Limits
When it is not sufficient

1.Where vehicles arrive, stand and turn
Parking is usually drawn as a rectangle at the end of the process. Describe instead how vehicles really reach this plot, where they stop, and what happens when more than one of them is there.
Write down how many vehicles the household keeps, whether visitors regularly park here, and whether everyone can leave without another vehicle being moved first.
A layout that only works when cars are parked in the right order becomes a daily irritation, and it is much easier to see that on a sketch than after the surface is laid.
Note whether a vehicle would have to reverse onto the road to leave, and ask your designer whether the plot could instead accommodate a turning area.
Whether turning space can be found reshapes everything else outside, so the question belongs early rather than once the garden has been laid out.
Arrangements where a drive meets a public road are set locally; confirm what applies at your address with the relevant highway or roads authority.
Ask who is responsible for the strip between your boundary and the road surface, and what would be involved if a new or widened access were being considered.
The verge, footway and kerb are frequently outside the owner title, which changes who has to be involved before anything is drawn there.
Ownership of and works to a verge, footway or kerb are matters to confirm with the relevant local authority before they are assumed.
Note the largest vehicle that regularly needs to reach the property, such as a delivery van, a refuse vehicle or a fuel tanker, and where it would have to stop.
Service vehicles shape access width, turning and surfacing far more than the family car does, and they are almost never mentioned in a brief.
Decide whether provision for charging a vehicle is wanted, note where a cable would run from, and check whether that route would pass beneath a new surface.
Providing a route before paving is straightforward, while adding one afterwards usually means lifting something that has only just been finished.
Consider what the parking area would be surfaced in, and ask what that surface has to cope with in terms of standing vehicles, turning wheels, oil marks and weather.
Owners often choose a surface for how it looks from the house, then find it marks or shifts exactly where vehicles turn.
Ask a qualified professional what build-up a vehicle surface needs on the ground conditions at your plot before settling on a finish.
2.The walk from the car to the door
The routes between parking, bins and each entrance are used in the dark, in the rain and with hands full. Walk them in your head before any surface is chosen.
Walk the route you would take from a parked vehicle to each entrance and note where it would be dark, uneven, narrow or fully exposed to the weather.
This is the most used route on the whole plot and it is routinely the last thing anyone designs.
Note every step or change of level between the ground outside and each threshold, and ask how the design intends to deal with each of them.
Level changes at doors are settled by the building design long before external works are drawn, so this is a question to raise while it is still open.
Whether a threshold, step or ramp arrangement suits your building and the people using it is for a qualified professional to advise on.
Record what has to be wheeled along this route, such as bins, a buggy, a wheelbarrow, luggage or mobility equipment, and whether the proposed surface suits that.
A loose or heavily textured surface can look right and still make wheeled things unusable on the one route where they are needed.
Ask what each proposed external surface is like underfoot when wet, frosted or covered in fallen leaves, and note which routes are used in those conditions.
A sample seen dry in a showroom tells you very little about the route people use on a dark, wet evening.
How a surface behaves underfoot in wet or icy conditions is a question for the supplier and a qualified professional rather than a judgement to make from a sample.
Note whether a side passage or secondary door forms part of the everyday route, and whether it would still be usable once new work is built against it.
Side passages quietly disappear into extensions and then still have to serve bins, ladders, meters and access to the rear.
Write down the places on the approach where you would want something to hold onto or an edge that reads clearly in the dark, and raise them rather than deciding yourself.
Naming the spots that feel uncertain gives a designer something concrete to respond to instead of a general wish for good lighting.
3.Slope, spoil and what holds the ground
Ground rarely arrives flat. Wherever the level changes, something has to hold it, and that decision reaches back into the design of the building itself.
Walk the plot and note in rough terms which way the ground falls, where the highest and lowest points sit, and where water visibly runs after heavy rain.
An owner walking the plot after a downpour sees things that no drawing shows, and that observation is genuinely useful to a designer.
Ask whether the design assumes ground is cut away or built up, and where excavated material would go if it cannot remain on the plot.
Spoil has to leave or be placed somewhere, and a plan that ignores it usually loses part of the garden to a mound nobody intended.
What may be done with excavated material is subject to local requirements; ask the contractor and confirm locally what applies before assuming it can stay.
Note where finished ground level would sit in relation to the building on each side, and ask how that relationship is intended to work all the way round.
The meeting of ground and wall looks like a landscaping detail and is in fact one of the more consequential decisions outside.
Ground levels against a wall affect the building fabric; how they should be arranged is a question for a qualified professional.
Photograph and describe any retaining wall, bank or terracing already on the plot, including anything leaning, cracked, bulging or visibly holding back wet ground.
An existing retaining element tends to be assumed to stay, and then turns out to be the first thing that has to be dealt with.
The condition of anything retaining ground is not something to judge from appearance; ask a suitably qualified professional to assess it before the design relies on it.
Note whether raising or lowering ground would change the relationship with a neighbouring plot, and describe in rough terms what the difference in level is now.
Level changes at a boundary affect someone else, so they are far better discussed while they are still a sketch.
Consider whether you would rather absorb a level change as a gentle slope, as terraces or in a flight of steps, and note which parts of the garden you want reachable without steps.
Stating which areas must be reachable without steps gives the designer a constraint to work to instead of a preference to interpret.
4.Fences, walls, gates and who owns them
External works touch boundaries more than any other part of a project. Establish what is physically there and what is shared before anything is drawn against it.
Walk each boundary and write down what physically marks it, whether a fence, a hedge, a wall, a change of surface or nothing visible at all.
What marks a boundary on the ground and what a plan shows are often two different things, and the difference is easier to raise now.
Gather whatever your title documents say about boundary responsibility and note anywhere that appears to differ from what you can see on the ground.
Assumed responsibility for a fence is a common source of disagreement once one side of it is being rebuilt.
Boundary positions and ownership are legal matters; ask a suitably qualified professional to review anything unclear before work is planned against a boundary.
Photograph the condition of existing fences and walls from both sides where you reasonably can, and note anything leaning, rotten or propped up by what it is meant to hold.
Boundary elements frequently fail during a project, and a dated record of their prior condition helps everyone involved.
Decide where gates are wanted, which way each one would open, and whether an opening gate would foul a parked vehicle, a step, a rising path or a bin.
A gate that cannot open fully over rising ground is among the most common external works corrections and is entirely avoidable on paper.
Ask whether any boundary element would have to come down to get plant and materials in, who would reinstate it and what condition it should be returned in.
Temporary removal is reasonable and normal, but only if reinstatement was agreed before it happened rather than argued about afterwards.
Note which external works would be visible from or reach onto a neighbouring property, and record any conversation you have and what was understood on both sides.
A short note of what was said keeps a neighbourly arrangement from turning into two conflicting recollections.
Work affecting a shared boundary or needing access to adjoining land may involve formal procedures; confirm locally what applies before relying on an informal agreement.
5.Terraces, seating and the outdoor rooms
The parts of a garden people actually sit in are set by shelter, by the walk from the door and by what can be seen from them, not by whatever space is left over on the plan.
Stand where a seating area might go on a windy or wet afternoon, and note whether anything on the plot shelters it and how far it is from the door you would use.
Shelter and the walk from the door decide how often an outdoor area is used, and both are easy to test on the plot in poor weather.
Decide whether the main outdoor area should relate to one particular room and door, and note whether you want the outside surface to read as continuous with the floor inside.
That single preference drives thresholds, levels and drainage decisions well before any paving is chosen.
How an external surface can meet a threshold without affecting the building fabric is a matter for a qualified professional to resolve.
Stand where the seating area would be, note what overlooks it and what you can see from it, then write down which of those views you would want screened.
Privacy outside is far more often about a single window or gap than about the whole boundary, and naming it keeps the response proportionate.
Consider whether outdoor cooking, a fire, a water point or a heater is part of how you would use the space, and note where each of them would sit.
These are the items that need provision underground, so they have to be named while the ground is still open.
Fixed outdoor appliances and anything burning fuel raise questions of position and ventilation for a qualified installer and the relevant local requirements.
Note where the seating area would stop, whether there is a drop at that edge, and what would sit immediately beyond it, whether planting, lawn, gravel or a slope.
The edge is where terraces look unfinished, and deciding what happens there prevents an improvised kerb appearing later.
Where there is a change of level at an edge, ask a qualified professional what protection is appropriate rather than deciding it from appearance.
Write down what furniture would stand out there, whether it stays outside through the colder season, and where cushions, covers and garden equipment would be kept.
Outdoor storage is nearly always an afterthought and then permanently occupies the corner of the terrace that was meant for sitting.
6.Sockets, taps and light beyond the walls
Almost everything outside that needs power or water has to be routed before surfaces go down. That window is short and it does not reopen without disturbance.
List every external position where power might be wanted, including the parking area, the terrace, a store, a workshop and the far end of the garden.
Adding an external route once paving and planting are finished is disruptive out of all proportion to the small cable involved.
Decide where outdoor water is wanted, such as near the parking, in the garden and by any bin store, and note what each of those points would actually be used for.
A tap positioned without a stated use tends to end up where the pipe was easiest rather than where the hose is needed.
Ask which routes would pass beneath a new drive, path or terrace and confirm that ducting or spare provision is shown before those surfaces are laid.
Spare provision left under a surface is the simplest precaution in the whole external works package, and it is trivially easy to forget.
How external electrical and water routes should be run, protected and marked is a matter for suitably qualified installers.
Walk the plot after dark and note where light is genuinely needed, such as at steps, the parking area and each entrance, rather than assuming everything should be lit.
Lighting chosen on a plan tends to be scattered evenly, while lighting chosen in the dark ends up where people actually stumble.
Consider where external light would fall beyond your own boundary, including into neighbouring windows and onto the road, and note anything that concerns you.
Light spill is one of the few external decisions that reaches other people every evening, and it is simplest to address before fittings are chosen.
External lighting can be subject to local requirements and to neighbour concerns; confirm locally what applies before positions are fixed.
Note whether irrigation, a water butt, a pond or powered garden equipment is intended, and ask what each would need provided while the ground is still open.
Each of these has an underground element that is easy to include now and awkward to introduce into a finished garden.
7.Soil, planting and the trees that were here first
Soft landscape is the part of external works most often damaged during a build and the hardest to put back as it was. Record what exists before machines arrive.
Record every tree and mature hedge on the plot and immediately beyond it, noting rough size, position and whether it belongs to you or to a neighbour.
Trees just outside a boundary influence a design as much as those inside it, and they are the ones most often left off a sketch.
Trees may be protected and their removal may not be yours to decide; ask a suitably qualified professional and confirm locally what applies.
Note which trees stand near where building, drive or terrace work is proposed, and ask what the presence of those roots means for what is being drawn there.
Roots extend further than most owners expect, and the answer often changes the position of a surface rather than the tree.
Ask what would happen to topsoil stripped from the working area, and whether it could be stored on the plot for reuse rather than carted away and replaced later.
Topsoil is routinely lost at the start of a project and its absence is only noticed when the garden is being made good at the end.
Write down which planting, lawn, hedge or feature you want to survive the build, and ask how each would be protected while the working area is in use.
Anything not named as protected is treated as part of the working area, which is a reasonable assumption for a contractor to make.
Note which existing planting provides screening or shelter, and consider what the plot would feel like in the season when that planting carries no leaves.
Screening assessed in full leaf can be almost absent once the leaves have gone, which is exactly when windows face each other most directly.
Consider how much upkeep each proposed planted area would ask of the household, and be honest about who would be doing it and in what weather.
Planting designed for an enthusiastic gardener and maintained by a reluctant one reverts to something else fairly quickly.
8.Where external works sit in the job
External works are commonly drawn last and cut first. Establish early what is inside the works, what is excluded, and what would quietly become yours to arrange.
Ask for a clear written statement of which external elements are inside the works and which are excluded, and keep it with your other project records.
External works are the most common place for an assumption to sit unchallenged until surfaces are being set out on site.
Note which part of the plot would be used for storage, deliveries, welfare and spoil during the works, and accept that it will be the last part to be finished.
Knowing where the working area sits stops an owner planting or paving something that is about to be driven over.
Ask in what order external elements are expected to be carried out relative to the building, particularly anything that has to pass beneath a finished surface.
Sequence is where external works go wrong, because the easy moment for a buried route comes and goes without anyone announcing it.
Agree in writing what making good means for the areas used during the works, covering surfaces, boundaries, planting and the access route into the plot.
Making good means very different things to different people, and the disagreement always surfaces at the point everyone wants to finish.
Any expectation about reinstating a shared access route or a neighbouring surface should be confirmed with the contractor and that owner in writing.
Decide which external elements you would be willing to defer, and ask what should still be provided now so deferred work does not mean lifting finished surfaces.
Deferring is a legitimate decision, but only when the provision that makes it painless has been left in place deliberately.
Ask which drawing shows external levels, surfaces, boundaries and buried routes together, and check that the version you are working from is the current one.
External information is often spread across several drawings, and the one an owner has seen is rarely the one being built from.

Having these to hand usually makes the first conversation shorter and more useful.
- Any site or topographical survey showing levels, boundaries and existing features
- Title documents or plans indicating boundary responsibility and any rights of access
- Dated photographs of existing fences, walls, retaining elements and their condition
- A marked-up plan showing where vehicles would stand, turn and be charged
- A written list of the external power, water and lighting positions you would want
- Notes of any conversation with neighbours about shared boundaries or access
- The current external works drawing and the written list of what is included
Records

Write these down in your own words, with the date, so everyone is working from the same version.
- How many vehicles must stand on the plot and whether a turning area is wanted
- Which parts of the garden should be reachable without negotiating steps
- Where the main outdoor sitting area would be and which door it relates to
