1.Recording what the building already shows
The existing elevation carries most of the information a professional will want. Record it before anyone starts talking about new materials.
Walk around the building and write down every material already on it, including the parts you would rather ignore such as vents, meter boxes and pipework.
These small items are the things that a new finish has to be worked around, and they are almost never mentioned until they cause a problem.
Note where the surface is stained, cracked, hollow-sounding or discoloured, and photograph each area rather than describing it later from memory.
The cause of cracking or staining needs a qualified professional to establish. Record what you can see and leave the diagnosis to them.
Record which parts of the building have been altered before and whether the materials there match the original ones.
Previous extensions and repairs often behave differently from the original fabric, and a single new finish across both can highlight rather than hide the difference.
Note whether the building has any features or a setting that could restrict material choice, and raise that question at the very start.
Some buildings and areas are subject to particular local requirements. Confirm locally what applies before settling on an external material.
Photograph each elevation in flat overcast light and again in strong sun, because texture and colour read very differently in the two conditions.
Flat light shows colour honestly and strong raking sun shows texture and unevenness, and you want both records before deciding.
Write down which existing material you want to keep, which you want to match and which you are deliberately setting out to contrast with.
Stating this early turns a vague ambition into an instruction that a professional can actually work towards.
2.Describing exposure on each elevation
External material behaviour depends on the weather that reaches it. Describe each face of the building separately.
Note which elevation takes the prevailing weather and which one stays wet longest after rain has stopped.
These two faces frequently need different thinking, and treating all four elevations as one is a common early mistake.
Record whether the site is coastal, exposed on high ground, heavily shaded, close to busy traffic or overhung by trees.
Salt, shade, traffic grime and leaf fall all affect how a surface ages, and a supplier can only allow for what you tell them.
Note where water currently runs off the building, where it lands and whether any outlet discharges against a wall.
Rainwater disposal and the condition of a wall behind an outlet are matters for a qualified professional to assess rather than to work around with a finish.
Describe any frost patterns, lingering snow or ice you have noticed at the base of walls or on particular parts of the elevation.
Places that stay frozen or wet longer than the rest of the building are worth pointing out because they often behave differently.
Note whether the ground next to each wall is paved, planted, gravelled or bare soil, since splash-back affects the lower part of a wall.
The first stretch above ground level is where most external finishes show wear first, and the surface below it is part of the reason.
Say whether any elevation is reachable from a public area or a shared path, and raise resistance to knocks and marking as a question.
A finish that is fine at first floor level may be the wrong choice where people, bikes and bins pass it every day.
3.Judging colour and texture at building scale
An external sample is tiny compared with an elevation. Look at it in the conditions and at the distance the finished building will be seen in.
Ask the supplier for the largest sample available and view it outdoors held against the building, never indoors under artificial light.
External materials are formulated to be seen in daylight, and indoor viewing gives an unreliable impression of both colour and texture.
Look at the sample from the distance the elevation is usually seen from, not at arm's length, and then again from across the street.
Texture that reads as interesting at close range often disappears entirely at viewing distance, and vice versa.
Note how the sample looks when it is wet, since many external materials darken and change appearance completely in rain.
In many climates the wet appearance is what you see for a good part of every season, and it is rarely the version shown to you.
Ask whether texture and colour are consistent across a delivery or vary between panels, batches and production runs.
Variation is manageable when it is expected and distributed deliberately, and highly visible when it is discovered on a finished wall.
Hold the sample against the roof material, the window frames and the rainwater goods you intend to keep.
The retained elements are fixed points, and a new finish has to work with them rather than being chosen on its own merits.
Look at the same material on an existing building near you if one is visible, and write down what you noticed about how it has worn.
A building that has stood in your weather tells you more about ageing than any sample panel can.
4.How the material meets ground, openings and roof edge
Most external material problems appear where the material stops. Ask what is intended at every edge before you choose the material itself.
Write down what currently happens where the wall meets the ground, and ask what is intended at that junction with a new material.
Ground junction detailing affects how water and damp behave in a wall. Ask a qualified professional what is proposed rather than settling it yourself.
Note how deep every window and door reveal is now and ask how the new material returns into each opening.
Reveals are where a change of external material becomes visible from inside, and they are frequently left undecided until the work reaches them.
Ask what happens at the eaves, verge and roof edge where the material stops, and whether existing rainwater goods still fit.
A change in wall thickness or finish often forces a change at the roof edge, which is far easier to consider now.
Note where soil pipes, vents, external lights, alarm boxes and cables pass through the surface, and ask how each of them is handled.
Every penetration is a decision, and leaving them all to be resolved on site produces the untidy elevations people regret.
Record where the material would meet a neighbouring property, a shared wall or a boundary line.
Work at or near a boundary can involve rights and obligations that vary by location. Take advice from a suitably qualified person before proceeding.
Ask what happens where the new material meets an area that is being left exactly as it is, and how that edge will be finished.
Partial re-cladding and partial rendering both live or die on this one edge, and it is usually decided too late.
5.How the elevation is seen from around it
An elevation is experienced from particular positions. Record those positions rather than judging the building from a drawing.
Stand where the building is most often seen from, including from across the street and from the approach path, and photograph it from each point.
These viewpoints are what people actually experience, and they rarely match the flat elevation drawing everyone ends up discussing.
Note which parts of the elevation are currently hidden by planting and would be fully exposed if that planting were removed or died back.
Hedges and trees do a lot of unacknowledged screening, and a material chosen behind them can look very different once they are gone.
Write down which windows in neighbouring properties look directly at the elevation you are proposing to change.
Changes visible to neighbours can raise local requirements and private rights. Confirm locally and take advice before assuming a change is straightforward.
Note whether the building forms part of a terrace or a run of similar properties where a change of material would be conspicuous.
A material that suits an isolated building can look abrupt in a continuous run, and it is worth deciding whether that is intended.
Describe how the elevation is lit at night by street lighting and by your own external lights, since texture behaves differently under raking light.
Heavily textured finishes can look dramatically different after dark, which is easy to check and almost never checked.
6.Staining, dirt and how the surface ages
Every external surface gets dirty. The useful question is where the dirt collects and what can be done about it.
Ask what the material looks like once it is dirty and where dirt typically collects on it, rather than only how it looks when it is new.
Pale and highly textured finishes often collect grime in predictable places, and knowing where helps you judge whether you will mind.
Note where the existing building shows runs and streaks below sills, copings, outlets and window corners.
These marks show you exactly where water concentrates on your building, and the same paths will affect any new material.
Ask whether the material can be cleaned, what cleaning involves and what should never be used on it.
Cleaning methods for external finishes come from the manufacturer. Ask the supplier for their written guidance before anything is applied to the surface.
Ask whether the colour runs through the material or is applied to the surface, and what a scratch or a chip will look like.
This determines whether small damage is barely visible or shows a completely different colour underneath.
Note whether nearby trees drop sap, leaves, berries or bird droppings onto the elevation, and mention it when discussing options.
Organic staining is a common and localised problem, and some surfaces recover from it far better than others.
Ask what the supplier says about moss, algae and green growth on shaded elevations and how it is usually dealt with.
The shaded face of a building is where surface growth appears, and knowing the routine in advance shapes the choice.
7.What sits behind the external finish
The visible material is only the outer layer. What sits behind it is a matter for a qualified professional, but you should know what to ask.
Ask what layers sit between the new external material and the inside of the building, and write the answer down in order from outside to inside.
What sits behind an external finish affects how moisture behaves in a wall. This belongs with a qualified professional rather than with a material choice.
Ask who has actually examined the wall this finish would be carried on, and when they looked at it rather than assuming somebody has.
Whether an existing wall can carry a new finish is a technical judgement. Ask a qualified professional to assess it and record what they say.
Note whether the wall is solid or has a cavity as far as you know, and say openly that you are not certain rather than stating it as fact.
Owners are often told something about their wall construction that turns out to be wrong, and flagging the uncertainty is more useful than a confident guess.
Ask whether the new material changes the overall thickness of the wall and what that means at windows, at the roof edge and at the boundary.
Added thickness has consequences everywhere the wall meets something else, and it is often the point where a scheme has to be rethought.
Ask what happens to existing air vents, flue outlets and ventilation openings once a new material is applied over the wall.
Ventilation openings and flue outlets should be raised with a qualified professional before any surface is applied over or around them.
8.Access for future cleaning and repair
The material will need attention at some point. Decide now whether reaching it will be practical.
Note which parts of the elevation could be reached from ground level without equipment and which parts would need proper access arrangements.
Owners rarely maintain what they cannot reach, and this alone can decide between two otherwise similar materials.
Ask how a damaged section is replaced and whether a matching piece is likely to be obtainable in future.
Systems differ enormously here, and a material that cannot be patched invisibly may still be right if you know that going in.
Decide and record whether you are willing to arrange periodic cleaning of the elevation and who would carry it out.
Work at height needs suitable arrangements. Discuss access with a qualified professional rather than planning to manage it from a ladder.
Note where a scaffold or platform could stand, including whether it would need to sit on a neighbour's land or over a public footway.
Standing access equipment on land you do not control, or over a public route, involves permissions that vary locally and should be confirmed in advance.
Ask whether spare pieces should be obtained with the main order and where they would be stored until they are needed.
Spares held back from the original order are the only reliable way to match a repair long afterwards.

- Any information you hold about earlier alterations to the building
- Whatever the supplier publishes about weathering, cleaning and repair of each option
- Notes describing exposure, shade and runoff for each face of the building
- Photographs taken from the viewpoints the building is normally seen from

Decisions to record before work begins
Write these down in your own words, with the date, so everyone is working from the same version.
- Which existing materials are being kept, matched or deliberately contrasted
- Where the new material starts and stops on each elevation
- Whether penetrations such as vents and lights are being relocated or worked around
- Whether the elevation will be cleaned periodically and by whom
- Whether spare material will be obtained with the main order

Bring these to the relevant qualified professional, supplier or authority. Requirements vary by project and location.
- What would you want to establish about this wall before any new material is considered for it?
- What is proposed at the ground junction, and how does water get away from it?
- How does the new material return into the window and door reveals here?
- What happens to the existing vents and outlets once this surface is applied?
- How does this material weather on a shaded elevation in this location?
- How is a damaged area repaired, and will the repair be visible?
- Which parts of a change to this elevation need checking with the local authority, and who does that checking?
- What access would be needed to maintain this material once the work is complete?
Blind spots
Commonly overlooked items
- Meter boxes, vents and alarm boxes are ignored until the material reaches them
- The wet appearance of the material is never looked at before the choice is made
- Window reveals are left undecided and end up being resolved by whoever is on site
- Nobody checks whether existing rainwater goods still work with a thicker wall
- The lowest stretch of wall above ground takes splash-back that nobody allowed for
- Access for future cleaning is only considered once the scaffold has been removed
