1.Tracing the stack from the hearth to the pot
A chimney breast is one continuous thing that passes through several rooms and out through the roof. Describing only the room you stand in is the commonest mistake here.
Walk every storey and write down each room where the breast appears, including cupboards, landings and bathrooms where it is often boxed in, tiled over or plastered flat.
Breasts hidden inside a fitted wardrobe or behind a bathroom panel are regularly left out of an owner description and then discovered halfway through a conversation.
Measure roughly how far the breast projects into the room on every storey and note whether it is the same each time, since the projection often reduces as the stack rises.
Changes in projection between storeys tell an engineer something useful and are simple for an owner to observe with a tape.
From the loft hatch, photograph the stack where it passes through the roof space and note whether it is bare, plastered, leaning or has loose material at its base.
The roof space is often the only place the stack can be seen as a structure rather than as a wall in a room.
Do not move insulation, boarding or stored items to see further, and do not walk on unboarded areas; ask a qualified professional what may be examined.
From ground level, photograph the stack from every side you can reach and note how many pots or openings are visible and whether any appear capped or removed.
The number of openings at the top is a strong indication of how many flues the stack contains, which shapes the whole discussion.
Never climb onto a roof or use a ladder to reach a stack; close examination is work for a qualified professional with proper access.
Note where the stack passes through the roof, whether at the ridge, on a slope, against a gable or on the line shared with an attached property, and photograph it from the street.
Where a stack meets the roof determines a great deal about what removing any part of it would involve.
Sketch each storey and mark the breast on every sheet, measuring from the same window or corner each time so the sheets can be laid side by side.
A stack that appears to sit in the same place on each floor sometimes does not, and only a common reference point reveals it.
2.Which parts would go and which would stay
Most disappointment here comes from a mismatch between what an owner pictured and what was actually discussed. Name the parts precisely, in writing, from the start.
Write down exactly which parts you want removed by naming the rooms, rather than saying the chimney breast, because that phrase means something different on every storey.
Two people can agree about removing the chimney breast and mean entirely different amounts of building.
Note which rooms would still have a breast if only the lower part came out, and decide whether that partial result is genuinely what you want.
Recovering floor space downstairs while the bedroom keeps its breast is a common outcome and one owners often had not pictured.
Ask how any part of the stack left in place would be held once what is below it has gone, and record the answer in writing rather than in memory.
This is the central question of the whole subject, and it is the one an owner must not answer from anything read or heard elsewhere.

Decide and record what you would do if only part of the breast could be considered, or none of it, so the rest of the room plan does not depend on one outcome.
Rooms designed around a single assumed answer are the ones that stall completely when the answer turns out differently.
Write down, and tell anyone working in the property, that no part of the breast is to be taken out ahead of the rest to see how it goes.
Removal that begins informally is the situation nobody wants to be in, and a written instruction removes the ambiguity.
No part of a chimney breast should be cut into, taken down or opened up before a qualified structural engineer has assessed the whole stack.
3.What else in the property still uses the stack
A stack usually serves more than one room and sometimes more than one household. Listing everything connected to it is straightforward and frequently changes the conversation.
List every opening in the property that may connect to this stack, including ones that have been plastered over, boarded up or hidden behind furniture.
Concealed openings are found during work far more often than before it, and each one raises its own questions.
Note any appliance connected to the stack anywhere in the property, including a stove, an open fire, a boiler flue or anything vented into an old opening.
An appliance using the stack changes the sequence of everything else and involves trades who must be brought in early.
Anything connected to gas, solid fuel or a flue must be assessed and altered only by suitably qualified and registered trades.
Photograph any vent, grille or air brick in or beside the breast on any storey, including ones that have been painted over, and leave every one of them in place.
Vents serving a flue or a room are easy to overlook and are often the first thing covered up during decorating.
Do not block, cover or remove any vent; ask a qualified professional what each one serves before anything about it changes.
From the street, note whether the attached property appears to use its fires and whether its pots look capped, and record the observation without approaching the roof.
A neighbour who still uses a fire has a direct interest in anything affecting a stack, and finding that out early avoids a late surprise.
Decide and record whether anyone in the household might want a working fire at some point, since removal is not something that can be undone later.
This decision is usually taken quickly and regretted slowly, so it deserves to be written down and discussed once rather than assumed.
Ask what should happen to any flue that remains but is no longer used, and record the answer instead of leaving it as something to sort out later.
A flue left in an ambiguous state is a common source of damp staining, smells and unexplained draughts afterwards.

5.The space you would gain and what changes with it
The reason for doing this at all is usually the floor area. It is worth checking how much that really is, and what is lost along with the breast.
Measure the footprint of the breast in each room and mark it on your sketch, then stand in the room and picture the wall running straight across instead.
The recovered area is often smaller than it feels, and seeing it marked on a plan makes the decision a considered one.
Photograph what currently occupies the alcoves on each side, including shelving, cupboards, a radiator, a television, sockets and anything built in.
Alcoves disappear with the breast, and everything they hold has to go somewhere else in a room that has changed shape.
Note what the floor does where the hearth sits, and expect the finish along that line to differ from the rest of the room once the breast has gone.
The floor where a hearth was is a decision rather than a detail, and planning for it beforehand is far simpler than resolving it once the room is finished.
Write down how the room would be arranged without the breast, since most rooms with a chimney have their furniture organised around it without anyone deciding to.
Rooms that lose their focal point sometimes feel less resolved afterwards, and this is worth considering before rather than after.
Note which radiators, sockets, switches and aerial points sit on the breast or in the alcoves, and write down where you would want each of them instead.
These positions are easy to settle now and awkward to change once plastering and decorating are finished.
Repeat the same exercise in every room above, since the space gained upstairs is frequently the part nobody has thought about at all.
Upper rooms often benefit more than the ground floor, and noticing that can change which parts you ask about.
6.Marks on the breast worth recording first
Whatever the breast currently shows should be photographed before any decorating, clearing or discussion moves on. Record it plainly and leave the meaning to someone qualified.
Photograph any staining, salting, discolouration or blistering on the breast in every room, noting which face of the breast each mark appears on.
Marks on an upper storey or in the loft often matter more than anything visible at the fireplace, and they are easily lost under fresh paint.
Note whether any damp patch appears at particular times, such as after driving rain or during a cold spell, and write the weather down alongside each observation.
When something appears is as useful to a professional as what it looks like, and only the owner is present often enough to notice.
Photograph any crack around the breast, at its junction with the ceiling or where it meets the wall, and describe what you see without saying what you think it means.
A plain description stays useful indefinitely, while an owner interpretation gets repeated back later as though someone qualified had said it.
What a crack around a chimney breast indicates is for a qualified structural engineer to assess; do not fill, cover or decorate over it beforehand.
Record any smell, draught, whistle or fall of debris from an opening, and note the conditions at the time, since these observations are only available to whoever lives there.
Material falling into an opening is one of the few indications of flue condition that can be noticed without any access at all.
Look for a band of different plaster, a filled crack, a patched ceiling line or replaced brickwork near the breast, and photograph each with a note of the room.

Somewhere to put the material is a practical constraint that occasionally determines whether the work is straightforward at all.
Confirm locally what applies to placing containers or materials on shared or public land, since permissions and conditions vary between areas.
Ask what protection the rooms, floors and adjoining spaces would need, and who is responsible for putting it in place and taking it away afterwards.
Protection is easy to agree in advance and difficult to argue about once dust has reached the rest of the property.
Ask what would happen at the roof if any part of the stack above it were affected, including how the building would be kept weathertight while that is under way.
Work at roof level introduces access and weather questions that have nothing to do with the room where the idea started.
Access arrangements at roof level are for the contractor and qualified professionals to determine; never attempt to reach or examine a stack yourself.
Note anything fixed to the stack outside, such as an aerial, a satellite dish or clipped cabling, and photograph each fixing from ground level.
These items belong to someone and connect to something, and they are consistently forgotten until the day they come down.
Walk the adjoining rooms and the storeys below with a camera and a date on every shot, deliberately capturing every mark and hairline that is there already.
Once heavy material has been moved through a property, every existing blemish becomes contested unless somebody can show it was there beforehand.
8.The record a future survey will look for
Removals of this kind get asked about long afterwards, usually by somebody buying the property. The paperwork is easy to obtain now and hard to reconstruct later.
Ask what drawings, calculations and written confirmations you should receive, and get that list before work begins rather than requesting it afterwards.
Paperwork is far easier to obtain while the parties are still involved, and owners who ask at the end often find the record incomplete.
Ask who each document is addressed to, such as a builder, the local authority or a future owner, so you can tell whether anything is still missing.
Documents written for one reader do not always answer the questions another reader will have.
Ask for photographs of the work before anything is plastered or boarded over, and say so early, since these can only ever be taken once.
Whoever opens this part of the building up next will have no other way of knowing what was done here, and the photographs cannot be taken twice.
Ask your own buildings insurer and any lender whether they expect to be told about work of this kind, and record their answers rather than deciding for yourself.
Removal of this kind is exactly the sort of thing a policy or a mortgage condition may speak to, and only those two organisations can say whether it does.
Insurance and lending terms vary; confirm directly with your own insurer and lender, since nobody else can answer that on your behalf.
Look through the paperwork from your purchase for any record of a previous removal at the property, and put anything you find with the current papers.
An earlier removal that nobody documented is exactly the thing a surveyor raises, and finding the record now saves the question later.
Decide where all the drawings, notes and photographs from this work will be kept, and make sure more than one person knows where to find them.
Property records are lost between owners far more often than they are lost during a project.
