1.Choosing where the new space breaks into the old

Owners usually describe the new room and leave the opening vague, yet the opening is what decides how the existing room ends up feeling.

Stand outside and note everything on the wall at roughly the height a new roof would arrive, including windows, vents, pipes, the gutter and any cabling.
The list you produce here turns a vague junction into a set of specific questions a designer can actually answer.
Write down whether an upstairs window sits directly above the proposed junction, and roughly how close it would sit to the new roof surface.
A window immediately above a new roof often decides the roof shape, and it is the constraint owners notice last.
Ask how rainwater would be kept out where a new roof meets the old wall, and who is responsible for that detail once work begins.
This junction is the part of an extension most likely to be blamed later, so it is worth naming an owner for it at the outset.
How a new roof is weathered against an existing wall is a technical detail for a qualified professional; nothing here indicates what would work.
Note whether the existing gutter or downpipe would be interrupted by the new roof, and ask where the water they currently carry would go instead.

List the external fittings on that wall that would end up indoors, including outside lights, a tap, an alarm box, a meter box or an aerial fixing.
Each of these belongs to a different trade or provider, and each is only a problem on the morning it is in the way.
Consider whether an existing window in that wall would be kept as an internal opening, blocked up, or reused as a serving or borrowed-light opening.
Reusing an existing opening usually means less disturbance than forming a new one, and it needs deciding rather than defaulting.
Note any air brick or low-level vent on that wall and raise it as a question, rather than assuming it can simply be built over or covered.
Those vents usually serve something in the existing house, and enclosing them raises questions an owner is not in a position to answer.

5.How the seam behaves once both halves exist
New work and old work are not the same age and do not behave identically. These prompts build the record a professional will want and set expectations honestly.

Write down whether the house has ever moved, been repaired, been strengthened or been underpinned, and where any paperwork about it might be.

6.Heating, power and drainage carried across
The wall being opened is usually the wall everything is attached to. These prompts capture what has to be rerouted before it becomes an on-site improvisation.
Note where the heating pipework appears to enter the existing room, and ask whether an enlarged space can be served from the same arrangement.
A room that doubles in size is a different demand, and the answer affects both the design and what else has to be disturbed.
Write down where the consumer unit sits and how far it is from the proposed new space, in terms of which rooms a cable would have to cross.
How far away something sits matters far less than what a cable would have to pass through, and only you can describe the rooms in between.
List the sockets, switches and radiators sitting on the wall that would be opened, and write down where you would want each of them instead.
These get relocated in a hurry on site unless the owner has already said what they want, and the results are hard to undo.
Consider how lighting would be controlled once two spaces read as one, and note the doorways you would actually want to switch from.
Switching that made sense for two separate rooms usually makes no sense at all across a combined space.
Ask what would have to happen to any waste or soil pipe passing through the area of the junction, and whether its route can be kept.
Drainage rarely moves as easily as owners expect, and it sometimes decides where the opening can be at all.
Alterations to drainage and soil pipework are for a suitably qualified professional and may need confirmation with the relevant local body.
Note where the broadband, telephone or aerial cable enters the house, because it is very often fixed to exactly the wall being opened.

7.Staying in the house while the opening is made
Forming the connection is usually the most disruptive stage of an extension. These prompts get that period described honestly before it arrives.
Write down which rooms would be unusable while the wall is open, and where the household would cook, wash and sleep during that stage.
Households discover this late and then make hurried decisions under pressure; settling it early is far calmer.
Ask at which stage of the work the existing wall would actually be opened, and how the house would be closed up again at the end of each working day.
The answer tells you how exposed the house really is, and it is a reasonable thing to agree before work starts.
Consider whether the new structure could be built and made weathertight before the connection is formed, and ask whether that is possible here.
Sometimes it is and sometimes it is not, and the difference matters enormously to anyone staying in the house.
Note the route dust would travel through the house once the opening is made, and which internal doorways would need to be sealed off.
Dust follows air movement rather than sight lines, and it reaches rooms nobody expected unless the route is thought about.
Record which possessions, fittings and floor coverings would have to come out of the existing room, and where you would put them.
Storage for the contents of a room is a real constraint that owners routinely forget to arrange.
Agree in writing who is responsible for protecting floors, stairs and the route through the house while the connection is being formed.
Damage on the route in and out is a common source of dispute, and naming who protects it removes most of the argument.
