Overview

What spray foam insulation is

Spray foam insulation arrives as two liquid components that are heated, metered and mixed at a spray gun. The mix reacts on contact with the surface, expands and cures where it lands, so the finished layer is formed on the building rather than delivered as a product. The applicator, the equipment, the conditions on the day and the state of the substrate all become part of the result.

There are two broad families and they are not variants of one another. Open cell foam cures soft and flexible with an open structure; closed cell foam cures rigid and dense with a closed structure, and manufacturers describe the two as behaving very differently in relation to moisture and vapour movement. Which family is proposed, and why, is the first thing to establish.

The defining practical point is that cured foam bonds to whatever it touches. Once rafters, battens and the underside of a roof covering are coated they can no longer simply be looked at, and removing the foam later is a mechanical job that can affect what it is stuck to. Sprayed roof insulation has become a recurring subject in property surveys and in lender enquiries, which is a reason to keep complete records.

Qualitative topics worth raising. Measured values, classes and grades come from the manufacturer's technical documentation for the specific product, not from a reference page.

Moisture behaviour
Open cell and closed cell products are described by manufacturers as behaving differently in relation to moisture, and the surrounding construction matters at least as much as the foam. Condensation and interstitial moisture risk require professional assessment of the actual build-up rather than a general rule.
Thermal behaviour
Thermal behaviour is the reason it is proposed, and it depends on the family, the product and the depth actually applied on the day. Figures belong to the manufacturer's documentation and to a calculation prepared for the specific construction, not to a material description.
Fire-related questions
No fire statement or comparison is offered here in any form. Fire behaviour differs between insulation families and between products, and depends entirely on the assembly, so it is a matter for the manufacturer's documentation, a qualified professional and the relevant authority.
Substrate dependency
The foam bonds to what it is sprayed onto, so the condition of that surface beforehand is part of the specification. Dust, damp, movement and any existing defect in the timbers or the covering are worth establishing and recording before the work rather than after.
Installation dependency
This is a material made on site. Mixing ratio, temperature, the passes applied and the applicator's technique all shape the cured layer, and none of it can be verified later by looking at a finished surface.
Repairability
Cured foam is removed mechanically rather than peeled away, and removal from timber, battens or the underside of a covering is slow work that can affect what the foam is attached to. That is a subject to understand before the work, not afterwards.
Maintenance
Coated timbers and coverings cannot be inspected visually, so the ordinary routine of looking at a roof space changes. How future inspection, re-roofing and alteration would be handled is worth agreeing with a qualified professional in advance.
Documentation
Keep the product data sheet, the applicator's record of what was applied and where, any pre-installation survey of the roof or structure, and any guarantee paperwork, together with the property documents for future reference.

Exposure and environmental conditions

  • What condition the roof covering, underlay and timbers are actually in, established by survey before anything is applied.
  • How the roof space or void is ventilated at present, and what the proposal does to that arrangement.
  • Whether there is any history of leaks, damp or rot in the space, and whether the cause was ever resolved.
  • How humid the rooms below the space become in use, and whether that has been considered in the assessment.
  • What clearances the relevant installer and authority require around flues, chimneys and recessed fittings.

Substrate and system dependencies

What this material sits on, is fixed to or depends on. This is usually where performance is won or lost.

  • The condition and age of the roof covering and underlay, since the foam will be applied to their underside.
  • The condition of the structural timbers, which is much harder to establish once they have been coated.
  • How the control layers in this construction are arranged, which is a design matter for a qualified professional.
  • The ventilation arrangement of the space, and who has assessed what the proposal does to it.
  • Any planned future work to the roof, such as re-covering or a conversion, which becomes harder to carry out afterwards.

Appearance

Appearance and finish considerations

  • The cured surface is irregular and follows the spray pattern, so it looks nothing like a fitted board or quilt.
  • In a visible roof space the foam becomes the surface that is seen, and it is not intended as a decorative finish.
  • Overspray reaches surfaces beyond the intended area unless masking and protection are properly organised.
  • Trimming a sprayed layer flush before lining leaves a cut face whose flatness affects whatever is fixed over it.

Durability questions

Questions to raise rather than a service life to expect. No material has a universal lifespan — it depends on the assembly, the exposure and the upkeep.

  • How the condition of the coated timbers and covering would be monitored once they can no longer be seen.
  • What would be involved in re-covering the roof at the point where the covering reaches the end of its serviceable state.
  • Whether the foam is expected to be removed at any future point, and what that would involve for the structure.
  • How a leak above a coated area would be detected and traced, given what sits between the covering and the room.
  • Whether rodents or birds can still reach any part of the void, and how that would be established afterwards.

Upkeep

Maintenance and repair considerations

  • How future inspection of the roof structure would be carried out, and by whom, once the timbers are coated.
  • What a surveyor, lender or insurer would expect to see documented about this work in future.
  • What the applicator's guarantee actually covers, who stands behind it and what would end it.
  • Whether an area of foam can be cut out and replaced if work has to be done to the structure behind it.

  • A survey of the roof or structure beforehand, recording the condition of the covering, underlay and timbers.
