1.Recording the floor levels you can observe yourself
Rough owner observations are enough to start a useful conversation. What matters is that they are written down consistently rather than remembered.
Walk each room in thin soles and note where the floor feels to fall away, then mark the direction of that fall on a rough plan of the room.
Owners feel slopes long before anyone measures them, and the direction of fall is often what makes a first conversation productive.
Look along the line where skirting meets the floor and note where a gap opens up, since a gap that grows along one wall says something different from an even one.
A change in floor level can have several causes; ask a qualified professional to establish why before any levelling work is planned.
Note every door that binds, catches or has clearly been trimmed at an angle, and record which edge of the leaf is affected in each case.
Trimmed doors are a record of how the floor has moved over time, and they tell a professional where to look first.
Record where you step up or down between rooms and whether the change happens at the door line or somewhere unexpected within the opening.
Where the change sits determines how it can be resolved, and it is frequently not where people assume it is.
Lay a long straightedge or a taut line across each room in both directions and note where a gap appears beneath it, without recording any figure.
This gives a repeatable owner observation that a professional can check quickly, without anyone relying on an unreliable measurement.
Mark a single reference point on a wall in each room that will not be removed, so that later observations can be compared against the same thing.
Observations taken from different references cannot be compared, and skirtings and thresholds usually disappear during the work.
2.What sits beneath the current floor finish
The build-up under an existing floor is the biggest unknown in most renovations. Gather the clues rather than trying to answer the question yourself.
Where a corner of carpet or a loose board can be lifted without damage, note what appears beneath it, and stop as soon as anything unfamiliar shows.
Older floor layers can contain materials that need specialist handling; stop and ask a qualified professional rather than lifting any further.
Record where the floor sounds hollow and where it sounds solid, and mark the boundary, since it rarely follows the walls of the room.
That boundary usually marks where the construction changes, and it affects levelling, insulation and fixing across the whole area.
Note any access hatch, air brick or vent suggesting a void beneath the floor, and photograph its position from inside and from outside the property.
External air bricks are often the clearest evidence of a suspended floor, and their positions matter to anyone planning to change it.
Note where one finish appears to have been laid over another, such as a threshold that sits proud or a step at a doorway that looks like an addition.
Layers added by previous owners explain many unexpected heights and often mean there is more to remove than anyone assumed.
Ask what the existing floor build-up is likely to be, what would be needed to confirm it, and what would change if the assumption turns out to be wrong.
Framing it as a dependency rather than a fact keeps the plan honest and makes the later conversation about change much shorter.

3.What a change in floor height affects
A change in floor height moves every relationship in the room. This is where most of the avoidable trouble in a floor project actually sits.
List every door that would have to be trimmed or replaced if the floor rises, and note which ones have a rail or panel that trimming would spoil.
Where a door has a fire-related function, ask a qualified professional what may be altered before any trimming is agreed.
Note the bottom step of any staircase within the affected area, since a change in floor height alters that step alone and leaves the ones above it as they are.
Any change to a step or riser can be subject to local requirements; confirm what applies with a qualified professional before it is planned.
Note in rough terms the space beneath any existing or planned counter, since a raised floor takes height directly from an appliance opening.
Appliance openings are one of the least forgiving parts of a kitchen, and the height is usually settled long before the floor is laid.
Photograph where pipes enter the floor at radiators and note how much pipe is visible, since a raised floor can leave nothing to work with.
Short pipe tails swallowed by a new floor mean altering pipework that nobody had planned to touch.
Note where a soil or waste connection meets a fitting at floor level, and raise the height change before any bathroom layout is fixed.
Connections at floor level have very little tolerance, so a change in build-up can quietly rule out an assumed layout.
List the doorways where the renovated area meets rooms that are not being touched, since each one becomes a junction that has to be resolved somehow.
These junctions are usually noticed last and are the most visible reminder that levels were not thought through.
Note where sockets, vents and skirting-level fittings sit close to the floor, since a raised surface changes their relationship to the finished level.
Fittings that end up awkwardly close to a new floor are difficult to move once decoration is complete.
4.Where one finish stops and another begins
Transitions look like a detail until they are decided on site by whoever is holding the material. Settle them in advance and in writing.
Decide and record exactly where each change of finish falls, and whether it sits beneath the closed door leaf or at the face of the frame.
The same transition looks completely different depending on which side of the door it lands, and the choice is invisible until it is built.
Write down whether you want a visible transition piece, a flush junction or a butted joint at each change, and share it before anything is ordered.
Transition details are often supplied as an afterthought in whatever finish the material happens to come in.
Record which direction boards or planks should run in each room, and what happens at the junction where two rooms with different directions meet.
Direction changes are highly visible and can be difficult to resolve once laying has started from the wrong end.
Decide whether the same finish continues through a wide opening, and note that this ties the two spaces together for levelling purposes.
Continuous flooring through an opening removes the option of hiding a level difference at that point.
Where a retained floor meets a new one, record the height difference now and ask how that difference is intended to be resolved.
Retained floors do not move, so the whole resolution has to happen on the new side and needs to be planned rather than improvised.
Ask how transitions at bathroom and utility doorways are usually handled here, and what the arrangement depends on in this property.
Arrangements at wet area thresholds depend on the construction and on local requirements; confirm with a qualified professional.
5.Doors, frames and joinery affected by the change
Joinery is usually ordered early and delivered late, which is exactly the wrong shape for a decision that depends on a finished floor level.
Decide not to order internal doors until the finished floor level is settled, and record that as a deliberate sequence rather than leaving it to chance.
Doors ordered against an assumed level are the most common casualty of a build-up that changes during the work.
Note where architrave currently sits proud of the floor and where it has been cut around an older finish, since both become visible when the finish changes.
Architrave that has been trimmed around an older covering records the history of that floor and shows what will be exposed when it comes up.
Decide and record whether skirting is being replaced or retained, since a new floor height changes how the two meet along every wall.
Retained skirting with a raised floor can end up looking short, and that is difficult to correct after decoration.
Note any door frames with a rebate or threshold strip already fitted, and photograph the detail before anything is removed from the opening.
Existing threshold details are often the only record of how a previous level difference was handled.
Write down what you expect where joinery meets an uneven floor, and raise it as a question rather than assuming a scribed fit is included in the work.

6.Steps and level changes that will remain
Not every level change can be removed, and some are better kept. What matters is that the ones remaining are deliberate and understood.
Record every step within the property that is staying, noting its position and whether it sits on a route people use when the lights are off.
Steps on unlit routes are the ones people trip on, and that is a design question worth raising before positions are fixed.
Ask what removing an internal step would involve, and record the answer rather than assuming the floor can simply be built up to meet it.

7.Settling the level before anything is ordered
A finished floor level is a shared reference that everyone works from. It needs an owner, a record and a way of being told when it changes.
Ask who sets the finished floor level for the project and how it will be marked on site so that everyone works from the same reference.
Where nobody owns the level, each trade sets out from whatever is nearest, which is how mismatches appear between rooms.
Ask for the agreed finished floor level to be recorded in writing and keep a copy with your own notes and photographs.
A written level is the reference every later disagreement is resolved against, and it takes moments to obtain at the time.
Agree how you will be told if the build-up has to change once the floor is opened up, and what you will be asked to decide at that point.
Build-ups change more often than anything else in a renovation, so the way that news reaches you is worth agreeing in advance.
List everything you are ordering that depends on the finished floor level, and mark which item has the least flexibility if the level moves.
Knowing the least forgiving item tells you how much the level can move before something has to be reordered.

- Under-counter appliance openings losing height to a thicker floor

- Existing thresholds that were themselves added over an earlier finish
- Vents and low-level fittings that end up sitting too close to the finished surface
