1.Saying precisely where the opening would be
An opening exists in two rooms at once, and owners usually describe it from only one of them. Fixing the position on both storeys is work you can do yourself with a tape.
Fix the position by measuring from two features that exist on both storeys, such as an external wall and a window reveal, and write both measurements down for each corner.
A position described from one room alone rarely survives contact with the room below, and two references remove the ambiguity entirely.
Mark the outline on the floor above with tape, then mark the matching outline on the ceiling below, and check that the two agree before doing anything else.
Marking both rooms is the moment most owners discover that the opening does not fall where they assumed it did.
Leave the tape down and walk around it while you go about ordinary life, noting where it interferes with how you actually use each room.
A drawing cannot tell you that the opening sits exactly where everyone walks, but a taped outline on the floor does so immediately.
Write the size you would like down as a preference rather than as a requirement, and note which dimension you care about most if the two cannot both be met.
Being clear about which direction matters lets an engineer respond usefully instead of returning with a single take-it-or-leave-it answer.
Note whatever the outline crosses in either room, including a light fitting, a ceiling rose, an access panel, a run of boards or a change in floor finish.
Anything the outline passes through becomes a question, and listing them now shortens the conversation considerably.
Take dated photographs of the taped outline in both rooms from several positions, including one that shows the outline together with the door and window.
These photographs let somebody who has never been in the property understand the proposal in a few seconds.
2.What runs through the floor where the opening would be
The space between two ceilings is usually full. Everything recorded here can be observed without lifting a board or removing a fitting.
Note every point in the room above where pipes disappear into the floor, including radiator tails, and mark each one on your sketch in relation to the outline.
Pipe drops are visible, easy to record and among the first things that turn out to sit in the way.
Mark every light fitting, downlight and smoke detector in the ceiling below and note which of them fall inside or close to the outline of the opening.
Cabling has to reach each fitting from somewhere, so the fittings themselves show roughly where cables cross the zone.
Record whether the room above has underfloor heating, note where the controls and manifold are, and write down that the layout of the pipework is unknown to you.
An honest blank is far more useful than a guess, and the manifold position is often the only clue an owner can offer.
Do not probe, drill or lift anything to find heating pipework; ask the relevant qualified trade to establish what is there and where it runs.
If a bathroom, kitchen or utility sits on the storey above, note where its waste leaves the room and where it appears again outside or in the room below.
Waste runs have very little freedom of movement, so an opening drawn across one changes the discussion more than most other clashes.
Photograph whatever is visible through an existing loft hatch, service panel or airing cupboard near the outline, without unscrewing, removing or moving anything.
An airing cupboard or a hatch often shows more of the floor zone than anything else available, and nothing has to be disturbed to use it.
Do not lift floorboards, remove ceiling boards or cut a hatch to look further; investigation of a floor belongs with qualified people.
Write down the parts of the floor zone you were unable to observe and keep them recorded as unknown rather than leaving the sketch looking complete.
A clearly stated gap protects everyone later, because an apparently finished drawing gets treated as though it were reliable.
3.What the room below gives up
An opening is usually imagined from above and paid for from below. The room underneath deserves as much attention as the one gaining the void.
Stand in the room below and note what is directly under the outline, including furniture, a dining table, a bed, storage or a route people walk through.
The opening arrives in that room whether or not it was considered, and the arrangement beneath it usually has to change.
If the opening is for a stair, note what would sit beneath the lower flight and measure the height you would have there, since that space is often assumed to remain usable.
Space under a new stair is regularly counted twice, once as storage and once as circulation, and it rarely serves both.
Note which walls in the room below would gain a stair, a balustrade or a change of use against them, and photograph what is fixed to each of those walls now.
Radiators, shelving and sockets on those walls are the items most often overlooked until the point of installation.
Record how the room below is lit and which fittings would be lost or made awkward to reach, particularly a central pendant beneath the outline.
Once a void exists, changing a bulb in the lower ceiling can become a job requiring equipment rather than a chair.
Note where the heat comes from in the room below and whether the radiator or vent positions would still work once part of the ceiling has opened.
Heat behaves differently in a space open to the storey above, which is a question worth raising before layouts are settled.
Write down what the lower room is used for and whether it can still serve that purpose with an opening above it, being honest about quiet, privacy and storage.
Owners frequently discover afterwards that the room below stopped serving the purpose it was genuinely needed for, which is difficult to reverse.
4.Edges, guarding and living with an opening
The edge of an opening is where most of the practical decisions sit. What has to happen there is not an owner judgement, but what you need from it is.
Ask what has to happen at the edge of an opening in your particular property, and record the answer instead of deciding from what you have seen elsewhere.
The arrangement at an edge varies with the property, the use and the local requirements, none of which transfer from another building.
What guarding or protection an opening requires is determined by qualified professionals and the relevant local requirements; confirm locally rather than assuming.
Write down who lives in or regularly visits the property, including young children, older relatives, anyone with limited mobility and pets, and share that at the first meeting.
How a household moves around a home is information only the owner holds, and it genuinely shapes what is discussed.
Think about how the glass, the edge and the ceiling below would be cleaned and reached, and write down anything that would need equipment you do not own.
Maintenance of a double-height space is almost never discussed at design stage and becomes obvious the first time something needs dusting.
Note what would realistically be dropped or blown through the opening in daily use, and whether anything below would be damaged by it.
This sounds trivial and turns out to matter, particularly above a dining table, a hob or a stairwell.
Decide and record how you would want the edge to look and be finished, and mark it clearly as a preference to be checked rather than a decision already made.
Appearance preferences stated early are much easier to accommodate than ones introduced after the structure has been settled.
Note how the floor finish in the upper room would meet the edge of the opening, and raise it before flooring is chosen for either storey.
The junction between a floor finish and an opening edge is a detail that has to be agreed, not one that resolves itself on site.
5.What travels between the two storeys afterwards
Connecting two floors connects everything that moves through a house. This is where owners are most often surprised by the result they asked for.
Think about which activities happen on each storey at the same time, such as television, cooking, homework and phone calls, and note which would become difficult.
Sound moves freely through an opening in both directions, and households frequently describe that as the part they had least expected.
If the lower room is a kitchen or opens onto one, note where cooking smells currently go and ask what an opening above would mean for that.
Smells rise into an opening and settle in bedrooms and landings, which is difficult to correct once the void exists.
Write down that heat moving between the two storeys is a question for the heating and design professionals, and ask it before any equipment decisions are made.
Rooms that were comfortable separately can behave differently once connected, and this belongs in the conversation early.
Note where the daylight you are hoping for would actually come from, and check that the window supplying it is not overshadowed or on the wrong side.
Many floor openings are made in pursuit of light that turns out not to be available from that part of the building.
Note which rooms and doorways would become visible from the other storey, including a bathroom door, a bedroom landing or a home working area.
Sight lines through a new void are difficult to picture from a plan and very obvious once they exist.
Ask what an opening between two storeys means for the detection and alarm arrangements and for the routes people use to leave the property, and confirm locally what applies.
This is one of the topics owners assume the builder has handled, and it should be raised explicitly and answered by someone qualified.
Detection, alarm and escape arrangements are determined by qualified professionals and the relevant local requirements; never conclude anything about them yourself.
6.Working above the room below
Forming an opening happens over somebody head, in a room that is usually still in use. Establishing what that means before agreeing anything avoids the worst of it.
Ask whether the room below can be used at all while work is above it, and get the answer in writing rather than as a remark made on site.
Assumptions about carrying on as normal are made silently on both sides, and writing it down surfaces the disagreement early.
Note where the contents of the room below would go if it has to be cleared, and whether that space genuinely exists inside the property.
Clearing a room sounds simple until its contents have nowhere to sit, and this is a question only the owner can answer.
Ask whether temporary support would be needed while the opening is formed, who designs it, who installs it, and how long it would stand in the room below.
Propping in the lower room is the part of this work owners least expect and are most affected by.

Ask what protection the lower room, its floor and its contents would need, who provides it and who removes it afterwards.
Ceiling work sends dust through the whole property, and protection agreed in advance saves an argument about who cleans what afterwards.
Agree in writing who makes good the ceiling in the room below, how far the reinstatement extends and where that responsibility is understood to end.
Making good below is the classic item each party assumes the other has allowed for, and it is easily settled while everyone is still talking.
Take dated photographs of the ceiling, cornice, walls and finishes in the room below before anything begins, deliberately including anything already cracked or marked.
Marks and cracks that were already there turn into an argument the moment nobody can show they were present before the ceiling was touched.
7.Settling it before anything is cut
An opening is easy to make and difficult to unmake. These are the things to have resolved before anyone arrives with tools.
Agree and write down the point after which the size and position of the opening will not change, since adjusting it afterwards means returning to the structure.
A stated cut-off protects both sides and avoids the late change that nobody can accommodate.
Ask what would need to be established or looked at before the position can be confirmed, and who arranges that work rather than assuming the builder will.
Knowing that a further stage exists prevents the project stalling exactly where certainty matters most.
Ask whether you will end up holding anything a surveyor acting for a future buyer would want to see, and how soon after the visit it would reach you.
Openings between storeys get asked about long afterwards by people who were never involved, and only the paperwork answers them.
Write down that the local requirements for work of this kind are something to confirm rather than assume, and note who you will ask and when.
Requirements differ by location and by property, and the answer is straightforward to obtain if it is asked for early.
Which consents, notices or permissions apply varies by location and tenure; confirm what applies with the relevant local authority before anything is planned.
Keep a dated note of every verbal remark about the opening, with the name of whoever made it, separate from anything issued formally.
Casual reassurance on site hardens into accepted fact quickly, and the distinction matters once decisions rest on it.
Ask for photographs of the opening before finishes go back, since anything covered becomes difficult to see again without opening the work up.
Images of what sits behind a finished surface are useful to every future project in the same part of the building.

- Sketches of both storeys with the proposed outline marked and measured from two fixed features
- Dated photographs of the taped outline in the room above and on the ceiling below
- Any drawings you already hold for the property, including anything from a previous alteration
- Whatever your purchase file records about the floors, even if it amounts to a single sentence
- Your written list of what runs through the floor zone and what you were unable to observe
- Paperwork for underfloor heating, alarm systems or anything installed within the floor build-up
Records

- Waste pipework from a bathroom above running straight across the floor zone
- How the glass, the edge and the lower ceiling would ever be cleaned or reached
- Cooking smells and sound rising into bedrooms and landings once the void exists
- The space under a new stair being counted as both storage and circulation
- Who makes good the ceiling in the room below, and how far that work extends
