1.Measuring the head height you actually have
Head height decides whether an attic conversion is worth discussing at all, and the figure that matters is not the one at the ridge.
Stand under the ridge and note where you can stand upright and where you cannot, marking roughly where the usable area ends on each side.
The area you can stand in is the room you would actually get, and it is always smaller than the area of the floor below.
Record the height from the existing ceiling joists to the underside of the ridge in your own rough terms rather than looking for a target figure.

Write down whether the landing below has a window, since a new stair frequently takes the light from it.
Losing the only source of daylight on a landing is a common and avoidable consequence that owners notice immediately afterwards.

Consider where a bathroom in the roof would drain to, and ask that question before assuming one can go anywhere in the plan.

5.The route down through the house
Adding a room at the top of a house raises questions about the whole route down, including rooms you were not intending to touch.
Walk the route from the roof space down to the front door and write down every door, landing and turn that it passes through.
This route is what a professional will ask about first, and describing it accurately shortens that conversation considerably.
Note which rooms open onto that route, and whether any of them has a door that is habitually left standing open.
How the route is arranged matters to the people who will advise on it, and everyday habits are part of the picture.
Ask a qualified professional what escape and protection arrangements would apply to a habitable room in a roof space at this property.
This is one of the largest unknowns in an attic conversion and it is never something an owner should try to answer.

Record whether the existing doors on that route are original, replaced or something you know nothing about, and photograph each of them.
Doors along the route are frequently part of the discussion, and knowing their history saves guesswork later.

Whether an opening can serve that purpose depends on arrangements an owner has no way of assessing.

Consider that arrangements affecting the route may involve rooms you were not intending to alter, and note which rooms those could be.

7.What you lose when the loft stops being storage
Every attic conversion removes the household's largest store. These prompts make that visible before the room is agreed rather than afterwards.
Write down everything currently stored in the loft, and be honest about how much of it would simply move downstairs into the rooms below.
Loft contents do not disappear, and the rooms that absorb them are usually the ones the conversion was meant to relieve.
Note whether any storage would remain in the roof afterwards, such as the space behind the slope at the edges of the new room.
Eaves storage is often the compromise that makes a conversion tolerable, and it is worth asking for deliberately.

A narrow flight with a tight turn limits what can ever be carried up, which shapes how the room can be used.
