Overview
What carpet tiles is
Carpet tiles are modular units of carpet, usually square but increasingly supplied as planks, built on a heavy backing that keeps each unit flat and dimensionally stable. Backings vary between bitumen-based composites, polymer compounds and cushioned constructions, and the backing does most of the work that distinguishes a tile from a piece of cut broadloom.
They are generally laid onto a tackifier rather than into a full adhesive bed, so units grip enough to stay put but can still be lifted. That is the defining practical property: a damaged or worn tile can be replaced individually, and tiles can be rotated between heavily and lightly walked areas. A continuous fitted carpet offers neither of those things.
The trade is joints. A modular floor has an edge around every unit, and how visible those joints are depends on the pile, the pattern and the direction each tile is laid in. Tiles are set out to a grid with a defined orientation, and laying them all one way, quarter-turned or in a staggered arrangement produces markedly different results from exactly the same product.

Qualitative topics worth raising. Measured values, classes and grades come from the manufacturer's technical documentation for the specific product, not from a reference page.
- Substrate dependency
- A stiff-backed unit does not drape over a defect the way cut carpet does. Hollows, ridges and loose material under the tiles show as rocking units and lifted corners, so base flatness is the controlling factor.
- Repairability
- Individual replacement is the whole point of the format. It depends on spare units from the same batch, since dye lots and pile behaviour change between production runs and a fresh tile rarely matches an aged floor exactly.
- Appearance
- Laying direction changes the appearance of the same tile dramatically. Laying all units one way, quarter-turning them or staggering them are different design decisions and should be chosen deliberately at the outset.
- Installation dependency
- Tiles are usually laid on a tackifier that grips without bonding permanently, and set out from a grid rather than from a wall, so that cut units fall where they will be least conspicuous in the finished room.
- Moisture behaviour
- The backing resists moisture from above better than the pile does, but a tackifier and a damp base make a poor combination. The condition of the substrate needs establishing before any units are laid.
- Maintenance
- Soil concentrates along walked routes, and the modular format allows exactly those units to be lifted, cleaned or rotated. Whether rotation is realistic depends on the pattern and on the pile direction.
- Acoustic behaviour
- Pile and backing together absorb some airborne sound and soften footfall, but what reaches the room below is a property of the whole floor construction rather than of the tiles considered alone.

- What traffic routes will form across this floor, and where will soil concentrate first?
- Is the base dry and stable, and how exactly has that been established?
- Will the covering need lifting for access to services beneath it at any point?
- Are castor chairs in use, and has the backing been discussed in that light?
- How much grit is walked in from adjoining areas, and is entrance matting part of the plan?

What this material sits on, is fixed to or depends on. This is usually where performance is won or lost.
- Base flatness governs whether stiff units sit down or rock, and no tile will disguise a hollow.
- A smoothing layer is often needed, particularly over an old floor with residues or patched areas.
- Where a raised access floor lies beneath, the panel joints and the tile grid have to be considered together.
- Tackifier choice depends on the base and on whether the covering may need lifting later.
- Existing adhesive residue and old coverings affect what the tackifier will actually grip.

Appearance and finish considerations
- Laying direction is a design decision, and the same tile looks quite different laid one way or quarter-turned.
- Joint visibility depends on pile construction as much as on colour, and cut pile shows joints unlike loop.
- Patterned ranges may need matching across units, which changes both the setting out and the quantity required.
- Cut units at the perimeter should be planned so that slivers do not fall against the most visible wall.
- A replaced tile will read as newer than the floor around it until the pile has settled and soiled to match.

- The grid is set out from the room rather than from a wall, so that cuts fall where they matter least.
- Laying direction is decided before the first unit goes down and read from the marking on the backing.
- Tackifier is applied to a base that has already been brought to the required condition.
- Units are normally conditioned in the space so that they settle before they are laid.
- Sequencing with fitted furniture matters if the covering is expected to remain liftable afterwards.

- Laying direction is decided on site by default far more often than it is decided by anyone designing the room.
- Spare tiles are the whole reason the format works, and they are usually the first thing to be discarded.
- A stiff backing reports every hollow in the base as a rocking corner underfoot.
- Replacement units look newer than the floor around them, which is a maintenance fact rather than a fault.
- Where the covering sits over an access floor, the two grids have to be considered together, not separately.
