1.Working out which parts of the building are framed
Owners often describe a whole project as a frame when only part of it is. Being precise about what the frame does, and where it stops, makes every later question easier to ask.
Ask which parts of the proposal the frame actually forms and which parts are built in another way, then write the answer down in plain language you would recognise later.
Many projects use a frame only where a wide opening or a long span occurs, and knowing where it starts and stops changes what you need to ask about.
Write down what you were told the frame makes possible, such as a wide opening, a room with no internal walls, or building on an awkward or sloping plot.
The reason for the frame is the thing worth protecting if the design has to change, and it is easy to lose sight of once detail takes over.
Note whether any part of the frame would be visible in the finished rooms, then decide and record whether you would want it seen or covered wherever possible.
This preference shapes both the appearance and what has to be built around the structure, and owners who leave it unstated often dislike what they are shown.
Ask whether any part of the frame would sit outside, be exposed to weather or come close to the ground, and record the answer rather than assuming it all sits indoors.
Elements exposed to weather or near the ground raise questions that indoor elements do not, and it is much easier to raise them now.
What a frame needs where it is exposed or near the ground is for a qualified structural engineer to determine alongside the makers of the materials used.
Ask what the frame would sit on, and write down whether that is existing structure, new groundwork or something that is already standing in the garden.
What carries the frame is often assumed rather than established, particularly where an old base or a boundary wall is already there.
Whether anything existing could carry a new frame is a determination for a qualified structural engineer, never something to judge from appearance.
Note any remark that a framed approach would be simpler or tidier here, with who said it, and treat it as an opinion to test rather than a fact to plan around.
Comparisons between ways of building are usually made without anyone having looked at your ground, your access or your existing walls.
2.Where the frame meets the building you already have
Junctions cause most of the surprises in framed work, because two different ways of building have to meet along a line that somebody has to detail properly.
Photograph the wall or elevation the frame would meet, including where the ground runs up to it and where gutters, pipes, vents and meter boxes are fixed to it.
Everything fixed to that wall has to go somewhere, and the photographs are impossible to take once scaffolding or new structure is in the way.
Ask how the new frame and the existing wall are intended to meet, and whether the two would be connected to each other or deliberately kept apart.
This single point governs how the junction is detailed, how it is finished and what you might see there in future.
Whether two structures should be connected or separated is a structural judgement for a qualified engineer, not a preference for an owner to express.
Look along the existing wall and note whether it appears straight and upright by eye, then say so plainly rather than assuming a new frame will meet it neatly.
Older walls rarely match the straight line a drawing assumes, and the difference has to be absorbed somewhere in the junction.
Write down what the line of the frame would cross on that elevation, such as an existing opening, a chimney, a downpipe, an outside tap or a step, and which you want kept.
Each of these becomes a small decision, and taking them together now is far easier than settling them one at a time on site.
Ask whether any movement between the new and the existing parts is expected to show at the junction, and where in the finished rooms it would be most visible.
Fine cracking along the line where old and new meet is common enough that it is worth knowing about before you decorate rather than after.
If movement appears that you were not told to expect, ask a qualified structural engineer rather than deciding for yourself that it is nothing.
Write down which finishes have to run across the junction, such as a floor, a ceiling line, a skirting run or a row of units, since that is where the two structures become obvious.
Continuous finishes across a junction are a decision rather than a detail, and they are usually settled far too late.
3.What has to be right before the frame goes up
A frame is largely made away from the property and assembled at it. Everything it lands on has to be correct beforehand, so the sequence is worth understanding early.
Ask who takes the dimensions the frame is made from, where those come from, and whether anything has to be built or opened up before they can be taken.
A frame made to a drawing carries a different risk from one made to dimensions taken at the property, and owners are rarely told which is happening.
Ask whether the base or groundwork is formed before the frame dimensions are settled or afterwards, and write down which of the two comes first in your case.
The order decides who has to absorb any difference between the two, and it is a question almost no owner thinks to ask.
Ask what has to be finished, cleared and set out on site before the frame can be assembled, and who confirms that the site is actually ready.
Naming the person who confirms readiness avoids the situation where everybody assumed somebody else had checked.
Photograph where a frame could be unloaded and assembled, including the gate opening, the ground surface, the turning space and anything overhead such as cabling or branches.
Assembly needs standing room as well as a route in, and overhead obstructions are the ones nobody photographs.
Write down what would have to be moved beforehand, including a shed, planting, bins, a washing line or parked cars, and note who is responsible for moving each one.
These are small jobs that stop work entirely if nobody has been asked to do them by the time the frame arrives.
Ask what happens while the structure is only partly assembled, how it is kept stable and weathertight, and who is responsible if weather gets into the building.
The part-built stage is when most damage to a property occurs, and knowing who owns that risk is worth agreeing in advance.
Never attempt to prop, brace, cover or move any part of a partly built structure yourself; that work belongs entirely with the people carrying it out.
4.Fixing things to framed walls once you live there
This is the part owners feel most and are told about least. What you can hang on a wall, and where, is usually decided long before anyone tries to hang it.
List everything you expect to hang or mount on the new walls, including a television, wall units, a heavy mirror, shelving, a wall-hung basin and any radiator.
The list is ordinary and easy to write, and it is the single most useful thing you can hand over before walls are closed up.
Ask how each of those would be supported in a framed wall, and whether anything extra has to be built in behind the lining before the wall is closed.
Additions behind a lining are straightforward while the wall is open and awkward once it is finished and decorated.
What a framed wall can carry, and how anything heavy should be fixed to it, is a question for a qualified professional rather than something to settle with a drill.
Mark roughly where each fixing would go on a simple sketch of each wall, and hand that over before linings go on rather than describing it afterwards.
A rough sketch is enough for the people building the wall, and it removes the guesswork that leads to fixings landing in the wrong place.
Ask what would be needed behind the lining for anything fixed to a wall that people pull on, such as a handrail, a grab rail, a gate or a folding door track.
Items that people put weight on are treated differently from a picture hook, and they need to be raised while the wall is open.
What is suitable behind a wall lining for anything people rely on is a matter for a qualified professional, and local requirements may apply.
Ask how you would locate a framing member behind a finished wall in future, and whether a marked-up record of what sits behind the linings can be kept for you.
Nobody remembers where the timbers or steels are after decorating, and the record is the only thing that reaches the next person with a drill.
Write a short note for the property papers saying that fixing into structural members is a question for a qualified professional, and keep it with the drawings.
Whoever wants to fix something long after the work is finished will not have been part of this conversation, and the note is all that reaches them.
5.Pipes, cables and ducts meeting the framing
Services and framing compete for the same space. In framed construction the conflict is usually resolved by whoever arrives first, unless it is planned deliberately.
Ask early where soil pipes, extract ducts and heating pipework would run in relation to the frame, and whether any of them would need to pass through a member.
Ducts and waste pipes are large, inflexible and drawn last, which is exactly why they end up in conflict with the structure.
Cutting, drilling or notching any structural member is never a site decision; a qualified structural engineer says what may pass through and where.
Note where a kitchen, bathroom or utility room is planned in relation to the frame, since those rooms bring the largest and least flexible services with them.
Wet rooms placed without reference to the structure are one of the commonest reasons a layout has to be reworked.
Ask who is responsible for coordinating the services with the frame, and write down a name rather than a company, since this gap falls between engineer, builder and trades.
A named person turns coordination into one person's responsibility instead of a shared assumption nobody actually holds.
Note where meters, the consumer unit, a boiler and any flue or vent would sit, and whether the wall behind each of those is framed or built another way.
These items need particular treatment wherever they are fixed, and their positions are often assumed rather than agreed.
Ask whether sockets, switches and wall lights can be positioned freely on framed walls, or whether their positions have to be settled earlier than you are used to.
In framed construction electrical positions are frequently fixed before the rooms feel real to the owner, which is when preferences usually form.
Ask what boxing, bulkheads or casings would be needed to conceal services around the frame, and where each of those would appear in the finished rooms.
Concealment work sits between trades and is a classic gap where each party assumes the other has allowed for it.
6.Protection, treatment and what wraps around the frame
A frame is rarely left bare. What goes around it affects room sizes, appearance and several questions you should be putting to professionals rather than answering yourself.
Ask what protection or treatment the frame needs in your particular situation, who supplies it and at what point in the work it is applied.
Requirements differ with the material, the location and the use of the building, so this belongs in the conversation rather than in an assumption.
Protection requirements for structural elements vary with the building and with local requirements; confirm what applies through a qualified professional.
Ask how thick the finished build-up around framed walls is likely to be compared with the alternative, and note which rooms would feel that difference most.
Wall build-ups differ between ways of building, and the difference shows up in room sizes and window reveals rather than on the drawing you were shown.
Note anywhere the frame would come close to a fireplace, flue, boiler, cooker or external vent, and raise every one of those as a question rather than a detail.
Positions of heat sources are usually settled by the owner and the structure by somebody else, so the two are easily planned in isolation.
Anything involving heat, flues or fire protection near structural elements must be settled by a qualified professional and confirmed against local requirements.
Ask what happens where the frame crosses the insulated part of a wall or roof, and record the answer instead of assuming it is a detail nobody needs to decide.
Owners tend to hear about this only when a mark or a cold patch appears later, by which point it is difficult to address.
Ask how wall linings and any external cladding are fixed back to the frame, and whether that affects what could be altered inside the building afterwards.
How the layers are held together decides how easily a wall can be opened up in future, which matters more than it sounds now.
7.The decisions a frame settles earlier than expected
In framed construction many choices harden sooner than owners are used to. Knowing which ones lets you make them deliberately rather than by default.
Ask which decisions have to be final before the frame is made, write that list down and keep it somewhere you will actually see it.
The list is short and specific, and having it in front of you is what stops a change being asked for after the point of no return.
Decide and record where windows, doors and large openings are wanted before the frame is designed, since their positions are usually tied to the framing itself.
Moving an opening in a framed wall is a different proposition from moving one in a wall built another way.
Agree in writing the point after which layout changes will no longer be made, and ask who will tell you when that point has been reached.
A stated cut-off protects both sides and removes the awkward conversation about a change that arrives too late to make.
Ask what would be involved if you wanted to change something after the frame has been made, and record the answer well before you are tempted to ask for one.
Understanding the consequence in advance is what stops a small preference turning into a serious disruption.
Ask what the frame drawings show that the architectural drawings do not, and which set the builder would follow if the two appear to disagree.
Two sets of drawings for the same building is normal, and knowing which governs prevents work being built to the wrong one.
Ask at what points somebody qualified needs to see the frame before it is covered up, who arranges those visits and what happens if one is missed.
Work covered up before it has been seen usually has to be opened again, and the sequence is easy to agree beforehand.
What has to be notified or seen varies by location and by project; confirm the requirements with the relevant local authority rather than relying on custom.
8.How a framed building behaves once you live in it
Owners notice things about framed construction after moving in that nobody mentioned during design. Most of them are easy to ask about beforehand.
Ask what small movement or settling is normally expected in this kind of structure and where it tends to show, so you know what you are looking at later.
Knowing in advance what is ordinary means you can raise anything that is not, instead of worrying about everything or ignoring everything.
If anything moves, cracks or sounds different from what you were told to expect, ask a qualified structural engineer rather than deciding it is normal.
Say which rooms matter most to you for quiet, and ask how sound is expected to travel between rooms and floors in the construction being proposed.
Sound behaves differently between ways of building, and stating your priority early is the only way it gets designed for.
Note which walls you could imagine wanting to open up or move in future, and ask whether the framing would make that easier or harder in each case.
Framed buildings vary a great deal in how easily they can be altered later, and the question is rarely asked while the walls are still open.
Ask what ordinary looking-after the structure needs, particularly anything outside or close to the ground, and who in the household would notice if it were needed.
Maintenance that nobody was told about is maintenance that does not happen, and exposed elements are the ones that suffer.
Ask what the household should never do to the structure, write the answer in plain words and keep it where a future owner would come across it.
The people most likely to damage a frame are the ones who arrive after everybody involved in building it has gone.

Having these to hand usually makes the first conversation shorter and more useful.
- Any drawings you hold of the property and of the proposed structure, including anything from earlier alterations
- Photographs of the wall or elevation the frame would meet, taken before anything is cleared or stripped
- Photographs of the standing and assembly area, the gate opening and anything overhead on the route in
- Your written list of everything you expect to hang or mount on the new walls, with rough positions marked
- Paperwork from any previous structural work at the property, including drawings and calculations
- A dated note of what each person has said about the framed approach, kept apart from anything issued formally
Records
Decisions to record before work begins
Write these down in your own words, with the date, so everyone is working from the same version.
- Whether any part of the frame should be visible in the finished rooms or covered wherever possible
- Where windows, doors and large openings are wanted, recorded before the frame is designed around them
- The point after which you will stop changing the layout, and who tells you it has been reached
- What you intend to fix to the new walls, and which of those items you are unwilling to give up
- Which rooms matter most to you for quiet, stated before the construction is settled rather than after

Blind spots
Commonly overlooked items
- The wall the frame has to meet being nothing like as straight or upright as the drawing assumes
- Nobody asking where the television, wall units and heavy mirrors go until the walls are closed up
- A soil pipe or extract duct arriving at exactly the point a framing member wants to occupy
- The build-up around a framed wall quietly taking space out of a room that was already tight
- Socket and switch positions having to be settled far earlier than in other ways of building
- The point at which openings can no longer move passing without anybody saying so out loud
- No record being kept of what sits behind the linings for whoever drills into them long afterwards
What this checklist does not do
- Nothing here decides whether a framed approach suits your building, or what any member, connection or fixing should be. Those are determinations for a qualified structural engineer.
- Do not drill into, cut, notch or hang anything from a structural member on the strength of a conversation on site, however confident the reassurance sounds.
- Protection and treatment of structural elements, and anything involving heat or flues near them, vary with the building and with local requirements, so confirm what applies rather than assuming.
- Do not prop, brace, cover or move any part of a partly built structure yourself; that work belongs with the people carrying it out.
