1.Telling the resilient families apart
Vinyl, linoleum, rubber and cork are often shown together and behave nothing like each other. Establish what you are looking at before comparing anything else.
Ask what each sample is actually made from, since floors that look similar on a display board can be entirely different materials with different habits.
Owners frequently discover only after laying that they chose a material with quite different cleaning, sunlight or moisture behaviour.
Note whether each option comes as a continuous sheet, as tiles, or as planks, and ask what that format changes about seams and repairs.
Format decides where water can get in and how a damaged area is dealt with, which matters more than the pattern on top.
Ask how the supplier describes the wear surface of each option and what everyday damage it is intended to resist, in plain terms.
The top layer does almost all the work in a resilient floor, and it is the part least visible on a sample.
Ask whether the material has a noticeable smell when new, how long that tends to persist, and what ventilation is expected while it settles.
New resilient floors can be noticeable in a closed room, and households with sensitivities benefit from knowing beforehand.
Any question about emissions or sensitivities should go to the manufacturer and, where health is a concern, to a qualified professional.
Ask what sits on the underside of each option, whether it includes a cushioned or rigid backing, and what that does underfoot.

Ask what happens to this floor when it is eventually taken up, and whether the supplier can say anything about how it is disposed of or reprocessed.
Resilient floors differ considerably here, and it is a fair question that suppliers are increasingly ready for.
2.Why the base beneath shows through
Thin floors take the shape of what they lie on. Almost every complaint about a resilient floor traces back to what was underneath it.
Run a hand and a straight edge across the existing floor and note every ridge, board joint, proud screw head or lump you can feel.
Anything you can feel now is likely to be visible through the finished floor, and it is easier to point out than to describe later.
Note any old adhesive, bitumen, paint or self adhesive tile residue on the existing floor, and mention it before smoothing work is discussed.
Residues affect what can be laid over them and are a common reason a preparation stage appears on the proposal.
In older properties, ask a qualified professional what earlier floor materials may contain before anything is lifted or sanded.
Ask whether a smoothing layer is needed over the whole area or only in places, and what the floor level becomes once it is added.
Smoothing is the item most often left out of an early conversation and most often added at the last moment.
Say whether the base is boarded, solid or a mixture across the room, and mark where it changes on a rough plan.
The two behave differently beneath a thin covering, and joins between them are where a floor most often shows a line.
What a base actually is, and whether it is sound, is for a qualified professional to establish rather than a visual judgement.
Ask who is responsible for preparing the base, and agree in writing whether that sits with the flooring installer, another trade or with you.
Preparation is the most common gap between two parties, and each tends to assume the other has allowed for it.
Note any part of the floor that flexes, bounces or creaks underfoot, and describe exactly where it happens rather than in general terms.
Movement beneath a thin covering shows as a line or a wear mark surprisingly quickly.
3.Point loads, castors and marks that stay
Resilient floors give slightly under load, and not everything springs back. These are the household details a supplier cannot guess.
List the heavy items that will stand on this floor and describe what they stand on, such as thin metal feet, castors or a solid plinth.
Narrow feet concentrate load, and the marks they leave are among the most common regrets with resilient floors.
Ask how this product responds to a sustained load and whether marks recover, and ask for that answer in writing from the manufacturer literature.
Recovery differs sharply between products, and a showroom sample cannot demonstrate it.
Statements about indentation come from the manufacturer for a specific product; treat a general assurance about vinyl as unconfirmed.
Ask what should be placed under furniture feet on this floor, and note which of your existing pads or castors would have to be changed.
Some pads and castors mark resilient floors, and swapping them is far easier before the furniture goes back into the room.
Ask whether rubber backed mats, doormats or appliance feet can stain this floor, and where you were planning to put one.
Staining from a rubber backed mat is permanent on some resilient floors and takes a while to appear.
Note where an appliance would have to be dragged in or out for servicing, and ask how the floor is protected during that.
Kitchen and utility appliances are pulled out over the floor sooner or later, and it is a known cause of tears and scuffs.
Ask whether any polish or dressing is expected on this floor at all, and what happens to a surface that has been polished when it was never meant to be.
Adding a dressing that was never intended is a common way to spoil an otherwise sound resilient floor, and it is difficult to take back off.
Whether a dressing may be applied at all is stated by the manufacturer for their own product, so ask for that in writing before anything is put on the floor.
4.Seams, edges and rooms where water lands
Water rarely damages a resilient floor through the surface. It gets in at a join, an edge or a doorway and then works underneath.
Describe where water genuinely reaches the floor in this room, such as beside a shower, under a basin, at a back door or in front of an appliance.
Suppliers plan seams and edges around this, and vague descriptions produce vague solutions.
Ask how any seam between sheets is treated in a wet area, who carries that out, and what the finished join is meant to look like.
Seam treatment is a specific skill, and the difference between a treated and untreated join matters in a wet room.
Ask whether the floor is intended to turn up the wall at the edges, and what that changes about skirtings, doorways and the look of the room.
Turning a floor up at the perimeter changes the appearance considerably and is easier to decide before ordering.
How a floor should be finished in a wet area is set out by the manufacturer and carried out by a qualified installer.
Ask what happens at the joints if tiles or planks are used where water lands, and whether the supplier would choose a different format there.
Jointed formats have many more edges than a sheet, which is the central trade off in a wet room.
Note where the floor stops at a doorway into a wet room, and ask how the edge is finished so water does not travel under it.
The threshold is the usual route for water to reach the base, and it is rarely discussed in a showroom.
Write down any leak history in this room and where a washing machine, dishwasher or boiler stands, and share it before the floor is planned.
Appliance leaks are a frequent source of water reaching the base, and the positions are worth marking on the plan while you can.
5.Daylight, warmth and dimensional movement
Resilient floors respond to heat and light more than owners expect, and rooms with a lot of glass are where that shows first.
Note how much direct sun falls on this floor and where, especially near large glazed doors, a conservatory or a south facing window.
Warmth and light are the two things most likely to cause colour change or movement in a resilient floor.
Ask the manufacturer in writing what they say about direct sunlight for this product, as limits differ considerably between ranges.
Ask what happens to this colour where sun falls on it, and whether a rug left in place would leave a visible difference.
Fading shows most as a boundary rather than as an overall change, and the boundary follows the furniture.
Ask whether rigid planks need a gap at the perimeter, how large it is, and how it will be covered once the floor is down.
The perimeter detail is visible in every room and is often settled on site without the owner being asked.
Say whether heating runs beneath this floor and ask what the manufacturer states about temperature limits for this product.
Resilient floors over heating are common and are also a frequent source of problems where limits were not known.
Temperature limits over a heating system come from the manufacturer and must be applied by whoever controls the heating.
Note anything that puts local heat into the floor, such as a stove, a radiator standing on the floor or an oven that opens above it.
Local heat produces local movement, and these positions are easy to overlook when looking at a room as a whole.
Ask what temperature the room and the material need to be at before laying, and where the material will sit beforehand.
Resilient products are usually brought to room conditions first, and a delivery left in a cold van or garage has not been.
6.Feel underfoot, sound and slip
Resilient floors are usually chosen for how they feel. That is worth testing properly rather than assuming it from a sample.
Ask to stand on the material laid down rather than holding a sample, and try it barefoot if the room is a bathroom or bedroom.
Warmth and give underfoot are the reasons most people choose these floors and cannot be judged by hand.
Ask how this floor sounds in the room itself, particularly with hard footwear or a wheeled chair, and note whether the room already echoes.
Some resilient floors are notably quiet and some are surprisingly sharp underfoot, which is easy to test and easy to forget.
Ask whether any acoustic layer is part of the product itself or a separate item to be ordered, and who states what that layer is intended to do.
Some resilient floors arrive with a backing described as acoustic and some rely on a separate layer, which changes both the order and the finished depth.
If a home sits below, what your property expects of a floor build-up varies, so confirm locally and ask a qualified professional before ordering.
Ask how the supplier describes this surface when it is wet, under what conditions that description was arrived at, and whether a different surface is available.
Slip behaviour is described by manufacturers under stated conditions, and asking about the conditions is more useful than asking for a label.
Look at how deeply the surface is textured or embossed, and ask what collects in that texture in a kitchen or a hallway.
Embossing that reads as realistic in a showroom can hold dirt in a busy household.
Ask whether this floor feels warm underfoot without heating beneath it, and compare that with what the room has now.
Perceived warmth is one of the real differences between resilient floors and hard ones, and it varies by product.
7.Pattern, format and how the floor is cut in
The pattern you approve on a sample becomes a repeating field across a room. How it is set out and cut in decides whether it convinces.
Ask how often the printed pattern repeats across a floor, and ask to see enough material laid together to notice it.
Repeats become obvious in a large room, and a single sample cannot show them at all.
Decide and record which direction planks or a sheet pattern should run, and check it against the main sight line as you enter the room.
Direction is decided quickly on site if nobody has said otherwise, and it is not easily changed afterwards.
Note every fitting the floor has to be cut around, such as a lavatory pan, a pipe, a kitchen plinth or a stair string, and ask how each is finished.
These cuts are where a resilient floor looks either neat or hurried, and they are worth discussing before the day.
Decide whether the floor runs under fitted units or stops at them, and record the reason, since it affects any future replacement.
Running the floor through makes later changes to units easier and uses more material, and it is a decision worth making deliberately.
Ask what happens at each doorway where this floor meets another material, and ask to handle the piece that would be used there before it is ordered.
Resilient floors are thin, so a doorway usually has to reconcile two different depths as well as two materials, and that is easier to see than to describe.
Ask for usable offcuts to be left with you, note the product reference from the packaging, and store both somewhere dry and flat.
A single damaged area later is straightforward to deal with only if matching material exists, and offcuts usually leave with the fitter.

Having these to hand usually makes the first conversation shorter and more useful.
- Written product information for each option, including what it says about sunlight, heating and cleaning
- A sketch marking where water lands, where appliances stand and where sun falls
- Notes on any past leak or damp in this room and what was done about it at the time
- Photographs of the existing floor, including any lifted corner showing what lies beneath
- Details of any heating arrangement beneath the floor and who controls it
- Any lease or ownership terms that mention floor coverings or acoustic layers, if this is a flat

Blind spots
Commonly overlooked items
- Every ridge and screw head in the base tends to show through a thin covering once light falls across it.
- Rubber backed mats and some castors can stain resilient floors permanently, and the mark appears slowly.
- Water reaches the base at seams, thresholds and edges rather than through the surface.
- Appliances are dragged out for servicing sooner or later, and the floor is rarely protected when it happens.
- Printed patterns repeat, and the repeat only becomes visible once a large area is laid.
- Matching a resilient floor from a later production run is often impossible, which is what makes a retained offcut worth having.
