1.Describing the volume you already have
A mezzanine conversation begins with the space rather than the platform. Most of what a designer needs first is description an owner can supply.
Describe the space in plain words, including its shape, what it is used for now and what stands in it, before any platform is discussed.
A description of current use tells a designer more about what is possible than a description of the wish does.
Ask who should establish the heights within the space and at what point, rather than working from an estimate you have made yourself.
Everything about an inserted floor turns on the height available, and that is a measured matter rather than an impression.
No height, span or clearance is given anywhere here. Whether a volume can take an inserted floor is established by measurement and design.
Note the shape of the roof or ceiling above, including whether it slopes, and where the space is highest and lowest.
The usable part of a mezzanine is governed by what is overhead, which owners consistently think about last.
Photograph the space from every corner and from standing height, including upwards, so the volume can be understood without visiting.
Volumes photograph badly, and a systematic set is much more useful than a few attractive images.
Note what is already on the walls, including windows, doors, openings, fittings and anything that appears to be structural.
The walls decide where a platform could meet the building, and their content is where that conversation starts.
Note what the existing floor is, as far as you can tell, and whether anything is known about what lies beneath it.
A platform standing on its own columns lands on that floor, which makes it part of the new structure whether or not anyone drew it.
2.What a new level would bear on
There are two broad arrangements and they are different structures rather than two ways of building one. These are questions to put, not to answer.
Ask your engineer to explain whether the platform would stand on its own supports or connect into the existing building, and record the answer.
Almost everything else about the project follows from this single choice, which is why it belongs first.
Ask what any supports would land on and who establishes whether that is acceptable, rather than assuming an existing floor will do.
Supports concentrate load into a small number of points on a floor that was probably never asked for anything of the kind.
What an existing floor, its ground and any nearby foundation can carry is a matter for a qualified engineer alone.
Ask what connecting into the existing structure would involve and what the platform would then inherit from the building's own movement.
A tied platform shares the building's stability arrangement and its movement, which is a consequence worth hearing early.
If the platform is to stand clear of the building, ask what has to stay clear and what would happen if a finish later closed that gap.
A lining or a screed closing the gap makes a connection nobody chose to make, and owners are the ones who later close it.
Do not close, fill or line any gap deliberately left around an inserted structure without asking the engineer who designed it.
Ask roughly where supports would need to fall in the space below, and whether that arrangement works with how you use the room.
Column positions are the point where structure and everyday use collide, and it is better to collide early.
Ask how much height the structure of the platform itself would take, and from which part of the space it would be taken.
Height is the currency the whole arrangement spends, and the structure spends some of it before anyone stands on it.
3.How you would reach it
Access is decided with the platform rather than after it, and it takes area from the space below as well as from the platform.
Ask where a stair could go and what area it would take from the room below, and mark that on a plan before going further.
Owners picture a platform and forget the stair, which frequently takes as much of the room as the gain above.
Ask what an opening for a stair does to the platform structure, since load that would have crossed it has to travel around.
An opening has to be framed as part of the structure rather than cut into it, which affects the whole arrangement.
Say how often and by whom the platform would be reached, since a level used daily is a different proposition from occasional storage.
Frequency of use changes what kind of access is appropriate, and only the household can state it.
Record whether anyone in the household would find a stair difficult now or in future, and raise it before a layout settles.
Access arrangements are far easier to influence in the earliest sketches than once a platform has been arranged.
Do not settle stair, guarding or access arrangements from general guidance. Put the situation to a qualified designer and confirm locally.
Ask how furniture and belongings would be carried up, and whether anything you intend to put there would physically fit.
This is discovered on moving day on plenty of projects, and it is a straightforward question to ask now.
Ask what the edge of the platform involves and how it is designed, and confirm locally what applies to it.
The perimeter is part of the structure rather than something added to it, and it shapes how the platform looks and feels.
4.What the space beneath becomes
Inserting a floor creates two spaces out of one, and the lower one changes more than owners expect.
Describe what the space beneath would be used for once a floor sits over part of it, in the same detail as the new level.
Owners plan the new level carefully and inherit whatever is left below, which is how the lower part disappoints.
Ask how much height would remain in the space below once the structure and everything hung beneath it have been accounted for.
Services run under a deck and take from the clear height it was inserted to create, which surprises people.
Ask what would be run beneath the platform, including lighting, heating and ventilation, and where each of those would be reached.
Everything placed there hangs from the platform and is invisible until it needs attention.
Note where the edge of the platform would fall in plan, and stand in the room below imagining the ceiling at that line.
Standing in the space and imagining the line is the most useful minute an owner can spend on this decision.
Ask how the lower space would feel with a floor above part of it, and whether the arrangement can be tested before it is built.
This is a spatial judgement the household has to make, and it is very hard to recover from afterwards.
Ask what happens where the platform stops partway across a room, and how that edge is resolved in the space below.
Partial covering produces a transition that has to be designed rather than allowed to happen.
5.Light, air and warmth in both parts
A single volume is usually lit and ventilated as one. Dividing it horizontally changes that for both halves at once.
Note where every window is in relation to the proposed platform, including whether any would end up split by it.
A window crossing a new floor level is a common and awkward outcome that is easy to see in advance.
Ask what daylight the space beneath would keep, and whether it depends on windows that the platform would sit in front of.
The lower part usually loses more light than anyone expects, and it is the part people spend more time in.
Ask how each part of the divided volume would be ventilated, and confirm locally what applies to any room created.
A volume ventilated as one becomes two spaces with different needs, and it is rarely thought about early.
What is required for ventilation or daylight in any room varies by location and use. Confirm with your local authority and a qualified designer.
Ask what would happen to warmth in each part, since heat behaves differently in a tall volume once it is divided.
Mezzanine levels are frequently warmer than the space below, and the household lives with the result.
Ask what sound would pass between the two parts, particularly if they are to be used for different things at the same time.
An open platform shares sound with the space below entirely, which owners notice only once they are living with it.
Ask whether daylight could come from above for either part, and what that would involve in the existing roof.
It is worth raising early because it changes the roof, which is a decision made with the platform rather than after.
6.Permissions and what the level may be used for
What a new level may be used for is not an owner decision, and the answer sometimes changes the whole proposition.
Confirm with your local authority what permissions or approvals apply to inserting a floor in this building, and record who told you and when.
Requirements vary by location and by building, and a dated note of a conversation is traceable in a way understanding is not.
Only your local authority can say what applies to your building. Nothing on this page determines any permission or requirement.
Ask whether what you intend to use the new level for changes what applies, and raise the actual use rather than a room name.
Storage and habitable use are different propositions, and owners frequently describe one while intending the other.
Ask whether the building carries any designation affecting internal alterations, and treat anything you hear as something to confirm.
Designations attach to buildings that look ordinary, which is why they are discovered after work has started.
Ask who advises on escape and fire matters for an inserted level, and confirm locally what applies rather than working from examples.
This is a specialist area that frequently governs whether a mezzanine is possible at all, and it belongs early.
Escape and fire matters are for qualified professionals and your local authority. Nothing here indicates what any building requires.
Ask whether a freeholder, management company or other owner has to consent, and take any lease to a suitably qualified adviser.
Internal alterations in a shared building commonly need consent that owners do not anticipate.
Record each answer with the party, the date and the terms given, since these are relied on later by people who were not there.
Early answers about permissions are quoted throughout a project, and the source is what makes them useful.
7.Living with it afterwards
A mezzanine is present in daily life in a way that an extension is not, and some of its consequences are easier to consider before it exists.
Think about whether the two parts would overlook each other, and whether that suits how the household wants to use them.
An open platform and the room below share sight as well as sound, which is either the appeal or the problem.
Think about how high surfaces, windows and light fittings would be reached once part of the volume is floored over.
Tall spaces are already hard to reach, and a platform sometimes helps and sometimes makes it worse.
Ask what you would need to know before fixing anything into the platform or hanging something from the underside of it later on.
Owners hang things from a deck without asking, and the information that makes that safe exists only if it was recorded.
Do not fix into or hang anything from an inserted structure without establishing what it was designed to carry.
Ask what record you will receive of the platform structure, what it was designed for and where anything runs beneath it.
A future owner will assume the platform behaves like an ordinary floor, and only the record says otherwise.
Ask what removing or altering the platform would involve at some later date, and record the answer for whoever eventually considers it.
Inserted structures get altered by people who did not commission them, and the record is what protects that decision.
Ask your professionals what a future owner would need to be told about the platform, and make sure that is written somewhere plain.
Framing the question that way produces a far more useful document than asking for a handover pack.

Having these to hand usually makes the first conversation shorter and more useful.
- Any existing drawings of the building, including ones that show the section through the tall space
- A systematic set of photographs of the volume from every corner, including upwards
- Anything known about the existing floor, what lies beneath it and what the building stands on
- Any lease, title document or agreement affecting internal alterations, for review by a qualified adviser
- Correspondence with the local authority about permissions, designations and what the level may be used for
- The record you receive of the platform structure, what it was designed for and what runs beneath it
Records
Decisions to record before work begins
Write these down in your own words, with the date, so everyone is working from the same version.
- What the space is used for now and what each part would be used for afterwards
- How often the new level would be reached, by whom, and what would be carried up there
- Where the household is willing to accept supports falling in the room below
- What daylight, warmth and sound the household is willing to give up in the lower part
- What the new level is actually intended for, stated as a use rather than as a room name
- Whether the household finds the lower space acceptable once the edge line is imagined in place

Commonly overlooked items
- That the stair takes as much area from the room below as the platform gains above it
- Services hung beneath the deck, which take from the clear height the platform was inserted to create
- A window that ends up split by the new floor level, which is visible on a section long before it is built
- That the lower space usually loses more daylight than anyone expects and is used more
- Sound and sight passing freely between the two parts of what used to be one volume
- A gap deliberately left around a freestanding platform, later closed by a lining or a screed
- What a future owner would need to know before hanging anything from the platform
