1.Recording the stair and landings you actually have
Stairs vary far more than floors do, and most of the awkward parts are visible today. A clear description saves a wasted visit and a wrong assumption.
Sketch each flight and note whether it runs straight, turns on a half landing, or turns on tapered steps, because each of those is a different fitting job.
Turns and tapered steps change the material, the labour and sometimes which options are possible at all, so they belong in the first description.
Note whether the bottom step is wider, curved or wrapped around the newel post, since a shaped bottom step limits what can be used above it.
The bottom step is the detail most often forgotten and the one that most often rules out an otherwise straightforward option.
Write down what the treads and risers appear to be made of now, and what is currently fixed on top of them.
An honest description of the existing arrangement lets a fitter arrive with the right expectation about what lifting the old surface will involve.
Walk the flight slowly and mark where it creaks, flexes or feels uneven underfoot, then pass that on rather than assuming a new covering will quieten it.
A covering laid over movement usually hides it for a while and then exposes it again, which is why it is raised before rather than after.
Movement, creaking or a tread that feels soft should be looked at by a qualified professional before any new surface is planned over it.
Ask what is likely to be found under the existing covering, while accepting that nobody can be certain until it is lifted.
Old fixings, previous repairs and unexpected materials are common, and planning for uncertainty is more useful than planning for a guess.
The condition of treads under an existing covering is only known once it is lifted, so treat every prediction about it as provisional.
Photograph the stair from the bottom, from the top and from each landing, including the balustrade, the newel posts and the underside if it is open.
Photographs answer most of the questions a fitter would otherwise ask on the phone, and they record the starting condition for later.
2.How this stair is used by the people in the house
A stair is used differently from any floor. Describing that use plainly is the part of the conversation an owner is better placed to lead than anyone else.
Write down whether the stair is normally used in socks, bare feet or shoes, and whether people regularly go up and down carrying things with both hands full.
Carrying laundry or a small child changes how a stair is used entirely, and it shapes the conversation about surface and edges.
Note whether anyone in the household finds stairs difficult, and take any question about that to a suitably qualified professional rather than to a sample book.
Suitability for someone with limited mobility or sight concerns the whole stair rather than the covering, and needs proper advice.

Go up and down in the dark and record how the stair is lit, where the switches are, and whether the step edges are easy to make out on the way down.

Note whether animals use the stair, where they wait, and whether any of them scrabble or slip on particular steps.
Pets concentrate wear on a few steps and can catch loops or loose edges, which is worth mentioning when comparing constructions.

How a household treats the stair day to day is relevant to the choice, and it is the kind of detail nobody thinks to mention.

Treating every flight the same is a common way to over specify one and under specify another in the same house.
3.Comparing a fitted covering, a runner and bare treads
These three approaches look like variations on a theme and behave completely differently. Decide which are genuinely on your list before comparing materials.
Write down which approaches are genuinely under consideration, such as a fully fitted covering, a runner with the sides left exposed, or treads left bare and finished.
Each approach carries its own questions about edges, fixings and upkeep, and mixing them together makes the comparison impossible to follow.
Consider how each approach sounds, since a stair carries footfall through the middle of a house and bare treads make every trip audible.
Stair noise reaches bedrooms and hallways, and it is one of the most common regrets after a covering is removed from a flight.
Ask what each approach means for how the stair feels underfoot on the way down, which is where the question really matters.
Descending is where a stair surface is tested, and the answer depends on the covering, the fixing and the step edge together.
How a covering behaves on a descending step is a question for the supplier and a qualified professional, not something to settle from a sample.
If a runner is on the list, decide how much of the tread width it should cover and how the exposed timber either side would be finished.
Runner width is a visual decision with practical consequences, since the exposed sides then need their own finish and their own upkeep.
Ask what happens where a covering meets an open riser or an open side of a flight, since not every option can be used in those places.
Open construction limits the options considerably, and finding that out early avoids falling for something that cannot be fitted.

4.Step edges and where the wear concentrates
Almost every stair surface fails at the front edge of the steps first. This is the detail worth the most attention and the one most often glossed over.
Look at the front edge of every step and note where the existing surface is already thin, worn through or discoloured.
The pattern of existing wear shows exactly where people place their feet, which is more reliable than any general description of stair use.
Ask how each option is finished over the front edge of the step, and what that edge is expected to look like once the stair has been used.
The edge detail governs both appearance and life, and two otherwise identical coverings can be finished there in quite different ways.
Ask whether the front edge of each step would remain easy to distinguish from the tread, and treat that as a question for a qualified professional.
A stair where the steps read as one continuous surface is harder to judge on the way down, particularly in poor light.
Step edge visibility is a matter to raise with a qualified professional and to confirm against the relevant local requirements.
Note whether the existing steps have a shaped or projecting front edge, and ask how a new covering would follow that shape.
A projecting profile has to be wrapped, packed or removed, and each of those choices changes the appearance of the finished stair.
Ask whether anything is normally fixed at the step edge with your chosen option, what it would look like and how it is kept clean.
Edge fixings are functional but visible, and owners often see them for the first time on the finished stair rather than in the discussion.
Run a hand along each tread edge and mark where it is chipped, rounded off or previously repaired, then mention it before an option is specified.
Damaged edges affect how a covering sits and are especially important where treads are to be left bare and visible.
5.Where the stair meets the landings and the rooms beyond
The junctions at the top and bottom of a flight are decided quickly on site unless the owner has thought about them first.
Note what surface each landing has now and decide whether the stair and the landing are to be treated as one continuous area or as two separate ones.
This single decision drives the quantity, the setting out and how the whole stairwell reads from the hall.
Decide what should happen at the top step, since the junction between the last riser and the landing floor is the detail most often left until the day.
A top step junction that is decided on site tends to be decided for convenience, and it is in view from the whole landing afterwards.
Decide what should happen at the bottom step, particularly where it meets a hall floor of a different material or a different level.
The bottom of a flight is the most seen part of a stair, and the meeting with the hall floor is where a poor detail is most obvious.
Note every doorway off each landing and what the stair surface would meet at each of those thresholds.
Landings are usually surrounded by doorways, and each one is a junction that has to be resolved rather than assumed.
If a pattern or a directional covering is involved, ask how it is aligned around a turn and how it carries across the landing.
Patterns and pile direction do not turn corners neatly by themselves, and the alignment has to be planned before ordering.
Consider how the risers read from the hall below, since a stair is seen face on from there rather than from above.
The risers are the most visible part of a stair from the room it lands in, and they are frequently chosen while looking down at the treads.
6.Balustrades, newel posts and doors that get in the way
The obstacles around a stair are what turn a simple covering into an intricate one. They are all visible today, before anyone has been asked to look at the work.
Note whether the balustrade has spindles, solid panels or a closed side, and ask how the covering would be finished against it.
Cutting neatly around spindle bases is slow and skilled work, and it is a large part of what separates a good stair fit from a poor one.
Photograph each newel post where it interrupts the edge of the stair, and describe how much space there is around its base at floor level.
Newel posts sit exactly where a covering wants to turn, and their detail is often what makes the bottom step awkward.
Note whether a door at the top or bottom of the flight swings over the surface, and how much room it has beneath it now.
A landing door that already brushes the floor will not clear a thicker covering, and moving to a thinner option is easier than altering a door.
Look along the edge of the stair and the landing for a radiator, an old stair rod fixing, a socket or a cable sitting where a covering would finish.
These items either have to be worked around or dealt with by someone else first, which affects the order in which the work happens.
Ask whether anything has to be taken off before the covering can be fitted, and agree in writing who is responsible for removing it and putting it back.
Responsibility for removing a handrail or a spindle run is a classic gap between trades, and it is worth closing before anyone starts.
Removing or refitting a balustrade or handrail is work for a qualified professional and should be agreed before any fitting is planned.
Consider how the household will manage while the only route between floors is being worked on, including access to bedrooms and a bathroom.
A stair cannot be closed off the way a room can, so the practical arrangements deserve a conversation rather than an assumption.
7.Cleaning a stair and replacing part of it later
Stairs wear faster and are harder to clean than the rooms they connect, which makes upkeep a bigger part of this decision than it is for a floor.
Ask how each option is cleaned on a stair, where a large vacuum is awkward to use and a wet cloth on a step edge is worse.
Cleaning a stair is physically different from cleaning a floor, and an option that is easy in a room can be tiresome on a flight.
Ask whether a single worn step can be dealt with on its own, or whether the whole flight has to be redone for the result to look even.
Wear on a stair is concentrated on a few steps, so the ability to treat those steps alone changes the long term picture considerably.
Decide how much spare material to keep specifically for the stair, since a flight wears faster than the rooms it joins.
Spare material set aside for the stair is more likely to be needed than spare kept for a bedroom, and matching later is difficult.
If a runner is chosen, ask whether it can be shifted slightly later to move the wear off the step edges and what that would involve.
The ability to move a runner is one of its practical advantages, but it depends on how it was fitted and how much extra was allowed.
Ask what holds the covering in place on each step, and how you would notice if a fixing worked loose over time.
A loose edge on a stair is a different matter from a loose edge on a floor, so knowing what to look for is part of living with it.
If any part of a stair covering works loose, treat it as a matter for the fitter or a qualified professional rather than a temporary repair.
If treads are to be left bare, ask whether the finish can be refreshed while the stair remains in daily use, and what that would require.
A stair cannot be taken out of service the way a room can, so any refresh has to be planned around the household using it.
