This is general planning preparation. These situations need a qualified professional, and often the relevant authority.

- Assessing electrical or plumbing work, which belongs to the relevant qualified trade

1.Establishing what heating system is involved
Almost every later question depends on what is actually beneath the floor. Start by writing down what you know and what you do not.
Write down whether the heating is water based or electric, and whether it already exists in the property or is still being planned.
Nearly every later question turns on this distinction, and owners of an existing system frequently do not know which they have.
Note whether the system sits within a screed, in grooved panels, on top of the existing floor, or between the joists below.
Where the heat comes from changes both the build-up above it and how a finish is expected to respond to it.
Record which rooms are heated this way and which are not, including any room where the heated area stops partway across.
Mixed rooms are common, and a finish chosen for the heated part will often be laid across the unheated part as well.
Ask whether the system is intended as the main heat source for a room or as background warmth alongside radiators.
The intended role affects how the floor is operated, which in turn affects what a finish is being asked to tolerate.
Note how the system is controlled, including whether each room or zone can be set separately from the others.
Control arrangements determine how quickly a floor surface changes temperature, which is something suppliers ask about.
Ask the heating installer for a record of what runs beneath the floor in each room, and keep it with your own notes.
This record is genuinely hard to recover later, and it is among the most useful things to hold for any future work on the floor.
Ask the heating installer to confirm system details in writing rather than relying on a verbal description given during a site visit.
2.Compatibility questions for the finish supplier
Suitability over a heated floor is a statement the supplier makes about their own product. Ask for it directly and keep the answers.
Ask the finish supplier in writing whether their product is intended for use over the type of system you have or are planning.
Suitability statements come from the supplier and apply to their product specifically, so a general reassurance is not enough.
Only the supplier can confirm whether their product is intended for use over a heated floor. Treat any other answer as unconfirmed.
Ask what maximum surface temperature the supplier allows for their finish, and who is responsible for keeping the floor within it.
There is usually a limit, and the party responsible for respecting it often goes unidentified until something has already gone wrong.
Any temperature limit must come from the supplier and the heating specialist, and should be recorded in writing by them rather than by you.
Ask whether the product carries a thermal resistance figure and what the heating specialist needs to be told about it.
Heat has to pass through the finish, so the two specialists need to exchange this information rather than the owner guessing at it.
Ask whether the finish has to be laid in a particular way over a heated floor, such as fully bonded rather than loose laid.
Laying method is often the condition attached to suitability, and it can change what the work involves and who can carry it out.
Ask what the supplier says about gaps, movement or shrinkage appearing in their finish once a heated floor is in regular use.
Some seasonal movement is normal for certain finishes over heating, and knowing that beforehand prevents an unnecessary dispute later.
Ask which underlay, adhesive and preparation products the supplier considers acceptable beneath their finish in this situation.
The layers under a finish carry limits of their own, and a mismatch there is a common cause of a floor that fails to perform.
3.Build-up and its knock-on effect on heights
A heated floor is a stack of layers, and everything set out from the old floor level shifts once that stack is added.
Ask what the whole heated floor build-up adds in each room, including insulation, the heating layer, any screed and the finish itself.
The complete stack usually adds more height than owners expect, and everything at floor level has to accommodate it.
Check whether doors, the bottom step of each stair and every threshold can absorb the added height, and note any that cannot.
Fixed heights become the real constraint, and identifying them early avoids reworking a design after materials are ordered.
Note the height of every opening an appliance has to slide into, such as under a worktop or in a utility space.
Raising a floor reduces appliance openings, which tends to be discovered at the worst possible moment when the appliance will not fit.
Ask whether the heating layer changes what preparation is possible in a room whose floor is uneven at present.
Preparation options are narrower over a heated floor, so an uneven room has to be discussed rather than assumed away.
How an uneven floor is prepared over a heating system is a decision for the installer and the heating specialist together.
Note whether raising the floor affects window boards, radiators, sockets, skirtings or the reveal of a doorway.
Everything set out from the old floor level shifts relative to the new one, and the list is longer than most people expect.
Ask whether the finished floor level has been given to anyone fitting kitchen units, wardrobes or a shower tray in the same rooms.
Other trades set out from the finished floor level, so a change in the build-up affects their work as much as it affects yours.
4.Laying, drying and warming through questions
Much of what goes wrong with a floor over heating is a sequencing problem between two trades who never meet each other.
Ask what has to happen to the heating system before the finish is laid, and who is responsible for arranging and carrying it out.
There is usually a sequence involving both trades, and the handover point between them needs to be made explicit in advance.
Commissioning and running a heating system before a floor is laid is work for the heating installer, never for the owner.
Ask whether the material needs to sit in the room before laying, and what condition the room should be in while it does.
Conditioning requirements are set by the supplier and can be undone by a room that is being heated or dried at the same time.
Ask what the heating system should be doing on the day the floor is laid and in the period immediately afterwards.
Getting this wrong is a common cause of a floor that moves later, and it is entirely a matter of sequencing rather than materials.
Ask who confirms that a new screed is ready before anything is laid over it, and how that confirmation reaches you.
Readiness of a screed is a professional judgement, and you need to know who is making it and on what basis.
Whether a screed or preparation layer is ready to receive a finish must be established by a qualified professional at the property.
Agree in writing what happens if the two trades disagree about readiness or about the order of work.
This disagreement is common enough to plan for, and an agreed route keeps the decision with you rather than being settled on site.
5.Living with a warm floor day to day
How a room is furnished and used changes what the floor does. Work these out before the finish is chosen rather than afterwards.
Note where rugs, mats and runners are likely to be placed, and ask what the supplier says about covering their finish over heating.
Covering part of a heated floor changes conditions locally, and suppliers frequently have something specific to say about it.
List the fitted or floor-standing furniture that will sit over the heated area, such as wardrobes, beds and large cabinets.
Heavy items with no air gap beneath behave like insulation, which affects both the heating and the finish underneath them.
Note anywhere a pet bed, a beanbag, a floor cushion or a box of storage is normally left in the same spot.
Habitual spots are effectively permanent coverings, and they are easy to overlook when picturing an empty room.
Ask how quickly the floor is expected to respond to a change of setting in each room, given what sits beneath it.
Response behaviour shapes how you will actually use the system, and it varies with the construction under the finish.
Note which rooms are used barefoot and which are not, and how that changes what you want from the floor surface.
Comfort underfoot is a large part of why people choose a heated floor, so it is worth stating explicitly rather than assuming it.
Ask whether any part of a room will feel noticeably cooler, such as beside a large window or just inside an external door.
Uneven warmth across a room is normal, and expecting it prevents disappointment being blamed on the floor finish.
6.Access, repairs and the record you keep
Once the finish is down, everything beneath it is invisible. What you record now is what protects the floor for years afterwards.
Photograph the heating layout across the whole floor before anything covers it, working room by room and including the edges.
Once the finish is down, these photographs are often the clearest guide anyone has to where the heating layer runs beneath it.
Anything driven into a heated floor risks the heating layer, so leave that judgement to the qualified trade who installed the system.
Ask what would happen if the heating layer were damaged during or after the flooring work, and who would deal with it.
Damage responsibility between two trades is the argument nobody wants to have without something agreed beforehand.
Ask whether a section of the finish could be lifted and relaid if access to the heating were ever needed.
Access is a realistic future need, and some finishes make it straightforward while others effectively rule it out.
Note where controls, manifolds, sensors and isolation points sit, and confirm that each of them stays reachable afterwards.
Heating equipment gets built in or floored over surprisingly often, and much of it typically needs to stay within reach.
Keep the heating documentation, the finish documentation and your photographs together in a single place.
Anyone working on this floor in future is likely to want all three, and keeping them apart is how the information tends to get lost.
7.Splitting responsibility between the trades
Many disputes about a floor over heating turn out to be boundary disputes between two trades. That boundary is easiest to describe before either of them starts.
Write down which specialist is responsible for the heating design, which for laying the finish, and exactly where the two meet.
Each trade tends to assume the other has covered the overlap, and the overlap is where problems usually surface once the floor is in use.
Ask each party what they need from the other in writing, and offer to pass it on rather than assuming the two have spoken.
The two trades often never meet, and the owner is usually the only person in contact with both of them.
Ask what conditions each warranty depends on, including how the system is expected to be operated once the rooms are back in daily use.
Warranty terms over heated floors typically carry conditions about operation and laying that the owner has to follow.
Warranty conditions on a heated floor often depend on how the system is run, so ask the heating specialist to set those terms out for you.
Agree in writing how a performance concern would be investigated once the floor is down and the rooms are back in use.
Investigation after the floor is laid is disruptive, so an agreed method matters more here than in most other work.
Record the name of the single point of contact you would raise a concern about the heated floor with.
Without a named contact, the two trades tend to refer the owner back and forth between them.
Ask whether anyone involved has used this finish and this type of system together before, and what they observed.
Experience of the combination is worth knowing, even though it is not an assurance of anything for your own property.
Preparation

Having these to hand usually makes the first conversation shorter and more useful.
- Any layout drawing or photograph record showing where the heating pipes or cables run
- The heating system documentation, including the control and user information
- Supplier information sheets for every floor finish under consideration
- Written confirmation from the supplier about use of their finish over a heated floor
- Notes of the total build-up in each room and its effect on doors and openings
- Warranty conditions from the heating installer and from the finish supplier
Records

Write these down in your own words, with the date, so everyone is working from the same version.

- The finished floor level in each room and what it means for doors and appliance openings

- Who confirms that the screed or preparation layer is ready to receive the finish?
- How is the heating layer protected while the finish is being laid over it?
- If the floor moves or gaps appear, how would that be investigated and by whom?
- What would invalidate your warranty once the heating is in regular use, and how would I know?
- Could a section be lifted and relaid if the heating ever needed to be reached?

- Large wardrobes and beds acting as insulation over part of the heated area
- The room where the heated area stops partway, leaving one finish over two conditions
- Manifolds, sensors and isolation points that end up built in or floored over
- The complete absence of any record of where the pipes or cables actually run
- Seasonal movement in certain finishes being mistaken for a defect
- Other trades setting out from a floor level that has since changed
What this checklist does not do
- Nothing here confirms that any finish can be used over any heating system. That confirmation comes from the supplier, in writing, about their own product.
- Surface temperature limits and system operation are matters for the heating specialist and the supplier, and never for a checklist of this kind.
- Any work on the heating itself, including electrical connections and pipework, belongs to the relevant qualified trade.
- Sequencing between the heating work and the flooring work should be agreed in writing before either trade begins at the property.
