1.Measuring and describing the side strip
The strip beside the house is usually the least examined part of a property. These prompts record what is actually there before it is imagined as a room.
Walk the strip from end to end and write down where it narrows, where it steps and whether the ground is level with the rooms beside it.
Side strips are rarely uniform, and the narrowest point usually decides what is possible far more than the widest one.
Note what the strip is currently used for, including bin storage, bicycles, a side gate and the route to the back garden.
Every one of these functions has to be given somewhere else to live, and they are the easiest things to forget while imagining a kitchen.
Record which windows and doors currently open into the strip, and note which room each of them belongs to.
These are the openings most likely to be lost entirely, and their loss lands on rooms that owners have not thought about.
Photograph the strip from both ends and looking straight up, so the roof edges and the walls above are recorded as well as the ground.
What happens above the strip matters as much as what happens in it, and it is very hard to describe from memory.
Note whether the strip is open to the sky along its whole length or partly covered by an existing lean-to or canopy.
An existing lean-to is often the reason the idea started, and its structure raises questions of its own.
Write down where drainage covers, gullies and pipes fall within the strip, photographing each in position.
Side strips very often carry the drainage for the whole rear of the house, which becomes the first constraint on any layout.
2.The boundary line and the neighbouring side
A side return builds right up to a line whose position and ownership are frequently assumed rather than known. These prompts separate what you know from what you are guessing.
Note where the boundary appears to run along the strip, and whether the fence or wall sits on the line, inside it or beyond it.
The difference between these three positions changes what can be drawn, and it is far easier to establish now than later.
Boundary position and ownership are legal questions for your conveyancer or a suitably qualified adviser, not matters to settle from where a fence stands.
Record what stands on the neighbour's side directly against the boundary, including a shed, a lean-to or their own addition.
Anything already built against the line changes the conversation about what a new wall could do, and a professional will need to know.
Write down whether the dividing wall or fence appears to belong to you, to the neighbour or to both, and gather whatever paperwork exists.
Ownership determines who has to be involved before anything is built against or beside it.
Ownership of a dividing structure is established from title documents by a suitably qualified adviser, never from appearance alone.
Ask a suitably qualified adviser what applies where a new wall is proposed against or close to a shared boundary in your area.
This runs as a separate process alongside any consent conversation and is regularly discovered far too late.

Side returns affect the neighbour more directly than most additions, and the timing of that first conversation matters.
3.Where the existing roof drains into the strip
The strip usually collects water from the main roof, the outrigger roof and sometimes the neighbour's roof as well. These prompts record that before a new roof is added to it.
Look up at where the main roof currently drains into the strip, and note whether there is a valley, a gutter or simply a slope discharging into it.
The existing arrangement is the starting point for every conversation about the new roof, and it is visible from the ground.
Write down where that rainwater goes once it reaches the ground, including whether it enters a gully within the strip itself.
A gully in the strip is often the outlet for the entire rear roof, which makes its position a significant constraint.
Ask how the existing roof edge would be dealt with where a new roof arrives beneath it or beside it.
This junction is where side returns most commonly develop problems, so the detail deserves attention before the shape is fixed.
How two roofs meet and drain over a narrow gap is a detail for a qualified designer and roofing professional, never an assumption.
Note whether the neighbour's roof also drains towards the strip, since two roofs discharging into one narrow gap is a common arrangement.
Water arriving from next door becomes a shared conversation, and it is far calmer to have before anything is built.
Record whether the strip already floods, stays damp or grows moss, since that is direct evidence of how water behaves in it.
Owners are the only people who have watched the strip over a long stretch, which makes this observation genuinely valuable.
Ask how a gutter or valley in that position would be reached for clearing once the addition is built and the gap has gone.

4.Daylight in a plan that becomes deep and narrow
Filling the strip makes the ground floor wider, and usually deeper as well. These prompts identify what that does to the middle of the plan.
Note that filling the strip usually makes the plan wider and deeper at once, and write down which rooms would end up furthest from any window.
Owners picture the width they gain and rarely picture the depth they create, which is where the light problem actually appears.
Record where the existing side windows sit, since those are the openings most likely to be lost entirely rather than moved.
A side window often lights a room that has no other source, which makes its loss more significant than it first appears.
Consider whether rooflights along the new roof are essential to you rather than optional, and say which they are at the first conversation.
Stating this early prevents a design that depends on glazing you were never committed to, or one that leaves it out entirely.
Sit in the room the strip adjoins and note how much of its daylight currently arrives from the side rather than from the rear.
This is an observation only the occupant can make, and it usually surprises people who assumed the rear window did all the work.
Ask a qualified professional how the retained rooms would be lit and ventilated once the strip is built over.

5.Supplies, stacks and vents on the flank wall
Side strips are where houses hide their services. Each item here belongs to a different organisation, and each follows its own process.
Note the position of the gas meter box, the electricity supply and the incoming water, since these are frequently housed in exactly this strip.
A supply position in the middle of a proposed footprint is one of the most common reasons a side return has to be rethought.
A supply or meter housed in the strip is the provider's to move, on their own process and their own arrangements; contact them separately from the design work.
Record where the soil stack runs down the flank wall and note what appears to connect into it from the floors above.
The stack is the anchor for every wet room in the house, and enclosing it raises questions about access and ventilation.
List the waste pipes from the bathroom above that discharge into the strip, and note where each one lands.
These pipes are easy to miss from ground level and awkward to rearrange once the roof of the new space is set.
Note any boiler flue, extract vent or air brick on the flank wall, and flag each of them as a question rather than a detail.
Terminals and vents cannot simply be built around, and the answer sometimes changes the height or shape of the new roof.
Flues, appliance vents and combustion air openings must be dealt with by a suitably qualified professional before anything is fixed.
Write down what is fixed to the neighbour's wall facing the strip, including their own vents, pipes and any window looking into it.
Their fittings become part of your problem the moment the gap between the buildings closes.
Ask which supplier or qualified professional deals with each fitting, and who is responsible for arranging that conversation.
These processes run on their own arrangements and are usually the reason a project cannot simply start when everything else is ready.
6.Working where there is no side access left
The strip is often the only way to the back of the house. Building on it removes the route while the work is still going on.
Accept that once the strip is built on there may be no route to the garden except through the house, and write down whether that is acceptable.
This is permanent, not temporary, and it affects everything from bin storage to how a future garden project would be carried out.
Note how materials would reach the working area, and whether they would have to come in through the front door and along the hall.
Carrying everything through the house shapes how the work runs and what protection has to be agreed in advance.
Note where spoil and materials would be stacked once the strip itself becomes the working area, and whether the frontage is the only place left for a skip.
In a side return the usual storage route is the very ground being built on, so the front of the house often has to absorb deliveries, spoil and waste all at once.
Using the frontage or the verge for skips, spoil or deliveries may need permission; ask the local authority what applies before the work is arranged.
Consider how the house would be secured and closed up while the flank wall is open, and ask who is responsible for that.
An open flank wall is a genuine security and weather concern, and responsibility should be agreed rather than assumed.
Ask where scaffolding could stand in a gap that narrow, and whether any part of it would need to sit on the neighbour's land.
In a gap this narrow the only workable position may be partly on the other side of the line, which changes how the whole job would have to be done.
Scaffolding arrangements and any access over neighbouring land are matters for the professionals involved and the neighbouring owner.
Write down what would happen to the side gate, and whether a new way into the garden is part of the plan or simply lost.
Households usually discover they wanted one only after the wall is up and there is no longer anywhere to put it.
7.What the reclaimed strip does to the room beside it
A side return is bought for the width it adds to one room. These prompts test whether that width would actually do what you want.
Note the width the room would gain and mark it out on the floor with tape before deciding it is enough to be worth the work.
Marking it out is the only reliable way to judge, and it regularly changes an owner's view in one direction or the other.
Record where the existing units, appliances and services sit, because a side return usually means rearranging every one of them.
The gained width rarely leaves the existing layout intact, which makes the project larger than owners first assume.
Consider whether the extra width goes into circulation, into storage or into a table, and decide which before a designer decides for you.
A stated intention produces a much better result than a general wish for a wider room.
Write down whether the room needs a clear run along one wall, and note what that would mean for the position of doors and openings.
A single uninterrupted run is often the real objective, and it competes directly with where doors want to be.
Ask what happens to the ceiling level in the widened room where the old and new structures meet.
The two ceilings rarely align naturally, and the resolution is a design decision that owners should see before it is made.
Ceiling levels at a junction depend on the existing structure and must be resolved by a qualified designer and structural professional.
Note whether the original external wall would remain as a partial wall or be removed entirely, and record which you would prefer.
Keeping part of it is sometimes proposed for structural reasons, and knowing your preference in advance makes that conversation easier.
