1.The floor a new flight is taken out of
A new stair is space removed from a floor that already exists. These prompts count that loss honestly before a drawing makes it look painless.
Write down which existing room or landing would give up the space a new flight needs, and what that room currently does for the household.
Owners describe the room they are gaining and rarely describe the room that pays for the access to it.
Note what stands in that part of the room today, including a wardrobe, a bed position or a window the flight would run past.
Losing a specific wall or window position often matters more than losing floor area in the abstract.
Consider that a flight needs somewhere to arrive as well as somewhere to start, and note what that arrival space would be taken from.
The arrival space is forgotten far more often than the flight itself, and it is what makes a route feel usable.
Note where the existing staircase sits and whether a new flight would relate to it, sit above it, or start somewhere unrelated.
Stacking a new flight over an existing one is a common approach with its own consequences, and it should be discussed not assumed.
Ask what forming an opening in an existing floor would involve, and treat the answer as belonging entirely to a qualified professional.
This question determines whether an access position is realistic, and it should be asked before the layout is designed around it.
Whether a floor can be opened for a new flight, and what would support it, must be established by a suitably qualified structural professional.
Note what the space beneath a new flight would be used for, and whether it can replace any storage the room is losing.
Understair space is genuinely useful and it is easier to plan for now than to fit out later.
2.Where the route lands and what it lands in
Access is judged at both ends. These prompts describe the arrival, which is where most conversions feel either generous or awkward.
Describe what you would see and stand in immediately on arriving in the converted space, and whether it feels like arriving in a room.
Arriving directly into the middle of a room, or into a cramped corner, is a very different experience and is decided now.
Note whether the arrival point would sit under a sloping ceiling, a beam or a low section, and treat head height there as a question.
Head height at the head of a flight is one of the first things a professional will look at in a loft or cellar.
Headroom over a flight and at its head is determined against the relevant local requirements by a suitably qualified professional.
Note whether the flight would land in front of an existing window, and whether that window would still be usable and openable.
A flight landing against a window is common and it affects both daylight and whether the window can be reached at all.
Consider whether the route would have any daylight at all, and whether it would feel like a corridor into a basement or a way into a room.
Cellar and loft routes are often dark, and daylight on the route changes how willingly the space gets used.
Note what someone would have to do at the bottom of the flight, including whether they would turn immediately into a doorway.
The manoeuvre at the foot of a flight is what makes carrying anything easy or impossible.
If steps into the space already exist, photograph them and note whether they are level, even and consistent underfoot.
Existing steps into a cellar or garage were often built for occasional use rather than daily living, and that difference matters.
3.Rooms that quietly become routes
In many conversions the only practical access crosses a room that was private. These prompts get that consequence stated rather than absorbed.
Note whether the only realistic route would pass through a bedroom or another private room, and write down who uses that room.
This arrangement changes how a household lives and is frequently accepted on a drawing without anyone saying it out loud.
Write down who would use the new route, at what points in the day, and whether that would disturb anybody else.
A route used at night through somebody else's room is a very different proposition from one used occasionally.
Consider whether the room being crossed would still work as a room, given the strip of floor that becomes a walking route.
A room with a route through it loses more usable area than the route itself occupies, because furniture cannot block it.
Note whether doors along the route would need to stay closed for privacy, and whether that would make the route awkward.
Doors that must be opened and closed repeatedly change how often a converted space actually gets used.
Ask whether any alternative route exists, even an unattractive one, so the chosen arrangement is a decision rather than the only idea.
Asking for alternatives usually produces at least one nobody had considered, which makes the final choice better informed.
Write down how the change would affect the way the existing house is described and used, and record that you have considered it.
Access arrangements shape how a home functions long after the excitement of the new space has faded.
4.Doors and swings at each end of the route
Doors are where an access route becomes usable or annoying. These prompts get their positions and swings decided while they are still easy to change.
Decide whether you want a door at the top of the route, at the bottom, at both, or neither, and note the reason for your answer.
Doors on a route affect warmth, sound and how separate the converted space feels from the rest of the house.
Write down which way each door on the route would swing, and note any door that appears to open towards the flight so it can be raised as a question.
A door swinging over a flight is a serious arrangement, and swings are usually decided by whoever hangs the door.
Door positions and swings near a flight involve safety considerations that must be settled by a suitably qualified professional.
List the existing doors whose swing or position would have to change because of the new route, and note where each one is.
One new route commonly forces two or three other doors to be rehung, which nobody mentions until it happens.
Consider whether the converted space needs its own external door, and what that would mean for the room it opens from.
An independent entrance changes how the space can be used and brings its own security and weather questions.
Note what would have to pass through each door on the route, and whether anything you own would obviously not fit.
This is a simple observation that prevents the most predictable complaint about a finished conversion.
Consider whether every door on the route could be opened by someone carrying something in both arms.
Routes to lofts and cellars are almost always used while carrying, and that is how they should be judged.
5.Getting furniture and fittings into the space
A converted room has to be furnished and serviced through the access you build. These prompts test that before the route is fixed.
Write down the largest single item that would have to reach the converted space, whether a bed, a desk, a sofa or a bath.
This one item often decides whether a proposed access arrangement is workable at all.
Note whether anything has ever been difficult to get up or down the existing stairs, and describe what happened.
Household experience of the existing route is real evidence, and nobody else can provide it.
Consider which items could be brought in as parts and assembled in the space, and which genuinely cannot.
Some things can go in flat and some cannot, and knowing which changes what you can plan for the room.
Ask how materials and waste would travel to and from the space during the work, and whether that route runs through the house.
The construction route is often the same route you will use afterwards, and it should be described early.
Agree in writing who protects the floors, stairs and walls along the route while work is going on.
Damage on the way in and out is one of the most common sources of dispute in a conversion.
Consider what is currently stored in the space and how it would come out, particularly from a loft or a cellar.
Emptying the space is the first physical task and is regularly underestimated by everybody involved.
6.Reaching a converted space outside the house
An outbuilding, annexe or garage reached across a garden has an access problem the house does not. These prompts describe it in everyday terms.
Walk the route from the house door to the space in bad weather, and write down what is unpleasant or unsafe about it.
A route that is fine on a dry afternoon determines whether a detached space actually gets used through the year.
Note every step, slope and change of surface along that route, and who in the household would find each one difficult.
Level changes outdoors are easy to overlook and are the main reason a detached space stops being used.
Consider how the route would be lit after dark, and where a switch would need to be so nobody sets off in darkness.
Outdoor lighting on the route is easy to include while services are being run and awkward to add afterwards.
Note what would regularly be carried between the house and the space, including laundry, food, tools or a laptop.
What gets carried tells you how much the route matters and whether a covered section would be worth discussing.
Consider whether a covered link between the house and the space would be wanted, and treat what is possible as a question.
A link changes how the space is used and it also changes what has to be confirmed locally about the proposal.
Whether a link or covered structure would be acceptable at your property can only be confirmed with the local authority.
Note how a detached space would be secured, and how anyone inside would know who was at the house or at the door.
Separate entrances raise practical security questions that are easier to design for than to solve later.
7.Access topics that belong with professionals
Several access questions cannot be answered by an owner at all. These prompts help you ask them properly and record what you are told.
Ask what escape arrangements apply once the converted space becomes habitable, and write down who told you and when.
Habitable use brings expectations a store or a loft was never subject to, and what those are differs from property to property.
Escape provision is determined against the relevant local requirements by qualified professionals and the responsible body only.
Ask what guarding and handrail arrangements would be discussed for the flight and any opening in a floor.
These are settled by others, but knowing they exist stops an owner assuming an open edge is a design choice.
Guarding, handrails and protection of floor openings must be specified by a suitably qualified professional.
Ask where head height would be tightest along the whole route, and whether anything can be done about that point.
The tightest point on a route is what people experience, and it is usually not where an owner expects.
Ask whether any part of the existing staircase would have to change, since a new route sometimes affects the old one.
Altering an existing flight brings its own considerations and can turn a contained project into a wider one.
Confirm locally which requirements apply to access into this kind of converted space, and note the name of whoever answers.
An informal view from somebody who did a similar conversion elsewhere is not the same as an answer about this property in this area.
Access expectations for a converted space are a matter for the responsible body in your area; ask them directly rather than relying on any general source.
Keep every access answer in one place with the date and the source, so the reasoning survives later changes to the design.
Access decisions get revisited repeatedly, and a single record prevents the same ground being covered again.

Records

Write these down in your own words, with the date, so everyone is working from the same version.
- Which existing room is giving up floor area to provide the access
- Whether a route through a private room is acceptable to the household
- Whether doors are wanted at the head of the route, the foot, or both
- Whether the converted space should have its own external entrance
- What has to be able to reach the space once it is finished
- How the outdoor route to a detached space would be lit and surfaced
