Overview

What line marking paint is

Line marking paint is a coating formulated to be applied as narrow geometry: lines, hatching, symbols and lettering, onto a floor, court or paved surface. The chemistries vary widely across water-borne acrylics, solvent-borne and two-part systems, and thermoplastic materials that are melted and laid rather than painted. The choice follows the substrate, the traffic and the expected renewal cycle.

It is not a floor coating in the sense of a resin floor system or a court surfacing. Those cover an area and are chosen for how the whole surface performs and looks. Marking covers a small fraction of the area, is defined by a setting-out drawing rather than by a colour scheme, and is judged almost entirely on how long it stays legible in the exact places where wheels and feet concentrate. Worn marking is a functional failure even when the floor around it is perfectly sound.

That difference drives everything else. The marking sits on top of whatever the floor already is, so adhesion is a question about the existing surface rather than about a fresh substrate. It wears fastest at turning points, doorways and bay entries. And because layouts change when a building's use changes, removal and remarking are as much a part of the material's story as first application.

  • Where markings carry a safety or wayfinding function, which brings requirements beyond the coating and belongs to a qualified professional.
  • On surfaces cleaned by machinery or chemicals the product is not documented to tolerate.
  • Where a future layout change is likely and removal has not been considered at all.

Qualitative topics worth raising. Measured values, classes and grades come from the manufacturer's technical documentation for the specific product, not from a reference page.

Substrate dependency
The marking bonds to whatever is already on the floor. Sealed concrete, resin coatings, asphalt, sports surfaces and tiles all behave differently, and an unidentified existing coating is the usual cause of early failure.
Surface wear
Wear is concentrated rather than spread. Turning points, bay entries, doorways and pivot areas lose marking long before straight runs do, so renewal is driven by the worst areas rather than the average.
Appearance
Legibility rather than decoration is the measure here. Contrast against the floor colour, the lighting in the space and the width of the geometry all affect whether the marking actually reads.
Maintenance
Marking is a renewed item. How often depends on traffic, the cleaning regime and the product, and the useful question is who holds the layout drawing when renewal comes round.
Repairability
Sections can usually be remarked, but a fresh line beside a faded one is obvious, so partial renewal is a visual decision as much as a practical one.
Weathering and exposure
Outdoors, ultraviolet exposure, frost and standing water act on the marking as well as traffic, and a product documented for interior use is not a candidate outside.
Documentation
Ask which substrates the product is documented for, what removal options the manufacturer describes, and what the marking is expected to tolerate during cleaning.

  • Is the marking indoors, outdoors, or in a covered but otherwise exposed area?
  • What vehicles and equipment cross the marking, and do they turn while they are on it?
  • How is this floor cleaned, and with what machinery and chemicals?
  • Is the surface subject to standing water, frost or de-icing materials during the year?
  • What lighting will the marking be read under, including outside daylight hours?

Assembly

Substrate and system dependencies

What this material sits on, is fixed to or depends on. This is usually where performance is won or lost.

  • The existing floor coating or sealer determines adhesion and must be identified before selection.
  • Concrete condition, including surface laitance and any curing treatment, affects whether anything will bond.
  • Asphalt and resin floors carry compatibility constraints that differ from those of bare concrete.
  • Sports surfaces are systems in their own right, and marking them is governed by that system.
  • Movement joints running through a marked area behave differently from the slab either side.

Appearance

Appearance and finish considerations

  • Contrast against the floor colour matters more than the choice of colour itself.
  • Line edges show setting-out quality, and a wavering line reads as poor workmanship for years.
  • Old markings that have been overpainted often ghost through the new layout.
  • Colour meanings are frequently set by an operator's own conventions and should be confirmed.
  • A sheen difference between marking and floor can be as noticeable as a colour difference.

Questions to raise rather than a service life to expect. No material has a universal lifespan — it depends on the assembly, the exposure and the upkeep.

  • Where will this marking wear first, and is that rate of loss acceptable to the operator?
  • How does the product respond to the specific cleaning machinery used in this building?
  • Is the marking expected to survive a change in how the floor is used?
  • What does the manufacturer say about traffic loading on this particular substrate?
  • Does the floor itself have a longer or shorter remaining life than the marking on it?

Upkeep

Maintenance and repair considerations

  • How is the layout recorded so that remarking follows exactly the same setting out?
  • Can worn sections be renewed on their own without the whole layout looking mismatched?
  • What removal methods does the manufacturer describe if the layout has to change?
  • How much of the space has to be taken out of use while renewal is carried out?
  • Who is responsible for checking that the marking is still legible?

Installation

Installation dependencies

What the installation depends on — not how to do it. Method belongs to the manufacturer's instructions and the trades carrying out the work.

  • Setting out is a separate discipline from coating and needs a drawing agreed in advance.
  • The area has to be free of traffic while work proceeds, which is an operational rather than a technical constraint.
  • Surface condition, cleanliness and moisture at the time of work govern the outcome.
  • Ambient conditions constrain the window for work, and the manufacturer sets those limits.
  • Existing markings usually have to be dealt with before a new layout is applied over them.

Ask for these in writing, for the specific product being proposed, and keep them with the project record.

  • Ask for the technical data sheet naming the substrates and the traffic the product is documented for.
  • Ask what the manufacturer says about removal and about overmarking an existing layout.

  • Ask the cleaning contractor what machinery and chemicals are actually in use on this floor.
  • Request the safety data sheet for solvent-borne and two-part systems.

  • Does any of this marking carry a safety function that brings wider requirements?
  • Can the area be closed for long enough for the work and for the cure the manufacturer requires?

Blind spots

Commonly overlooked points

  • The floor's existing coating decides the outcome, and nobody usually knows what it is.
  • Markings wear where vehicles turn rather than where they drive straight.
  • The setting-out drawing is the deliverable that matters at renewal, and it is the thing most often lost.
  • Overmarked old layouts tend to reappear as ghosting under raking light.
  • Closing the area for the work is often harder to arrange than the work itself.
