When Temporary Earth Support Becomes Permanent Structure

Somewhere in the construction of most retained excavations there is a moment when a prop is struck and something permanent quietly takes over its duty. From that moment a floor slab beside a retaining wall is a structural member carrying ground load rather than a surface to walk on, and it stays that way for the life of the building.

Two entity records hand over to each other exactly there. The embedded retaining wall entry notes that many such walls begin life as temporary works and are then kept, capped, connected to slabs and asked to serve as a permanent perimeter. The basement entry notes that before the propping floors exist the perimeter is held by temporary works, and each stage of digging, casting and striking alters what is holding what.

Striking a prop is a transfer, not a removal

The common reading of striking a prop is that something is taken away. What actually happens is that a duty moves. With restraint near the head, a wall bends between that restraint and its buried toe; without it, the whole thrust is carried by the buried length and the wall leans towards the dig.

Striking a temporary prop once permanent slabs are in place hands that duty to the slabs. That is why a floor beside such a wall is a structural member carrying ground load, and why cutting an opening in it later is a question about the perimeter rather than about flooring.

The box is not a box until it is closed

A basement behaves as a closed structure whose faces restrain one another: ground pushes on a perimeter wall, the wall leans on the base slab at its foot and on the floor plate near its head, and the plate carries that push across the building into the opposite wall.

Until those plates exist, the perimeter is held by something else. The permanent arrangement on the drawings is the last of a series of arrangements the wall passes through, and the difficult conditions are usually in the middle of that series rather than at its end.

Temporary works that are kept

A wall accepted for a short exposed period is a different proposition from one asked to behave for the life of a building. The entity record places the difficult design questions at exactly that change of role, and the questions are not only structural: durability, water, tolerance and how the following construction absorbs the position of elements formed in the ground all change with it.

The decision that matters is when the role is settled. A wall designed as temporary and retained later has been assessed against one set of expectations and asked to meet another, which is a different exercise from designing for retention from the outset.

Anchors are temporary or permanent by record

The head is commonly the only reachable part of an anchor, which is why covering it over ends any possibility of establishing whether a buried tension element is still doing what it was installed to do. Whether the heads are to remain reachable for testing or monitoring is a question asked before the works are complete.

What has to be decided rather than discovered

The pattern to avoid is one where nobody decided that a temporary arrangement would be kept; it simply was not removed. That leaves a building relying on elements whose design case, durability provision and inspection regime were all settled for a shorter life than the one they are now living.

The counter-measure is a decision with a date and an owner. Which elements are being retained, what they are now relied on for, what protection they carry against the ground chemistry the investigation identified, and what a future designer would need to know are all answerable at the time and almost unanswerable afterwards.

Records are the only later evidence

The position, depth and reinforcement of elements buried in the ground cannot be verified later by inspection. Records made during construction, including any monitoring data, are the only reliable account a future designer will have, and a lining over the inner face removes even the possibility of looking.

Handover is therefore the moment to ask what will be written down: element positions and depths, obstructions encountered, which props were struck and when, what took over from each, the anchor loads and lock-off records, and which floor plates are acting as props to which walls.

Why a later alteration runs into all of this

Opening a hole in a below-ground floor slab interrupts the route by which one wall's thrust reaches the wall opposite. Whether that is achievable depends on the wall being propped rather than on the span of the floor, and the remaining plate has to be trimmed so the force still travels around the opening.

That is the point at which an owner meets the consequences of decisions taken years earlier, and it is the point at which the presence or absence of the handover record decides whether the question can be answered at all without exploratory opening up.
