1.What the board is actually made of, layer by layer
Engineered boards vary enormously beneath the surface, and the differences are invisible once the floor is down. Ask while you can still see a cut edge.
Ask to see a cut end of the board rather than only the face, so you can look at the layers and how they are arranged.
The end grain of a sample tells you more about the product than the top surface, and suppliers will show it if asked.
Ask what the core beneath the wear surface is made of, and how that core behaves if it ever meets water from a spill or a leak.
Cores differ widely in how they respond to moisture, and this is the difference owners regret not asking about.
How a specific board reacts to water is described by its manufacturer; ask for their written statement rather than a general reassurance.
Ask how thick the wear surface is in relation to the board as a whole, and ask the supplier to describe what that allows rather than quoting a figure at you.
The wear surface decides what can be done to the floor later, and the answer is more useful expressed as options than as a number.
Ask directly why an engineered board is being suggested for this room rather than a solid one, and write down the reason given.
The reason usually reveals something about your base, your heating or your humidity that is worth knowing in its own right.
Ask what the supplier means when they describe the board as stable, and in what conditions that stability is said to hold.
Stability is a relative claim rather than an absolute one, and pinning down the conditions turns it into something useful.
Note which timber forms the visible surface and whether it is the same species across the whole range you are being shown.
Ranges often share a construction while the visible species varies, which affects colour change and how knocks show.
2.What can be done to the surface later on
Owners often assume an engineered floor can always be brought back. Establish what is actually possible with this product before you commit.
Ask whether this particular board can be sanded back at all, and if so, what that process would involve for the household.
The answer varies between products, and it is one of the clearest differences between two boards that look identical.
Ask how many times the supplier expects this surface could be taken back, and ask what limits that, then keep the answer with your papers.
This is a supplier statement about their own product rather than a general rule, so it is worth having in writing.
Ask what happens to any bevelled edge if the floor is ever sanded, since the detail that gives the floor its look may not survive the process.
Owners are frequently surprised that renewing a bevelled floor changes its appearance permanently.
Ask whether a single damaged board can be taken out and replaced, and whether the fitting method being proposed makes that easier or harder.
A floating floor and a bonded floor behave very differently when one board needs to come out.
Any board replacement is work for a qualified installer, and the method depends on how the floor was laid in the first place.
Ask whether boards from this production run can be reserved against a future repair, and whether wherever they end up stays dry and heated.
Later production rarely matches earlier production exactly, and a small reserve solves a problem that otherwise has no good answer.
Ask whether the surface can be refreshed with a new coat without full sanding, and which products the manufacturer says may be used.
Recoating is a much less disruptive option than sanding, but only some finishes accept it.
3.How the floor is held down and how it sounds
Fitting method changes the feel, the sound and the future of the floor. It is often decided quickly and noticed for a long time afterwards.
Ask which fitting methods this board allows over your particular base, and ask what each one changes about how the finished floor feels underfoot.
Owners tend to hear only one option, when the product may allow several with quite different results.
Which method is appropriate over your base is established by a qualified installer against the manufacturer instructions, not by preference.
Ask whether the proposed method tends to sound hollow underfoot, and ask to walk on a laid floor rather than judging from a sample board.
Hollowness is among the most common complaints about floating floors, and it cannot be assessed from a sample in a showroom.
Ask what underlay or intermediate layer is being allowed for, what it is intended to do, and whether it is included in what you have been told.
Underlay is often treated as an afterthought while doing a great deal of work for sound, feel and moisture.
If a home sits below or beside this room, ask what the proposed build-up is intended to do about footfall reaching it, and who states that.
Impact from footsteps travels through a floor differently from noise in the room, and the two are easily confused in a showroom conversation.
What a floor build-up between homes is expected to achieve varies with the property and the tenure, so confirm locally and ask a qualified professional.
Ask to stand on the same board laid the same way somewhere before ordering, and note how it feels near a wall as well as in the middle.
Floors behave differently at their edges, and a showroom platform rarely represents a whole room.
Ask what would cause this floor to creak once laid, and what the installer does to reduce the risk, then record the answer.
Creaking is far easier to discuss beforehand than to resolve after a floor is finished and skirtings are back on.
4.Perimeter gaps, thresholds and finished level
The edges of a wood floor are where practical problems concentrate. They are also where owners notice a compromise every time they walk past.
Ask what gap the floor needs at its perimeter and how it will be covered, then decide whether you accept beading or want the skirting taken off and refitted.
This is a visible decision that is often made on site by whoever is fastest, and it defines how neat the room looks.
Note every door that opens into the room and ask what the new floor build up does to the clearance beneath each one.
Doors are the first thing to catch on a raised floor, and easing them is much simpler to plan than to discover.
Ask what will happen at each doorway where this floor meets another material, and ask to see the actual profile rather than agreeing to a description.
Threshold strips are chosen at the end and are frequently the one detail an owner dislikes in a finished room.
Write down the finished level you are aiming for against adjoining rooms, and ask what happens if the two floors cannot end up flush.
A step at an opening is easier to accept when it was decided in advance rather than discovered on the day.
Mark on a rough plan every pipe, fixed unit, hearth or stair that the floor has to work around, and ask how each is finished.
Pipe collars and awkward returns are the details that make a wood floor look either resolved or improvised.
Anything involving pipework or fixed heating elements should be raised with the relevant qualified trade before the floor is planned around it.
Ask whether the area being laid is large enough or irregular enough to need a break in the floor, and where such a break would fall.
Breaks are sometimes unavoidable, and their position is a visual decision worth making with your eyes open.
5.Texture, bevels and how dirt shows
The surface treatment decides how the floor looks after the household has lived on it. Judge it on how it holds dust, not on how it photographs.
Ask how a brushed or textured surface behaves when it comes to cleaning, and run your hand across the sample to feel how open the grain is.
Texture hides scratches well and holds dust equally well, and the balance matters more in some households than others.
Look closely at the bevel between boards on a sample and consider what will collect in that line in your household.
Bevelled joints are attractive and they gather grit, crumbs and pet hair in a way flat joints do not.
Ask how visible everyday marks are on this level of sheen, and look at a sample under a low evening light where scratches show most.
Raking light across a floor is what reveals marks, and showroom lighting is rarely arranged to do that.
Ask whether the colour comes from the timber itself or from a treatment on the surface, and what happens to that colour where the floor wears.
A coloured surface treatment wears differently from timber that was chosen for its own colour.
If there are pets in the household, ask how this surface responds to claws and whether the supplier has seen the product in that situation.
This is one of the most common causes of dissatisfaction and one of the least often raised before ordering.
Ask what the manufacturer says about wet mopping and steam devices on this surface, since those are the two things a household reaches for without thinking.
Care instructions are usually given once, to one person, on the day of handover, and the household finds out the rest by accident.
What may be used on a wood surface is set by the finish manufacturer, and a method that suits one range can dull another, so ask for their document.
6.Shade variation between packs and what arrives
Wood is not manufactured to a single appearance. Understanding the spread you have accepted prevents an unpleasant morning when the packs are opened.
Ask to see the full spread of shade and character within this range, including the boards nobody chooses for a display.
You are buying a spread rather than a single board, and it is fairer to see the whole spread before you agree.
Ask whether all the boards for your order come from the same production run, and what happens if part of the order is filled from another.
Mixed runs are common on larger orders and are a frequent source of a floor that reads unevenly.
Ask the supplier to confirm production run arrangements in writing, since verbal assurances are hard to rely on after delivery.
Ask whether boards are mixed from several packs as the floor is laid, and say whether you want to see a dry laid area before fixing begins.
Laying from one pack at a time can create visible bands, and mixing is a simple habit that avoids it.
Ask how much extra material is being allowed for cuts, waste and future repairs, and record what happens to any surplus at the end.
Surplus boards frequently leave the house with the fitter, which is a small loss that becomes obvious later.
Agree who opens and looks at the delivery, and what the process is if the shade or character is not what was agreed.
The moment to raise a concern is before boards are cut, and that window is narrow.
Ask where the boards will sit between delivery and laying, and whether that space is heated and dry.
A pack left in a porch or garage has not been conditioned to the house, whatever the delivery note says.
7.Room conditions and heating before laying starts
Engineered floors are often chosen for demanding conditions, which makes the conditions themselves worth pinning down in advance.
State at the outset whether heating runs beneath this floor, and ask which products in the range are said to suit that situation.
This narrows the selection immediately and prevents a choice being unpicked later.
Whether this board may sit over your particular heating arrangement is a written statement from the manufacturer, so ask for it before the range is narrowed.
Ask whether other wet work in the house needs to be finished and dried before boards arrive, and who decides that the moment has come.
Plaster, screeds and paint all release moisture into a house, and boards laid too early are a well known problem.
Ask what state the room has to be in while boards are going down, in terms of warmth and airing, and whether an occupied house can realistically hold it.
Conditions during laying are the installer requirement most often quietly ignored in an occupied home.
Say what you know about moisture coming from below, including any part of the floor that feels cold or damp in wet weather.
Owners notice seasonal patterns long before anyone measures anything, and it is useful evidence.
Whether a base is dry enough for boards is established by a qualified professional using proper measurement, not by feel.
Decide and record whether the floor goes down before or after kitchen units, wardrobes or skirtings, and check that everyone involved knows the answer.
This single sequencing decision affects repairs, future replacement and how the perimeter looks.
Agree how the finished floor is protected while other trades finish their work, and who is responsible if it is marked before you move back in.
Protection is simple to agree beforehand and awkward to argue about once a scratch has appeared.

Blind spots
Commonly overlooked items
- The core beneath the wear surface differs between products that look identical from above.
- A floating floor can sound hollow underfoot, which cannot be judged from a sample board.
- Bevelled joints collect grit and pet hair, and sanding the floor later can remove the bevel altogether.
- Perimeter gaps have to be covered somehow, and the decision between beading and refitted skirting is often made on site.
- Boards delivered into an unheated garage or porch have not been conditioned to the house.
- Surplus boards usually leave with the fitter unless somebody says otherwise beforehand.
