1.Pinning down exactly which wall you mean
A first visit often begins with confusion about which wall is under discussion. A written description and a set of photographs remove that problem before it starts.
Write down which two rooms the wall separates and on which storey, then use that same wording in every note, photograph label and message about the project.
Phrases such as the middle wall or the back wall change meaning the moment a second person joins the conversation, and photographs end up filed against the wrong opening.
Note roughly how thick the wall is where you can see through an existing doorway, and what the surface is: plaster over masonry, plasterboard, timber panelling or tiling over something else.
These are among the first things an engineer asks about, and having them written down saves the visit being spent on observations you could have made yourself.
Thickness and surface finish do not establish what a wall does; leave that judgement entirely to a qualified structural engineer.
Note which way the floorboards run in the room above and whether the wall sits along them or across them, recording the observation without drawing any conclusion from it.
Board direction is one of several things an engineer weighs up, and it is far easier for you to look now than for someone to lift a carpet on the day.
Floorboard direction can be misleading and proves nothing on its own; only a qualified structural engineer can interpret what it means here.
Record whether the wall runs the full width of the room, stops short of the far wall, already contains an opening, or looks as though it has been shortened or lengthened at some point.
Walls that stop short, or that have been altered before, often behave differently from what the room suggests, and an engineer will want to look closely at those junctions.
Photograph both faces of the wall from end to end, including where it meets the ceiling, the floor and the walls at each end, before furniture is moved or anything is redecorated.
Junction photographs are the ones people forget to take, and they are the ones that cannot be taken again once a room has been cleared or stripped out.
Note anything unusual along the wall — a band of different plaster, a line where finishes change, a filled crack, a bulge — and mark each one on an annotated photograph.
Small surface differences frequently show where an earlier opening was formed or filled in, which is exactly the kind of thing an engineer wants pointed out.
2.Working out what sits above the wall line
What matters most about a wall is usually not in the room you are standing in. Look upwards, storey by storey, and write down what you find.
Write down what is in the room directly above the wall line, including anything heavy that stays in one place such as a bath, a full-height wardrobe, a piano or a large aquarium.
Loads that sit permanently over a wall line are part of what an engineer has to account for, and owners rarely think to mention them unprompted.
Check whether a wall on the storey above sits over the same line, measuring from a common feature such as a window or chimney breast on each floor, and write down what you find.
Rooms line up less neatly than people assume, and a wall that appears to sit above another can be offset enough to change the conversation entirely.
Look into the loft above the wall line from the hatch if you can do so without climbing about, and note what is there: a water tank, boarding, stored belongings or timbers landing nearby.
Tanks and stored loads in a loft are easy to forget and are often sitting exactly where they are least convenient.
Do not move loft tanks, timbers or stored loads to get a better look; ask a qualified structural engineer what may be examined and how.
Note where the staircase sits in relation to the wall, including the landing above it and any wall the stair appears to be fixed against.
Staircases are often connected to the walls around them, and their position changes what a removal conversation involves.
Record whether a chimney breast, flue or stack passes near the wall on this storey, on any other storey, or in the loft above it.
Chimneys travel through a building in ways that are not obvious from a single room, and their presence widens the discussion considerably.
Note whether the loft has been converted, part boarded or altered in any way, and whether the roof shape changes anywhere above the wall line.
Alterations above can change how loads reach the floors below, and tracing that is one of the first things an engineer will want to do.
Never assume earlier work above was designed with a later change below in mind; ask a qualified structural engineer to establish how the two interact.
3.Services, fixtures and what runs inside the wall
Almost every internal wall carries something. Recording what is visible on both faces gives the engineer, and later the trades, a realistic picture of what is involved.
Walk both faces with a torch and list every socket, switch, aerial point and data outlet, marking on your sketch which ones the household genuinely uses.
Each of these has a cable running somewhere, and their positions are the quickest way for trades to picture what is buried in the wall.
Note any radiator fixed to the wall, where its pipes disappear into the floor or wall, and whether a thermostat or heating control is mounted on either face.
Heating pipework crossing the wall line is a common surprise, and losing a radiator position changes how the combined room would be heated.
Write down where the boiler, hot water cylinder, gas and electricity meters and the fuse board sit in relation to the wall, and photograph each position.
These items carry their own requirements about access and pipe routes, and their position often shapes what is realistic in a layout.
Meters, boards and appliance connections may only be moved or altered by the suitably qualified and registered trade responsible for each one.
Note any soil pipe, waste pipe or water pipe running inside, behind or immediately alongside the wall, including anything visible in the ceiling void above it.
Drainage runs have very little freedom of movement, so knowing where they are early avoids a layout being drawn around something that cannot move.
List anything mounted on the wall that belongs to a system rather than to the room — an alarm sensor, a door entry handset, a media plate — and note who installed each.
These are the items nobody claims responsibility for later, and a written list makes it obvious who needs to be asked about each one.
Write down anything you suspect runs inside the wall but cannot see, and leave it recorded as an open question rather than testing or exposing it yourself.
Guesswork about what sits behind plaster is where avoidable damage and danger start, and an unanswered question is more useful than a wrong answer.
Tracing and isolating services is work for suitably qualified electricians, plumbers and gas engineers; never open up a wall to find out what is inside.
4.What this property has already had done to it
Buildings that look alike often differ in what has happened to them since. The paperwork you already own is usually more useful than anything you can see.
Dig out the survey or valuation report from your purchase and copy out, word for word, anything it says about internal walls, alterations or earlier building work.
Its wording matters more than its conclusions, because a phrase written by a trained observer at a known date is something an engineer can place in time.
Collect any paperwork handed over at purchase that relates to earlier building work, including drawings, engineer notes, sign-off letters and correspondence.
Earlier structural drawings are the single most useful thing you can put in front of an engineer, and they are usually in the box of papers nobody has opened since moving in.
Look for boxed-in downstands, unexplained bulkheads, a line of patched ceiling or a run of different skirting, and photograph each one with a note of the room.
These are the traces earlier alterations leave behind, and pointing them out saves an engineer hunting for them during a short visit.
Note where any extension joins the original building, and whether the wall being discussed sits in the original part, the newer part, or right at the junction.
Junctions between old and newer construction behave differently from either side, so which side of that line a wall falls on genuinely matters.
Write down anything anyone has told you about the wall, including who said it, when, and whether they had looked properly or were speaking in passing.
Casual remarks harden into accepted fact surprisingly quickly, and it matters later whether the source was a considered opinion or a friendly guess.
A remark from a builder, neighbour or agent is not a structural assessment; treat everything you have been told as something to check with a qualified structural engineer.
Note what neighbours in similar properties have had done, but record it as background only rather than as an indication of what is possible in yours.
Houses in a row were often built in phases, altered at different times and repaired differently, so what happened next door may have no bearing here.
6.How the combined space would actually work
Most regret after a wall comes out is about living with the result rather than the structure. These are decisions worth making now, in writing.
Write down where the heat currently comes from in each room and which of those positions would be lost with the wall, so the question is raised before layouts are fixed.
Heating one larger space is a different problem from heating two rooms, and the answer often decides where furniture can sit.
Write down the times of day when both rooms are in use by different people, and name the one activity in each that would be hardest to carry on in a shared space.
Sound and cooking smells move freely once the wall has gone, and households often say afterwards that they had not pictured how completely that changes.
Note which light switches, dimmers and controls sit on the wall itself, and write down where you would want each of them once the wall is no longer there.
A switch left stranded in the middle of a new room is a small thing that gets noticed every single time somebody walks in.
Sketch how furniture would sit in the combined room, and note that the line where the wall stood will often remain visible in the floor finish.
The floor beneath a wall was never finished to be looked at, so the strip left behind is something to decide about rather than something that resolves itself.
Check whether ceiling height and floor level are the same in both rooms by sighting along the doorway threshold, and note any difference you can see.
Differences nobody notices between two rooms become very obvious in one space, and they influence what the finished ceiling can look like.
Note which doors open into each room, which way they swing, and how people would move through the combined space if the wall were not there.
Circulation routes tend to be drawn last and lived with first, and a door that swings into the new main route is a daily irritation.
7.Making the site visit to this wall worth the trip
A site visit is short. The difference between a useful one and a wasted one is almost always what was prepared beforehand.
Clear furniture away from both faces of the wall before the visit, and have the loft hatch reachable with a ladder ready if anything above matters.
Time spent moving a sofa is time not spent looking at the building, and access is the most common reason a visit ends inconclusively.
Write down what you want the space to do and which compromises you would accept, such as a visible support across the ceiling, so the discussion has something concrete to work from.
An engineer can respond to a stated preference far better than to a vague wish for the room to feel open.
Ask what the engineer needs from you in advance — drawings, photographs, loft access, the room above cleared — and send or arrange it before the day.
Most of what makes a visit productive can be handled beforehand in writing, and the question itself takes one message to ask.
Ask what may need to be opened up before a firm view is possible, who arranges that work, and whether a further visit is included in the appointment.
Owners who expect one answer from one visit are the ones most thrown when a second stage of investigation turns out to be necessary.
Opening up plaster, ceilings or floors to investigate a wall is work for suitably qualified people who can support what sits above; never do it yourself.
Ask whether what you will be given is a sketch for discussion or something a builder could actually build from, and get that distinction stated in writing.
Owners frequently discover late that what they hold is a note of opinion rather than anything a builder can work to, and the two are not interchangeable.

Having these to hand usually makes the first conversation shorter and more useful.
- Any drawings you already hold for the property, including agent floor plans and anything from an earlier extension
- Whatever the purchase file says about the internal layout, including any report wording about walls or alterations
- Paperwork from previous alterations, including drawings, engineer notes and sign-off letters handed over at purchase
- Your lease or the freehold title, with any clause about internal alterations marked up for the engineer to see
- Photographs of both faces of the wall, the ceiling junction, the room above and the loft over the wall line
- A written note of what you have been told verbally about the wall, with names and dates against each remark
Records
Decisions to record before work begins
Write these down in your own words, with the date, so everyone is working from the same version.
- What you want the combined space to do, and which parts of that are essential rather than preferred
- Whether a visible support across the ceiling would be acceptable to you or whether you want alternatives explored
- Which rooms the household is willing to have out of use while anything is investigated
- Whether you are willing to allow investigation openings in plaster or ceilings, and where they would be least disruptive
- How and where every piece of structural advice you receive will be recorded and stored

Bring these to the relevant qualified professional, supplier or authority. Requirements vary by project and location.
- What do you need from me before the visit so that the trip is genuinely useful?
- How will you establish what this wall does, and would anything need opening up before you could be confident?
- If support turns out to be needed, what would each end of it have to sit on, and what does that mean for the rooms below?
- Who is responsible for designing and arranging the temporary support while any work is under way?
- What information will a builder need from you, and in what form will it be issued?
- Who would I need to speak to locally about this, and at what point in the process?
- Once plaster or ceiling is off, what would change your view, and how would I hear about it?
- What falls inside your appointment here, and what falls outside it and would need somebody else?
Blind spots
Commonly overlooked items
- A wall on the storey above that quietly lands on the wall being discussed
- A water tank, cylinder or loft store sitting directly on the wall line
- The radiator and pipework that disappear into the wall and have to go somewhere afterwards
- Ceiling and floor levels that differ between the two rooms and become obvious once they are one space
- The assumption that a similar looking property nearby was built and altered the same way
- Light switches and controls that end up in the middle of nowhere once the wall has gone
- The absence of any written record of who said what about the wall, and when they said it
What this checklist does not do
- Nothing here establishes whether the wall carries load. Only a qualified structural engineer can assess that, and no removal should be planned before they have.
- Do not strip plaster, cut a hole or take out even a small section to look inside; investigative opening up belongs with people who can support what sits above.
- Services in or near a wall must be traced and isolated by suitably qualified trades before anything is disturbed, whatever the sockets appear to tell you.
- Requirements for consents, notices and attached neighbours vary by location and tenure; confirm what applies to your property with the relevant local authority and your own advisers.
