This is general planning preparation. These situations need a qualified professional, and often the relevant authority.

1.What the opening actually has to achieve
A support is designed around a requirement, and owners often describe the requirement only vaguely. Writing it down in plain terms gives the engineer something specific to respond to.
Measure the wall and write down how wide you would like the finished opening to be, describing it as what you want rather than as what you believe is achievable.
Stating a preference gives an engineer something to work towards or push back on, whereas asking for the widest possible opening invites a vague answer.
Decide and record whether you would accept a visible support crossing the ceiling, and roughly how far down it could come before you would rather change the plan.
This is the single preference that shapes the discussion most, and owners who leave it unsaid often receive a proposal they dislike on sight.
Measure the ceiling height in each corner of both rooms and note whether the two rooms match, since the lower of the two usually governs what the finished opening looks like.
Ceilings that differ between adjoining rooms are common in altered properties, and the difference is far easier to discuss before anything is drawn.
List everything that has to pass under or sit beneath the opening, including tall furniture, a run of units, a door you want to keep and the route you carry things through.
A support that suits the drawing but leaves no room for a wardrobe to be carried through is a problem discovered at the worst possible point.
Write down what the combined space is actually for, since a room where cooking, extraction and task lighting all cross the ceiling makes different demands from a quiet sitting room.
The intended use decides what else has to share the ceiling zone, and that is information only you hold at this stage.
Keep your preferences about appearance in a separate list from the things you genuinely need, so it is obvious which you would give up if the structure makes them awkward.
An engineer can work around a stated priority far more easily than around a list where everything appears equally important.
2.Getting the support into the property
Every support has to arrive somehow. This is the part owners almost never think about, and it occasionally changes what can be designed at all.
Walk the route from the street to the room and note every turn, doorway, gate, step and stair the support would have to pass, photographing the narrowest point you find.
The route is entirely observable by you now, and it is easier to raise a tight turn at this stage than to solve it on the day of delivery.
Note whether the only realistic way in might be through a window opening or across a garden, and raise it as a question rather than waiting for someone else to notice.
Bringing something in through a window opening changes what else has to happen and when, so it belongs in the conversation early.
Record whether there is side access, where a vehicle could reasonably stop, and what hangs over the route such as a canopy, a low branch, a porch roof or overhead cabling.
Overhead obstructions are the ones nobody photographs, and they are usually easy to deal with if they are known about in advance.
Ask how the support would be handled once it reaches the property and what that involves, since the answer often decides whether it arrives in one piece or in parts.
Understanding this early tells you what access has to be kept clear and whether anything in the garden or hallway has to be moved beforehand.
Never attempt to lift, move or position a structural support yourself; handling belongs entirely with the people carrying out the work.
Note whether the route appears to cross a shared drive, a neighbouring garden or a public footway at any point, and write that down as something to confirm rather than assume.
Access across land you do not control is a common cause of delay, and the conversation is far easier to have long before anything has been made.
Requirements for using shared or public land vary by area; confirm locally what applies before anyone plans to work from or across it.
Ask what the alternatives would be if a support cannot be brought in whole, and record the answer before the design settles around one arrangement.
Knowing that alternatives exist, and what they cost you in appearance or disruption, keeps a late discovery from stopping the project.
3.What the ends leave behind in the room
An opening rarely reaches the corners of a room. What remains at each side is a room-planning question, and it is easier to think about now than to accept later.
Note that a piece of wall may need to remain at each side of the opening, and write down where you could live with that and where it would spoil what you are trying to achieve.
Owners frequently picture a completely clear span and are disappointed by the returns, which are far easier to accept when they were expected.
Photograph what currently sits in each corner where the opening would stop, including a radiator, a boiler, a meter cupboard, shelving or a run of fitted storage.
These items usually have to move or stay, and that decision is much easier to make while it is still a photograph rather than an obstruction on site.
Note every door within reach of either end, which way it swings, and whether it would still open fully once the opening and the wall beside it take their final positions.
Door swings are settled late and lived with daily, and an opening edge that catches a door is an irritation nobody planned for.
Note how skirting, flooring and any threshold strip would meet each side of the opening, since this is exactly where the line of the old wall stays visible afterwards.
Flooring rarely runs continuously across a former wall line, so what happens along it is a decision to make rather than a detail to leave.
Ask what each end of a support needs around it, and record the answer instead of assuming the finished opening can run right into the corner of the room.
The space a support needs at its ends is one of the commonest reasons a hoped-for opening turns out narrower than imagined.
What a support bears on, and how much wall it needs at each side, is a determination for a qualified structural engineer alone.
Take dated photographs of both corners before furniture is moved or anything is stripped out, including the ceiling and floor junctions at each side.
These are the photographs that cannot be taken again, and they settle later questions about what was there beforehand.
4.Ceiling line, boxing and how it will look
Most of what an owner sees afterwards is not the support itself but what is built around it. These decisions are worth making before anyone reaches for a drawing.
Write down whether a completely flat ceiling or the widest possible opening matters more to you, since the two aims often pull against each other.
Stating which you would give up first turns a frustrating negotiation into a straightforward one.
Whether a support can be concealed within the floor above is an engineering question; never take it as achievable until a qualified engineer has said so.
Note any cornice, ceiling rose, exposed timber or plasterwork that a support crossing the room would interrupt, and photograph each one before work is planned.
Interrupted decorative plasterwork is very difficult to resolve neatly afterwards, and matching it is rarely as simple as it sounds.
Mark where lights, pendants and any planned downlights would sit, and note which of them fall on or near the line a support would follow.
Lighting layouts are usually drawn after the structure and then quietly compromised, which is avoidable if the clash is spotted now.
Ask what the support would be enclosed or finished with, who is responsible for that work, and what protection it needs around it in your particular situation.
Enclosure work sits between trades and is a classic gap where each party assumes the other has allowed for it.
What protection a support requires varies with the building and the local requirements; confirm what applies through a qualified professional rather than assuming.
Decide and record whether you want one continuous ceiling across the combined space or would accept a change of level, and say so before drawings are finished.
Levelling a ceiling across two rooms affects height, lighting and how the finished space reads, so it should be a deliberate choice.
Note where curtain tracks, blinds, poles or a pelmet are fixed near the ceiling, since a support crossing the room often lands exactly where those fixings are.
Window dressings are ordered late and fitted last, which is when the clash is usually discovered.
5.Pipes, ducts and cables that meet the support line
The ceiling zone is crowded in most properties. Recording what already travels through it prevents a support being designed as though the space were empty.
Note what sits in the room directly above the proposed opening, paying particular attention to a bathroom, since waste pipes from one often run across the floor void below it.
Drainage above a proposed opening has very little freedom to move, and it is the service most likely to force a rethink.
Note where any extract fan or cooker hood discharges and roughly where its duct must travel, then ask early whether that route crosses the line of the opening.
Ducts are large, inflexible and usually drawn after everything else, which is why they end up in conflict with the structure.
Note where heating pipes disappear into the floor of the room above and where they reappear, photographing each point before any ceiling is opened or closed up.
Pipework crossing the ceiling zone is easy to record now and impossible to see once finishes are back.
Write down anything you have been told about pipes or cables passing through a support, and keep it as an open question rather than an arrangement anyone has agreed.
Casual remarks on site about routing a pipe through a support are the kind of thing that hardens into a plan without anyone qualified having looked.
Cutting, drilling or notching a structural support is never an owner or trade decision; ask a qualified structural engineer what may pass through it and where.
Ask who is responsible for coordinating services with the support, and write down a name, since this is the gap where each trade assumes another has dealt with it.
A named person makes the coordination someone specific problem instead of a shared assumption.
Look through any access panel, loft hatch or light fitting aperture that is already open near the support line, and photograph what shows without touching a fixing.
The view through an aperture that is already there is often enough to answer the question, and it leaves nothing to make good afterwards.
Do not remove ceiling boards, light fittings or panels to see further; opening up around a proposed support is work for qualified people.
6.Ordering, site dimensions and what reaches you
Supports are made to a dimension taken at a particular point in the project. Knowing when that happens, and who owns it, prevents the most damaging kind of misunderstanding.
Ask who takes the dimensions a support is made from, at what point that happens, and whether it is done before or after anything has been opened up.
A dimension taken before opening up carries a different risk from one taken afterwards, and owners are rarely told which is happening.
Ask what happens if what is found on site differs from the drawing, who makes the decision, and who would contact you when it does.
Differences between drawing and building are normal, and knowing the route in advance stops the site pausing while people work out who to ring.
Agree and write down the point after which you will stop changing the opening, since alterations become far harder once a support has been made to a dimension.
A stated cut-off protects both sides and removes the awkward conversation about a change that arrives too late.
Ask whether the calculations stay with the engineer or come to you, and whether anything has to be issued to a third party before work can begin.
Owners often assume a set of calculations is automatically theirs to keep, and find out otherwise at the point somebody else asks to see it.
Ask at what points somebody qualified needs to see the work in progress, who arranges those visits, and what happens if one is missed.
Work that is covered up before it has been seen is difficult to resolve, and the sequence is easy to agree in advance.
What has to be notified or seen varies by location and by project; confirm the requirements with the relevant local authority rather than relying on custom.
Record who orders the support, who checks what arrives against the drawing, and who you contact if the two do not appear to match.
Checking on arrival is a small step that catches the rare but serious case of the wrong item reaching the property.
7.Judgements that are not yours to make
This is the part of the conversation where owners most often go wrong, usually by repeating something helpful that somebody said in passing.
Note every suggestion you have been given about what the support should be, with the name of who said it, and pass all of it on as information rather than as a decision.
Suggestions made in good faith by people who have not measured or calculated anything travel surprisingly far once they are repeated.
What a support should be, and how it is arranged, is for a qualified structural engineer to determine for your building alone.
Record what was done in a similar property nearby as background only, and avoid using it as an indication of what would work here.
The property next door may have been opened up under an arrangement that suited its own construction and would suit nothing about yours.
Agree with the builder what may be cleared before work starts and what must be left alone, and do not strip plaster or take out cupboards to get ahead.
Helpful preparation by an owner regularly removes exactly the evidence the engineer needed to see.
Never remove plaster, boxing or any part of a wall in advance of a structural decision; opening up belongs with people who can support what sits above.
Log every passing remark about the support alongside who said it and where you were standing, keeping it apart from documents that carry professional responsibility.
Once a project is running, nobody can remember which statements came with professional responsibility attached and which did not.
Ask what falls outside the engineer appointment, such as coordination with a builder or attendance while work is under way, and note what would need somebody else.
Gaps between appointments are where projects stall, and they are visible immediately if you ask the question directly.
Write a note for the future stating that anything to be fixed to or hung from the support later is a question for a qualified professional, and keep it with the property papers.
Whoever wants to hang something from it in future will not have been part of this conversation, and the note is the only thing that reaches them.
Nothing should be fixed to, drilled into or suspended from a structural support without advice from a qualified structural engineer.
Preparation
Documents and information to gather
Having these to hand usually makes the first conversation shorter and more useful.
- Any drawings you hold showing the two rooms, including agent plans and anything from earlier alterations
- Photographs of both corners where the opening would stop, taken before anything is moved or cleared
- Photographs of the access route from the street, including the narrowest turn and anything overhead
- Your written note of the ceiling heights measured in each corner of both rooms
- Paperwork from any previous structural work at the property, including drawings and calculations
- A dated list of who has said what about the support, kept separate from anything issued formally
Records
Decisions to record before work begins
Write these down in your own words, with the date, so everyone is working from the same version.
- Whether a visible support crossing the ceiling would be acceptable to you, and how far down it could come
- Which matters more to you if the two conflict: the widest possible opening or a flat unbroken ceiling
- What may be cleared from the area before work starts, and what must be left exactly as it is
- The point after which you will stop making changes to the size or position of the opening
- Who in the household is the single point of contact for the engineer, the builder and any delivery
Professional review
Questions to discuss with qualified professionals
Bring these to the relevant qualified professional, supplier or authority. Requirements vary by project and location.
- What would each end of a support here need around it, and how much wall would have to remain?
- Could a support be kept out of sight in this situation, or should I plan for a visible one?
- How would a support reach this room, and does the access route change what can be designed?
- Which services in the ceiling zone conflict with this, and who resolves each of them?
- Who takes the dimensions the support is made from, and at what point in the work?
- What happens if what is found on site differs from what the drawing assumed?
- Is there anything about this that has to be raised with the local authority, and by whom?
- Which of the people involved in this would you expect to speak to directly, and about what?
Blind spots
Commonly overlooked items
- The turn in the hallway or the gate that a support in one piece could never get past
- The piece of wall left standing at each side of the opening, which nobody had pictured
- A waste pipe from the bathroom above running straight across the line of the opening
- Curtain tracks and pelmets fixed exactly where a support would cross the ceiling
- The two rooms having different ceiling heights, which only becomes obvious once they are one space
- Who checks that what arrives at the property matches what the drawing described
- Leaving a note for whoever wants to fix something to the support in future
What this checklist does not do
- Nothing here decides whether an opening is possible or what any support should be. Both are determinations for a qualified structural engineer who has visited the property.
- Do not clear, strip or open up the wall in advance to be helpful; the evidence an engineer needs is often destroyed by exactly that kind of preparation.
- A support is never to be cut, drilled, notched or loaded on the strength of a conversation on site, whoever offers the reassurance.
- Requirements for notifying work, using shared or public land and enclosing structural elements vary by location, so confirm what applies with the relevant local authority.
