1.Describing what the floor does underfoot
Levelling conversations start with what the household already notices in ordinary use. These prompts turn a vague impression into something a specialist can work with.
Note any table, chair or freestanding unit that rocks in one particular spot, and mark where that spot is rather than describing the room in general.
A wobble in a single place is a far more useful clue than a general sense that a floor is not right, and it takes moments to record.
Watch where a marble, a small ball or a dropped pen tends to run to in each room, and write down the direction it travels rather than guessing at the fall.
Owners can observe the direction of fall without measuring anything, and that direction often tells a specialist more than a single reading would.
Look along the bottom of the skirting for a gap that opens and closes as it crosses the room, and note where it looks widest.
Skirting is usually set straighter than the floor, so the changing gap beneath it becomes a visible record of where the floor drops away.
What that gap indicates about the floor or what lies below it is for a qualified professional to establish rather than something to conclude from looking.
Note any internal door that already catches, drags on the covering or swings open on its own, and which way it moves when it is released.
A door that swings by itself is a familiar sign of a floor that is not flat, and it also flags exactly where added height will cause trouble.
Describe anywhere the floor feels soft, springy or gives underfoot, and say whether it seems to change with the weather or the season.
Give underfoot is a different problem from a floor being out of level, and the two are often confused when a floor is described from memory.
Softness or movement underfoot can point to something that needs a qualified professional to look at before any levelling work is planned.
Listen for places where the floor sounds hollow or simply different when walked across, and mark those areas on a rough sketch of the room.
A change in sound often marks a void, an old repair or a change of construction below, all of which matter to a levelling discussion.
2.Mapping where the unevenness actually sits
A floor is rarely uniformly bad. Showing where the problem is concentrated changes what a specialist is likely to suggest.
Sketch each room and shade the areas that feel low or high, instead of reporting that the whole floor is uneven.
Localised dips and a floor that falls steadily in one direction are dealt with quite differently, and only a rough map distinguishes them.
Walk every doorway in the affected area and note where the floor steps up, steps down or changes plane as you cross the opening.
Doorways are where levels are reconciled, so the current step at each one is the starting point for any conversation about build-up.
Note whether the low ground runs around the perimeter of the room or sags through the middle of it, since the two patterns tend to point in different directions.
Specialists read the shape of a dip, and describing the pattern rather than the depth keeps you within what you can honestly observe.
Note whether the unevenness follows the run of the existing boards or cuts across them, and mention that when you describe the floor.
Unevenness along the boards and unevenness across them usually have different explanations, and the distinction is easy for an owner to see.
Check whether the floors in adjoining rooms sit at the same level as each other, and note any room that is noticeably higher or lower than its neighbour.
A continuous covering across several rooms depends on this, and the mismatch is usually discovered far too late in the process.
Pay particular attention to the floor at the foot of the stairs and along the hallway, where several rooms, thresholds and levels usually meet at once.
The hall is where levelling decisions collide, and it is the area most likely to force a compromise elsewhere in the house.
Anything that changes the bottom step of a staircase should be put to a qualified professional before it is agreed.
3.The history behind the floor being the way it is
Much of what explains an uneven floor exists only in the household memory or in paperwork you already hold.
Write down any wall that has been removed, opened up or added in the area, and mark roughly where it once stood on your sketch.
Old wall lines frequently show up as ridges or hollows in a floor, and knowing where they were saves a great deal of guesswork.
Note where a fireplace, hearth, chimney breast or old built-in unit used to sit, since the floor beneath those positions is often built differently.
Infilled hearths are a common local variation in an otherwise ordinary floor, and they surface once the covering is lifted.
Ask whether any screed, patching or levelling has been carried out before, and record anything you were told about the floor when you bought the property.
A previous levelling layer changes what can be done next, and it is the sort of detail that only ever appears in old paperwork or conversation.
Note any leak, flood or damp episode that affected this floor, including anything that happened before you lived there, and share it early.
Moisture history shapes both the levelling method and the sequence of work, and nobody can allow for an episode they have not been told about.
Whether a floor is dry enough to be worked on is established by a qualified professional using proper measurement, not by how it feels.
Mark where an extension or newer section meets the original part of the house, since the floors either side of that line are frequently different constructions.
The junction between old and new is where levels most often disagree, and where a continuous covering has to be thought through.
Note whether the floor behaves differently from season to season, such as gaps opening between boards in dry spells, and mention that before options are discussed.
Seasonal movement is something only the household observes, and it is directly relevant to what will sit on top of the floor.
4.What extra height would change around the property
Levelling adds thickness, and the new covering adds more. These prompts find the places that height will affect before anything is ordered.
Walk round and note every door that opens over the area, including cupboard and wardrobe doors, and ask what happens to each one if the floor comes up.
Doors are the first casualty of a raised floor, and some cannot be shortened without changing how they look or how they were made.
Note the threshold at every external door and ask how a raised internal floor would meet it, before any build-up is agreed.
External thresholds involve weather, drainage and what sits outside them, so they constrain the internal level rather than following it.
How an external threshold is formed is a matter for a qualified professional, particularly where weather protection is involved.
Note the bottom step of any staircase that lands in the area, and ask what a raised floor does to that first riser compared with the ones above it.
A staircase expects its risers to relate to each other, and the bottom one is where a floor build-up shows up most sharply.
Any change affecting a staircase should be raised with a qualified professional, and local requirements confirmed rather than assumed.
Measure the current opening height under fitted worktops and note anything that slides into it, such as an under-counter appliance, before the floor is raised.
Appliances are commonly trapped or made impossible to remove by a floor that came up after the kitchen went in.
Note where pipes rise through the floor, where floor outlets or vents sit, and what would happen to each of them if the surface were raised.
Rising pipes and floor outlets are fixed points, and dealing with them is easier to plan than to improvise once levelling is under way.
Anything involving pipework, ventilation or electrical outlets in a floor is a matter for the relevant qualified trades.
Note where built-in furniture, plinths or radiator cabinets meet the floor, and ask whether the covering runs under them or stops at their edge.
This single decision changes the levelling extent, the quantity of material and how a future replacement floor would be handled.
5.Questions about how a floor would be brought level
There is more than one way to deal with an uneven floor, and each has consequences an owner is entitled to hear about early.
Ask what flatness the covering you like actually expects from the floor beneath it, and write the answer down rather than trusting your memory of the visit.
Different coverings tolerate very different amounts of unevenness, and this answer usually decides how much preparation is proposed.
Ask whether the whole floor is proposed to be treated or only the low areas, and have the extent marked on a plan you keep.
Extent is where expectations diverge most, and a marked plan removes the argument about what was included.
Ask what approaches are available for this floor, such as a poured layer, sheet boarding or a battened build-up, and what each would mean for height and disruption.
Owners are often shown one option only, and asking about the alternatives usually reveals the reasons behind the recommendation.
Ask what has to be removed before levelling can begin, where that waste goes, and whether the floor beneath is likely to need making good.
Lifting an old covering routinely damages what is under it, and the making good is the item most often left unmentioned.
In older properties, ask a qualified professional what earlier floor materials may contain before anything is lifted or disturbed.
Ask a qualified professional whether the weight of a levelling build-up matters on this floor, and record what you are told before agreeing to it.
Some floors carry added weight without difficulty and others do not, and it is not a judgement an owner can make from the room.
Anything to do with what a floor can carry belongs with a qualified professional, and nothing here answers that question.
Ask what has to happen after levelling before a covering can go over it, and how that readiness is established rather than assumed.
Covering a levelling layer before it is ready is a well known source of later problems, and the check is not a visual one.
6.Levelling where heating, services and timber floors are involved
These situations change the levelling conversation completely, so they belong in it from the beginning rather than as an afterthought.
Say clearly whether the floor is already heated, and ask what levelling over an existing heating layer would involve before any option is settled on.
A heating layer beneath a floor constrains both what can be added and how the surface behaves once it is warmed.
Work over or around an existing heating system is for the relevant qualified trades to advise on, not something to settle in a flooring conversation alone.
Mention any thought of adding heating within this floor at some future point, and ask which levelling approaches would keep that possibility open.
Some levelling approaches leave room for a heating layer above them and others do not, and the option closes quietly if nobody raises it now.
Note any pipe or cable clipped across the top of the floor rather than buried in it, and ask how each one would be dealt with.
Surface-run services are common in older properties and in retrofitted rooms, and they are easy to miss until the covering is lifted.
Moving or reworking pipes and cables is a matter for the relevant qualified trades and should not be assumed to be part of a flooring visit.
Note whether the floor is boarded over a void, and ask a qualified professional what any build-up means for the airflow beneath it.
Suspended timber floors depend on the space below behaving in a particular way, and that is not a flooring specialist question alone.
Ventilation beneath a suspended floor is a matter for a qualified professional, and local requirements should be confirmed rather than assumed.
Note any access hatch, meter position, stopcock or service access point in the floor, and agree in writing that each stays reachable afterwards.
Access points are covered over surprisingly often, and the consequence only shows up when somebody urgently needs to reach one.
Ask where the levelling layer stops at the edges of the room, and how it meets the skirting, door linings and any threshold.
Edges are where a levelling layer becomes visible, and the detail there is easier to agree in advance than to correct afterwards.
7.Deciding how level is level enough, and who owns that
Perfection is rarely on offer in an existing property. These prompts settle expectations and responsibility while both are still open.
Ask which party has the levelling stage in their scope, and get that written down rather than left to be sorted out when the old covering comes up.
Levelling falls between parties more often than almost any other stage, and each tends to assume the other has allowed for it.
Agree in advance what happens, and who decides, if the floor turns out to be in poorer shape once the old covering has been lifted.
This is the classic mid-project surprise for floors, and agreeing the process calmly beforehand is far easier than negotiating it once the room is already stripped.
Decide and record how much residual unevenness you are prepared to live with, and say that out loud rather than leaving it to be inferred.
Owners and installers often have different pictures of an acceptable result, and the gap only becomes visible once the floor is down.
Ask whether a completely flat floor is realistic in a property of this age and construction, and note the honest answer rather than the hopeful one.
Older floors sometimes cannot be brought fully flat without work nobody wants, and hearing that early prevents disappointment later.
Ask for the references of any levelling or preparation product actually used on your floor, and keep them with your project papers.
If something goes wrong later, the first question is what was used, and no one can read that from a finished surface.
Photograph the levelled floor across the whole area before the covering goes over it, including the edges and any patched section.
Once the covering is down, photographs are the only record of what was underneath, and they take moments to capture at the right point.

- A rough sketch of each affected room with the low and high areas shaded
- Photographs along the skirting line showing where the gap opens up
- Any paperwork or survey information you hold about the property and its floors
- Notes on leaks, flooding or damp episodes affecting the floor area
- Manufacturer literature for the covering you are considering, including anything it states about flatness of the base
- Records of any earlier alteration, extension or removed wall in the area

- Which rooms are included in the levelling discussion and which are being left alone
- How much residual unevenness you are prepared to accept in the finished floor

Blind spots
Commonly overlooked items
- Doors that already swing open on their own are usually the clearest sign of a floor that is not flat, and they are the first thing a raised floor affects.
- The bottom step of a staircase changes shape when the floor around it comes up, and that is rarely part of the flooring conversation.
- Under-counter appliances get trapped by a floor that was raised after the kitchen went in.
- Access hatches, stopcocks and meter positions are covered over quietly and only missed in an emergency.
- Levelling extent is frequently discussed in words and never marked on a plan, which is where later disagreements start.
- The references of the levelling product used are almost never written down, and they cannot be recovered from a finished floor.
