Limits
When it is not sufficient
This is general planning preparation. These situations need a qualified professional, and often the relevant authority.

- Determining what a local requirement, lease or building rule demands, which must be confirmed with the relevant authority
- Assessing sound insulation between dwellings, which requires a qualified acoustic professional
- Resolving a noise dispute between neighbours or between occupants of a building

1.Describing the noise in words a specialist can use
Plain description is genuinely useful here. A specialist will translate what you say, so record what you hear rather than what you think causes it.
Write down whether the sound is footsteps and dropped objects, or voices, music and television, or a mixture of both at different times.
Impact sound and airborne sound behave differently, and a change of floor affects them differently, so the distinction comes first.
Note whether the noise is a thud, a sharp tap, a hollow drumming or a general rumble, using whatever words describe it best.
Ordinary description is what specialists want from an owner; they do not expect technical language and will interpret it themselves.
Record whether the sound seems to come from directly above, from a wall, from a corner, or from everywhere in the room at once.
Sound that seems to come from a wall may not be travelling through the floor at all, which changes the whole conversation.
Note separately whether the room you are in sounds hard and echoey, apart from any noise arriving from elsewhere in the building.
Reverberation inside a room and sound transfer between rooms are different problems with entirely different remedies.
Keep a simple written log over an ordinary stretch of daily life, noting when the noise happens and what activity appears to cause it.
A log turns an impression into evidence, and it is one of the first things a specialist will ask whether you have kept.
Note whether the noise began or worsened after a change was made, such as a floor covering being replaced somewhere nearby.
A change point is a strong clue, and this history is something only the occupants of a building can supply.
2.Who is affected and from which room
The same construction is a problem in one situation and irrelevant in another. Set out the rooms, the people and the uses involved.
Write down which rooms sit above, below and beside each space you are planning to floor, and how each of those rooms is used.
A bedroom under a kitchen and a store under a hallway are entirely different situations, even within the same building.
Note whether the concern is noise you make reaching other people, noise reaching you, or both at different times.
The direction of concern changes what a specialist examines and where any treatment would most usefully sit.
Record whether the property is a flat, a maisonette, a converted building or a single house, and what lies beneath the lowest floor.
Building type shapes both the technical situation and the rules that may apply, so it belongs at the start of any discussion.
Rules affecting floor coverings in shared buildings vary, so confirm what applies with the relevant authority and any managing body.
Note any household member or neighbour who is particularly affected, and the part of the day when it matters most to them.
Naming the affected use, such as a home office or a young child sleeping, keeps the discussion grounded in a real requirement.
Write down the activities you would like to carry out without being heard elsewhere, in ordinary language rather than technical terms.
A stated aim in plain words is far more useful than an unstated wish for the floor simply to be quieter.
Note the floor coverings currently in the spaces above and below, as far as you know them, including anything recently changed.
The coverings on both sides are part of the present situation, and a change on your side may not be the only variable in play.
3.Where sound may be travelling apart from the floor
Sound often travels around a floor rather than through it. Record the connections and openings you can see without altering anything.
Note what forms the ceiling of the room below, and whether it is original, replaced, or has been opened up at any point.
The ceiling below is part of the same construction as the floor above, and it is frequently the more accessible side to work on.
Look for gaps at the perimeter of the floor, around pipes, at the edge of a hearth and where the floor meets a stair.
Small openings can matter a great deal for sound, and they are things an owner can observe and photograph without any equipment.
Note where downlights, extract fans, vents or hatches penetrate the ceiling of the room below yours.
Penetrations are frequently overlooked in a discussion that concentrates only on the floor finish above them.
Do not alter, seal or open any ceiling penetration yourself. Ask the relevant qualified trade what is appropriate here.
Record whether pipes, ducts, a staircase or a shared wall connect the two spaces to one another.
Sound often travels around a floor rather than through it, and connections like these are usually the route it takes.
Note whether the same noise is audible in a room that does not share a floor with wherever the sound comes from.
If the noise appears there too, the floor may not be the main path, which is worth establishing before any effort goes into it.
Ask what an acoustic specialist would need to see or measure to establish how sound is actually travelling in this building.
Framing this as a question keeps the diagnosis with the person qualified to make it rather than with your own observations.
Establishing how sound travels through a building is work for a qualified acoustic professional, not a conclusion to draw from observation.
4.Hard finishes and how the room itself sounds
Some of what people call noise is the room amplifying itself. Look at what the space is made of before looking at what it is next to.
List the hard surfaces in the room, including the floor, walls, glazing, worktops and any exposed ceiling or stair.
Reverberation depends on the whole room rather than on the floor alone, and writing the list makes that visible.
Note whether the room currently has curtains, rugs, upholstered furniture or open shelving full of soft items.
Soft content is already doing acoustic work, and removing it during a refurbishment often changes how a room sounds.
Record whether conversation, television or a video call is already difficult in the room as it stands today.
Difficulty being understood is the practical symptom of a reverberant room, and it is worth stating as an aim in its own right.
Note whether removing an existing carpet is part of the plan, and describe how the room sounds now while it is still down.
The current carpet is a useful reference point, because it is precisely the condition that is about to change.
Consider whether soft furnishings could remain part of the answer alongside whatever floor finish is eventually chosen.
Room content is within your control in a way that construction is not, and it usually forms part of any realistic outcome.
Note whether the room has a hard ceiling, exposed structure or large areas of glazing that are not going to change.
Fixed hard surfaces limit how much a room can be quietened, and naming them keeps expectations realistic from the start.
5.Reading acoustic claims on product information
Figures on product information describe particular tests over particular constructions. Ask what each one actually refers to.
Ask what any performance figure stated for a product actually describes, and whether it relates to impact sound or airborne sound.
Figures describe specific things, and a figure covering one type of sound says nothing useful about the other.
Ask what floor construction the figure was measured over, and how that compares with the construction in your own property.
Test conditions include a whole floor build-up rather than the product alone, so the comparison matters more than the figure itself.
Ask whether the figure comes from a laboratory or from a completed building, and what difference that typically makes.
Results from controlled conditions and results in occupied buildings are not interchangeable, and suppliers can explain their own basis.
Relating an acoustic figure to your specific property is work for a qualified acoustic professional rather than a general comparison.
Ask whether the claimed performance depends on the product being laid in a particular way or with particular edge details.
Performance claims usually carry installation conditions, and those conditions are where real projects most often fall short.
Ask what happens to the claim if the finish is fixed down, or if skirting, a threshold or a fitted unit bridges the acoustic layer.
A rigid connection across an acoustic layer can undo it, which is why edge and junction details are discussed alongside the product.
Ask the supplier, in plain terms, what their product is not claimed to do in a situation like yours.
The limits of a claim are more informative than the claim itself, and they are rarely stated unless somebody asks directly.
6.Rules and permissions to confirm for your building
Floor coverings are one of the few finishes that other people may have a say in. Establish that in writing before anything is ordered.
Check whether your lease, tenancy or title documents say anything about floor coverings, and read the wording yourself rather than relying on memory.
Clauses about floor coverings are common in flats and are frequently discovered only after a hard floor has already been laid.
Interpreting a lease or title clause is a legal matter, so confirm what the wording means with a suitably qualified adviser.
Ask any managing agent, freeholder or residents body what their position is on changing a floor covering, and ask for it in writing.
A written answer is what protects you later, and a verbal reassurance from one individual is not the same thing at all.
Confirm locally what requirements apply to sound insulation between dwellings for work of the kind you are considering.
Requirements vary by location and by the type of work, so this is a question for the relevant authority rather than an assumption.
Only the relevant local authority and a qualified professional can say what applies to your property and your proposed work.
Ask whether anything about the building, such as its age or any designation attached to it, affects what may be done to the floor.
Some buildings carry additional considerations unrelated to acoustics that nonetheless constrain the same piece of work.
Write down who you asked, what you were told and when, and keep every reply together in one place.
A written trail of who said what is among the most useful things an owner can produce if the question is raised again later.
7.Knock-on effects of adding an acoustic layer
An acoustic layer is another layer in the stack, and it reaches every junction, door and heating decision in the room.
Ask what an acoustic layer adds to the floor height, and check every doorway, stair and threshold against that addition.
Acoustic layers add build-up like any other layer, and the consequences reach every junction in the room.
Note whether a room is heated from beneath, since a layer under the finish sits between the heat and the room above it.
Acoustic and thermal aims can pull in different directions, and each specialist needs to know what the other is proposing.
Ask how the layer is dealt with at the perimeter of each room and whether the skirting has to be adjusted or refitted.
Edge detail is where acoustic layers are most often compromised, and it also affects how the finished room looks.
Consider whether a softer finish, a different underlay or a change of room layout could meet the aim with less disruption.
The least disruptive option deserves proper consideration before a construction change is assumed to be necessary.
Agree how you will judge whether the outcome met the aim, using the noise log you kept as the reference point.
Acoustic outcomes are rarely absolute, so an agreed way of judging keeps expectations reasonable on both sides.
Treat any promise of a specific reduction in what you hear with caution, and ask a qualified acoustic professional what is realistic here.

- Your written noise log, showing what was heard, from which room and during which activities
- Lease, tenancy, title or management documents that mention floor coverings
- Any correspondence with a managing agent, freeholder or residents body about floors
- Supplier information sheets stating what each acoustic claim actually relates to
- Photographs of the floor perimeter, any penetrations and the ceiling of the room below
- Notes of previous floor work in your property or in the spaces adjoining it

Blind spots
Commonly overlooked items
- Sound travelling through walls, stairs and pipe routes rather than through the floor itself
- A lease clause about floor coverings discovered only after a hard floor has been laid
- Skirting or a threshold bridging an acoustic layer and quietly undoing what it was there for
- Soft furnishings removed during a refurbishment that were doing acoustic work all along
- The ceiling below sometimes being the easier side to treat than the floor above
- Echo within a room being mistaken for noise arriving from a neighbour
- The extra build-up an acoustic layer adds at doors, stairs and thresholds
