currently fails in the property you live in
