1.How the house heats now, room by room
Nobody visiting once can tell you which room never warms up. That knowledge is yours, and it is the most valuable thing you can bring to the conversation.
List every room and note which reach a comfortable temperature, which lag behind the rest and which never really get there at all.
A pattern across rooms often points somewhere quite different from what a single cold radiator would suggest on its own.
Feel each radiator once the heating has been running and describe which are cool at the bottom, cool at the top or cool all over, without bleeding or adjusting anything.
Do not bleed, drain or alter any part of a heating system yourself; ask a qualified heating professional what may safely be touched.
Look round each room for furniture, long curtains or a boxed in casing sitting over or hard against a radiator, and write down where you find it.
Blocked emitters distort every warmth observation you make, so noting them keeps your own record honest.
Write down how the home responds when the heating first comes on, using your own everyday description rather than reaching for any measurement.
How a home responds when heating starts is a useful observation and one that a professional cannot gather from a single visit.
Note any noise the system makes, where in the property you hear it, and at what point in the heating cycle it happens.
Noises that occur only at particular moments are hard to reproduce on demand, so an owner description is often the only evidence available.
Record which rooms are actually heated by something else entirely, such as a portable heater, a stove or an electric panel, and how often.
Any appliance that burns fuel indoors raises ventilation and safety questions that must go to an appropriately qualified professional.
2.Locating the heat source, flue and controls
Write down where everything is and what is visible on the outside of it. Photographs taken from outside the casing are enough.
Photograph the front of the existing heat source, including any plate or label readable without removing a cover or panel.
Never remove a cover, panel or casing from a heating appliance; everything behind it belongs to an appropriately qualified professional.
Look at where the flue or terminal leaves the building and what sits near it outside, such as a window, a boundary, a path or a seating area.
Terminal position constrains what can go where, and it is often the first practical limit on any change of equipment.
Record where the thermostat, programmer or main controls are, and whether their position reflects how the household actually uses the rooms.
Controls positioned in a hallway or an unused room quietly govern the whole home, which is why so many rooms never feel right.
Establish whether any room or floor has separate control, or whether the whole property is heated as a single zone from one point.
How the home is currently divided for control purposes is a simple fact that shapes almost every proposal that follows.
Open the cupboard around any cylinder, tank or vessel and write down where it sits, whether it appears insulated and whether the space is used for storage.
Storage cupboards are reclaimed for household belongings almost immediately, which is worth flagging before anything new is positioned.
Look into the roof space from the hatch to see whether a tank sits there, and note whether the loft is boarded and reachable around it, disturbing nothing.
Do not disturb, drain or move anything in a roof space; ask a qualified professional what is there and what it does.
3.Pipework, radiators and what is visible
Most of a heating system is buried, and the small amount on show carries the history of how it grew. Photograph that visible part while the rooms are still intact.
Trace everywhere pipes come up through floors, run along skirtings or drop from ceilings, and photograph each of those points.
These entry and exit points are the visible punctuation of a route that is otherwise hidden, and almost nobody writes them down before the floors come up.
Look at the foot of each radiator and note whether its tails drop straight through the floor, run along the skirting or come down from above.
How the tails arrive at each radiator is a strong hint about the way the whole distribution was originally arranged, and it is visible in every room.
Walk the property looking at the radiators as a group, and flag any that stand out as newer, older or a different style from the rest of the house.
Emitters replaced one at a time leave a visible trail of piecemeal alteration, and pointing at that trail early saves a professional working it out.
Record which wall each radiator sits on, and whether it sits under a window, behind a door swing or against an internal wall.
Positions constrain both comfort and furniture layout, and they are far easier to reconsider before any layout is fixed.
Photograph any valve, pump or gauge you can see exactly as you found it, without turning, adjusting or operating anything.
Do not turn valves, alter pressure or operate anything on a heating system; ask a qualified professional before touching any of it.
Note every point where a heating pipe leaves the warm part of the property, whether into a roof void, under a suspended floor or out towards a garage.
The moment a run leaves the heated part of a building it becomes a separate question, and these crossing points are far easier to spot now than later.
4.Hot water demand in this household
Hot water use is a household fact rather than a technical one, and it is regularly described far too vaguely to be useful.
Write down how many bathing and showering points exist and whether any two of them are ever used at the same time.
Simultaneous use is the constraint that matters most, and it is something only the household can describe accurately.
Ask everyone in the household whether they routinely run out of hot water, and describe exactly what was happening in the home when it ran out.
The circumstances around running out are far more informative than the bare fact that it happens.
Run the shower and open a tap elsewhere in the property, then describe whether the shower flow is weak and whether it drops away further when you do.
A shower that fades when somebody opens a tap elsewhere is a familiar household complaint, and describing exactly when it happens turns it into evidence.
Note any appliance that draws hot water directly rather than heating its own, and where each one sits.
Appliance connections are easy to forget and they change the picture of what the household actually draws.
Describe when hot water is actually used in this household, such as concentrated in the morning, spread through the evening, or entirely unpredictable.
A concentrated demand and a spread out demand suggest different arrangements, and the household is the only source for this.
Say plainly whether the current hot water arrangement is acceptable or not, because that framing shapes the entire conversation that follows.
Owners often describe problems neutrally and then feel unheard; stating your position clearly avoids that outcome.
5.Fuel supply, metering and services entry
Where energy arrives and how it is measured constrains what is possible. Record it before options start being discussed.
Note where each meter sits, whether it is inside or outside the building, and photograph its position and immediate surroundings.
Position and access matter for any change, and a photograph settles questions that would otherwise need another visit.
Record where the electricity supply enters the property, and whether the consumer unit sits near that point or a long way from it.
Whether an electrical supply can serve any proposed equipment is a question for a qualified electrical professional, never an assumption.
Note any fuel storage on the property, where it sits, how it is refilled and what route a delivery has to take to reach it.
Anything relating to fuel storage, its condition or its position must be raised with a qualified professional and the relevant authority.
Record whether the property shares any service arrangement with a neighbouring property, and write down what you have been told about it.
Shared services raise legal and practical questions; take them to a suitably qualified adviser as well as to a qualified professional.
Note the route any connection or delivery would have to take across the property, including gates, steps, narrow passages and soft ground.
Access constraints are invisible on a plan and decisive on the ground, so they are worth recording while you are outside anyway.
Write down what you know about the supply arrangement, and mark clearly which parts are hearsay rather than something you have seen.
Repeating a previous owner's explanation as fact is one of the easiest ways for a wrong assumption to travel a long way.
6.Space and access for any new equipment
Equipment has to go somewhere, be reachable afterwards, and get into the building in the first place.
Identify the positions where equipment could plausibly go, and note what is currently stored, fitted or hung in each of them.
Candidate positions are usually already doing a job for the household, and that job has to move somewhere.
Walk the route from the street to each candidate position and note the tightest point, including doorways, stair turns and low headroom.
Getting equipment into a property is an ordinary constraint that gets discovered on delivery rather than during planning.
Note whether each candidate position has an exposed wall nearby, a drain within reach and a floor that feels solid underfoot.
These are the practical adjacencies a professional will ask about, and you can gather all of them yourself.
Record whether servicing access to each position would be obstructed by shelving, a door swing or the belongings that will return to the cupboard.
Positions that work while the room is empty frequently become unserviceable once normal life resumes around them.
Consider what equipment noise would mean in each position, including for anyone on the other side of a wall or in the room above.
Equipment noise reaching a neighbour can be governed by rules that differ from place to place; ask the relevant authority what applies before a position is agreed.
Note whether an outdoor position would be exposed, overshadowed, or in the way of a path, a bin store or a parking manoeuvre.
Outdoor positions look empty on a plan and turn out to be part of how the household moves around the property.
7.Disruption, sequencing and making good
Heating work reaches into floors, walls and decoration. Settle who puts everything back before the work starts rather than afterwards.
Ask which floor coverings would have to be lifted, and whether each can be relaid afterwards or would need replacing entirely.
A covering that was stretched, glued or trimmed into place tends not to go back the way it came up, which is worth knowing before it is lifted.
Record which rooms would be without heating or hot water while the work is underway, and what the household would actually do about it.
Living through the work is easier when the gaps are known in advance rather than discovered on the morning they begin.
Establish, room by room, who is left with the plaster, the floorboards and the decoration once the pipework changes are finished, and get that in writing.
Owners tend to picture a finished room at the end of heating work, while everyone else pictures working pipework, and nobody notices the gap until it appears.
Note whether this work should happen before or after replastering, flooring and decorating in each affected room.
Heating work sits in a specific place in the order of a renovation, and getting it wrong means repeating finished work.
Agree at the outset which appliance documentation, controls instructions and system paperwork are handed to you, and where they will live afterwards.
Whether any notification or record applies to heating work depends on where you are; put that question to a qualified professional and the relevant authority.
Settle where the displaced cylinder, radiators and any redundant tank actually end up, and name the person responsible for getting each of them off the property.
Redundant heating equipment is bulky, awkward to move and quietly becomes the owner problem the moment the last visit is over.

- Any service records or handover paperwork you hold for the existing installation

- Notes on where each meter, supply entry point and any fuel storage sits
- A written description of how and when this household actually uses hot water

Blind spots
Commonly overlooked items
- Radiators boxed in, curtained over or blocked by furniture, distorting every warmth observation
- Servicing access that disappears as soon as the cupboard is used for storage again
- The route equipment must take through doorways, stair turns and gates to reach its position
- Floorboards, plaster and decoration left as the owner finds them because nobody was asked
- Points where a heating run crosses out of the warm part of the building unnoticed
- Controls positioned where the household is not, so the reading never reflects the rooms
- Removed equipment left on the property because nobody agreed who would take it away
What this checklist does not do
- This checklist stops short of selecting a heat source, appliance or system, because that is a design decision for a qualified heating professional.
- Every observation here is made from outside the equipment: no casing is opened, no radiator bled, no valve turned and no pressure altered.
- Anything involving gas, oil, solid fuel, flues or the air an appliance needs must go to an appropriately qualified professional.
- Whether an existing electrical supply can serve proposed equipment is a question for a qualified electrical professional.
