1.Describing the fall in useful terms
Owners can describe a slope far better than a single site visit can, because they can walk it repeatedly. These are observations to hand over, not measurements to make.
Write down which way the ground falls and whether it falls consistently or changes direction across the plot, describing it in words rather than in figures.
A description of the shape is more useful early than an attempted measurement, and it is something an owner can do accurately.
Walk the plot uphill and downhill and note where the ground becomes noticeably harder to walk on, since that is where a design usually has to respond.
Walking a slope tells you things a contour plan does not, and it is an observation only somebody on site can make.
Ask your designer when a measured level survey should be commissioned and what every later decision on the site will depend on it for.
On a sloping site this document underpins almost everything, and commissioning it late holds up more than owners expect.
Nothing you observe replaces a measured survey. Levels on a sloping site are established by a qualified surveyor, not by eye.
Photograph the plot from the same few positions in different seasons and weather, so the set can be compared rather than just looked at.
Owners have access to the plot over time, which is the one thing a professional visit can never reproduce.
Note anything visible about what the ground is made of, including rock, exposed faces, boggy areas or obvious made ground, and pass it on as observation.
These observations are useful evidence for the specialist who later has to interpret them, and they cost nothing to record.
What the ground consists of, and how it behaves, is established by investigation. Nothing visible at the surface settles it.
Record any existing terracing, steps, banks or retaining features already on the plot, and note what each appears to be made of.
Existing features carry information about how the ground has behaved, and they are frequently removed before anyone looks at them.
2.Getting onto and around the site
On a sloping plot, access shapes what is practical to build far more than it does on level ground. Most of this can be recorded from the roadside.
Note whether the plot is entered from the high side, the low side or across the fall, since that single fact reorders most of the site logistics.
This is the first thing anyone planning the work will want to know, and owners rarely think to state it.
Stand at the entrance and note how a large delivery vehicle would turn in and out, and where it would have to stop on a gradient.
Sites with awkward access are built differently, and the people you appoint want to know before they commit to an approach.
Note where there is any level or nearly level area where machinery or materials could stand, and how large each of those areas actually is.
Plots that look generous lose most of their usable working area on a slope, and this is easier to think about now than later.
Record any narrow turn, low bridge, weight restriction or steep section on the approach route, describing each in words rather than measuring it.
A written description of the approach is genuinely useful and is something only somebody local can supply.
Ask early whether the fall would affect how material is lifted or placed on the plot, and which party would establish that before a layout is drawn.
Lifting arrangements on a slope are a specialist matter, and raising it early keeps it from reshaping a design late.
Craneage, lifting and plant arrangements belong to the people responsible for the works. Ask about them rather than planning them.
Think about how the household will reach the finished building on foot, in bad weather and carrying things, and write down what that suggests.
Daily arrival is what a household experiences, and it is easy to lose in a conversation dominated by construction.
3.Material coming out, and material going in
A sloping site moves a great deal of ground, and where it goes is an early question that is frequently not asked until a lorry is waiting.
Ask early what quantity of material a proposed arrangement would generate, in general terms, and whether it is expected to leave the site or stay on it.
This shapes access, programme and the arrangement of the site, and it is rarely discussed at the point it is decided.
Ask whether any excavated material could be used on the plot, where it would go, and who establishes whether that is acceptable.
Keeping material on site changes a project considerably, and it is a question for the engineer rather than a preference.
Whether excavated material can be reused, and where it may be placed, is a matter for a qualified engineer and for the local authority.
Note where a heap of material could physically sit without blocking access or spilling over a boundary, and how long it might be there.
On a sloping plot the answer is often nowhere, and discovering that early changes how the work is planned.
Ask what material would have to be brought onto the plot, and whether the access can accommodate that traffic in both directions.
Owners think about what leaves and forget what arrives, and on a slope the arriving material is often the larger movement.
Ask whether any of the work would need to use or affect land beyond your boundary, and raise it before a layout assumes it.
Designs quietly assume the use of neighbouring land on constrained sites, and the assumption is best surfaced early.
Note the condition of the road or track serving the plot and who maintains it, and gather any paperwork about that arrangement.
Heavy traffic on a private or shared access raises obligations that only appear in writing, and they are worth knowing about first.
4.Where water arrives from and where it leaves
On a slope, water is somebody else's before it is yours and yours before it is somebody else's. These are observations and questions, not conclusions.
Visit the plot after heavy rain and note where water arrives, where it collects and where it leaves, treating these as observations to hand over.
Owners can visit repeatedly in different weather, which a single professional visit cannot, and this is the most valuable thing they can supply.
Observations about water are evidence only. Drainage and ground behaviour must be assessed by a qualified engineer or specialist.
Note what lies uphill of the plot, including roads, fields, roofs and hard surfaces, since water arriving from there is part of the picture.
A plot's water problem frequently begins outside its boundary, and the owner is the only party likely to notice it.
Note who and what lies downhill, and raise early what a change to the site would mean for them.
Downhill neighbours are affected by decisions taken uphill, and raising it early is both courteous and practical.
Look for ditches, culverts, land drains, springs or wet patches anywhere on or near the plot, and record each with a photograph.
Existing features tell a story about how water has behaved, and they are often filled in before anyone interprets them.
Ask who decides where surface water from the site is allowed to go, and confirm it with the relevant undertaking and your local authority.
This is settled by other parties rather than by the design, and knowing that early prevents a layout assuming the wrong answer.

Ask how water behind any ground retention is dealt with, and record that it is part of the design rather than a later addition.
Owners see retaining as a wall and are surprised that drainage is inseparable from it, which is worth understanding early.
5.Levels inside the building
A sloping plot often produces a building with more than one level, and how the household feels about that is an owner decision worth settling early.
Decide and record how the household feels about internal steps and changes of level, since a sloping plot frequently offers them as the natural answer.
This is a genuine preference rather than a technical matter, and stating it early shapes the first sketches.
Record whether anyone in the household has mobility needs now or may in future, and raise it before a split-level arrangement becomes the working assumption.
Level changes are far easier to influence in the earliest drawings than once a building has been arranged around them.
Do not settle accessibility arrangements from general guidance. Put the household situation to a qualified designer and confirm what applies locally.
Think about whether entering the building at more than one level would suit the household, and note what each entrance would be used for.
Sloping sites make this possible in a way level ones do not, and it is worth deciding deliberately rather than accepting it.
Note that on a slope the ground meets the building at different heights on different sides, and ask what each of those conditions involves.
Owners picture one relationship between house and ground, and on a slope there are several, each with its own consequences.
Ask whether any part of the building would sit partly below ground, and what that changes about light, access and the design of that part.
This often emerges as a consequence of the slope rather than as a decision, and it deserves to be discussed as one.
Record which views matter to the household and from where, since a slope usually offers them from only part of the plot.
Views are the reason many households choose a sloping plot, and they compete directly with everything else in the layout.
6.Holding ground back
Ground retention is the part of a sloping site owners worry about most and can judge least. These are questions to route, not to answer.
Ask which parts of the plot would need ground held back for a given arrangement, and treat the answer as an engineering matter throughout.
Retention is often the largest hidden component of a sloping site, and it is easier to discuss before a layout assumes it away.
What retains ground, and whether any arrangement is adequate, is a matter for a qualified engineer. Nothing here indicates anything about any site.
Ask who establishes what any existing retaining feature on the plot is doing and what condition it is in, before anything is built near it.
Existing features are routinely assumed to be fine because they are standing, and that assumption is not an owner's to make.
Ask what would be involved in excavating near a boundary or near a neighbour's structure, and who handles the obligations that raises.
On a sloping site the excavation is frequently at the boundary, which brings neighbour obligations earlier than on a flat plot.
Obligations towards neighbouring owners vary by location and by circumstance. Confirm what applies with a suitably qualified adviser.
Ask what any retention arrangement would need looking at over time, and what a future owner would need to be told about it.
Retaining structures are long-lived and quietly demanding, and the obligation lands on whoever owns the property later.
Ask how existing trees and planting on the slope relate to the ground, and who establishes that before anything is removed.
Removing planting on a slope is a decision with consequences beyond appearance, and it deserves a professional view.
Record what you were told about ground retention, by whom and when, in plain language you will still understand in several years.
This is the part of a sloping site a future owner most needs explained, and the explanation exists only if it was written down.
7.Which parts of the plot stop being usable
A fall quietly removes usable outdoor space, and the household is the only party that can say whether what is left is enough.
Mark on a plan the outdoor areas the household actually expects to use, and describe what each would be used for.
Outdoor space on a slope is not interchangeable, and naming the uses is what makes the conversation concrete.
Note how much of the plot is level enough for the uses you have described, and whether that area sits where you want it.
Households consistently overestimate this, and walking it with the question in mind is the quickest correction.
Think about whether the slope affects how children, pets or anyone less steady on their feet would use the outdoor space.
This is a household judgement nobody else can make, and it often reorders where the building should sit.
Note where vehicles would be parked and whether turning is possible, since on a slope this frequently takes the flattest part of the plot.
Parking and outdoor living compete for the same ground on a sloping site, and the conflict is better found now.
Ask what creating level outdoor areas would involve, and record the answer as part of the project rather than as later landscaping.
Terracing deferred to later landscaping is how a household ends up with a house and an unusable garden.
Record what the household would accept if the level outdoor area turned out to be smaller than hoped, so the trade-off is made deliberately.
Stating the trade-off in advance means it can be revisited deliberately rather than drifted into.

- Any measured level or topographical survey of the plot, or a note that none has been commissioned yet
- Photographs of the plot taken from consistent positions in different seasons and weather
- Title documents describing boundaries, rights of way and any rights relating to water or drainage
- Anything in writing about ditches, culverts, land drains or watercourses on or near the plot
- Records of any existing retaining feature, terracing or earthworks, including who built them and when
- Anything the seller or a previous owner holds about earlier ground investigation on the plot
