1.Mapping every junction in the property
Threshold problems are nearly always the junctions nobody listed. Walk the whole plan and write down each place a finish stops or changes.
Walk through the property and list every doorway, cased opening, arch and open junction where the floor finish is going to change.
A written list is what tends to catch the junctions nobody discusses, such as an opening that has no door in it at all.
Add the junctions that are not doorways, including the top and bottom of stairs, hearths, and the edge of any raised or sunken area.
Junctions away from doors are commonly missed because they never appear on a room-by-room list of doorways.
Note where the same finish continues through an opening and where you want it to stop, even where the material itself does not change.
Continuous runs still need decisions about direction, joints and movement, so continuity is a choice rather than the absence of one.
Mark every external door, including patio and sliding doors, a side door and any door onto a balcony, terrace or fire escape route.
External junctions bring weather, drainage and threshold questions that behave quite differently from internal ones.
External door thresholds involve weather and water questions that should be settled with a qualified professional rather than assumed.
Identify the junctions where the floor runs under something fixed, such as a kitchen plinth, a fitted wardrobe or a bath panel.
Whether the floor continues beneath fitted items affects ordering, sequencing and how easily those units could ever be replaced.
Photograph each junction as it stands today, including the existing threshold strip and the gap beneath the closed door.
Photographs let you and the installer discuss junctions without both of you having to stand in the room at the same time.
2.Finished heights and where they will differ
A junction is mostly a height problem wearing a decorative cover. Work out what each finish adds before choosing how the change is made.
For each junction, note whether the two floors are currently level, and where they are not, describe the step in plain terms.
Existing differences are the starting point, and they are far easier to record now than to reconstruct once the old floors are up.
Ask each supplier what total build-up their finish involves, including any underlay, adhesive bed or preparation layer beneath it.
Finished height comes from the whole stack rather than the visible material, and mismatches between rooms usually start in the layers below.
Write down which rooms are being floored now and which are being left for later, and note the height implication at every junction they share.
Work carried out in stages creates junctions between a finished floor and an unfinished one, which is where mismatches tend to appear.
Note every fixed item whose height cannot change, such as the bottom step of a stair, a shower tray, a door frame or a threshold onto a terrace.
Fixed heights set the real constraints, and identifying them prevents a solution that quietly assumes something can be moved.
Ask whether a difference at a junction would be taken up by a ramped threshold, a bevelled trim, or preparation work within one of the rooms.
There is usually more than one way to resolve a difference, and each option feels and looks different where people walk over it.
Discuss with a qualified professional any junction where a level change would be noticeable to someone walking through it.
Recording the location and asking about it is the owner side of this; the judgement about the change itself is not yours to make.
Level changes on a walking route raise questions about trip risk that a qualified professional should assess at the property.
3.Doors, swings and what happens underneath
Doors are the part of a threshold that people notice daily. Work through every door before the finished height is committed to.
Note roughly the gap under each internal door as it is now, and list the doors that already catch or drag on the existing floor.
A door that already catches is very likely to catch on a thicker floor, and identifying it now avoids a finished room that cannot be closed off.
Note which way every door swings and whether it swings over the junction line or away from it into the other room.
The swing decides whether a material change is visible from one room, from both, or hidden entirely beneath the closed door.
Ask who will take off, trim and rehang the doors that no longer clear the new floor, and whether that sits inside the flooring work.
Door adjustment falls between flooring and joinery, and it is one of the most frequently unclaimed tasks on a project.
Ask a qualified professional before any door is trimmed, since some doors should not be altered and the reasons vary by door.
Note any door already fitted with a seal, a draught strip, an automatic bottom seal or a specific threshold detail.
Existing seals indicate the door is doing a job beyond privacy, and that job has to survive whatever happens to the floor.
Doors serving a fire, smoke or acoustic function must be discussed with a qualified professional before anything about them is changed.
Record where sliding, pocket, bifold or track-guided doors run, and note whether the track sits within the floor or on top of it.
Tracked doors constrain the finished height in a way hinged doors do not, so their detail has to be planned alongside the floor.
Note any door that opens straight onto a stair landing, a step or a change of level immediately beyond the threshold.
Junctions right beside a change of level deserve more attention than others and are worth raising specifically with a professional.
4.Setting out the line where materials change
Where the change sits, and which way each material runs, is what makes a junction look deliberate rather than accidental.
Decide and record where the change of material sits relative to the closed door: under the leaf, in line with the frame, or past it.
This single decision is the difference between a junction that reads as intended and one that looks like an oversight.
Look at each opening from the main approach and note what a person standing there would actually see of the junction.
Junctions read differently from a distance, and the view from a hall or a landing is usually the one that matters most.
Note the direction each finish will run and whether boards, planks or tiles continue in the same direction through an opening.
A change of direction at an opening is sometimes intended and sometimes accidental, and the difference should be a decision you made.
Write down whether tile or board joints are expected to line up across a junction, and ask whether that is achievable in these rooms.
Alignment across an opening is often assumed by owners and rarely happens unless it has been planned from the outset.
Consider how visible any threshold trim will be, and ask what options exist in finish and profile at each junction.
Trims vary widely in how much they show, and the choice is much easier before the floors are ordered than afterwards.
Record how the junction should look where a floor meets a stair, a hearth or a fitted unit rather than a doorway.
Junctions with no door have no natural line to hide behind, so their appearance has to be settled explicitly.
5.Expansion gaps and long uninterrupted runs
Some finishes need a break at intervals and some do not. That answer decides whether a continuous open-plan floor is possible at all.
Ask each supplier whether their finish needs a break at doorways or across long runs, and what such a break looks like once in place.
Some products need periodic breaks and others do not, and this determines whether an unbroken open-plan floor is achievable.
Note the longest uninterrupted run of floor in the property, following it through openings and around any corner or return.
Long runs and L-shaped spaces are where movement questions arise, and describing the shape helps a supplier answer properly.
Ask how the perimeter gap will be covered at each edge, and whether skirting, beading or a shadow line is intended there.
Edge detail affects the appearance of every room and is decided at the same time as the junction detail, not afterwards.
Note where the floor passes a chimney breast, a bay window, a column or a radiator pipe, and ask how the edge is handled at each.
Complicated perimeters are where edge details become visible, and they are much easier to discuss with a photograph to hand.
Ask whether pipes rising through the floor will be finished with a collar, a cut piece or something else entirely.
Pipe penetrations are small but very visible, and they are almost never discussed until somebody is already cutting around one.
6.Wet areas and thresholds onto the outside
The junctions that involve water carry the most consequence and the least room for assumption. Name them and ask who owns each detail.
Identify every junction where a wet area meets a dry floor, including shower zones, the side of a bath and utility room doorways.
The junction between wet and dry is where most water problems begin, and it has to be named before it can be discussed properly.
How a wet area junction is made watertight is installer work, and responsibility for it should be agreed with a qualified professional.
Ask who is responsible for the waterproofing detail at each wet junction and exactly where their responsibility stops.
Waterproofing often spans two trades, and the boundary between them is precisely where an unresolved detail tends to sit.
Note whether an external threshold currently sheds water away from the property and whether there is a step down outside it.
Outside conditions influence what is possible at the threshold, and observing them now saves an assumption being made later.
Record where a finish is expected to continue outside onto a terrace or patio, and ask whether that material is intended for external use.
Visually continuous inside and outside floors are frequently two different products, which needs to be understood before ordering.
Whether a material is intended for external use is a question for the supplier, whose information covers their own product only.
Ask what happens where the floor meets a drain, gully or channel, if the property has any at floor level.
Drainage junctions bring falls and tolerances set by the installer rather than by the appearance you have in mind.
7.Recording junction decisions so they survive
Junctions get decided verbally, in different rooms, on different days. A single record is what stops them being quietly forgotten.
Give every junction a reference on your sketch and keep the decisions for all of them together on one sheet.
Scattered notes are how threshold decisions get lost, and a single sheet lets anyone check what was agreed.
Agree in writing which junctions form part of the flooring work and which belong to joinery or another trade entirely.
Threshold work is genuinely split between trades on most projects, and the split needs to be explicit before anyone starts.
Note which junctions cannot be settled until the existing floor is lifted, and record them openly as unresolved questions.
Marking a decision as open is more honest than a provisional answer that later gets treated as though it were settled.
Ask to see or hold an example of each threshold profile before it is ordered, rather than choosing from a description.
Trim profiles are hard to picture from words alone, and handling one takes most of the argument out of the conversation.
Write down who to contact if a junction cannot be built as agreed, and what you expect to happen before an alternative is used.
Junctions change on site more often than any other detail, and an agreed route keeps you inside the decision.
Preparation
Documents and information to gather
Having these to hand usually makes the first conversation shorter and more useful.
- A sketch or plan of the property with every doorway and opening given its own reference
- Photographs of each existing threshold, including the gap beneath the closed door
- Supplier information showing the total build-up of every finish under consideration
- Any documentation for existing doors that carry seals or a specified function
- Notes of which rooms are being floored now and which are being deferred
- Details of the fitted items the floor will pass beneath or stop against
Records
Decisions to record before work begins
Write these down in your own words, with the date, so everyone is working from the same version.
- Where the material change sits at each doorway relative to the closed door
- How each existing level difference is to be resolved, and by which trade
- Whether the floor continues under fitted units or stops at their plinth
- Which junctions belong to the flooring work and which to another trade
- The direction each finish runs and whether it continues through the openings
- Which junctions remain open questions until the existing floor has been lifted

Blind spots
Commonly overlooked items
- Cased openings with no door, where a material change has nothing to hide behind
- The junction at the bottom step of a stair, which usually sits in full view from the room
- Doors carrying a seal or a specific function that cannot simply be trimmed to fit
- Rooms floored later, leaving a junction between a finished floor and an unfinished one
- Pipe penetrations and the collars or cut pieces that finish them
- Whether the floor runs under a kitchen plinth, which matters if units are ever replaced
- The threshold onto a terrace or balcony, where inside and outside materials rarely match
